2016 POOL TAG DISTRIBUTION<br />
Pool tags will be validated Saturday, April 23 rd , 12 noon-2 PM and<br />
Saturday, May 7 th , 10 AM-2 PM at the pool. Homeowners must be<br />
current on annual homeowner’s dues to obtain the tags.<br />
If you are new to the area, please bring a copy of your driver’s<br />
license showing the address and fill out the registration form.<br />
If you miss the opportunity to pick up your pool tags at the pool, you<br />
may go by the RealManage office to pick them up. (One tag per<br />
person living in household - maximum 6)<br />
The pool will open on weekends (Saturday & Sunday only)<br />
beginning May 7 th from 10 AM-8 PM. We will have multiple Dive In<br />

Most Common Violations:<br />
• Yard and trash can violations continue to be the majority of the<br />
letters that get sent out. Deed restrictions state that NO TRASH<br />
CANS SHOULD BE STORED WHERE THEY ARE VIEWED FROM<br />
THE STREET. This is such an easy task - please store your trash<br />
cans out of view inside your garage or in your backyard on non-trash<br />
days.<br />
• Yards must have grass growing, be free of weeds, must be mowed<br />
AND edged regularly. Trees and shrubs must be neatly trimmed at<br />
least 8’ off the sidewalk and street. Driveways, sidewalks and the<br />
street must be free of weeds, as well.<br />
• Homes must be maintained and kept in good working order… this<br />
includes painting, damaged doors, rotting wood, gutters, removing<br />
algae, etc.<br />
• Vehicles that are inoperable, covered, have expired registration/<br />
inspection stickers and boats, trailers and campers may not be<br />
parked in view from the street. These items must be stored off<br />
premise or inside garage.<br />
Violators will be sent final demand letters and then sent to the<br />
attorney for legal action and these costs are billed back to the<br />
homeowner. Please do your part keeping your home and <strong>Sundown</strong><br />
<strong>Glen</strong> a desired place to live.<br />

PERIMETER FENCES<br />
If you have a fence backing up to Fry, Morton, Sun <strong>Glen</strong>, these fences<br />
belong to the homeowner and many are in need of replacement.<br />
Here are a few guidelines you need to follow that correspond to your<br />
deed restrictions:<br />
• 6’ tall cedar or pine treated wood pickets.<br />
• All street view fencing should be installed with the good side facing<br />
the street.<br />
• All street view fencing is to be kept in good repair.<br />
• Interior fence are to be installed in a good-neighbor fashion, with<br />
alternating panels.<br />
PROHIBITED VEHICLES<br />
Commercial vehicles, moving vans, 18-wheelers, etc., are not<br />
allowed to be parked on the street in the neighborhood overnight.<br />
This includes all vehicles with any business representation on it.<br />
RealManage conducts random nighttime drive through inspections<br />
to handle these violations. Tickets may be issued and vehicles may<br />
be towed at owner’s expense.<br />
ILLEGAL DUMPING<br />
PLEASE, do not blow, sweep or dump grass clippings or other<br />
pollutants down the storm drains. Homeowners and yard contractors<br />
have been seen doing this on numerous occasions. This will cause<br />
drainage problems AND it is against Texas State Law punishable by<br />
a fine of $5,000 for each offense.<br />

98 people; (4) 6’ foot tables, (4) 8’ foot tables, 48 chairs; full kitchen<br />

women’s restroom with a diaper changing table. Resident must<br />
be current on all dues to rent the clubhouse and resident must be<br />
present at clubhouse at all times during their event. NO alcohol of<br />

PARKING<br />
Residents should park all vehicles in your driveway. DO NOT line<br />
both sides of the street. This will allow residents and emergency<br />
vehicles to easily maneuver down the street and avoid delays in<br />
response times. Ask your guests to park their car as close to curb as<br />
possible when visiting. Reminder - vehicles parked in the street must<br />
be parked with the direction of traffic and you may not park within<br />
15’ of a fire hydrant. Failure to abide by these rules may result in a<br />
parking ticket being issued.<br />
FAULTY STREET LIGHTS<br />
Your annual homeowner’s fee pays for your street lights, whether<br />
they work or not. If you notice a light that is out or malfunctioning,<br />
please call 713-207-2222 or go to http://cnp.centerpointenergy.com/<br />
outage and turn in a report. When turning in the report, you will need<br />
to provide the 6-digit pole number and/or the closest intersection or<br />
address. We want all of our lights to work… a lighted area is a safer<br />

GARDENING TIPS FOR APRIL<br />
Mulch - If possible, buy Bagged Mulch. Bagging helps eliminate a<br />
great many pests that die from various causes while in the bag. When<br />
you buy ‘loose’ mulch that is trucked to your home, you are also<br />
buying ants, roaches, termites, etc… Spend a little more on bagged<br />
material and save lots of future pest problems. Keep your mulch at<br />
least 4” - 6” below the top of your homes exposed foundation edge/<br />
side. This will aid in minimizing pests in your home and allow for<br />
quick and accurate termite inspections.<br />
Shrubs, Flowers and groundcovers - Trim all shrubs/plants at least<br />
12” - 18” back from your home. Do your best to create a plant free<br />
zone that is 18” - 24” wide around your home. The exception is your<br />
lawn - it can grow up next to the slab as long as you keep it 4” - 6”<br />
below the top of the slab. The most conducive to termite infestation<br />
are groundcover plantings, growing high against your homes exterior<br />
or (especially) ivy that grows on your walls.<br />
Trees - Spray your trees at least twice annually. The spring spray<br />
eliminates overwintering pests and fungi while preparing trees to resist<br />
the pest onslaught of summer with residual pesticides. The fall spray also<br />
kills pests from the summer, prevents most fungi from occurring over the<br />
winter and puts your valuable asset off to a healthy winter’s dormancy.<br />
Lawn - Spring is the perfect time to do a fungicide treatment to stop<br />
brown patch in its tracks along with other fungi. If your lawn is thin<br />
and weak in some areas, here are some important fundamentals: a)<br />
lawn aeration b) fertilization c) weed control.<br />
Most important is proper watering:<br />
• Water once per week (unless you get a 1/2” rain or more - then do<br />
not water.)<br />
• Water heavily (1” - 2”) for total lawn coverage.<br />
• In severe drought, water every 5 th day.<br />
• Water from 5 AM to 7 AM in the morning - NOT AT NIGHT.<br />
• A heavy deep weekly watering makes the turf grow deeper, stronger<br />
and more drought resistant roots.<br />
• Less watering also saves you money!!<br />

(ladies only) daytime chorus rehearsing every Friday morning from<br />

Westerland, near Westheimer and Gessner. Some of us read music,<br />
but it is not required. We are provided a CD to help in learning new<br />
