“Anyone that is familiar with Ryde knows
that overdevelopment is hurting our community”
Victor Dominello said yesterday.
“The most recent decision by Ryde
Council to support a 60 storey tower in
Macquarie Park is evidence of this and is
sheer madness.”
Ryde’s Local Environment Plan (LEP)
sets the rules for assessment of planning
proposals across Ryde and has not been
updated since 2014.
Victor has appealed to the Planning Minister
(Lane Cove MP Anthony Roberts) to
freeze the approval of any further high
density development in the Ryde Council
area and immediate surrounds until a
proper independent assessment has been
undertaken to assess community impact.
Victor is also requesting that the State
Government halt the application of the

Anyone familiar with Ryde understands that overdevelopment
is hurting our community.
Today I write not only as your Member of Parliament
but as a local resident, frustrated like you about the over
development in Ryde.
Ryde Council’s planning laws are broken. Council’s Local
Environment Plan (LEP) sets the rules for assessment of
planning proposals across our community, and has not
been revised or updated since 2014. These rules are failing
our community when it comes to overdevelopment, and
could see as many as 15,000 lots in Ryde made available
for medium density development.
By comparison our neighbouring Lane Cove Council
has an LEP that better protects its community from higher
density.

This situation was recently highlighted in Lexcen Place
Marsfield – when Ryde Council zoned this area as R3 (‘medium
density’) in 2010 and reaffirmed this in 2014 instead
of rezoning the area to R2 (‘residential’). As a result, a
developer lodged an application to build apartments which
is completely out of line with the amenity of the area and
community expectation.
Instead of updating its LEP years ago to protect our
community as it should have, Ryde Council is now shifting
the blame to the Department of Planning.
The most recent Council decision to support a 60 storey
tower in Macquarie Park has brought our community to
boiling point and highlights the fact again that Council’s
LEP is broken. It is time for action. The LEP must be
changed and Council must do it.
For example, in 2015 the LEP allowed for a height of 10
storeys on Lane Cove Road in Macquarie Park. At their
meeting on 10 March 2015 Council approved a 20 storey
building to be built at 388 Lane Cove Road in Macquarie
Park. In order for this approval to go ahead the LEP was
changed, by council, to accommodate this extra development.
They received $1.6 M in developer contributions for
allowing this development.
As noted in the example above, Council has previously
made amendments to its LEP. My personal opinion is that
a revised LEP should look at significantly reducing the
existing high and medium density benchmarks given the
development already approved and the strain our community
is already facing.
I have taken a stand with community and fought hard
against overdevelopment. We have successfully reduced
the height and scale of developments including at Meadowbank,
Whiteside Street, and Allengrove Crescent in
North Ryde. Together we won the fight to keep open
space at Blenheim Park and Tennis World in North Ryde
and Smalls Road in Ryde, where a new primary school is
currently being built. This year, we are fighting against any
proposed development of the TG Millner
Fields at Marsfield.
Ryde Council must amend their
LEP to stop the development in
Ryde. Only Ryde Council has
the power to do so. Please Ryde
Council, urgently update your
LEP.
