BE SURE ADDRESS is CLEAR FROM THE STREET
County officials want to remind residents of the Ordinance 5.3
requiring that addresses or building numbers be legible and visible
from the street. The section states the numbers must be in
Arabic numerals at least four inches in height and clearly visible.
The number should be placed on, above or at the side of the main
entrance so the number is clearly visible from the public right away.
Whenever a home entrance is more than 50 feet from a public right
away, a number should also be placed at the end of a driveway or
property entrance.
WATCH FOR KIDS WHILE DRIVING
The roads are once again crawling with school busses, teenage
drivers and kids in the crosswalk, so please slow down when going
through the neighborhood. Now that kids will be back on their way
to school, it’s time to double and triple check those intersections,
just when you think it’s all systems go, a late for school student will
magically appear out of nowhere and dart across the street when
you least anticipate it. Thank you!
BUDGET AND HOMEOWNER INPUT
Your all-volunteer Board of Directors is here to serve you. Meetings
are held monthly at the clubhouse on Greenhouse, always on the
third Tuesday at 7:00 PM Please plan to attend in person and/or
provide your input via email to MGMT@KPMmanagement.com or
call 281-685-3090.
Your input can be a driving force in the annual budget decisions,
primarily helping the Board understand what the neighborhood
would like to see in regards to future capital improvement projects.
You can also influence all sorts of future decision making processes,
simply by providing input at or before meetings.
Finally, if you are truly interested in dedicating some of your time
to our community, consider serving on the Board of Directors in
the future. Let the management company know you are interested
and if there is an interim opportunity, the Board might be able to
elect you directly or you could get your name on the ballot for the
annual meeting in February. See a need for a special committee
or volunteer-driven project? Don’t hesitate to bring it up and help
recruit additional help.
PARKING CARS IN THE STREET
We realize it is sometimes necessary to park your cars in the street.
The neighborhood bylaws prohibit the parking of inoperable vehicles
in the street and operable vehicles are expected to be regularly
used/moved when parked there. We ask that you do your best to
be aware of your neighbors’ driveways when parking streetside, so
you do not block their ability to safely get in and out. Also, please
try not to park directly across from a driveway, as this is a common
cause of accidents. While we all should take extra caution when
backing out, we are creatures of habit and we tend to get into a
routine and in a hurry, so we might not notice that there is a new
obstacle waiting for us across the street. That scene has played out
on a number of occasions already. Thanks in advance for continuing
to look out for each other.
RECEIVE A DEED RESTRICTION VIOLATION LETTER?
KPM Management is the company hired by our neighborhood association
to manage many aspects of our deed-restricted community.
They provide many accounting, administrative and consulting
services that help to increase safety and maximize our property
values, while working with the all-volunteer Board of Directors to
keep our annual dues at a minimum. As a result, they are expected
to patrol the neighborhood throughout the month, on varying days
to look for deed restriction violations. In general, we ask them to
generate the first “reminder” letter automatically when they see a
violation or whenever they confirm one, which came from a neighbor
complaint. If you have a unique situation, which might result
in the need to temporarily violate the deed restrictions, please
give them a call at 281-685-3090 and let them know the situation
and the expected time frame, so we can avoid the issuance of any
unnecessary letters. Keep in mind, occasionally mistakes are made
and the wrong address receives a letter - the best thing to do in this
and all other situations is to contact the management company to
make them aware of the mistake and/or to let them know that you
have either corrected the situation or need a temporary exemption
from the covenant.
For fairness’ sake, the Board of Directors asks the management
company to call ‘em like they see ‘em, assuming they have received
no advanced notice of extenuating circumstances, but in truth, they
will not ever be able to identify every single possible violation on
each and every drive through, nor do we think the scrutiny necessary
for such is in the best interest of our community. The ultimate
responsibility of the Board of Directors is to make decisions regarding
situations where the homeowner simply refuses to comply
with the community’s established covenants, in spite of repeated
“reminder” attempts. We typically hope the individual can give us
a defensible reason for giving an exception or temporary reprieve
and the last thing any of us want is to be in conflict with any of our
neighbors, but we are nonetheless tasked with the expectation that
we uphold the community’s by-laws. With that said, on a typical
week, less than 6% of the homeowners receive deed restriction
letters and the vast majority have already taken or do quickly take
action to correct them.
As your fellow neighbors, we appreciate every one of you who have
taken measures to correct any problems that may have arisen over
the years. We also definitely appreciate your willingness to work
with us to do whatever is in our community’s control to maintain
the maximum possible property values for everyone. When we all
work together, we minimize the cost and maximize the benefit for
the community at large. Oh and by the way, no need to get offended
if you do receive a letter, as many, if not most of us can relate to the
experience for one reason or another. Thanks again!
MAILBOX TAMPERING
When a mailbox is put into use for the purposes of sending and receiving
mail, it becomes federal property.
Mailbox tampering is considered any act that interferes with another
person’s letter box or other receptacle. This can include:
• destruction of the mailbox itself
• theft of mailbox contents
• the placement of items in a mail receptacle by persons
other than postal employees
• any action intended to obstruct or damage mail or mailbox property
In short, anyone, other than mail recipients and postal employees,
should NOT touch a mailbox or its contents.
RECREATION CARDS
Bear Creek Plantation residents will now be able to apply for a recreation
card online at www.bcpcai.com through the community website.
Our new application can be found, once logged in, under eforms. We
will still accept applications which are emailed, mailed or faxed; they
can be found on the website under documents.
ATTENTION RESIDENT-BUSINESS OWNERS
Do you have a professional service or product that the Homeowners’
Association can utilize for community improvements? If so, please let
us know what you have to offer and we will do our best to use your
business for future improvements to our neighborhood when needed.
We would rather the money from the annual dues go to benefit our
own neighbors when possible, rather than using an outside business
or vendor. We’ll also be happy to publicize your business on our community
Facebook page.
BE AWARE OF THEFT POTENTIAL
Many of us have a habit of leaving the garage door open when we are
working or relaxing in the backyard. Unfortunately, people in virtually
every neighborhood lose property to opportunistic thieves this way
every year. Bicycles and power tools are just a few of the commonly
stolen things and keep in mind that it only takes a matter of seconds
for something of significant value to “walk away.” Please keep those
doors down when you are not in eyesight of the garage.
BARKING DOGS
While it is true that dogs are born to bark, they were not born to bark
all day and night, driving your neighbors crazy. If you have a dog that
must stay outside, please do what you can to limit the disturbance to
your neighbors. You can find loads of information about how to control
it at www.barkingdogs.net.
If you are one of the neighbors suffering from the seemingly endless
noise of a neighbor’s barking dog, we hope that you will be able to
speak with the owner about it. In many cases, the neighbor is unaware
of the situation because, for one reason, they are away during the day.
If the owner is unwilling or unable to do anything about it, you can call
animal control at 281-999-3191 and have them do a check on the dog
for possible neglect and abuse. (They won’t always come out for the
barking alone.) The Sheriff’s Dept generally cannot do anything about
it and they encourage you to call animal control as well. You can also
find more information about the situation by looking on the website
listed above.
Ideally, the neighbors will be able to work out something mutually
agreeable for everyone and every dog.
SCOOP YOUR PET’S POOP
Please remember to be respectful of your neighbors’ yards and
the community grounds. When you take your pet for a walk,
come prepared with a scooper and a recycled grocery bag or
anything else. If your pet poops during your walk, please scoop
and trash. It may not be the most fabulous way to walk your pet,
but it does show that you respect your fellow neighbors’ and our
beautiful community.
HARRIS COUNTY LEASH LAW
Animals that are not properly restrained pose a threat to all
our residents. While you may know your pet is friendly, an
animal running at someone who is walking by is very scary for
that person. Many children are afraid of animals and become
frightened, which could result in the child getting hurt trying to
avoid the animal.
Harris County Animal Control advises, “All dogs and cats must be
kept under restraint while in the unincorporated areas of Harris
County, Texas. The custodian of a dog or cat is not authorized
to have, harbor or keep any unlicensed dog or cat, nor to allow
any dog or cat to become a stray.”
3
Restraint is defined as “the control of a dog or cat under the
following circumstances:
1. When it is controlled by a line or leash not more than six (6)
feet in length, if the line or leash is held by a human being, who
is capable of controlling or governing the dog or cat in question
2. When it is within a fully enclosed vehicle
3. When it is on the premise of the custodian and the animal
does not have access to sidewalk or street.”
While it may be nice to have your animal out in the yard while
you work or play, it is against the law, unless the animal is
properly restrained.
Let’s all help keep our community a safe and comfortable place
for all our residents by being responsible pet owners. This will
not only protect anyone who may be walking or bicycling in the
area, but also the pet owner who could be held legally responsible
or possibly sued for failing to properly restrain their pet.
restrained please contact:
IRS TAX DEADLINE
People have until Tuesday, April 17, 2018, to file their 2017 returns and
pay any taxes due. The filing tax deadline is later this year due to several
factors. The usual April 15 th deadline falls on Sunday this year, which
would normally give taxpayers until at least the following Monday.
However, Emancipation Day, a Washington, D.C., holiday, is observed
on Monday, April 16 th , giving taxpayers nationwide an additional day
to file. By law, Washington holidays impact tax deadlines for everyone
in the same way federal holidays do. Taxpayers requesting an extension
will have until Monday, Oct. 15, 2018, to file.
The IRS expects more than 70 percent of taxpayers to get tax refunds
this year. Last year, nearly 112 million refunds were issued, with an
average refund of $2,895.
Can Chiropractic Help ME ?
We are often asked, “What’s the best way of finding out whether or not a doctor
of chiropractic can help my problem?”
We believe the answer can be found in a complete chiropractic consultation and examination,
including x-rays. And to help find out for sure, we will do a complete consultation
and examination, including x-rays, if necessary,
(procedures that normally cost $187.00 or more) for $25.00.
We will make this special program available through April.
The only exception to the offer involves personal injury cases (workers’ compensation
and auto accidents) in which there is no charge directly to the patient.
GARAGE SALE TIPS
• Some things you may want to consider selling are: clothing, books,
linens (especially sheet sets or towel sets), costume jewelry, curtains
and rods, cassette tapes, Christmas or other holiday items,
glassware, kitchen items and tools.
• If you haven’t used an item in a year or so, consider selling it.
If it has been two or more years, SELL IT.
• Clean items could be priced at about 30% of new retail,
but that is only a guideline.
• Old, stained (but clean) t-shirts make great rags. Bag them up
and sell a bunch at a time.
• Items with missing pieces or broken should be free -
someone may want parts.
• Display some of your more interesting items at the end
of the driveway to lure people in.
12 April 2018 | Community Newsletter
• Background music creates a relaxing atmosphere - pick middle
of the road, easy listening.
• If it is hot, have the kids sell cold soft drinks or have a water jug and paper
cups handy. The longer you can keep customers, the more they will buy.
• Have some “guy things” out front: an old lawn mower, some tools; set up
a guy table with jars of screws and nails, electronic parts, fishing stuff,
camping stuff, etc.
• Your sale will be more successful if you take the time and make sure everything
is clean and displayed well. During the sale, keep busy by filling in the empty
spots on your tables by rearranging your stuff.
• Have plastic grocery bags available to put sold items in; also, it’s a good idea
to have newspaper handy to wrap breakable items.
GOOD LUCK!
Mulch - If possible, buy Bagged Mulch. Bagging helps eliminate a great many pests that
die from various causes while in the bag. When you buy 'loose' mulch that is trucked
to your home, you are also buying ants, roaches, termites, etc… Spend a little more
on bagged material and save lots of future pest problems. Keep your mulch at least
4" - 6" below the top of your homes exposed foundation edge/side. This will aid in
minimizing pests in your home and allow for quick and accurate termite inspections.
Shrubs, Flowers and groundcovers - Trim all shrubs/plants at least 12" - 18"
back from your home. Do your best to create a plant free zone that is 18" - 24" wide
around your home. The exception is your lawn - it can grow up next to the slab as
long as you keep it 4" - 6" below the top of the slab. The most conducive to termite
infestation are groundcover plantings, growing high against your homes exterior or
(especially) ivy that grows on your walls.
Trees - Spray your trees at least twice annually. The spring spray eliminates overwintering
pests and fungi while preparing trees to resist the pest onslaught of summer
with residual pesticides. The fall spray also kills pests from the summer, prevents
most fungi from occurring over the winter and puts your valuable asset off to a
healthy winter's dormancy.
Lawn - Spring is the perfect time to do a fungicide treatment to stop brown patch
in its tracks along with other fungi. If your lawn is thin and weak in some areas, here
are some important fundamentals: a) lawn aeration b) fertilization c) weed control.
Most important is proper watering:
• Water once per week (unless you get a 1/2" rain or more - then do not water.)
• Water heavily (1" - 2") for total lawn coverage.
• In severe drought, water every 5th day.
• Water from 5 AM to 7 AM in the morning - NOT AT NIGHT.
• A heavy deep weekly watering makes the turf grow deeper, stronger
and more drought resistant roots.
• Less watering also saves you money!!
Nearly all children with 5p-Syndrome have
poor muscle tone when they are young. Other
characteristics may include feeding difficulties,
delays in walking, hyperactivity, scoliosis
and significant developmental delays. A small
number of children are born with serious organ
defects and other life threatening medical
conditions, although most individuals with 5pcan
anticipate a normal life expectancy. With
early and consistent educational intervention,
as well as physical and language therapy,
children with 5p-Syndrome are capable of
reaching their fullest potential and can lead
full and meaningful lives. Children born with
this very rare genetic defect will most likely
require ongoing support for life, from a team of
parents, therapists, medical and educational
professionals to help the child achieve his or
her maximum potential.
SPRING CLEANING YOUR HOME
It’s 2018. A brand new year. A chance to start afresh, breathe in the new
and make resolutions. While you’re feeling enthused about a year that’s
new, now is the perfect time to look around your living space and start
doing some spring cleaning.
Gifts
Are there any gifts you received over the holidays or for your birthdays over
the years that you don’t like for whatever reason? Maybe they’re clothes
that didn’t fit or perfume you didn’t like the smell of. Unless they hold
sentimental value for you, let them go. Sell them. They’re taking up space.
Jewelry
If you have jewelry or lots of them, go through them all. Which ones still
speak to you and which ones no longer do? Let go of the ones that don’t. It
will also make you appreciate the ones you’ve decided to keep all the more.
Books
Go through your book collection. Get rid of the ones you’re truly never going
to read. Consider gifting some of the ones you’ve read to someone else.
Books are beautiful - the feel of them, the smell of them, being able to
physically hold one, the turning over of a page. However, give some
thought to whether there are some of your books you’d be willing to part
with and instead, access their digital versions using an electronic reader
like a Kindle or a Fire tablet.
Magazines/CDs/DVDs
Do you still have piles of old magazines, CDs, DVDs? Let them all go. If there
are any that are of particular value, sell them and give the rest to charity.
Appliances/Technology
Most people have an appliance stored away that they have never used or
hardly use. A coffee machine or smoothie maker, for instance. Any damaged
ones you’ve been telling yourself you’ll fix one day or spare laptops
or computers you rarely ever use can all be gotten rid of.
Shoes/Clothes
This is the last thing listed but is probably the first thing you should go
through. However, you can build up to it by doing one of the things already
listed. Unless you’re a minimalist, there are probably clothes and shoes of
yours you can go through and say your goodbyes to. Challenge yourself
to get rid of at least a quarter of it. For every three items you choose to
keep, let go of one item.
Spring cleaning can be freeing. You’re clearing energy. It can make your
living space feel lighter and make you feel lighter too. Imagine how it’ll
feel once you’ve finished spring cleaning your home, knowing that most
of what you’ve chosen to keep is what you actually want.
The New Year can also be a good time to start planning for any work you
may want done on your home. If you live in an old building and plan on
hiring someone to do the work for you, ensure they have the appropriate
lead certification first.
The Children’s Choirs of Cornerstone United Methodist Church will be presenting
their musical “Treasure Island” on Sunday, April 15th at the 10:45 AM service.
Told with props, set and costumes, “Treasure Island” tells the story of a group
of kids who have just arrived on Treasure Island and can’t wait to discover the
treasure that’s in store for them. With the guidance of Captain Fisher and a
map, they start out on an adventure seeking something more valuable than
gold. Though Captain Fisher was once a pirate searching for the riches of this
world, he now seeks God’s kingdom as a fisher of men. Captain Fisher teaches
the kids that they should always pursue godly wisdom and eternal riches. Join
this musical adventure as the children discover the everlasting value of storing
THE FIVE LOVE LANGUAGES
Cornerstone United Methodist Church will be offering to the community a
study on Gary Chapman’s renown “The 5 Love Languages: The Secret to Love
That Lasts” starting on Tuesday, April 10th at 7-8:15 PM. This study reveals
how different people express love in different ways and contains the key
to understanding each other’s unique needs. What speaks love to you may
be meaningless to your spouse. Apply the right principles, learn the right
language and soon you’ll know the profound satisfaction and joy of being
able to express your love and feel truly loved in return. Each week the group
will view a teaching by Dr. Chapman and have the opportunity to discuss the
principles taught both in the small group and with your spouse. Singles are
also welcome as there will be opportunity to apply the teaching to relationships
with children, parents and other significant people in one’s life. Classes
will last for 75 minutes and a nursery for preschool children will be available
by advanced reservation. Each participant will need a small-group study
book, which can be purchased from the church. The cost is $10 per book.
ST. ELIZABETH ANN SETON
SCHOLA CANTORUM
Do you want your children to become lifelong servants of the Church? Singing
in a children’s choir is a great way to help that. The St. Elizabeth Ann
Seton Schola Cantorum is currently accepting children Grades 4-12 for its
after-school choir program. The choir is responsible for enriching the Mass on
10:30 on Sundays and rehearses every Wednesday from 3:45-5 PM. Unique in
the area, the choir focuses on singing music from the rich Catholic tradition,
including chant and polyphony, as well as the finest modern church music.
Time is devoted to building the children’s skills of music reading, vocal
technique, thinking about the words and the structure and meaning of the
Mass. Service hours are available for older students. For more information,
please contact Dr. Douglas O’Neill at doneill@seascs.org.
