Pool registration
Registration for the 2017 pool season will be held at the pool from
on Saturday, May 20 th , 10 AM-2 PM. You must have a pool card to
enter the pool area. If you are new to the subdivision and don’t have
a card, bring proof of ownership (driver’s license with home address,
electric bill, etc.) to receive your card. If you rent your home, the
owner/landlord must apply for the card. If you have any outstanding
violations or have not paid your annual dues, you are not allowed in
the pool until these are cleared up.
Pool cards
Sydney Harbour uses electronic cards to admit you to the pool. You
must be in good standing with the HOA to have an active pool card.
DO NOT lend your card to anyone! If the HOA finds out, YOU can lose
your pool privileges!
You are allowed to bring 2 guests per family with you to the pool.
Please be considerate and compliant so other homeowners have a
place to sit.
If there is a problem with your pool card, please call Sussan at 832-600-
PREPAYMENT OF ASSESSMENTS
Do you hate when January 1 st comes around each year and you have to
pay your annual assessments? Montage Community Services encourages
homeowners to pre-pay their next year’s assessments throughout the
year to help make it easier come January 1 st . There are no fees for this
and you can set your own terms for prepayment. All you need to do is
log on to https://newfirstpayments.com/link/montage. You will need the
association ID, which is SHC and your account number. If you use the pay
by check option, there are no charges for the bank. Or you can mail a check
to Sydney Harbour, C/O Montage Community Services, 24200 Southwest
Freeway Suite 402-260, Rosenberg TX 77471.
HOA FEES
Sydney Harbour is a beautiful place to live! We are a rare neighborhood that
actually has access to our waterways. We are indeed a resort community
and the cost of maintaining our neighborhood is high. All homeowners in
Sydney Harbour are contracted to pay annual HOA fees. These fees are
used to make any and all improvements that you see.
Non-payment of HOA fees is a serious offense, which can resort in
foreclosure of your property. It is also very costly for the homeowner
involved. It is not the desire of the HOA Board of Directors or our
management company to foreclose on any property. We understand that
hardships come. We are very willing to work to set up a payment plan for
those who need assistance.
The first step we take in the collection of yearly fees is to send out a “209”
letter. When you receive one of these letters, your fees have already gone
up because interest and the cost of letter is being added to your balance.
The second step will be a letter from our attorneys. At this point more
interest is accrued and attorney fees are added.
Step three is a certified letter delivered by a Constable. Again, interest,
attorney fees and now law enforcement fees are added to your balance.
Our last recourse in the collection process is to file for foreclosure on your
property.
We encourage those who need assistance to let us work with you. We will
be happy to discuss a payment plan to suit your needs. Thank you for
making Sydney Harbour such a special place to live.
This is an added service to help better manage our community.
ROUND-A-BOUTS
SIMPLE RULES FOR
USING A ROUNDABOUT
The problem with round-a-bouts is a total lack of
understanding for most of us American drivers.
When approaching a yield sign, there are only
three very simple rules to consider.
1. The automobile already inside the intersection
(or circle) has the right-of-way.
2. The automobile reaching the yield sign first has the right to enter the
intersection (or circle).
3. When two or more vehicles approach a round-a-bout at the same time,
you must give way to the vehicle on the left. Otherwise, it is first come-first
serve.
APPROVAL PROCESS FOR EXTERIOR IMPROVEMENT/
MODIFICATION APPLICATIONS IN SYDNEY HARBOUR
With the arrival of spring, homeowners interested in spending more time
outdoors will want to make improvements and/or modifications to their
exterior property. The HOA Architectural Control Committee is responsible
for reviewing and approving all applications before these changes are
made.
A quick review of the steps involved in submitting an application is as
follows:
1. Log In to the Sydney Harbour HOA website at http://sydneyharbourhoa.
org/sl_login.php using your “User Name” and Password.”
2. On the “HOME” page, select “Architectural Control” under the
“Welcome” list to read a description of the application approval process.
Sydney Harbour | May 2017 5

3. Next select “Governing Documents” under the “Members” list to see a
list of applicable documents.
4. Next select “Architectural Guidelines/Improvement” to read a one-page
instruction letter and a two-page list of instructions for completing an
application.
5. Return to the “Governing Documents” page and select “Architectural
Guidelines Change Form” to find a blank form that can be completed
with appropriate information and submitted along with any other
required information required by the instruction letter and instruction
list. Completed applications are be mailed or emailed to the appropriate
address provided in the instruction letter.
Please note that the “Governing Documents” page has several other
documents to assist in an understanding of and reasons for the application
approval process.
DUCKS
The shooting of Mallards in our lakes is prohibited by law and can cost you
from $25 to $500. If the ducks are being a nuisance, scare them away with
noise! DO NOT use a pellet gun or firearm!
BACKYARD
ADDRESSES
We have over 500
homes in Sydney
Harbour. Most HOA
neighborhoods
inspect front yards
for deed restriction
violations. In our
neighborhood, we
do both the front
and backyards.
These inspections
can be daunting for
our management
company because we do not have visible street addresses on the back of
our properties.
We are asking for volunteers willing to put their house numbers on their
back docks. If you do not have a dock and wish to put your number, you
can stencil it on the bulkhead.
GET READY FOR ISLAND TIME (ADULTS ONLY)
ACTS OF WISDOM GOLF TOURNAMENT
Friday, May 12, 2017, 1:30 PM
Houston National Golf Course,
16500 Houston National Blvd, Houston, TX 77095
Join Us for a day of FUN, FOOD and GOLF benefiting ACTS of Wisdom, a faith-based, non-profit
organization that seeks to provide quality education to children in rural Africa.
Cost: $115 Free range balls, cart, green fees, two drinks on course, tournament prize and dinner.
(If you do not have a foursome, we will pair you with others.)
All proceeds benefit Acts of Wisdom and help to expand our presence in rural Africa to help give
more children the materials they need for school. For a registration form or to be a sponsor at
any level, please go to actsofwisdom.com.
ACTS of Wisdom grew out of founder Pastor Brad Otto’s experiences in Ethiopia and the Book
of Acts where an Ethiopian Eunuch asks the Apostle Philip about Jesus. Philip is stunned that
he doesn’t know, to which the eunuch replies, “No one has ever taught me.” Part of the cycle of
poverty is not having access to quality education or having inadequate supplies for education.
145 million children in the world do not have access to education, yet children still dream of
becoming doctors, lawyers and teachers. At ACTS of Wisdom we believe every child, everywhere,
should have access to education and to teachers willing to take time to teach them. Our hope is
that through bettering the education opportunities of children, we might be able to help end the
cycle of poverty and begin to have peace in our world.
NATIONAL BROWN-BAG IT DAY
Happy National Brown-Bag-It Day! That’s right, May
25th is the day to celebrate the good old art of bringing
your lunch from home. While checking out new
places to eat by your office can be fun and sometimes
grabbing a sandwich from the local deli feels like
the easiest thing to do, packing your own lunch is a
much healthier and less expensive choice. Even those
healthy-seeming salads from the local cafe can hide
some not-so-nutritious ingredients.
Packing your own lunch for work may be more time
consuming (although how long do you spend waiting
in line at the sandwich shop?), but with some simple
planning and a weekend trip to the grocery store, it
can become an easy part of your routine. To help you
on your way to a healthier lunchtime habit, we’ve
created five easy lunch options for every day of the
work week. With each bite, you’ll feed your body, calm
your mind and rejuvenate for your afternoon!
Brown Bag #1: Kale salad with radish greens and zesty
lemon dressing
After you’ve made it through your hectic Monday
morning, treat yourself to this filling salad. Kale is
an antioxidant-packed superfood that will help you
detox from any weekend revelry, leaving your immune
system recharged for the week ahead, while vitamin
C-dense radish leaves rev up your immune system. This
zesty lemon shallot dressing adds some inflammatory
action for a revitalizing and nutritious lunch.
Brown Bag #2: Avocado on toast with seaweed chips
Spread some hummus on whole wheat or glutenfree
toast, then add a few slices of nutrient-packed
avocado. Sprinkle with sea salt, pepper and a dash of
cayenne for a spicy metabolism boost. This goes great
with fiber- and protein-rich seaweed chips.
Source: Wellness Today
Brown Bag #3: Fruit salad with a side of mixed nuts
For a middle-of-the-week energy boost, try
this lunch of fruits and nuts. Choose immunityboosting
citrus, fiber-filled apples, potassiumpacked
bananas or antioxidant-dense berries. The
natural sugars of the fruits will give you a steady
energy boost. Go nuts with your nuts! Walnuts are
filled with omega-3’s and antioxidants; almonds
pack vitamin E, folic acid and tons of other vitamins
and minerals; pistachios are high in fiber; cashews
have bone-building magnesium; pecans can help
ward off heart disease; Brazil nuts are bursting with
selenium - and they’ll all give you enough protein
to power through the afternoon.
Brown Bag #4: Tomato-hummus sandwich paired
with apple slices and almond butter
This veggie sandwich swaps out the meat for a
thick slice of heart-healthy tomato. Add a few slices
of red or white onion and place between two slices
of whole wheat or gluten-free bread, evenly spread
with hummus. Add hunger-satisfying apple slices
and protein-rich almond butter for a sweet side.
Brown Bag #5: Cucumber, kale and walnut salad
with a side of dark chocolate
This salad is a great way to use up any leftover kale
before the weekend. For one more salad before
happy hour descends, add cucumber, walnut
and strawberries to your leafy greens for a fruity,
crunchy tang. Finish with several pieces of dark
chocolate, which are great for a quick energy and
mood boost. After a long week, you deserve a treat.
FOSTER CHILDREN:
PREPARATION FOR ADULT LIVING (PAL)
When foster children reach age 18, they are considered independent.
That’s difficult for kids who have been wards of the state, with necessities
arranged by caseworkers with state funds. Now they’ll have to figure out
how to organize themselves and make their money last a whole month.
Fortunately, Child protective Services offers them a program to help
prepare for independence: Preparation for Adult Living (PAL). The year-long
course culminates in an all-day workshop hosted by the National Council
for Jewish Women (NCJW). The course is held at Junior Achievement’s
BizTown, using computer kiosks sponsored by local businesses.
Want to help with PAL or other NCJW programs that help change lives
with hands-on community service? Contact info@ncjwhouston.org or see
MAY GARDENING TIPS
Warm weather means our gardens and landscapes are growing fast. Here
are some tasks to keep your landscape beautiful and productive:
Flowers: Time to plant summer blooming perennials and annuals including
plumbago, zinnias, angelonia, purslane, lobularia, sunflowers, yellow bells,
pride of Barbados, duranta and bat-faced cuphea.
Vegetables: May is a great time to plant, from seed or nursery plants, okra,
sweet potatoes, cucumbers, winter squash, pumpkins, basil, peppers,
lima beans, eggplant, garlic chives and Malabar greens. If you don’t want
to dedicate an area of your yard, consider planting here and there in your
flowerbeds. Edible landscaping is a popular new trend!
Lawns: Water 1/2 to 1” of irrigation per week. A rain gauge or straight sided
container (such as a tuna fish can) will help you know how long to run your
irrigation system to apply 1/2”.
Weeding: Hand pull or hoe weeds while they are still young or better yet,
maintain a 3” layer of mulch in all vegetable and flowerbeds to deter weeds
from getting a start.
Pruning: Remove spent blooms on spring and summer annuals to promote
new blooms.
Fertilizing: Fertilize flowerbeds and vegetable gardens w/slow release
organic fertilizer.
Water: Deep soakings between rain events is better than frequent light
sprinkling.
Birds: Spring migration continues until mid-May. Clean bird feeders!
Replace water in bird baths to avoid creating mosquito breeding spots.
