communications require your Email address to respond. There are other<br />

documents that go out to you prior to each monthly meeting to keep you<br />

up on what we will be discussing. Texas law leaves the responsibility of<br />

correct Email addresses to the homeowner. Please contact FirstService to<br />

convenience and a wealth of online services with access to important<br />

We understand there are times when contacting someone or getting a<br />

response is difficult. If its not an emergency, please bring it to the Board<br />

meeting. Don’t let issues loiter and become bigger than need be.<br />

GARAGE SALES<br />

The Board of Directors sincerely hopes you have successful sales days.<br />

Although the deed restrictions don’t encourage sporadic or impromptu<br />

sales by individuals, your neighbors gladly accept and understand the<br />

need to clear things out of the house and garage. Just remember to pick<br />

up after yourselves. Signs cannot be left lying around. Definitely not on<br />

street signs, mail boxes, etc.<br />

HEY NEIGHBOR…<br />

We live in an HOA. Whether we all agree with the deed restrictions and<br />

covenants or not, that is the case.<br />

Becoming members of the association, owners became responsible<br />

for the upkeep on their properties, agreeing to follow the guidelines of<br />

landscaping, paint, fences and most importantly being a good neighbor.<br />

Maintaining the properties, not making changes without approval. You<br />

need to replace a fence, do it, but do it as an exact replacement. Not taller,<br />

shorter, different style. The idea is that the community looks good, is<br />

appealing to new buyers, good neighbors, etc.<br />

• Vehicle storage is not allowed on your lot, please have current registration<br />

stickers on all your vehicles. They are supposed to be drivable. Covering<br />

with tarps won’t help! Those parked in the driveway are an HOA offense,<br />

those in the street are a county offense and will be reported to the<br />

Constable.<br />

• Inspect your fence for any missing or damaged fence pickets.<br />

• Trashcans are not to be visible from the street and out only on garbage<br />

pickup days.<br />

Whether at a Board meeting, email, phone or one-on-one conversations,<br />

there are a number of requests and complaints that come from the<br />

neighborhood residents, both members and non-members alike. Most of<br />

these can be summed up into ‘Just be a good neighbor.’<br />

• Keep down the noise! Barking Dogs, loud music.<br />

• Dogs are great! Owners, so-so.<br />

Bucees has great signs ‘Your dog did his duty, now you do yours.’ ”Did<br />

your dog leave something behind?’ Walk your dog, respect other folk’s<br />

yards, clean up the mess.<br />

• Speaking of yards, clean them up. Plant new, remove old. Mow as needed<br />

to keep the neighborhood looking well kept and desirable to live in.<br />

• Power wash that mildew off your house.<br />

BOARD OF DIRECTORS MEETINGS<br />

The Board of Directors meet on a monthly basis and residents are<br />

welcome and encouraged to attend. The Board meets at the Cypress<br />

Crossroads Church, 15751 Cypress Rosehill Rd. on the first Monday of the<br />

month, however reschedule dates and locations sometimes occur due to<br />

scheduling conflicts. If the first Monday is a holiday then the meeting is<br />

com. The minutes of the meetings, as well as governing documents, forms,<br />

community events, etc. can be found on the website for homeowner review<br />

ARCHITECTURAL CONTROL COMMITTEE<br />

So you’d like to build an igloo? Or paint your house red and blue to pay<br />

tribute to your favorite sports team? These are easily identified as requests<br />

that would not be allowed in our neighborhood. But what are the kinds<br />

of things for which you need to submit a request for approval to the<br />

HOA? Basically, if you are making a change to your home or yard, you are<br />

required to submit a request. Some common requests are:<br />

• Installing a pool<br />

• Replacing windows, doors or shutters<br />

• Building a covered patio<br />

• Installing a storage unit<br />

• Installing an irrigation system<br />

• Replacing your roof<br />

• Painting your home/trim<br />

• Removing/replacing the trees in your front yard<br />

REPLACING YOUR FENCE. This one is a little more complex. If you are<br />

replacing your fence with EXACTLY the same fence (in the same place<br />

with the same size boards and the same pattern), then you don’t need<br />

HOA approval. However, if you are CHANGING anything - the pattern of<br />

the fence (including installing rot board at the bottom), moving it, adding<br />

a gate or changing the material of your fence, then you need approval of<br />

the HOA.<br />

Keep in mind that approval may take up to 30 days - plan ahead! Submit<br />

your application early, so that your project is not delayed. The ACC<br />

committee is made up of volunteers and our goal is to provide a beautiful<br />

and consistent look to our neighborhood.<br />

Whether you’re a home owner and therefore a member of the Association<br />

or a renter, the deed restrictions of <strong>Lakeside</strong> apply to you. We all want our<br />

neighborhood to look good, feel like home and keep up the value of our<br />

properties. Many of us moved here to get out of the city and city-like areas<br />

that aren’t quite up to the standards we want to set for our families and<br />

kids. We need to keep it that way!<br />
