For
Sale
As the real estate market
has got hot and hotter I have
been meeting with more and
more potential sellers. I have
been asked a million different
questions about the market,
my company and myself. I am
happy to answer all questions and
thought I would put together a
list of many of the most common
ones, and the ones that potential
sellers should be asking me.
How long have you been in
real estate? There are thousands
of new real estate agents every
year. Most do little or no
business. Which leads me to the
next question…Do you really
want to an inexperienced agent
to sell your most valuable asset?
My answer would be no.
Are you full-time or parttime?
Most real estate agents
aren’t making a living at selling
real estate. My unscientific
estimate is that well over half are
part time. This doesn’t make a
part time agent a bad choice but
it should make you wonder if they
are 100% committed to selling
you home. I ‘m not saying they
will ignore calls regarding your
home, but do they have another
job that gets in the way of selling
your home? I would want a
dedicated full time REALTOR®
to handle the sale of my home or
purchase of my new home. It is
virtually impossible to do this job
on a part time basis…just ask my
wife and kids.
How many homes have you
sold? Experience in this industry
matters. There are literally
hundreds of issues that can come
up before you find a buyer, after
you are under agreement, or on
the way to a closing. Does your
agent know what to do? Do you
want to list your home with an
agent who hasn’t seen some of
these issues previously? A good
agent will put out fires behind
the scenes that nobody will ever
know about.
How many have homes have
you sold in my town in the last
12 months? Have you been
active selling real estate locally?
You need someone who has been
active in your town and up to date
on the local real estate market,
What web sites will my home
be featured on? Your agent
should be able to give you a list of
all the web sites your home will be
on. If it isn’t on the major ones
like Zillow, Trulia or Realtor.com
ask why not.
What other marketing are you
doing? Have your agent tell you
exactly how they want to market
and present your home.
Will you show my home
personally or just send buyers
over? Lock boxes where buyer’s
agents can bring buyers to your
home without the listing agent
attending and are standard with
some real estate agencies. Not
sure about you Mr. & Mrs. Seller
but I would want the agent I will
be paying to be there to answer
any of the buyer’s questions. This
is one reason why we accompany
all showings.
Will you provide me with
updates and feedback on
showings? You should hear from
your agent on a regular basis even
if there is little activity on the
listing. You should also hear from
your agent on why your home
didn’t appeal to the buyers that
came through the other day. It
happens; you should understand
why someone didn’t like your
home so maybe it can be fixed.
Will you provide references
that I can contact? An
experienced REALTOR® can
provide you with references
that are willing to answer your
questions.
Are you a real estate agent
or a REALTOR®? What is the
difference you ask? I have used
the term “agent” throughout this
article as not every real estate
agent is a REALTOR®. There are
differences between REALTORS®
and real estate agents. Although
both are licensed to sell real
estate, the main difference
between a real estate agent and
a REALTOR® is a REALTOR®
is a member of the National
Association of REALTORS® and
a REALTOR® must subscribe to
of your life. It’s easy to find
a REALTOR® with shiny
brochures, terrific sales pitch
and one willing to tell you that
your home is worth 20% more
your questions honestly; before,
during and even after the sale.
