INVESTMENTS BY DEVELOPING A<br />

CONSISTENT MAINTENANCE SCHEDULE<br />

By doing some simple preventative maintenance, you can extend the life<br />

of your home and minimize costly repairs.<br />

Painting - It is important to put a good coat of paint on your home which<br />

may mean painting every three to five years on an average, depending<br />

on the quality of the paint. Painting obviously improves the appearance<br />

of your home and protects your wood or hardiplank from the elements<br />

reducing rot. Don’t forget your ACC application along with paint color<br />

samples, which must be processed and approved first!<br />

Power washing - Take a walk around your property. If you see green<br />

or black mildew on your home and driveway, you can power wash the<br />

mildew off your gutters, home exterior, driveway and sidewalk. This small<br />

step of maintenance can keep your property looking well maintained.<br />

Gutters - Gutters need to be<br />

cleaned out on a regular basis.<br />

This time of year they fill up<br />

with pine needles and leaves.<br />

If the gutters are full of leaves<br />

and pine needles, they will not<br />

drain properly and will need to<br />

be cleaned. The extra weight will<br />

cause the gutter nails to become<br />

loose and the gutter will sag or<br />

fall from your home. Gutters are<br />

important as they protect the<br />

fascia boards.<br />

Landscaping - Trees, shrubs and seasonal flowers add a great deal to<br />

the value of your home and the community. Remember that over time<br />

trees and shrubs can become overgrown and unsightly. Please keep your<br />

landscaping well-trimmed and yard edged so that it enhances your home<br />

and does not interfere with the street.<br />

BURGLARY PREVENTION TIPS<br />

FOR YOUR HOME AND VEHICLE<br />

• Acknowledge all callers through locked<br />

doors.<br />

• Keep doors, windows and garage doors<br />

closed and locked even when at home.<br />

• Draw all curtains or shades at night to<br />

prevent viewing from the street.<br />

• Never leave a house key in an obvious<br />

place such as a mailbox, under plants or a<br />

doormat.<br />

• When traveling, keep your home looking<br />

lived-in by having the grass cut regularly,<br />

mail and newspapers picked up and lights<br />

turned on and off.<br />

• Maintain a current inventory of all your valuables. Include photos or<br />

video, descriptions and serial numbers of all electronic equipment.<br />

• Do not advertise on social media the exact dates you may be away from<br />

your home due to traveling.<br />

Doors and Windows<br />

• All exterior doors should be solid core or of metal construction.<br />

• All entry doors should be equipped with a good quality deadbolt lock<br />

having a minimum of a one inch throw.<br />

• A good quality double cylinder deadbolt lock should be used if there is<br />

glass within 40 inches of the lock. If using a double cylinder deadbolt lock,<br />

make sure a key is readily accessible in case of an emergency.<br />

• Use a heavy duty strike plate secured with number 12 gauge three-inch<br />

wood screws.<br />

• All exit doors with outside hinges should have their hinges pinned.<br />

• Install a peephole with at least a 180-degree viewing area.<br />

• Secure all sliding glass doors with an anti-lifting device and a secondary<br />

locking device.<br />

• Windows have latches and not locks, therefore, install secondary locking<br />

devices on all windows.<br />

Exterior and Landscape<br />

• Install lights in areas around doors, walkways and driveways.<br />

• Locate outside lights high and out of reach.<br />

• Use inexpensive timers or photo electric cells to automatically turn the<br />

lights on and off at dusk and dawn.<br />

your newsletter! Pictures must be high quality (min 300 dpi).<br />

No cell phone photos allowed. Email photos for consideration<br />

and any credits that should be published with your photo (such<br />

as a professional photographer.) Names of children and/or adults<br />

shown on the photo will be included by request only. By submitting<br />

your photo, you are giving permission to use your photo on the<br />

cover or inside your newsletter, as well as other Krenek Printing<br />

publications.<br />

Deadline for submission is the 5th of each month. The next due<br />

date will be <strong>March</strong> 5th for the April <strong>2017</strong> publications, and April<br />

5th for the May <strong>2017</strong> publications.<br />

• Trim shrubbery and trees so doors and windows are visible from the<br />

street. If there is a second floor, prune the trees so that a thief cannot use<br />

them to reach a second floor window.<br />

• To discourage an intruder, plant thorny hostile plants along fences and<br />

near windows.<br />

• Do not leave ladders, tools or other equipment outside as they can assist<br />

a person in gaining entry.<br />

• Keep your fences maintained.<br />

• Gates on fenced yards should be locked with good quality padlocks.<br />

Alarm Systems<br />

• Choose a reputable, well-established company.<br />

• Learn how to use your alarm system properly to reduce false alarms.<br />

Fines can be assessed for excessive false alarms.<br />

• Do not write your alarm code/ password on or near the alarm keypad.<br />

• Put a warning sign on windows and entrances.<br />

• Make sure your alarm call back list is always up to date.<br />

A. DETERMINATION OF QUORUM AND CALL MEETING TO ORDER:<br />

With a quorum duly established, Board President, Larry Ramirez, called <strong>Cypress</strong><br />

<strong>Mill</strong> Board of Director’s meeting to order at 6:04 PM with an open prayer.<br />

B. OPEN FORUM:<br />

1) Approximately 11 homeowners were present at the Board meeting.<br />

Homeowners were concerned regarding the break-ins within the<br />

community; the Board agreed and informed residents that we as the HOA<br />

would notify residents and remind them on how to prevent the breakins<br />

within their home in the newsletter and would also discuss with the<br />

community constables about hosting a safety event for the <strong>Cypress</strong> <strong>Mill</strong><br />

HOA community. Homeowners also had a concern regarding the fence<br />

that is located along 290 and was requesting that the HOA remove back<br />

fence; the Board informed all residents that the back fence belongs to each<br />

individual homeowner and it would be their responsibility to remove at<br />

their own cost as they have no right to step on private property. The Board<br />

of directors did inform residents that we would get with the attorney to<br />

see what liability the HOA has if they take on that responsibility. Veterans<br />

Celebration was informed to all residents and invited all to attend.<br />

A. APPROVAL OF MINUTES:<br />

The Board of Directors reviewed and approved the minutes from<br />

September 28, 2016 as prepared by Management. A motion was made by<br />

Treasurer, George Rogers to approve the September 28, 2016 minutes as<br />

prepared by Management. The motion was seconded by Vice President<br />

Alan Parinello; for: 3, against: 0, Abstain: 0, Motion passed.<br />

B. FINANCIAL REPORT:<br />

Michael Crahan provided a brief overview of the September 2016<br />

financials. The Association is on budget and there are no changes need<br />

to be made. A motion was made by Treasurer George Roger to approve<br />

the August 2016 financials as prepared by the Management Company. The<br />

motion was seconded by Vice President Alan Parinello; for: 3, against: 0,<br />

Abstain: 0, Motion passed.<br />

C. NEW BUSINESS:<br />

• There was no new business to report at this time.<br />

D. OLD BUSINESS:<br />

• There was no old business to report at this time.<br />

E. Patrol Update:<br />

• There was no Patrol Update to report at this time.<br />

• PMG conducts deed restriction inspections twice a month.<br />

by Vice President Alan Parinello; passed unanimously. Meeting adjourned<br />

IMPORTANT NOTICE:<br />

<strong>Cypress</strong> <strong>Mill</strong> Park I - basketball/tennis court area - located on <strong>Cypress</strong>wood<br />

has been vandalized. One major damage is to 13 or 16 lights on poles that<br />

face basketball/tennis courts direction that have been shot out. Due to<br />

these damages and amongst others, the Board has directed the area to be<br />

locked until further notice. Currently the Board has approved the repair<br />

work and currently work is on schedule.<br />

NOTICE OF PROPOSED BUSINESS<br />

At the location of 14540 <strong>Cypress</strong>-Rosehill Rd. there is a proposed business<br />

taking place called Rosehill Beer Garden. It will inhabit food trucks, a<br />

beer garden for on-site consumption of alcohol, it will maintain port-opotty<br />

and hold live music events at this location. The <strong>Cypress</strong> <strong>Mill</strong> Board<br />

of directors were approached by residents of Queenslake to help them<br />

in the pursuit in stopping the business of breaking ground. The Board of<br />

directors were in agreement of issues of disruption and health and safety<br />

hazards for the surrounding residential properties. <strong>Cypress</strong> <strong>Mill</strong> HOA with<br />

good faith has drafted a letter of support with the Queenslake residents in<br />

hopes of halting any further action.<br />

Trash is picked up on Mondays and Thursday<br />

except for public holidays (Christmas, New Year’s<br />

As part of the partnership, the students also worked with Cy-Fair FCU<br />

to create a commercial promoting the credit union’s new virtual teller<br />

machines (VTMs). CFISD teachers Boucher, Jacob, Butch Stephens<br />

of <strong>Cypress</strong> Park, Sherry Frank of <strong>Cypress</strong> Falls and Lori Andrade of<br />

<strong>Cypress</strong> Woods assisted in the production of the commercial.<br />

Dickey made a cameo in the film as the bank manager. “Working<br />

with this amazingly talented group of storytellers at CFISD Cinema -<br />

students, teachers, credit union employees (and even a cameo by the<br />

Cy-Fair Houston Chamber of Commerce President Leslie Martone) - it<br />

is one of the most fun experiences I’ve ever had. “What they came up<br />

with is just so fun, silly and enjoyable,” Dickey said. “Everyone that has<br />

seen it has said it made them laugh out loud. The video truly exceeded<br />

our wildest expectations.”<br />

The students’ video will be unveiled at the Texas High School Shorts<br />

competition. Cy-Fair FCU’s new VTV commercial is now live on its<br />

CFISD student filmmakers and actors wrap a day of filming their short film,<br />

School Shorts competition at South by Southwest.<br />

STUDENT FINALISTS IN SXSW COMPETITION<br />

PARTNER WITH CY-FAIR FCU<br />

A film created by <strong>Cypress</strong> Ranch High School students, “Behind the<br />

Scenes,” has been selected as a finalist for the Texas High School Shorts<br />

competition of the South by Southwest (SXSW) Film Festival in Austin.<br />

The fictional dark comedy film features a unique twist on a bank<br />

robbery and was partially filmed at the Cy-Fair Federal Credit<br />

Union Jones Road location through a partnership with Cy-Fair<br />

FCU President/CEO Cameron Dickey. <strong>Cypress</strong> Ranch audio/video<br />

production (AVP) teacher Dustin Boucher worked with student<br />

filmmakers Ricky Martinez, Jake Billard, Sierra Marlborough, Blake<br />

Medlin, Paul Shank and <strong>Cypress</strong> Woods student Cami Beardmore to<br />

produce the film. <strong>Cypress</strong> Falls AVP teacher Rakesh Jacob also helped<br />

collaborate on the effort.<br />

DANCE TEAMS PARTICIPATE IN<br />

SUPER BOWL 51 HALFTIME PERFORMANCE<br />

Dance team members representing the Cy-Fair Brigade, <strong>Cypress</strong> Lakes<br />

Sterling Stars and the Jersey Village Gold Dusters participated in the<br />

Super Bowl 51 halftime performance at NRG Stadium on February 5 th .<br />

Selected groups began rehearsing for the performance in the evenings<br />

at various Houston area stadiums, including NRG stadium. In total,<br />

students attended six rehearsals leading up to the event. As part of<br />

the performance requirements, students and directors were required<br />

to sign nondisclosure statements prohibiting them from discussing<br />

or sharing information regarding the halftime performance, which<br />

featured recording artist Lady Gaga.<br />

“Besides the halftime performance, we were then asked to be among the<br />

three schools that created the pre-game visuals. Being within 100 feet of<br />

President and Mrs. Bush, the award-winning cast of Hamilton and Luke<br />

Bryan allowed our students to act out many of the life-long lessons that<br />

dance/drill team teaches: professionalism, work ethic and determination<br />

to give 100 percent at all times! I am truly grateful and thankful to our<br />

dancers and all of the time they devoted to this event, our administration<br />

for giving us tremendous support and our community for showing us how<br />

proud they are of these young ladies! This has been a dream come true!”<br />

Boy Scouts of America Troop 573 is chartered through Christ the Redeemer<br />

Catholic Church and meets every Wednesday at 7:30 PM in the Church<br />

Community Center at 11507 Huffmeister Rd. Guests are always welcome<br />

to visit and attend our Troop Meetings.<br />

The Boy Scouts of America is one of the nation’s largest and most<br />

The Northwest Flyers Track Club is now registering middle and high school<br />

athletes for the spring and summer <strong>2017</strong> season. The team is sanctioned<br />

by USA Track & Field and provides a full program of “track” events such as<br />

sprints, hurdles, middle distance, distance and relays and “field” events<br />

such as long jump, triple jump, high jump, pole vault, discus, shot put<br />

and javelin. It is an excellent “off-season” program for young athletes who<br />

compete on their middle school or high school track teams. The team, which<br />

is celebrating its 30 th anniversary season this year, was founded by Olympic<br />

gold medalist Fred Newhouse to foster the development of youth track<br />

& field in the northwest Houston area. In July 2016, the Northwest Flyers<br />

had one of its most successful competitions ever at the Junior Olympics in<br />

The sixth annual Wine Fair Cy-Fair presented by H-E-B and The Lippincott<br />

Team returns to <strong>Cypress</strong> Village Station on Saturday, April 22, <strong>2017</strong>, 5:30-<br />

8:30 PM. Kicking off Wine Fair festivities is One Fine Affair presented by<br />

Mercantil Commercebank on Thursday, <strong>March</strong> 30 th , 7-10 PM at Lindsay<br />

Lakes. The elegant theme, “Opening Night…Walk the Red Carpet,”<br />

will attract the desired audience to raise funds for a worthy benefitting<br />

FUN FAMILY EVENT BENEFITS TRAUMA VICTIMS<br />

Volunteers have been planning this year’s “Running for Hearts” annual<br />

5K Family Fun Run and Walk. This fun-filled event will take place on<br />

<strong>March</strong> 25, <strong>2017</strong> and features a timed 5K trail run, a one mile family fun<br />

walk (strollers welcome), children’s activities, local vendors and more.<br />

Participants will receive a swag bag, a race day t-shirt and are invited<br />

to an after-race celebration featuring a DJ, food and a few surprises.<br />

Prizes for participants include race winners and fund raising winners.<br />

Northside Christian Church (20250 Kuykendahl in Spring) is hosting this year’s<br />

fundraiser, with proceeds going to support Shield Bearer Counseling Centers.<br />

<strong>March</strong> 7 th - <strong>March</strong> 26 th - Houston Livestock Show & Rodeo. Rodeo has<br />

been a tradition in Houston since 1932 and the three-week extravaganza<br />

at NRG Park continues to consume the city every spring. The kickoff<br />

for the Houston Livestock Show and Rodeo is the Rodeo Parade, after<br />

trail riders ride into town and set up camp in Memorial Park. All 20<br />

championship rodeo competitions are concluded with entertainment<br />

by music superstars. It’s going to be a star-studded lineup this year at<br />

the Houston Livestock Show and Rodeo. Weekday performances start<br />

at 6:45 PM and weekend performances kick off at 3:45 PM. For more<br />

<strong>March</strong> 11 th - St. Patrick’s Day Parade Downtown Houston. The 58 th<br />

Houston St. Patrick’s Parade is at noon on Saturday, <strong>March</strong> 11 th and<br />

has always been a FREE event. The two-hour parade has historically<br />

been one of the largest in the U.S. and each year includes over 100<br />

entries to delight the Irish and Irish-at-heart. Parade starts at the Clock<br />

Tower at Minute Maid Park on Texas and goes west-bound. Download<br />

and after party location. Our history is a grand one and if you would<br />

<strong>March</strong> 11 th - Join us for Texas’ largest canoe and kayak race - the 45 th<br />

Annual Buffalo Bayou Partnership Regatta! Paddlers, ages 12 and up,<br />

are encouraged to participate in the 15-mile American Canoe Association<br />

sanctioned race along the scenic Buffalo Bayou. Whether you are<br />

entering competitively or paddling for pleasure, you won’t want to miss<br />

out on this longstanding Houston tradition! Those not wanting to paddle<br />

can cheer on racers along the race route or catch the outdoor fun at<br />

the finish line festivities at Sesquicentennial Park (500 block of Preston<br />

Street). The Buffalo Bayou Partnership Regatta is rain or shine. If cancellation<br />

does take place due to severe water or weather conditions,<br />

all entry fees will support the work of Buffalo Bayou Partnership. The<br />

<strong>March</strong> 19 th - Tour de Houston Presented by Apache Corporation. The<br />

annual bike ride offers Houstonians and visitors a unique way to view<br />

the city with routes winding through Houston’s historic neighborhoods,<br />

scenic districts and parks while raising funds for the city’s Reforest<br />

Houston program. With three ride length options, the Tour de Houston<br />

is the perfect event for leisure riders or cycling enthusiasts. In addition,<br />

it is a BP MS 150 recommended training ride. Riders will start and end at<br />

City Hall located at 901 Bagby. This event begins and ends in Hermann<br />

Square at City Hall. Riders and volunteers will enjoy a post-ride party.<br />

<strong>March</strong> 24 th - 26 th - <strong>2017</strong> Bassmaster Classic & Expo. In conjunction with<br />

the Bassmaster Classic in Lake Conroe there will also be an Expo at the<br />

George R. Brown Convention Center in Houston, TX. The classic will start<br />

off with takeoff beginning each day at Lake Conroe Park at a time to<br />

be announced soon. There will be off-site parking and shuttles for fans<br />

at the George R. Brown Convention Center, while Weigh-Ins, will take<br />

GARDENING TIPS FOR MARCH<br />

VEGETABLES<br />

• Plant vegetables such as tomatoes, sweet corn and snap beans and pepper, as<br />

well as cucumbers, lima or butter beans, cantaloupe, okra (if the soil has warmed<br />

sufficiently - 70 degrees F. or higher), southern peas, pumpkin, squash, peanuts and<br />

watermelon.<br />

LAWN<br />

• Re-sod or replant as needed with turfgrasses adapted to this part of Texas and<br />

suited to the planting location (shade or sun).<br />

• When resodding semi-shaded areas with St. Augustine, use ONLY the variety<br />

Floratam for best pest resistance. See www.plantanswers.com/grass.htm.<br />

TREES AND SHRUBS<br />

• Plant container-grown trees and shrubs as soon as possible. In shady areas, where<br />

grass is difficult to grow, consider planting a dependable groundcover such as<br />

English ivy, Asian jasmine, vinca or one of the prostrate junipers.<br />

• Prune spring flowering and evergreen shrubs during early <strong>March</strong>. However, be sure<br />

to prune spring flowering shrubs after they have bloomed.<br />

• Fertilize with a pre-plant application of a slow-release fertilizer analysis such as 19 -<br />

5 - 9 at the rate of 3 pounds per 100 square feet of garden planting area. Early <strong>March</strong><br />

is the ideal time to fertilize landscape plants because you give them food just before<br />

the spring growing season starts.<br />

BANANA CREAM PIE MADE EASY<br />

You could make this on National Banana Cream Pie Day <strong>March</strong> 2 nd !<br />

INGREDIENTS:<br />

3 cups heavy cream<br />

1/2 cup crushed ice<br />

1 (3.5 ounce) package instant banana pudding mix<br />

1 (3.4 ounce) package instant vanilla pudding mix<br />

3 bananas, sliced<br />

1 (9 inch) pie shell, baked<br />

1 cup heavy cream<br />

DIRECTIONS:<br />

Using an electric mixer, whip 3 cups heavy cream on low speed until it starts to<br />

thicken. Add crushed ice and continue to whip another 4 minutes. Increase speed and<br />

add vanilla and banana pudding mixes, whipping until pudding mixes are blended<br />

fully with the cream and the mixture thickens. Increase speed to high and beat until<br />

mixture is stiff.<br />

Line the bottom and half way up the sides of pie crust with banana slices.<br />

Cover bananas with half of the banana cream mixture and top completely<br />

with banana slices. Top with the remaining banana cream mixture. In a small<br />

bowl, whip 1 cup cream until stiff peaks form. Using a pastry bag, pipe cream<br />

onto top of pie, covering completely. Refrigerate 1 hour before serving.<br />

HONEY CHICKEN KABOBS<br />

You could make this on National Something on a Stick Day <strong>March</strong> 28 th !<br />

INGREDIENTS:<br />

1/4 cup vegetable oil<br />

1/3 cup honey<br />

1/3 cup soy sauce<br />

1/4 teaspoon ground black pepper<br />

8 skinless, boneless chicken breast halves - cut into 1 inch cubes<br />

2 cloves garlic<br />

5 small onions, cut into 2 inch pieces<br />

2 red bell peppers, cut into 2 inch pieces<br />

skewers<br />

DIRECTIONS:<br />

In a large bowl, whisk together oil, honey, soy sauce and pepper. Before adding chicken,<br />

reserve a small amount of marinade to brush onto kabobs while cooking. Place the<br />

chicken, garlic, onions and peppers in the bowl and marinate in the refrigerator at least<br />

2 hours (the longer the better).<br />

Preheat the grill for high heat. Drain marinade from the chicken and vegetables and<br />

discard marinade. Thread chicken and vegetables alternately onto the skewers. Lightly<br />

oil the grill grate. Place the skewers on the grill. Cook for 12 to 15 minutes, until chicken<br />

juices run clear. Turn and brush with reserved marinade frequently. Source: allrecipes.com<br />
