“We have lived here in <strong>Cypress</strong> area since July 2013. We like living in this<br />
area because it’s where we built our first home and we have family nearby.<br />
Also because everything is nearby and has had many new developments<br />
like Boardwalk, beautiful parks, great schools, restaurants, stores, etc. The<br />
area means a lot to us because we come to see how communities come<br />
together to help and support neighbors in times of need. We have also<br />
meet great neighbors that have become great friends.”<br />
Long Awaited Spring<br />
Their favorite spring time tradition as a family is picking out their cowboy and cowgirl<br />
wear for Rodeo Day, and then head down to NRG to enjoy the Rodeo food and<br />
concerts. Of course, the kids have a blast at the carnival!<br />
The Easter Bunny is Coming to Town: “For Easter each year as a family, we like to go<br />
to brunch together, followed by Easter church service and we like to host a BBQ with<br />
close friends and family. Our Easter tradition is an Easter egg hunt for kids, we always<br />
make baskets for our kids filled with their favorite goodies, and bake and decorate an<br />
Easter theme cake.”<br />
And he’s good to me: The kids’ Easter baskets and usually filled with toys, candies,<br />
shirts and each kid’s favorite goodies based on their favorite character or hobby.<br />
What’s it all about: To this family, the true meaning of Easter is the “religious<br />
celebration celebrating the resurrection of Jesus. Also a time to get together with close<br />
family and friends and spend quality time together.”<br />
Heart to Heart<br />
“One of our biggest challenges was learning that not<br />
everyone is as understanding towards special needs and<br />
some lack knowledge to Autism. We went from having<br />
such hard times making a grocery trip or taking my kids<br />
to a playground because some would look at my son as<br />
their definition of normal and due to his sensory overload<br />
moments adults would stare or make rude comments<br />
when he would stim or have a moment. Children around<br />
him always seem to be much more understanding than<br />
adults, but we have come such a long way from letting<br />
that turn into fear to be out in public to not letting that<br />
stop us and my children from enjoying life and all the<br />
beautiful things life has for them to explore. Now we<br />
enjoy the outdoors more, explore new places and travel<br />
more.”<br />

Minutes of Board of Directors Meeting, January 24, <strong>2018</strong><br />
CALL TO ORDER<br />
The Board of Directors meeting of the <strong>Cypress</strong> <strong>Mill</strong> Homeowners Association<br />
Inc. was held on January 24, <strong>2018</strong> at <strong>Cypress</strong> <strong>Mill</strong> Recreation Center, 14710<br />
<strong>Mill</strong>s Park Lane, <strong>Cypress</strong>, Texas. Those in attendance were Larry Ramirez,<br />
Beverly McGaughey and George Rogers. Emma Deatherage and Angela<br />
Rivera were also in attendance (representing Principal Management<br />
Group). With a quorum duly established, Larry Ramirez, called <strong>Cypress</strong> <strong>Mill</strong><br />
Board of Director’s meeting to order at 6 PM with an open prayer.<br />
CONTRACTOR FORUM<br />
Dunrite Construction, Robert reported the status of the power washing<br />
and fence repairs. There are currently 2 areas needed painting and some<br />
minor repairs. The project will be completed in a 2 weeks.<br />
APPROVAL OF MINUTES<br />
The Board approved the Board of Directors Meeting Minutes of the October<br />
27, 2017 were reviewed, discussed and approved.<br />
TREASURER’S REPORT<br />
Emma Deatherage presented the December, 2017 Financials. The<br />
Financials were accepted as presented. The following items noted:<br />
• Operating Funds of $110,490.33 and Reserve Funds of $310,695.73 as of<br />
December 31, 2017.<br />
• Prepaid Assessments received for <strong>2018</strong> were $ $221,047.87.<br />
• December 2017 YTD actual expenses were over budgeted by $46,893.38<br />
(due to Audit, Legal Fees and Clubhouse Repairs).<br />
MANAGEMENT REPORT<br />
Emma Deatherage review the monthly reports:<br />
• Annual Calendar was reviewed<br />
• Covenants Status Count Report - 239 violations letters sent out in the<br />
last 2 months and 190 closed violations. The majority of violations were<br />
trashcan in view.<br />
• 5 ACC applications were approved since December 1, 2017.<br />
The Boards reported the Fining Policy was not available per the legal<br />
documents of the community.<br />

HOMEOWNER/CONTRACTOR FORUM<br />
Homeowners present discussed the following items:<br />
• Estate Sale on Mallard was approved by the Board<br />

• Reserve Study Discussion<br />
• Assessment Increase<br />
• Comparison of Assessments with neighboring communities<br />
• Treadmill (2) inoperable in fitness center<br />
• Bank surcharge for credit card payments<br />
• Overhanging tree limbs over sidewalks and streets.<br />

PROTECT ONE OF YOUR MOST VALUABLE INVESTMENTS BY<br />
Developing a Consistent Maintenance Schedule<br />
By doing some simple preventative maintenance, you can extend the life of your home and<br />
minimize costly repairs.<br />
Painting - It is important to put a good coat of paint on your home which may mean painting<br />
every three to five years on an average, depending on the quality of the paint. Painting<br />
obviously improves the appearance of your home and protects your wood or hardiplank from<br />
the elements reducing rot. Don’t forget your ACC application along with paint color samples,<br />
which must be processed and approved first!<br />
Power washing - Take a walk around your property. If you see green or black mildew on your<br />
home and driveway, you can power wash the mildew off your gutters, home exterior, driveway<br />
and sidewalk. This small step of maintenance can keep your property looking well maintained.<br />
Gutters - Gutters need to be cleaned out on a regular basis. This time of year they fill up with<br />
pine needles and leaves. If the gutters are full of leaves and pine needles, they will not drain<br />
properly and will need to be cleaned. The extra weight will cause the gutter nails to become<br />
loose and the gutter will sag or fall from your home. Gutters are important as they protect the<br />
fascia boards.<br />

Landscaping - Trees, shrubs and seasonal flowers add a great deal to<br />
the value of your home and the community. Remember that over time<br />
trees and shrubs can become overgrown and unsightly. Please keep your<br />
landscaping well-trimmed and yard edged so that it enhances your home<br />
and does not interfere with the street.<br />

City. Please report all street parking to Harris County Constable Precinct 4<br />

Having your lawn cut either by yourself or a hired landscaper please don’t<br />
put out your grass clippings out on the sidewalk until trash day, Monday<br />
or Thursdays. We are getting complaints and calls of homeowners putting<br />
out grass clipping before trash days. Thank you for your corporation and<br />
understanding we are hoping everyone complies.<br />

became aware of the severe lack of funding available for pediatric cancer<br />
research and institutions that care for these young warriors depend<br />
greatly on money raised by nonprofits like The Laurel’s Army Foundation.<br />

Camp Cornerstone is a week-long camp sponsored by Cornerstone United<br />
Methodist Church and is for children ages 2 through the completion of<br />

PM. There are 3 sessions throughout the summer and you are invited to<br />

Mulch - If possible, buy Bagged Mulch. Bagging helps eliminate<br />
a great many pests that die from various causes while in the bag.<br />
When you buy ‘loose’ mulch that is trucked to your home, you<br />
are also buying ants, roaches, termites, etc… Spend a little more<br />
on bagged material and save lots of future pest problems. Keep<br />
your mulch at least 4” - 6” below the top of your homes exposed<br />
foundation edge/side. This will aid in minimizing pests in your<br />
home and allow for quick and accurate termite inspections.<br />

least 12” - 18” back from your home. Do your best to create a plant<br />
free zone that is 18” - 24” wide around your home. The exception<br />
is your lawn - it can grow up next to the slab as long as you keep<br />
it 4” - 6” below the top of the slab. The most conducive to termite<br />
infestation are groundcover plantings, growing high against your<br />
homes exterior or (especially) ivy that grows on your walls.<br />
Trees - Spray your trees at least twice annually. The spring spray<br />
eliminates overwintering pests and fungi while preparing trees to<br />
resist the pest onslaught of summer with residual pesticides. The<br />
fall spray also kills pests from the summer, prevents most fungi<br />
from occurring over the winter and puts your valuable asset off to a<br />
healthy winter’s dormancy.<br />
Lawn - Spring is the perfect time to do a fungicide treatment to stop<br />
brown patch in its tracks along with other fungi. If your lawn is thin<br />
and weak in some areas, here are some important fundamentals: a)<br />
lawn aeration b) fertilization c) weed control.<br />
Most important is proper watering:<br />
• Water once per week (unless you get a 1/2” rain or more - then do<br />
not water.)<br />
• Water heavily (1” - 2”) for total lawn coverage.<br />
• In severe drought, water every 5 th day.<br />
• Water from 5 AM to 7 AM in the morning - NOT AT NIGHT.<br />
• A heavy deep weekly watering makes the turf grow deeper,<br />
stronger and more drought resistant roots.<br />
• Less watering also saves you money!!<br />

Caramel Pecan Pie<br />
INGREDIENTS:<br />
1 (9 inch) unbaked pie crust<br />
36 individually wrapped caramels, unwrapped<br />
1/4 cup butter<br />
1/4 cup milk<br />
3/4 cup white sugar<br />
3 eggs<br />
1/2 teaspoon vanilla extract<br />
1/4 teaspoon salt<br />
1 cup pecan halves<br />
DIRECTIONS:<br />
Preheat oven to 350 degrees F (175 degrees C.) In a saucepan over low heat, combine<br />
caramels, butter and milk. Cook, stirring frequently, until smooth. Remove from heat and<br />
set aside.<br />
In a large bowl, combine sugar, eggs, vanilla and salt. Gradually mix in the melted caramel<br />
mixture. Stir in pecans. Pour filling into unbaked pie crust.<br />
Bake in the preheated oven for 45 to 50 minutes or until pastry is golden brown. Allow to<br />
cool until filling is firm.<br />

6 slices bacon<br />
2 (8 ounce) packages cream cheese, softened<br />
1 (1 ounce) package buttermilk Ranch dressing mix<br />
1/2 cup shredded sharp Cheddar cheese<br />
4 green onions, chopped<br />
3 tablespoons chopped black olives<br />
1 1/2 cups chopped pecans (optional)<br />
DIRECTIONS:<br />
Place the bacon in a large, deep skillet and cook over medium-high heat, turning<br />
occasionally, until evenly browned, about 10 minutes. Drain the bacon slices on a paper<br />
towel-lined plate. Chop the cooled bacon into small pieces.<br />
Stir together the cream cheese and ranch dressing mix in a bowl until smooth. Add the<br />
bacon, cheddar cheese, green onions and olives, stir until well combined. Shape the<br />
mixture into a ball and roll in the chopped pecans. Refrigerate overnight.<br />
