OUR CONCEPT<br />
An innovative British business manufacturing steel framed modular houses in a factory and delivered to site as<br />
a complete ‘turnkey’ weathertight unit.<br />
<strong>Offsite</strong> <strong>Homes</strong> are innovators in the affordable residential market sector. Our unique combination of two dimensional<br />
panel sections and three dimensional volumetric open and closed modules are mass produced to a very high quality<br />
and performance standard in our factory.<br />
The concept of offsite modular housing is not new and dates back to the early 1800’s. Today modular building technology<br />
is well established within the wider construction market, particularly in Northern Europe and Scandinavia. What is new<br />
is our factory produced “turnkey” volumetric solution as depicted below:-<br />

OUR PRODUCT<br />
One house will roll off our factory production line<br />
every 80 minutes.<br />
<strong>Offsite</strong> <strong>Homes</strong> can manufacture one and two bed apartments and two, three<br />
and four bed houses.<br />
We have developed over forty different floor plan layouts to cover customer’s<br />
requirements within the six standard home types as depicted within the<br />
product portfolio.<br />
Internal fixtures can be personalised and there is a wide choice of attractive<br />
external finishes to satisfy the local planning requirements.<br />
The fully finished turnkey modules are transported, craned and connected to<br />
pre-prepared groundworks on site.<br />
Fully approved for mortgage purposes through Lloyds Register, designs are<br />
compliant with the latest Building Regulations, and meet the Nationally<br />
Described Space Standards.<br />
End users can create their own unique dream home to their personal taste,<br />
requirements and budget.<br />
A choice of homes with all plumbing, electrics, tiling and decoration finished:<br />
all baths, showers, cloakrooms and kitchens already pre-fitted.<br />

QUALITY AND SUSTAINABILITY<br />
Our commitment is to manufacture sustainable homes.<br />
Our methods of working will mean we will produce almost no waste<br />
and our homes will be almost 100% recyclable meeting the objectives of<br />
the Circular Economy.<br />
Due to the flexibility in design and the quality control benefits that factory<br />
based modular manufacturing offers, it is possible to consistently deliver<br />
dwellings with very high levels of through-life energy efficiency, so making<br />
them cheaper to heat and light, less prone to overheating and having a much<br />
lower through-life carbon footprint than more traditionally built homes.<br />
In addition, the “fabric first” (the design of the walls, floors, ceilings and<br />
roof section) design reduces energy demands meaning that the homes can<br />
be delivered with lower capital expenditure on infrastructure. In turn, this<br />
reduced infrastructure requires less energy to run, reduces through-life<br />
maintenance and offers cheaper replacement costs when items such as boilers<br />
need to be replaced.<br />
Our Integrated Management System at every site, will be certified by UKAS<br />
certification body for Health, Safety, Environment and Quality (OHSAS 18001,<br />
ISO 14001 and ISO 9001 respectfully).<br />
The management systems shall also be certified and conform to the<br />
specific design, manufacture, and construction system requirements of<br />
the “Build<strong>Offsite</strong> Property Assurance Scheme” (BOPAS) and the product<br />
requirements of the BLP “Durability and Maintenance Assessment Scheme”.<br />
We will work in partnership with our principle contract partners to deliver<br />
a full start to finish housing solution.<br />

MARKET OPPORTUNITY<br />
Current UK housing supply has plateaued year on year and the latest Department of Communities and Local<br />
Government (DCLG) output figures show c.140,000 new homes being built per annum. With a government target to<br />
produce c.300,000 new homes per annum, the UK now faces a significant housing crisis driven by a number of factors:-<br />
• Lack of skilled tradesmen.<br />
• An ageing population needing to downsize or live in assisted accommodation.<br />
• Increase in single living.<br />
• Lack of available mortgages for first time buyers.<br />
• Social housing development decline.<br />
• An increase in net migration.<br />
• National house builders’ unwillingness and inability to build more homes.<br />
• There are already an estimated 1,700,000 people in England on the social housing register.<br />
• The UK population will increase by 10 million over the next 25 years’ according to government estimates.<br />
<strong>Offsite</strong> <strong>Homes</strong> is a contract manufacturer of “affordable homes” serving the needs of social housing associations, local<br />
and central government (HCA), local authorities, the private rental sector, strategic land owners and mid-size private<br />
property developers.<br />
