several questions about how it
will work and how much it will
cost.
Councilor Robert Cronin
has filed a measure that would
lower the speed limit by at least
five miles per hour. It is now in
the public safety subcommittee,
and Cronin feels confident
the measure will pass the full
council.
The goal is to reduce speeds
from 30 and 35 miles per hour
to help save lives and reduce
injuries to pedestrians, cyclists
and those in other cars.
A new law, signed into law by
Gov. Charles Baker, would allow
cities, starting in November, to
lower the speed limits in thickly
settled areas. The new law gives
cities the authority to post speed
limits without state approval
and without performing a
traffic study.
The city of Boston has already
drivers will become frustrated.
Anastasia’s Flowers on Main
Encourages Busy Commuters to
‘Petal It Forward'
BYFIELD - Anastasia’s Flowers on Main will be hitting the streets of
Byfield/West Newbury on October 19th, handing out 100 bouquets
of flowers to busy commuters to help brighten up their week, as part
of the ‘Petal it Forward’ program, in partnership with the Society
of American Florists (SAF), Anastasia’s Flowers on Main which is a
member.
‘Petal It Forward’ is in response to the release of data by SAF
showing the positive emotional benefits of flowers.
University research reveals that flowers have an immediate impact
on happiness and a long-term positive effect on moods. Now, a new
survey has found that, when it comes to flowers, it’s just as good to
give as it is to receive. With this data in mind, the Petal It Forward
team is not only spreading happiness to lucky Byfield residents
who receive the flowers, but arming these recipients with the tools
they need to Petal it Forward and spread happiness to others: An
extra flower bouquet to share with a loved one, coworker or even a
stranger.
“We see the positive impact day in and day out when we make
our flower deliveries,” said Vivian Anastasia of Anastasia’s Flowers on
Main. “People love to get flowers ‘just because’ so we wanted to create
random smiles today, and give people a chance to do the same for
someone else.”
In March 2015, SAF conducted a survey of 2,500 people throughout
the U.S. to uncover the impact of flowers on Americans. The results
revealed the many benefits of flowers, including the positive impact
flowers have on one’s emotions and happiness, and backed up previous
research studies on flowers conducted by Rutgers, Harvard and Texas
A&M. (See www.aboutflowers.com/research more information on
the universitystudies.)
The following are highlights from SAF’s survey results:
• When it comes to happiness, it’s just as good to give flowers as
it is to receive: 88 percent of Americans report that giving flowers
makesthem feel happy, while 80 percent reported that receiving
flowers makes them feel happy.
• Just being around flowers improves your mood: 76 percent of
Americans agree that having flowers in their home or office improves
their mood.
• The best reason to receive flowers is “just because”: Women (92
percent) are more likely to agree with this, but the majority of men
(three in four) also share this sentiment.
• Florists to the rescue! Nearly four in 10 Americans indicate florists
have helped them in a past or current relationship; most frequently to
say “I love you,” or schedule a surprise delivery.
“The impact of giving or receiving flowers is powerful and
memorable,” said Anastasia. “It can turn an ordinary day into an
extraordinary one.”
Anastasia and the Petal It Forward Team will give away 100 bouquets
to people on the street. After receiving their flowers, recipients are
asked to spread the happiness by gifting their extra flower bouquet,
and sharing their happiness on social media using #petalitforward.
quest for power, are Shakespeare’s
Richard III, Vidal’s The Best
Man, David Mamet’s November
and James Goldman’s The Lion
in Winter.
About 20 senior citizens, who
have been studying and practicing
their lines for weeks, will read in
a free production at the Firehouse
at 1 p.m. on Saturday, Oct. 29.
“It is a lot of fun,” Van Eman
said.
The senior readers program is
offered for those at least 55 years
old who read from one or more
plays seated on stage in front of
the audience. The scripts sit on
musical stands in front of each
reader.
“The actors use vocal expression,
minimal props and sound cues to
help the audience understand the
story,” the program description
states.
Described as “show biz
without the stress,” the actors
are not required to memorize
their lines or even to read from a
teleprompter.
Vidal’s The Best Man, written
in the early 1960s, is a story of
political back-biting and smear
politics in a presidential election
year scramble by potential
presidential party nominees.
A dying president has refused
to throw his support behind
either of the hopefuls. The
Continued from page 1
in the crowded south end has
already come to the council
urging the lower speed limit.
Cronin said the goal is not
to get every vehicle traveling at
25 miles per hour. Most police
officers, he said, will not ticket
drivers for speeding unless they
clock them going 12 to 13 miles
per hour over the speed limit.
If the posted speed limit is
30, that means drivers are going
more than 40 miles per hour on
crowded and narrow streets, he
said.
If the speed limit is 25 miles
per hour, that means drivers will
be traveling at 35 to 38 mile per
hour, Cronin said.
“You don’t want to make
outlaws out of people,” Cronin
said.
New York City lowered its
speed limits to 25 miles per
hour two years ago as part of
its Vision Zero initiative to
eliminate pedestrian fatalities by
2024. Mayor Bill de Blasio said
studies show that lowering the
speed limit by 5 miles per hour
doubles the likelihood that a
Think the 2016 Campaign Is Bad?
liberal candidate, modeled
after President Kennedy, whom
Vidal did not like, is accused of
womanizing and faces a potential
divorce. His opponent is a slick
conservative that will do anything
to get elected.
Recall the plot of Richard
III from high school literature
classes? An ugly hunchback,
Richard connives in one of the
bard’s earliest plays to ascend to
the throne, using murder and
deceit to secure the throne.
In Mamet’s November, a
beleaguered President mulls his
rampant unpopularity as election
day approaches, while hatching
a plot at Thanksgiving to extort
$200,000 from the turkey
industry.
And finally, in Van Eman’s
favorite play, The Lion in Winter,
James Goldman pits Henry II of
England against his wife, whom
he has imprisoned, and their
three sons, plus assorted guests
at the castle for Christmas. All
are vying for power in the 12th
Century as the still viral, but
aging King Henry faces the end
of his reign.
The senior readers will read
several sections of each play.
Prior to the performance at the
Firehouse, the troupe is taking the
plays on the road, visiting senior
centers and libraries around
the North Shore, including
the Rowley Public Library, as
Going to 25 MPH?
pedestrian will survive being hit
by a vehicle.
Other than alcohol
consumption, speed is the
biggest factor contributing to
fatal traffic crashes, according
to traffic studies. When a
pedestrian or cyclist is struck by
a vehicle, the slower the vehicle
speed, the better the chance of
survival. Once that speed hits 25
mph, the risk to the pedestrian
increases sharply, according to
the studies.
Research by the AAA
Foundation for Traffic Safety
found that the medium impact
speed for pedestrian fatalities
is 35 mph, which is above the
threshold for what the human
body can take.
The change would not come
cheap. Each new sign costs
$50, Cronin said. With some
streets needing six or eight new
signs, the cost adds up into the
thousands of dollars quickly, he
said.
One idea is to post the new
speed limit citywide and only
use signs to post a different speed
limit. “We don’t know if the state
rehearsals.
Van Eman, a Hollywood actor
before moving to the North
Shore, said he takes pride in the
seniors who have studied hard for
the performance. They learn their
lines and develop the characters,
he said. A few of the readers have
been bitten by the acting bug and
have branched out to take classes
at The Actors Studio and perform
in other plays at the Firehouse.
Van Eman also teaches several
classes at The Actors Studio with
Marc Clopton, including ones on
improvisation and script analysis.
He is the author of two novels
and is at work on a third.
Seats for the performance are
available on a first come, first
serve basis.
Classes are limited to 12 per
group and the cost to participate
is $75 per person. The next
class starts on Tuesdays, Jan. 17
through March 7, with a public
performance on Saturday, March
11.
Senior Readers Theater offers
three sessions of eight weeks each
throughout the year, and each
program has two time slots – 9 to
11 a.m. or noon to 2 p.m.
about what speed limit the city
can post on state highways like
at 35 miles per hour.
NATURE DESIGN IN 3D FOR
HOMESCHOOLERS
Join us at Newburyport’s Moseley
Pines on a quest for natural materials
that can be used creatively: acorns, pine
cones, lichen, bark, moss, and other signs
of autumn. As we search for and collect
these materials, we will learn how they
contribute to the forest’s interdependent
web of life. We’ll observe and investigate
how the forest and its inhabitants are
preparing for winter (hibernation,
migration, and plant dormancy). After
our walk, students will use the materials
they found to create woodland creatures
and the winter homes they would
occupy. These keepsakes will bring to life
the stories of the seasons and the beauty
of nature. Creating three dimensional
nature art builds a foundation for future
environmental science explorations and
a lifelong appreciation for the wonder
of wild places. Appropriate for ages 7-
MONTHLY BOOK CLUB
to just how large of an impact humans
can have on wild animals through over
exploitation. Discussions are limited
to 15 participants and will take place
at the Parker River National Wildlife
Refuge visitor center. Preregistration
For
Sale
This week I met with three
homeowners who are thinking
about becoming sellers. The
question all home sellers ask is
how much is my home worth?
Determining that value is done
by matching up your home with
others in your immediate area
that have similar characteristics.
As a REALTOR® I put together
an analysis of the real estate
market comparing your home
with others to get a price that
will attract buyers. Most
importantly I put it in writing
to show you the evidence behind
the price I come up with. If you
are interested in selling your
home, you should know how a
market analysis is created.
Active Listings
Active listings are homes
currently for sale. These homes
have not gone under agreement
or sold for some reason and if
used in the market analysis
compare with your home in
some way (see below in “Why
does it compare?”) They are not
a great indicator of market value
simply because they haven’t sold.
Also sellers can ask whatever
they want for their home. It
doesn’t mean any of the prices
they are asking are realistic. We
have all seen the house in your
neighborhood or town that was
way overpriced. Overpricing a
similar home doesn’t affect the
price of your home unless you
and your REALTOR make
the mistake and use it as a
comparable when formulating a
market analysis.
Pending Listings
These are listings that are under
agreement. They have not yet
closed, but the buyer and seller
have come to an agreement.
Unless the listing agent is willing
to share information about the
pending sale price (and we won’t
in case the deal falls apart, in
which case everyone will know
what the seller was willing to
sell for) you will not know the
actual agreed upon price until
the transaction closes. Pending
sales do indicate the direction
the market is moving. Currently
there are a number of homes
that are under agreement, and
there is a scarcity of homes for
sale. As you probably know the
real estate market is doing well.
Sold Listings
Homes that have closed
within the past six months are
your comparable sales. These are
the sales an appraiser will use
(along with the pending sales)
when appraising your home for
the buyer. These are your best
comparable homes. Look long
and hard at the comparable
sales because these indicate your
market value.
ROWLEY REALTY
were taken off the market for
a variety of reasons. The seller
may have decided not to sell,
the home may have just sat on
the market or the seller may not
have found a home to purchase.
The pricing of homes in this
group will almost always be
higher than the median prices of
comparable sales. A homeowner
may have been “testing” the
market with a higher price and
ultimately decided that the test
didn’t work and took the house
off the market.
Why Does it Compare?
Often times in reviewing the
comparable sales with a seller I
am asked “why does this house
compare to mine, I know it
and it is much smaller”. Well,
while it is usually impossible
to find a home that has sold
that is exactly alike, choosing
ones that are similar is the best
course of action. Some of the
factors taken into account when
comparing your home to others
are:
Similar square footage
Self explanatory I think. If
your home is a 3000+ square
foot colonial it makes sense to
compare it to homes within
10% either larger or smaller.
It doesn’t make much sense to
compare your home to a 900
square foot ranch.
Similar age of construction
Ideally, the year it was built
should be within a few years of
other comparable sold homes.
If your home was built in 1970
and homes in a brand new
subdivision up the street are
selling for more, you cannot
reasonably expect to get the
same price as the new homes.
Similar amenities, upgrades
and condition
Have the kitchens and baths
been updated? Do you have
hardwood flooring? Does the
home need a new roof or heating
system? Obviously a home well
cared for and up to date is worth
more than one in need of repair.
Your local REALTOR® who
is a top producer in your area
probably knows that the “older”
house down that street that just
sold had all new everything
inside.
Location
Yes, we all know “location,
location and location” are the
3 most important things in
selling a home, but what does
this really mean? We recently
sold a home very, very close
to the commuter rail. While
most people didn’t want to
live that close to the rail tracks
some buyers had no problem
with it. Again, this may not
be evident to a potential seller
when looking on the internet
and comparing homes, but your
local REALTOR should know
this and advise you.
In putting together a market
analysis your REALTOR® should
also take into account where
your home is priced in relation
to what is for sale. If the home
next to yours is exactly the same
and sells for $400,000 than you
know what your home is worth.
It is rarely that easy though. It is
rarely that easy though. While
for sale properties don’t factor
into what your home is worth,
they are your competition and
your REALTOR® should know
whether or not the home you
are competing with is worth
more or less than your home.
Lastly, the market analysis
is not always perfect, but if all
of the above points are used, it
should give you an idea as to
where your home is valued on
the open market.
We now know that a very small
The switch turns on the patient’s
ARIES (March 21 to April 19) You’re moving from a
relatively stable situation to one that appears to be laced
with perplexity. Be patient. You’ll eventually get answers to
help clear up the confusion around you.
TAURUS (April 20 to May 20) A vexing situation tempts
you to rush
The
to set it all straight.
Town
But it’s best to let things
Common
sort themselves out so that you can get a better picture of
(c) 2016 King Features Syndicate, Inc.
the challenge you’re facing.
GEMINI (May 21 to June 20) Financial matters could
create some confusion, especially with a torrent of advice pouring in from several sources. Resist
acting on emotion and wait for the facts to emerge.
CANCER (June 21 to July 22) That goal you’ve set is still in sight and is still in reach. Stay with
the course that you’re on. Making too many shifts in direction now could create another set of
problems.
LEO (July 23 to August 22) It might be time to confront a trouble-making associate and
demand some answers. But be prepared for some surprises that could lead you to make a change
in some long-standing plans.
GRAF RINK Learn to Skate
VIRGO (August 23 to September 22) Congratulations. You’re making great progress in
sorting out all that confusion that kept you from making those
important decisions. You’re on your way now.
LIBRA (September 23 to October 22) A difficult experience
begins to ease. That’s the good news. The not-so-good news is
a possible complication that could prolong the problem awhile
longer.
SCORPIO (October 23 to November 21) Your self-confidence
gets a much-needed big boost as you start to unsnarl that knotty
financial problem. Expect some help from a surprising source.
SAGITTARIUS (November 22 to December 21)
Congratulations. Any lingering negative aftereffects from that
not-so-pleasant workplace situation are all but gone. It’s time
now to focus on the positive.
CAPRICORN (December 22 to January 19) Your selfconfidence
grows stronger as you continue to take more control
of your life. Arrange for some well-earned fun and relaxation
with someone special.
AQUARIUS (January 20 to February 18) As usual, you’ve
been concerned more about the needs of others than your own.
You need to take time for yourself so that you can replenish all
that spent energy.
PISCES (February 19 to March 20) Stronger planetary
influences indicate a growing presence of people eager to help
you navigate through the rough seas that might mark your
career course.
which gives you the ability to make choices that are more likely
than not to prove successful.
