NEWBURYPORT – Phase II of the Clipper City Rail Trail has been under construction<br />

for five months, and Mayor Donna Holaday and her senior project manager think it is<br />

time to let the public voice any concerns about the project.<br />

The first of more than 50 public meetings on the trail was held almost <strong>16</strong> years ago.<br />

Senior planner Geordie Vining, who is managing the project for the city, said he and the<br />

contractor have met often with neighbors, who live adjacent to the trail, to resolve issues.<br />

But he and the mayor think it would be good to bring the neighbors and others interested<br />

in the trail together for a formal public meeting.<br />

The 1.5-mile trail, which winds from the waterfront through the city’s congested south<br />

end to March Hill, will not be finished until 2018. Eight to 10 feet wide, the trail will<br />

follow the old train tracks that for about 100 years carried freight on the City Branch<br />

Railroad to the ships docked at the waterfront. The tracks were abandoned in the 1970s.<br />

The public hearing will be held at 7 p.m. Thursday, Dec. 1, in City Hall auditorium.<br />

Since starting work in June, the contractor, E.T.&L, has focused the construction on<br />

the inland portion of the trail between Water and Parker streets, clearing trees and invasive<br />

species, installing subsurface drainage and storm water infiltration systems, building<br />

retaining walls, filling, grading and paving the base course of asphalt for about 35 percent<br />

of the trail, Vining wrote.<br />

The almost $5 million project is funded largely by federal programs, including the<br />

Congestion Mitigation Air Quality Program, Transportation Enhancement Program and<br />

Surface Transportation Program.<br />

Phase II is expected to be as popular among residents as Phase<br />

AMESBURY – From the delicious smells wafting across the street, the workers building<br />

the expansion of the Hat Factory condominiums were certain the employees of the R.E.<br />

Kimball & Co. were brewing beer.<br />

But to the workers’ disappointment, Kim Gilbert Owen and Kate Gilbert, granddaughters<br />

of the company founders, were only cooking wild elderberries.<br />

It may not be hops they were brewing, but the jams, jellies and relishes produced in this<br />

old building have drawn customers for more than six decades.<br />

In what was once the cafeteria for the Bailey Co.’s Hat Factory on the Merrimack River,<br />

the two young women and four other employees carry on a family legacy of producing<br />

jams, jellies and relishes that sell throughout the region.<br />

“My sister and I like to work here because it is family,” Owen said. “We are carrying on<br />

a family tradition.”<br />

In 1955, Richard E. Kimball left his job at Howard Foods in Haverhill and together<br />

with his wife, Ruth E. Kimball, began manufacturing jams and jellies that were higher<br />

in quality than were available in stores. They used the finest natural ingredients, grade A<br />

fruits and vegetables and pure cane sugar. As their granddaughters do today, they bought<br />

from local farms where possible.<br />

The building, which the grandparents bought from Bailey, was nicknamed the pickle<br />

palace because it produced so much mustard pickle and watermelon pickle relishes. Today,<br />

because of its proximity to the hat factory, it is known as the jelly factory.<br />

The granddaughters, who took over the business from their mother, the now retired Joy<br />

Kimball, run the business exactly the same way their grandparents did. The products have<br />

expanded to 1<strong>30</strong> different flavors of jams, jellies and relishes, but they are still made by<br />

hand in a 75 gallon steam kettle. Continued on page 3<br />

Annual Holiday Open House<br />

and Art Exhibit at<br />

Lowell’s Boat Shop, Amesbury<br />

Lowell’s Boat Shop (LBS), in Amesbury,<br />

announces its eleventh annual Holiday Open<br />

House—a two-day event (Dec. 3-4) that<br />

kicks off with an Art Exhibit Preview Party<br />

(Dec. 2).<br />

Located directly on the banks of the<br />

Merrimack River, LBS and its scenic shores<br />

have long attracted and inspired countless<br />

artists and photographers. Each year these<br />

individuals, including many members of the Newburyport Art Association<br />

(NAA) and other North Shore invitees, display their creations as part<br />

of “Wood and Water: a Mixed Media Exhibit.” Several artists will be<br />

presenting live demonstrations of their techniques at this time as well.<br />

As in past several years, this year’s exhibit includes works by OpArt,<br />

a collaboration between Opportunity Works and NAA. OpArt is an<br />

art education outreach program that provides hands-on instruction to<br />

artists with special needs, using a full range of media, techniques and<br />

materials. NAA volunteers inaugurated the program in 2004 with the<br />

goal of developing and encouraging the creative abilities of all individuals.<br />

Striking pieces and vibrant exhibitions have earned the program regional<br />

and statewide accolades.<br />

The Holiday Open House Art Show Preview Party is for LBS members,<br />

the exhibiting artists and their guests. (LBS memberships will be available<br />

during the Preview Party.)<br />

The Preview Party, which includes food and beverages, is on Friday,<br />

Dec. 2, from 6:<strong>30</strong> to 8:<strong>30</strong> p.m. Musician Derrick Feole will be playing<br />

for the evening.<br />

The Holiday Open House itself runs Saturday and Sunday, Dec. 3 and<br />

4, from <strong>11</strong> a.m. to 4 p.m. It is open to the general public. Along with<br />

the art exhibit and sale, Lowell’s will be presenting unique LBS wood<br />

products, fresh evergreen trees, designer and LBS signature wreaths, LBS<br />

apparel, children’s items, Boat Shop jams and jellies, a wide variety of<br />

raffle items and a silent auction.<br />

Among the items to be auctioned are a wooden boat, handcrafted<br />

furniture, a lobster fishing adventure, gift certificates to local restaurants,<br />

clothing, jewelry and maritime art.<br />

Stellwagen will bring their live music to the Open House. Santa will<br />

also make appearances from 12 to 2 p.m., on both Saturday and Sunday,<br />

and parents are invited to take pictures of their children with Santa.<br />

PJ’s Famous Fish Chowder, Denny’s veggie chili, Fred’s cowboy beans,<br />

Dianne’s Fine Desserts, hot cider and other wholesome victuals will be<br />

available at the Open House.<br />

Window boxes, cheese boards, LBS signature wreaths, designer wreaths<br />

and other greenery, along with assorted LBS specialty items will also be<br />

for sale at the Boat Shop throughout December.<br />

LBS is dedicated to the art and preservation of wooden boat building.<br />

Founded by Simeon Lowell in 1793, Lowell’s is a National Landmark,<br />

a working museum, the oldest continuously operating wooden boatbuilding<br />

establishment in the United States, and the official birthplace<br />

of the fishing dory—the mainstay of New England’s legendary fishing<br />

industry.<br />

In 2009, the museum completed significant restorations, made possible<br />

by a National Trust’s Partners in Preservation grant. Now the building<br />

boasts a barn-red exterior and a picturesque interior—with numerous<br />

antique tools, well-seasoned posts and beams, and traditional skiffs and<br />

dories. Both the exterior and the interior of the historic structure have<br />

prompted a wealth of artistic responses.<br />

The Holiday Open House is Lowell’s main fundraiser and makes<br />

possible its extensive youth educational outreach programs, which has<br />

included such projects as the construction of a 28-foot replica whale boat<br />

by local high school apprentices, curriculum units on boat building, and<br />

on-the-water use of traditional maritime tools for math classes.<br />

Each year the Art Show Preview Party and Holiday Open House inspire<br />

many individuals to become members at Lowell’s, and new members<br />

are always welcome. Among the many benefits of membership at this<br />

historical gem are reduced rates in boat-building classes, supervised use of<br />

skiffs and dories on Lowell’s waterfront, a variety of educational offerings,<br />

several social events and discounts on shop-related merchandise.<br />

Cider Hill Farm, to make a relish.<br />

Kimball sells its jams and jellies<br />

wholesale to country gift stores,<br />

some of which repackage the jars<br />

as their private label. They also sell<br />

to Crosby’s Marketplace stores in<br />

Massachusetts and McKinnon<br />

Supermarkets in New Hampshire.<br />

Between September and<br />

December, “we ship out truckloads<br />

of jams and jellies,” Owen said.<br />

For the holidays, Kimball also<br />

does a brisk retail business, selling<br />

gift boxes and gift baskets. The<br />

gift boxes come with two or four<br />

by her favorite, pumpkin butter,<br />

which she puts over ice cream.<br />

The young women hear so many<br />

different uses of their jams and<br />

jellies they are writing a cookbook.<br />

the case, however, not always. While<br />

until closing, regrettably on occasion<br />

a deal will fall apart, here are just a<br />

few of the reasons.<br />

Buyer’s Remorse<br />

It happens. Buyers get cold feet.<br />

If the buyers get cold feet prior to<br />

the home inspection and decide to<br />

withdraw, a seller can try to enforce<br />

the contract as it is a legal document.<br />

However, the aggravation and legal<br />

costs wouldn’t make that your best<br />

option in my opinion. Putting back<br />

on the market and finding another<br />

buyer is typically your best choice.<br />

From the buyer’s perspective, you<br />

benefit from having a REALTOR®<br />

explain the process of buying a home.<br />

If you don’t know how the process<br />

works you run the risk of losing your<br />

initial deposit and quite possibly your<br />

second deposit as well.<br />

Home Inspection<br />

During the home inspection<br />

period buyers can cancel the contract<br />

with the reasoning they didn’t like the<br />

results of the home inspection. Once<br />

a home inspector points out problems<br />

in a home, some buyers tend to panic.<br />

Relax as all homes have problems,<br />

even new homes. Sometimes buyers<br />

will request that sellers replace or fix<br />

issues that were unseen during their<br />

initial visit. Some of these issues can<br />

include a faulty hot water heater,<br />

electrical issues, worn roof or leaking<br />

pipes. These conditions and the<br />

subsequent costs to fix them once the<br />

buyers own the house can make them<br />

squeamish. If a seller doesn’t want<br />

to hire a professional to do the work<br />

prior to closing buyers can ask for a<br />

credit from the seller as compensation.<br />

If the seller refuses to do either of<br />

those options, then the buyers can<br />

withdraw from the sale and receive<br />

their deposit back. Some buyers will<br />

look at the home inspection process<br />

as a way to reduce the price on the<br />

home by making ridiculous requests<br />

on the threat that they will walk away.<br />

I had one buyer ask my seller for<br />

$15,000 for a new hot water heater<br />

and some other “minor items” they<br />

weren’t aware of prior the inspection.<br />

My seller said no, buyer bought the<br />

house anyway.<br />

Low Appraisal<br />

Ideally your buyer is paying cash<br />

for your home. In reality most<br />

home buyers will be taking out a<br />

mortgage. Once the home inspection<br />

is complete and both parties have<br />

signed a Purchase and Sale agreement<br />

the lender will require the buyer to<br />

pay for an appraisal. If the appraisal<br />

comes in less than the sale price the<br />

buyer can walk away assuming that<br />

is a contingency in the offer (in most<br />

forms it is). If the buyer still wants to<br />

buy the home there are a few options:<br />

Put down a larger deposit, request<br />

that the bank hire another appraiser,<br />

go to another lender or supply the<br />

current lender with comparable sales<br />

justifying the sales price (you will need<br />

the appraiser to agree and change the<br />

existing appraisals). You can also ask<br />

the seller to reduce the price to the<br />

number the appraiser came up with.<br />

If no solution is met the buyer can<br />

withdraw and as long as the contract<br />

allows for it (usually it does) and get<br />

their deposits returned from escrow.<br />

Mortgage Approval is<br />

Denied<br />

Its rare but it happens. A buyer<br />

may get a preapproval but upon<br />

further review the bank may find<br />

debt that didn’t show up in the initial<br />

search or a buyer may lose his or her<br />

job prior to closing. Buyers may<br />

even make a large purchase prior to<br />

closing. I was in a home inspection<br />

recently on a Saturday and asked the<br />

buyers what they had planned for the<br />

weekend after the inspection. They<br />

told me they were going to go buy<br />

a car. I told them that they really<br />

should put that on hold until after<br />

they close on the house as any large<br />

purchases can be throw your debt to<br />

credit ratios off and raise red flags at<br />

the bank or mortgage company. If<br />

you are not able to get a loan prior<br />

to the loan contingency date in your<br />

offer than your will need to write a<br />

letter to the seller saying the loan was<br />

denied. Once the seller receives that<br />

letter they will be obligated to release<br />

the deposits in escrow back to the<br />

buyer.<br />

Contingent on Home<br />

Sale<br />

The offer a buyer makes can be<br />

subject to the sale of their home. If<br />

the buyer’s home sale falls apart the<br />

home you are selling falls apart as<br />

well. Call it the domino effect. If<br />

the seller has made their purchase<br />

subject to the sale of their home the<br />

domino effect is in full force and the<br />

worst case scenario has been realized.<br />

Imagine moving all your stuff out and<br />

having it in a truck with no place to<br />

put it other than back at your “old”<br />

home. Not good.<br />

Once an offer to purchase is<br />

signed sellers often ask; “are we all<br />

set?”, “what can go wrong now?” or<br />

“please tell me we will sell this house<br />

on x date!” I typically congratulate<br />

them but for the reasons I mentioned<br />

above, tell them we aren’t out of the<br />

woods just yet. When everyone one<br />

signs at the closing we will all be able<br />

to exhale.<br />

Every once in a while someone<br />

will say, “There must be a lot less<br />

cavities today than there were<br />

years ago because of improved<br />

home care, fluoride, etc., right?”<br />

There are. However, there are still<br />

way too many people that present<br />

with decay and most of them could<br />

use some major improvement in<br />

home care and diet.<br />

Yesterday, I went into one of<br />

my hygienist’s rooms to check her<br />

patient, a 13-year-old boy, and<br />

asked the hygienist as I always do<br />

how his home care was. She said<br />

to me, “Jack, why don’t you tell<br />

the doctor how often you told<br />

me you brush your teeth.” The<br />

boy answered, “About once a<br />

week.” ONCE A WEEK?!?! Not<br />

to mention the fact that he is in<br />

braces too, which makes it even<br />

more important to keep the teeth<br />

clean.<br />

It’s important sometimes to step<br />

back and review the basics, so here<br />

they are. At a minimum brush with<br />

a fluoride toothpaste at least twice<br />

a day for two minutes. A good<br />

electric toothbrush is preferable<br />

to a manual toothbrush. When I<br />

say “good”, I mean one that sits<br />

on a charger and not one that<br />

takes AA batteries. The evidence<br />

It amazes me how many people<br />

don’t floss their teeth. I have heard<br />

every excuse in the book; “My<br />

fingers are too big”, “I don’t have<br />

the time”, “It’s too hard”, “A recent<br />

news report just said flossing is<br />

ineffective”. Just like anything<br />

else, it is always hard to start a new<br />

ritual. There are so many different<br />

kinds of floss and gadgets to help<br />

floss. There is something out there<br />

for everyone.<br />

Bacteria, which accumulates on<br />

and between the teeth, forms that<br />

white film called plaque. Plaque<br />

contains billions of colonized<br />

bacteria. The right kind of bacteria,<br />

along with the wrong king of<br />

diet and the wrong genetics can<br />

produce cavities. Plaque that is<br />

not removed with thorough daily<br />

brushing and flossing can harden<br />

and turn into calculus (tartar).<br />

These colonized bacteria can<br />

then lead to tissue inflammation<br />

(gingivitis), the early stage of<br />

periodontal (gum) disease.<br />

Brushing your teeth helps get<br />

rid of most of the plaque, except<br />

for the stuff that accumulates<br />

between the teeth. That is what<br />

floss is for. I know it sounds gross<br />

but if you want to know what your<br />

breath smells like, floss a few teeth<br />

and then smell the floss. That will<br />

turn you into an avid flosser.<br />

The routine should be, floss,<br />

brush, rinse. The whole event<br />

should be around five minutes.<br />

The adjustment is based on the<br />

annual Consumer Price Index,<br />

which apparently rose just<br />

enough to get us that $5.<br />

If you’re under full retirement<br />

age and get Social Security<br />

benefits, the maximum income<br />

you can make (before they start<br />

taking $1 for every $2 you earn)<br />

will go up to $<strong>16</strong>,920 per year.<br />

The year you reach full retirement<br />

age, you can earn up to $44,880<br />

before they take out a dollar for<br />

every $3 you earn. Once you<br />

reach full retirement age, there’s<br />

no limit on your earnings.<br />

Don’t Spend It All In One Place<br />

Believe me, you have five minutes.<br />

Flossing first allows the fluoride<br />

from the toothpaste to contact<br />

a cleaner tooth surface between<br />

the teeth. I prefer a non-alcohol<br />

based rinse, but any rinse that is<br />

anti-microbial is okay.<br />

Oh, one important thing about<br />

flossing. Proper flossing is not<br />

popping the floss between the<br />

teeth and shooting it right back<br />

up. The proper way to floss is to<br />

get the floss between the contact<br />

of the teeth, slide the floss gently<br />

under the gum tissue around one<br />

tooth, “shoe-shine” the side of the<br />

tooth, gently move the floss over<br />

the papilla (the little piece of gum<br />

between the teeth), “shoe-shine“<br />

the side of the other tooth and<br />

then bring the floss up.<br />

If you are really averse to flossing,<br />

have braces, or have bigger spaces<br />

between your teeth, a water pik<br />

is an acceptable alternative. Like<br />

flossing, this should be used<br />

daily.<br />

Remember, there are brushable<br />

and non-brushable surfaces of the<br />

teeth. Whatever you have to do to<br />

thoroughly clean both surfaces is<br />

essential to good dental health.<br />

The effects of climate change<br />

on human infrastructure are being<br />

experienced in communities around<br />

the world today by the carbon dioxide<br />

emissions already released into the<br />

atmosphere. As emissions grow, these<br />

impacts are expected to become more<br />

frequent and intense. While climate<br />

mitigation (reduction in emissions)<br />

is a critical component in our climate<br />

strategy, adaptation to climate change<br />

will become increasingly vital to both<br />

human and natural ecosystem survival.<br />

Fortunately, there are co-benefits<br />

to protecting and restoring coastal<br />

ecosystems and protecting human<br />

coastal infrastructure. Maintaining<br />

and restoring healthy and resilient<br />

coastal ecosystems not only provides<br />

valuable services in the form of healthy<br />

seafood, tourism, and recreation, but<br />

also can increase protection from<br />

rising sea levels, coastal storms, and<br />

other impacts from climate change.<br />

This presentation will explore why<br />

protecting coastal ecosystems from<br />

non-climate impacts can increase the<br />

resiliency of these systems to existing<br />

and projected climate change impacts.<br />

Michael Johnson is a marine biologist<br />

with NOAA’s National Marine<br />

Fisheries Service in Gloucester, MA.<br />

Michael received a Masters of Science<br />

degree from the University of Central<br />

Florida in marine biology, and has<br />

worked as a research biologist with the<br />

State of Florida in the Florida Keys<br />

and as a marine habitat specialist for<br />

NOAA in Miami, FL and Gloucester,<br />

MA since 1999. Climate change has<br />

been an interest and focus in his career<br />

for over a decade, and he is currently<br />

involved in climate change initiatives at<br />

NOAA and in his own community in<br />

Ipswich, MA. Wednesday, December<br />
