MESSAGE FROM CEO 

Dear All, 

Happy New Year to you all! 

2016 has been an excellent year for Eltizam Group and our subsidiary companies. We have increased revenues by over 

50%, we commenced operations in Dubai and created the largest privately owned community management company in 

the UAE. We have also secured various FM contracts outside of our shareholders estate, mobilized 5 new towers in City 

of Lights on Reem Island and now have a healthy portfolio of clients for our entities to target new and organic business 

growth. Coupled with this has been the opening of both Three60 Leisure and Three60 Energy as legal entities and very 

shortly Remax 360 will be a separate legal entity as well. 

To continue to grow our business will always be a key goal for us but just as important is to maintain the highest levels 

of service to our existing clients and customers. 2017 will be about continued growth, Middle P & L Management, our 

development as an organization in the UAE and wider afield and about our standards of service. We must not forget that 

customer service is at the base of everything we do and everything we stand for. We embarked on this journey to create 

a company that was capable of managing multiple clients across multiple assets whilst achieving a standard of 

professionalism and service that would be our unique selling point and that most, if not all, stand alone FM or real estate 

companies could not match. 

Our model is now achieving the kind of market and customer perception that we first envisaged. New clients are joining 

us every week and now the retention of those clients and customers is very important to our future. I believe in every 

person who works for Eltizam and our entities. I believe that our future is strong, our management team is ambitious and 

our employee base is professional and very well trained. 

Eltizam Group is committed to the future growth of each one of our subsidiary companies and our employees, we will 

shortly be moving into new offices in both Dubai and Abu Dhabi demonstrating this commitment to our employees and

CITYSCAPE 

GLOBAL 2016 

Eltizam Asset Management Group successfully 

participated in CityScape Global 2016 which was 

held from 6th – 8th September 2016 at Dubai 

World Trade Centre (DWTC). 

This yearly exhibition is a key event during which 

real estate professionals gather to share thoughts 

and ideas and to drive the growth in the real estate 

market around the world. 

By this participation, we were able to meet our 

objectives which were: 

Reaffirming our presence as a competitive 

player in the real estate market. 

Supporting the brand awareness and 

selling the services of all Eltizam entities. 

Networking and establishing business 

relations to generate leads during and 

after the exhibition. 

We are looking forward to participating at CityScape

At Eltizam Group, we truly believe in the importance of 

leadership and the continuous development of our 

exceptional leaders as it enables them to boost their

problems, enhance decision-making skills, brainstorm

With the guidance and support from the Group’s top 

management, the “Eltizam Group Leadership 

Workshop 2016” was held successfully for its second 

year on the 13th December 2016 in the presence of over 

60 of our exceptional leaders in the Group. 

During the event, there were presentations from our 

senior management highlighting the strategies, 

leadership values and traits that we expect from our 

leaders. In addition, the main highlights and major 

achievements of the year 2016 were presented as well 

as setting the goals and objectives for 2017.

NATIONAL DAY 

CELEBRATION 

On the 29th November 2016, we were very happy to 

participate in a great display of national spirit 

during the UAE 45th National Day Celebration. 

Thousands of residents were brought together as 

they took to the Sea Walk Area in Marina Square, 

Reem Island to enjoy the event.

In co-sponsorship with Tamouh, Abu Dhabi National 

Takaful, Reportage Real Estate, and Three60 Leisure, 

the event showcased an array of traditional and 

cultural activities in tribute to the Union. Members of 

Zayed Higher Organization for Humanitarian Care and 

Special Needs were also invited to join the festivities. 

The day-long celebration was filled with lively 

performances by musicians, drummers and ayalla 

dancers, as guests were invited to immerse 

themselves in Emirati culture and traditions; a falconer 

and camel were also on site for guests to grab the 

perfect photo opportunity. 

This successful event was organized by Three60 

Leisure, a premier provider of innovative community

TRAINING PROGRAM 

As part of our aim to support the continuous 

improvement of our employees, the HR & Admin 

Department has conducted during the year 2016 a 

number of effective training programs that covered 

many of our departments’ requirements. The total 

number of employees that attended training was 

350+ and there will be plans in 2017 to continue 

providing more training programs to our employees 

in the different organizational levels.

MESSAGE FROM THE GENERAL MANAGER (THREE60 COMPANIES) 

Dear All, 

I would like to take this opportunity to wish you all a very Happy New Year, which brings health, happiness and success in 2017. 

Reflecting on 2016, it was a busy year with exciting growth and change as we watched the Three60 group of companies 

mature on all fronts. There were certainly a few challenges along the way but the successes far outweighed the obstacles and 

we made an impact, that was noticed. People now know who Three60 is and know we are here to stay. 

Building on the previous years’ successes, 2017 will be an exciting year for us as we progress with our plan to be recognised 

as the Number 1. Community Management company in the region. This year will be focussed on Customer Happiness 

(satisfaction), expanding our service offering and making sure all the Group Companies are well stablished in Dubai in addition 

to other parts of the UAE. 

The 2017 key areas of focus will be, Innovation, Communication, Commerciality (Cash) and honing our Service(s) to be 

industry leading. 

In the coming months, we will be moving to new premises for both Dubai and Abu Dhabi operations. Dubai Head Quarters will 

deliver a vibrant productive atmosphere and is in a prominent Sheikh Zayed Road location, whilst the City of Lights will see a 

centralised Three60 office that will house the Community Team, Leisure and Energy within the upcoming master community. 

2017 will further see REMAX, Leisure and Energy branches officially activated into Dubai and the UAE. 

In line with the customer happiness focus, we will be rolling out the Happy, Lean, Safe & Green Initiative. This exciting initiative 

will encompass IT innovations we have been working on which will include web based interactivity and e-services, a 

centralised single finance platform and more proficient support services delivering cost reductions. An effective 

communication plan will make sure we are more interactive and responsive to our customers and see a greater presence in the 

market through professional white paper releases and regular market condition reporting; supported by public appearances 

to discuss our respective market expertise. A greater focus on emergency response and fire safety along with activating 

energy savings across the portfolio will be being delivered. REMAX and Leisure have a large part to play in the 2017 success 

of the initiative with strategic approach to delivering services across the portfolio whereby there is a clear benefit to our 

customer both financially and professionally through revenue generating practices and leading service offerings.

DRILLS AT

evacuation drills have been successfully conducted in all the

Three60 Leisure Updates 

2016 WORLD RAFTING 

CHAMPIONSHIP 

Three60 Leisure was very proud to co-organize the 

2016 World Rafting Championship at Wadi Adventure – 

Al Ain. 

The first UAE outing of WRC ran from November 1st to 

November 5th 2016 under the patronage of H.H. Sheikh 

Nahyan bin Zayed Al Nahyan, Chairman of the Abu 

Dhabi Sports Council. A total of 85 teams from 28 

countries competed in the Sprint, Head-to-Head, Slalom 

and Downriver disciplines of the R4 (four-man) -class 

tournament. Brazil and Great Britain emerged as the 

overall winners, while the UAE National Rafting Team 

delighted local spectators with its tournament debut. 

This international event was another success added to 

the portfolio of Three60 Leisure in managing high end 

sports events. 

Residents at the Marina Square Community have 

enjoyed the Christmas and the New Year Event 

which was held on the 23rd December 2016. The 

event was filled with live entertainment where 

many residents shared their talents on stage. 

There were also the Christmas market, face 

painting, giveaways and others. 

DIABETES AWARENESS 

CAMPAIGN 

As our aim is to promote a healthier lifestyle in the 

community, Three60 Leisure has arranged another 

health awareness event in coordination with Al Noor 

Hospitals Group. Various free check-ups were 

conducted for our residents in this event including 

blood sugar test, blood pressure test, BMI test, free 

consultations and several free giveaways

How would you describe your management style?

Can you share with us a brief description of your 

career history. 

I started my career as a Planning Engineer in Dubai 

Ports Authority for almost 7 years and after that I 

joined Idama Facilities Management in 2005 as 

Technical Manager. That’s where I moved into 

different roles within the organization and gained 

various experiences. 

In my next role, I was responsible for managing 

Ejadah (Abu Dhabi branch) for a year. 

Can you tell us what your impression of Tafawuq 

was before you joined? 

In fact, I did not know much information about 

Tafawuq, however, after joining have realized and 

observed the exponential growth that the 

organization is going through from looking at 

where it started and where it is heading all well as 

all the achievements that happened so far. 

What made you decide to join Tafawuq?

I was amazed with the ambitious business plan of 

Eltizam & the exponential growth which brings in 

new interesting challenges. That was what made 

me decide without hesitation to join and make even 

a better difference. 

How will you implement change? 

6 I will be implementing the changes by setting clear 

objectives as well as establishing effective processes. 

Communication is also an important key to success 

and finally I believe that team work makes the 

impossible possible. 

What do you hope to achieve in this new role? 

7 In this new challenge, my target is to get Tafawuq 

to be the leading Facility Management Company in 

the region.

TAFAWUQ’S 

EXPANSION 

TO DUBAI 

Tafawuq Facility Management is pleased to announce that they have 

begun their operations in Dubai. 

This has been part of the strategy together with the move of Three60 

Communities entering Dubai’s Market. Tafawuq has successfully 

mobilized three different contracts running the breadth of Dubai 

geographically. Tafawuq FM has also bid for over 20 different 

opportunities within Dubai many of which are in the final negotiation 

stage so we look forward to Dubai becoming another major hub 

within UAE. 

MOBILIZING PALACE 

IN DUBAI AND AL AIN 

During 4th Quarter of 2016, Tafawuq Facilities 

Management has expanded their scope with the 

UAE Government by mobilizing confidential sites in 

Al Ain, Dubai and Abu Dhabi. 

This is further reassurance of the reputation that 

Tafawuq has gained in the market that we are being 

entrusted with such sensitive high profile projects. 

IN- HOUSE 

CLEANING SERVICES 

As part of Tafawuq’s strategy to provide the majority of 

services in-house in order to have more control of the 

service quality as well as the cost base of our operational 

delivery, Tafawuq successfully brought the cleaning 

services in-house during November 2016. This was a huge 

exercise undertaken by the HR Department, the 

Procurement Department and the operational team with 

Mr. Tony Daley leading the project and we are pleased to 

announce that over 100 cleaners have joined the company.

safety behavior. 

No-one wants to have an accident but unfortunately they do occur, usually as part of a failure in the system, human behavior 

or negligence. The HSE work hard to identify hazards and risks and ensure that you have all the information, equipment and 

training necessary to minimize the chance of you or others having an accident. However, despite this we had 6 lost time 

accidents in both 2015 and 2016. We collate a lot of data throughout the year and create many comparison graphs. One of 

these is the Cummulative Severity Rate. This CSR is calculated using the total amount of man days lost due to accidents for 

the year and the total amount of man hours worked during the year. As can be seen from the graph the accidents in 2015 were 

of a more serious nature and resulted in longer time off work for the injured parties. In 2016 the accidents that occurred were 

significantly less severe which shows that although we had the same amount of accidents they were of a more minor nature. 

During 2017 we will continue to promote the need to reduce the amount of accidents that occur, look for how you can be hurt 

but ultimately it is up to every member of staff to ensure that you work safely, sensibly and give consideration to how you, or 

others could be hurt.
