Firm Overview<br />

phinney design group is a multi-disciplinary architecture, interior design, and<br />

construction management firm with a focus on sustainable and environmentally sensitive, high<br />

performance buildings. The firm was established in 2003 and is located in a “green” building<br />

on the corner of Beekman Street and Grand Avenue in the historic Dublin Neighborhood of<br />

Saratoga Springs, New York.<br />

Diverse design experiences categorize Phinney Design Group’s portfolio, including architecture,<br />

master planning, interior design, historic preservation, adaptive reuse, land use analysis, and<br />

urban planning. The firm has completed projects throughout the United States from southern<br />

New England to the Canadian border designing and coordinating through construction<br />

the completion of environmentally friendly and sustainable historic resorts, hotels, spas,<br />

commercial, retail and residential projects.<br />

Designs which properly balance aesthetics, budget, and schedule have become a trademark<br />

for Phinney Design Group’s involvement, while paying special attention to the unique<br />

opportunities and constraints that each project presents. A specific design vernacular is not<br />

present within the Firm, as we believe in a collaborative approach, with the best ideas rising to<br />

the surface to deliver architecture that responds properly to its environment, sense of place,<br />

The Sagamore Resort<br />

Project Details<br />

Phinney Design Group was hired by Ocean Properties, the Owners of The Sagamore Resort, to provide<br />

planning and design assistance for a major renovation to the 126 year old historic resort. Listed on the<br />

National Register of Historic Places and located within the Adirondack Park, The Sagamore is unique<br />

in its setting and natural beauty. Renovations to the hotel were focused on creating a financially viable<br />

facility out of the aging resort. New guest rooms, dining rooms, outdoor pools, and lounges were a<br />

few of the new improvements. The design and construction was completed on a fast track schedule<br />

in order to reopen the resort for the summer season. Long term plans for a new spa and other<br />

amenities are being developed in master planning efforts with the LA Group.


Gideon Putnam<br />

Project Details<br />

Phinney Design Group was hired by Delaware North, the property management firm of the Gideon<br />

Putnam Hotel, to provide planning and interior design services for a major renovation to the 80<br />

year old historic hotel. The Gideon Putnam Hotel was constructed in 1934 for health and wellness<br />

seekers “to take the healing waters” of Saratoga Springs. The current interior renovations to the<br />

Hotel are focusing on the main lobby, public restrooms, guest rooms, guest room corridors, banquet<br />

and meeting rooms. The original interiors of the Gideon Putnam Hotel were created by Dorothy<br />

Draper, a famous designer with a modern baroque theme creating cinematic drama contrasted with<br />

oversized prints and patterns. Phinney Design Group will reinvent Dorothy Draper’s approach while<br />

incorporating a more contemporary palette. The resulting design will modernize the facility which will<br />

invigorate the once must stay destination resort.

Together, owners and designers have created a vision for a residence as intimate and<br />

attractive as the original home, but serving many families rather than a single one.

Project Details<br />

Phinney Design Group was retained by Berkshire Legacy, a boutique resident membership venture by<br />

Ilk 100, LLC to lead the adaptive reuse and restoration at Spring Lawn a historic “Berkshire Cottage”<br />

in Lenox, Massachusetts. Spring Lawn is a distinctive property: a gilded age beaux-arts summer<br />

residence including an estate house, carriage house, landscaped grounds and woodlands. Phinney<br />

Design Group undertook comprehensive analysis of the historic structures and developed a series of<br />

redevelopment alternatives converting the home into a unique residence hotel integrating modern<br />

conveniences and tastes with the existing building fabric. During the design process, Phinney Design<br />

Group was requested to undertake master planning for the entire property, including the design of<br />

new residential units befitting the historic estate. This challenge was met with the design of a new<br />

manor house, combining recreational and family accommodations into the property. Ongoing design<br />

efforts include the operational needs of a full service resort within the natural setting and relaxing<br />

environment of the estate experience.

Silver Bay YMCA of the Adirondacks<br />

Project Details<br />

Phinney Design Group has undergone implementing the first major capital improvement at Silver<br />

Bay since the late 1970’s. A new 22 room lodge and conference facility designed to operate as an<br />

independent, year-round facility within the Silver Bay campus will be built in 2017. The facility will<br />

replace the current dining hall with modernized serving and food distribution systems capable of<br />

increasing the quality and experience of dining on the campus. <strong>PDG</strong> has initiated a series of charrette<br />

style information meetings with various Silver Bay constituencies, including operations personnel,<br />

management, and the board itself. These meetings have continuously refined and focused the<br />

programmatic needs contributing to this new building, and have resulted in the investigation of a<br />

single comprehensive facility with both rooms, conference, and general dining capabilities.

Project Details<br />

This project consisted of a full scale fast-track design/build historic restoration and adaptive reuse<br />

of the 17,000 square foot “Beat Navy House”, located on the historic intersection of Washington and<br />

Stony Lonesome roads at the prestigious West Point United States Military Academy. The West Point<br />

Association of Graduates (AOG) wanted to renovate the deteriorated building into a facility worthy of<br />

hosting the distinguished guests that frequent the Military Academy each year. The “Beat Navy House”<br />

required a complete renovation from the basement to the attic, and was carefully structurally modified<br />

to become a nine suite luxury bed and breakfast to accommodate all high-level visitors. The project<br />

team worked closely with West Point and the New York State Historic Preservation Office (SHPO) which<br />

governed the restoration and preservation of the building’s interior finishes and exterior modifications.<br />

All of the original features of the “Beat Navy House” were preserved, including the fireplaces in the<br />

front parlors and guest suites, crown moulding, balustrades, and hardwood floors. The building<br />

was designed and completely renovated in under 7 months to accommodate a U.S Army General<br />

Conference scheduled for Spring 2012.<br />

Phinney Design Group was hired to create a conceptual design for the renovations to the base lodge<br />

at Windham Ski Mountain located in Windham, New York. The architectural design team created<br />

vibrant outdoor spaces, a more welcoming arrival area, and developed a high end members club<br />

with dedicated spacious locker lounges, dinning venues, and après ski spa spaces for the growing<br />

mountainside residential properties.

Norman Rockwell’s “Stockbridge Main Street at Christmas”<br />

Project Details<br />

Since 1773, The Red Lion Inn has been welcoming visitors to the beauty of the Berkshire Mountains<br />

with traditional New England hospitality. Immortalized in Norman Rockwell’s painting, “Stockbridge<br />

Main Street at Christmas.” the historic inn still maintains its original charm. A multiple phased<br />

renovation of the Inn included the complete replacement of electrical, plumbing, HVAC systems,<br />

introduction of a sprinkler system, structural repairs and renovations to the guest accommodations<br />

and public spaces. The original doors, windows and historic finishes were completely restored.<br />

All construction was performed in accordance with the Secretary of the Interior’s Standard for<br />

Rehabilitation.<br />

The Queensbury Hotel<br />

Project Details<br />

For the past ninety years, the Queensbury Hotel has served as an unofficial centerpiece for the city<br />

of Glens Falls, NY. Overlooking City Park on Ridge Street, the hotel is proud to announce that after<br />

60 years they are once again able to provide a locally owned experience to the visitors of Glens<br />

Falls. The owner is working in conjunction with Spruce Hospitality LLC and Phinney Design Group,<br />

out of Saratoga Springs, to breathe new life into the historic hotel. The investment being put into<br />

the Queensbury will revitalize the hotel and conference centers to provide up to date aesthetic that<br />

match the hotel’s high standards of guest service. The team is looking to make renovations to the<br />

lobby, guest rooms and multiple conference and meeting centers, aiming to refresh the look of the<br />

hotel while maintaining the historic appeal the building has become synonymous with. The goal of<br />

this transformation is to return the Queensbury to the destination that it once was with a consistent<br />

emphasis on the guest experience. The Queensbury has become a symbol of pride and a landmark for<br />

the city since it opened its door in 1926 and will continue to accentuate the beauty of the city for many<br />

years to come.


Mohonk Mountain House<br />

Project Details<br />

Phinney Design Group has worked with Mohonk Mountain House to develop a working Master Plan<br />

that covers the next 30 years of growth at the historic resort. Listed on the National Register of Historic<br />

Places, Mohonk is a premier destination for resort travel in the Northeast. With 140 years of hospitality<br />

and environmental stewardship, Mohonk has a rich history which they have been working to maintain<br />

and enhance in the ever changing resort market. Phinney Design Group has worked with Mohonk<br />

on a variety of major capital improvement projects, including the new Gate House, Tower Suite,<br />

Parlor Lounge, and Sunset Lounge renovations at Mohonk Mountain House, and recently the major<br />

renovation project to the Main Entrance Porte Cochere, Central Building Lobby and Guest Rooms. The<br />

ongoing relationship has had a dramatic impact on the guest experience at the resort and has helped<br />

balance the resort’s revenue stream in the market place.


Harmony Mills<br />

Project Details<br />

Phinney Design Group was the Construction Administration Architect for Phase Two of the<br />

redevelopment of the Historic Harmony Mills in Cohoes, New York. The 250,000 square foot<br />

rehabilitation project consists of the creation of 135 loft style apartments, an indoor parking garage,<br />

new garage buildings, as well as the addition of an indoor pool area. The building was originally<br />

constructed from 1866-1872 as a cotton mill, with architecture characteristic of a Victorian era textile<br />

mill. The building rises five floors above the Mohawk River and Cohoes Falls as well as the former Erie<br />

Canal, which powered the turbines that ran the former mill. Harmony Mills is on both the State and<br />

National Register of Historic Places and was the first project in New York State deemed eligible for<br />

federal historic tax credits. To ensure that the Harmony Mills luxury apartments kept their historical<br />

charm, Phinney Design Group worked with the existing structure of the building, including maintaining<br />

the window shape and style from the initial 1866 construction.

Project Details<br />

Phinney Design Group has worked with Yaddo to complete a comprehensive Facilities Master<br />

Plan, gather information about the condition of existing facilities, successfully build Yaddo’s first<br />

ever live-work studio for choreographers and performance artists, and establish thoughtful goals<br />

to increase capacity, artistic diversity and operational efficiency. Phinney Design has designed and<br />

provided construction management services on five new live-work studios that are available for<br />

year round use. Built along the ridge that overlooks Yaddo’s restored ponds, these new studios will<br />

allow artists to move away from the noise of the highway and provide a constant state of renewal for<br />

the art and artists that Yaddo hosts. These new studios are an exhilarating and highly visible way of<br />

communicating Yaddo’s dedication to providing the highest quality enviroment for creative work.


The Parker Inn<br />

Schenectady, NY<br />

Project Details<br />

Renovation of this turn-of-the century eight story office building located in historic Schenectady,<br />

New York into a 23 room boutique hotel, conference center, upscale lounge and bar. The existing<br />

building dating back to 1908 boasted several unique design features, including a nearly intact cast<br />

iron and brick facade, an original wrought iron elevator enclosure, a cast and wrought iron stair, and<br />

a decorative plaster ceiling discovered during the construction. All of the building’s historic elements<br />

were restored during the project renovations.<br />
