WEEKEND HAPPENINGS 

Inaugural Founder's Day Celebration 

There will be an Inaugural Founder's Day Celebration at Weona Park 

on June 1st from 6:00pm to 9:00pm. The event will be held rain 

or shine. From 6:15 pm to 6:30 pm the Pen Argyl School District 

Elementary School Chorus will perform followed by the Pen Argyl 

Middle School Chorus from 7:00 pm to 7:15 pm and Immaculate 

Conception School Chorus will entertain from 7:30 pm to 8:00 pm. 

All choruses will perform in the bandshell. In the event of inclement 

weather, they will be performing in the community center. There 

will also be intermittent presentations by Walt Cole on the history of 

the Borough. Pen Argyl Borough Fire Safety Truck will be on-site all 

night, weather permitting. Free carousel rides and free miniature golf 

all night weather permitting, and free hot dogs, cupcakes, soda and 

water will be available while supplies last. 

Families First to Host Mini Golf Tournament 

A Mini Golf Tournament hosted by Families First Pen Argyl, will be held 

on Saturday, June 2nd at 10:00am-1:00pm at Weona Park, Pen Argyl. 

This is a Rain or Shine Event! 

Northampton County Youth Field Day 

Northampton County Youth Field Day will be held Saturday, June 

2nd from 8:00am-4:00pm. Registration is open to children ages 

7 through 15. The event is held at Stockertown Rod & Gun Club in 

Stockertown, PA. Children need not live in Northampton County nor 

in Pennsylvania. All are welcome. Children must be accompanied by

Safety Day at East Bangor Park 

A Safety Day will be held at East Bangor Park, Park Rd, East Bangor, 

PA on Saturday, June 2nd from 12:00pm to 4:00pm. There will be 

firetruks, police cars, ambulances, and demonstrations along with 

food and fun! 

Bake Sale to Benefit "912" Scholarship Fund 

Family and Friends of the late Dennis Strouse will hold their 7th Annual Bake 

Sale at Ace Hardware in Capitol Plaza, Blue Valley Drive; and Main Street 

Market, North Main Street, Bangor; on Saturday, June 2nd, 9:00am. All 

proceeds from the Bake Sale benefit the "912" Scholarship Fund in memory 

of Denny Strouse. The Scholarship is awarded each year to a Bangor Area 

High School graduating senior. 

Open House Historical at Spring House 

Saturday & Sunday, June 2nd & 3rd, 1:00pm-4:00pm. Spring

EBUMC Pastie Sale 

The East Bangor United Methodist Community Church will hold a 

pastie sale. The selections include beef w/wo onions and broccolicheese

Relay for Life 2018 

Relay For Life 2018 - Lehigh Valley East will be held Friday,June

Relay For Life is a community based fundraising event of the 

American Cancer Society. Each year, more than 5,000 Relay For 

Life events take place in over twenty countries. Events are held in

the American Cancer Society's most successful fundraiser and the 

organization's signature event, the mission of Relay For Life is to raise 

funds to improve cancer survival, decrease the incidence of cancer,

American Legion Riders Post 927 Meeting 

The American Legion Riders have their monthly meeting on Sunday,

The Friends of the Bangor Public Library will hold a fundraising 

event on, Thursday June 14th at the Broadway Pub. The Pub has

The Monroe County Garden Club is sponsoring a bus trip to 

Chanticleer Garden, on Wednesday, June 20th. The trip includes a 

90 minute tour of garden and house and includes lunch at a local

The 2nd Annual Upper Mt Bethel and Portland July 4th Parade will

Parade begins at 4136 Church Street in Mt Bethel and proceeds 

through the business district of Portland ( Rt 611) and finishes at the 

William Pensyl Social Hall in Portland. Complimentary refreshments

in the parade in a patriotic costume, riding their decorated bicycle or

Retirement of the Colors Ceremony 

If you have an American Flag that is old and no longer available for 

display, please feel free to drop it off at the Township Building at 387 

Ye Olde Highway, Mount Bethel, PA 18343. The American Legion will 

be retiring your discarded American Flags in the proper way on June 

9th at 1:00 pm at their “Retirement of the Colors” ceremony, Rain 

Date is Sunday, June 10th at 1:00pm 

The public is welcome to attend the Retirement of the Colors 

ceremony. They will be grilling hot dogs, hamburgers and providing 

refreshments. This is a great patriotic event and the public is 

encouraged to attend. This is a great way to show your appreciation 

to our military and a nice way to see how American Flags should be 

properlyretired.

Pack 14 Helps with Clean U

The Bears of Pack 14 spent a recent Sunday afternoon 

planting saplings and picking up litter from the Richmond 

Lions ball field in Bangor. Together the boys planted almost 

100 saplings and picked up multiple bags of trash working 

towards their World Conservation Patch and helping their 

community.

Blue Mt Community Library Wine Tasting Fundraiser 

On Friday, June 15th, 4:00pm-6:00pm the Blue Mountain 

Community Library of Pen Argyl will hold its third annual “Wine 

Tasting Fundraiser” at the Blue Ridge Winery, 239 Blue Ridge 

Rd., Saylorsburg, PA. Tickets must be purchased in advance at 

the library, located at 216 S. Robinson Ave., Pen Argyl, PA. There 

are a limited number of tickets, so please call the library as soon 

as possible. Tickets will be on sale beginning May 15th, on a first 

come, first serve basis. Tickets include entrance to the winery, 5 

tastings and a wine glass to keep, hot and cold food & h'ordeuvres, 

a tour by winery owner Randy, at 5:00 pm, along with a chance 

to win our door prize. The winery will also offer a dinner buffet

UMBT Summer Saturdays in the Park 

Upper Mount Bethel Township will hold the first of its Summer 

Saturdays in the Park on June 23rd from 2:00pm to 7:00pm in 

the Upper Mount Bethel Township Park, Potomac Street, Mt. Bethel. 

There will be artists and vendors, kids activities, Jinxx the Clown, 

face painting, great food and shopping.This will be fun for the whole 

family. There will also be Summer Saturday events on July 28th and 

August 25th with movie night included. For more information, call

Nature Adventure 

A free hour-long program hosted by Grand Central Landfill, The 

Blue Mountain Community Library and The Girl Scouts of Easter 

Pennsylvania invites children entering Kindergarten through 4th 

Grade to join us for story time and outdoor activities. All programs 

will begin at 10:00am at Grand Central Environmental Center, 891

Pennsylvania Fish-For-Free 

Days - 2018 

Fish-For-Free Days allows anyone (resident or 

non-resident) to legally fish on Pennsylvania waterways on 

the designated days with no fishing license required (trout/salmon and 

lake erie permits are also not required). The next Fish-For-Free Day will 

be Wednesday, July 4th. All other fishing regulations still apply.

Greater Valley YMCA Easton/Phillipsburg branch to host 20th Annual 

Firecracker 4-Miler Run/Walk and Kids Fun Run on Independence Day 

The Greater Valley YMCA Easton/Phillipsburg branch, is holding 

their 20th Annual Firecracker 4-Mile Run/Walk and Kids Fun Run at 

Fairview Park, 3501 Fairview Ave., Easton, PA, on Wednesday, July 

4th. The Firecracker 4-Mile Run/Walk is being held in memory of 

long-time Y member and running enthusiast, Spencer H. Smith. 

In addition to the 4-mile race, festivities will also include a free 

Kids Fun Run for children 3 to 7 years of age. The most patriotically 

dressed child will be awarded a special prize. The fun run is a great 

way to introduce kids to competitive running and Y staff will be on 

hand to encourage children along the short course. All children that 

register for the fun run before Monday, June 18, will receive a medal 

and youth tshirt. 

The Firecracker 4-Miler embodies the Y’s cause by being available 

for all ages, abilities, and backgrounds. Adults, children, and families 

are given the ability to raise their spirits and their heartbeats through 

this fun and competitive event. Proceeds from this annual fundraiser 

will support youth wellness programs at the Greater Valley YMCA 

Easton/Phillipsburg branch. 

Participants can register at www.active.com or at the branch 

located at 1225 W. Lafayette St., Easton, PA, by midnight on Monday, 

June 18, to be guaranteed a t-shirt and swag bag. 

Blue Valley Farm Show 4-H Scholarship Awards 

The 2018-2019 BVFS scholarship winners have been announced. 

Each recipient will receive a $1,000.00 scholarship in a ceremony to 

be held on August 18, 2018 at the annual Blue Valley Farm Show. 

This year’s winners are Marissa DeFranco and Jared Zengulis of 

Bangor, Laura Kromer of Easton and Larry Eyre of Northampton. 

Marissa will be a Junior at East Stroudsburg University in the fall. 

Jared will be attending the American Music and Dramatic Academy 

in New York City. Laura will be taking online classes with the 

University of Phoenix to pursue a Bachelor’s Degree in Elementary 

Education. Larry will be a Sophomore at Penn State University Main 

Campus in the fall where he is majoring in Animal Science. 

Any student who is a past or present member of a Northampton 

County 4-H Club and will be attending an institute of higher 

education may apply for a scholarship. For more information

Megan Guthrie, daughter of Josh and 

Tina Guthrie, was chosen as the 2018 

Pen Argyl Woman’s Club Hugh O’Brian 

Youth Leadership recipient. 

Megan is a sophomore at Pen Argyl 

High School where she is active in 

cheering, basketball, track and field and student government. She 

is also class vice-president, a member of 2018-2019 minithon 

leadership committee and a TV anchor. She ranked in the top five 

of her class for both her freshman and sophomore years. Megan 

was UCA All American cheerleader in her freshman year, competed 

at state cheering competitions in both her freshman and sophomore 

years, and took third and fourth place at district/colonial league pole 

vault competitions in both her sophomore and freshman years. Her 

hobbies include playing the piano, shopping and baking. 

Megan plans on attending a four year university and law school to 

become a corporate attorney. 

Attending Hoby is especially exciting for her not only for a new 

experience but, her uncle also attended Hoby as a Pen Argyl 

sophomore. 

Hoby was founded by actor Hugh O’Brian in 1958. For over thirty 

years the Hugh O’Brian Leadership seminar has worked diligently at 

inspiring and empowering young people to make a difference in our 

community.

backpacks are best for families with young children. Each backpack

dip net, and five field guides for exploring the pond, insects, birds, trees,

Have you ever wanted to learn more about birds? There's no time like 


the present! Join us to learn about what equipment you'll need, get tips 

on identifying birds by sight and sound and find out what makes bird 

watching such a great hobby. This program is best for 8-18 year old 

scouts. Scouts are required to register themselves for the program. 

Family Camping for Beginners at the Boulton Historic Site 

5:00 PM Saturday, June 16th to 9:00 AM Sunday, June 17th 

If you have ever wanted to try camping, this is the perfect introduction! 

Jacobsburg EE Center will loan tents, sleeping pads, cook stoves, and 

cookware to families who are new to camping. Jacobsburg Historical 

Society will host at their location and provide a Dutch oven cooking 

demonstration. You provide your food, chairs, bedding, and flashlights. 

Together we’ll guide you through setting up your tent, cooking over 

a fire or stove, to enjoying a fun-filled evening under the stars. We’ll 

learn about fireflies during our evening educational program! Please 

bring your own camping equipment if you have camped with us before. 

The cost is $8.00 per person, children 5 and under are free. The fee 

helps to support the Jacobsburg Historical Society. To register, call the

Butterflies of Jacobsburg - Saturday, June 30th, 10:00m-12:00pm 

Join local butterfly enthusiast Bill Grant for this walk through the fields 

of Jacobsburg in search of these beautiful insects. Participants should 

wear sturdy hiking shoes. Hat, bottled water, sunscreen, and a camera are 

recommended. Registration is required.

In response to our community, the Slate Belt Heat Recovery Center will not discharge 

any water into local waterways. The project has been redesigned so that all water 

from the plant’s processes will be transported to permitted wastewater treatment 

plants for recycling. All wastewater from the plant’s lunchroom and lavatories will be 

treated by the Pen Argyl Wastewater Treatment Plant.

Quiet Valley’s 2018 Summer Garden Party and 

Summer Tour Opening 

On Saturday June 16, Quiet Valley Living Historical Farm will open 

for their 55th Summer Tour Season starting with their eleventh 

annual Summer Garden Party. Visitors coming to the farm for the 

historic tour will experience guides portraying family members going 

about a typical day on a 

homestead in the 1800s. 

In addition to the tour, 

folks will have a chance 

to involve themselves in a 

variety of garden-related 

activities. Tour a typical 

Pennsylvania German 

kitchen garden, get help 

with garden basics, sample 

yummy things made with 

fresh herbs and vegetables 

and take home some recipes. At the outdoor brick oven herb breads 

will be baked and samples shared. 

This year’s feature area, Art in the Garden will have examples of 

various ways to enhance the look of your outdoor areas using the 

inspirations you will find here thanks to the Pennsylvania German 

culture and Victorian era. 

Adventures at the party include a return of the popular Fun Foods 

for Picky Eaters and new for 2018 Berry Best Friends - Herb & Berry 

Desserts. Older youth and adults will enjoy making flowered paper 

boxes and birds using wire and paper. Children will have a good time 

making bee sculptures as well as pressed flower pictures. This is a 

day full of gardening inspiration, artistic expression and fun in the 

outdoors. 

This event is sponsored in part by a Pennsylvania Council on the 

Arts Project Stream grant. 

All activities on June 16 are rain or shine and are subject to 

change. General admission includes both the historic farm tour 

and Summer Garden Party. The farm is open for summer tours 

Tues. - Sat. 10:00am - 5:00pm and Sun. noon - 5:00pm. Allow 2½

Pen Argyl Area High School College 

Commitment Ceremony 

On Thursday, May 24th, Pen Argyl High 

School honored Chase Anklam at a College 

Commitment Ceremony for his wrestling 

accomplishments and celebrate his decision 

to continue wrestling next season. 

Chase will be attending and will wrestle for the United States 

Military Academy Preparatory School at West Point next year. He 

plans to wrestle for the Black Knights and attend the United States 

Military Academy for the next four years, majoring in Calculus and

Slate Belt Heritage Center 2018 Preservation Awards 

The Slate Belt Heritage Center is pleased to announce the 

recipients of their 2018 Preservation Awards in the following 

categories: 

The Architectural Award is presented to an individual who has 

performed an exemplary act in saving 

or conserving a historic building, place 

or artifact where restoration is authentic 

to preservation. This years’ award 

will be presented to Mr. & Mrs. Peter 

Marmaras. They have both undertaken 

the task to reface the original Miller 

House, circa 1752, one of the original 

deeds for the founding of Plainfield 

Township in 1760. They added two 

completely historic additions in 1997 and 

late in 2004. A parlor garden, added on 

the east side of the house, was done in 

Peter Marmaras 

original, Pennsylvania German “four square” design. 

The Initiative Award is presented to 

an individual who has shown exemplary 

actions in promoting and preserving Slate 

Belt heritage through in-kind actions. 

This will be presented to Mrs. Deanna 

Ruzanski. Mrs. Ruzanski was instrumental 

in the writing the book, A Great Miracle 

Happened Here, a story of the Jewish 

influence in the Slate Belt. She was also 

a formidable figure in the publishing of 

the book, Letters to Homefront, A Love 

Story Between a Community and its WW II

Soldiers. 

The Special Focus Award is presented 

to an individual who has shown exemplary actions in saving 

or conserving traditions or a body 

of knowledge. That individual who 

contributes to educational information 

via documentation. This award will be 

presented to Mr. Walter Emery. Mr. 

Emery has presented many programs 

containing his extensive collection of 

post cards depicting sites throughout 

the Slate Belt. Also, his compilation of 

information and photographs of former 

one-room schoolhouses also serves to 

preserve history for future generations. 

Additionally, as chairman of the Portland 

Walter Emery 

centennial Committee, he was prominent in assisting the purchase of 

the Mt. Bethel Church which was then established as the Slate Belt 

Museum. 

For their efforts in these acts, the Slate Belt Heritage Center will 

be honoring them at a public ceremony on Thursday, June 21st at 

7:00 pm at the Center located at 30 North 1st Street, Bangor, Pa. For

working to obtain her BSN and eventually MSN to one day become a 

NICU nurse practitioner.

Faith Christian School since seventh grade. 

In his freshman year, he served as class 

treasurer. In his sophomore year, Tyler began 

taking afternoon classes at Monroe Career 

& Technical Institute for Outdoor Power 

Equipment. For two consecutive quarters, 

he was selected as “Student of the Quarter” 

at MCTI. He passed his EETC Two and Four 

Stroke Engine tests and is now a certified

Faith Christian Class of 2018 

Tyler Robert Brawley — 

Salutatorian 

small engine technician. During his junior year, Tyler placed first in 

the SkillsUSA District 11 competition and moved on to the States 

competition where he placed third. In his senior year, he scored 

Advanced on his written NOCTI test at MCTI and had a perfect score 

for the hands-on portion. Tyler volunteers every other Friday night 

at the Stroudsburg Wesleyan Church food pantry. He is currently a 

service technician at Pocono Tractor & Equipment for Husqvarna 

lawn equipment. He also owns and operates his own firewood 

business where he cuts, splits, and sells 75-100 cords of firewood a 

year. For the past three years, he has donated one cord of firewood to 

Faith Christian’s Gala auction. Tyler will be attending Ohio Technical 

College this August for Diesel Technology where he will obtain his 

Associates degree. His plans are in God’s hands, and he is very 

excited to see them unfold.

Jersey, and the Lehigh Valley areas for over 37

Little Creek Bar-B-Cue competed at the Kings of Q BBQ Competition 

& Festival in Ayden North Carolina on May 18 and 19. They placed 

11th in Chicken, 8th in Ribs, 13th in Pork, and 21st in Brisket. They 

placed 12th overall out of 38 competing teams. Congratulations to 

Little Creek Bar-B-Cue!

Heather and Ed Marzigliano are the co-owners and operators of HEJJ 

Productions and of Grace on Broadway in Bangor, PA. The couple wanted 

to create a show focused on both of their interests: motorsports and artisan 

shopping so they thought “let’s put them together at the same event and keep 

everyone happy and interested!” Through the process of building the show it 

has been important to find unique trusted vendors, a quality venue, and to keep 

a family friendly atmosphere for a great Father’s Day weekend. 

NCC to Offer Free Information Session on Becoming a 

Medical Secretary

Become a vital part of the administrative support staff in the healthcare 

field. Northampton Community College (NCC) will hold a free information 

session about its new medical secretary program on June 6th, 6:00 p.m. at 

the Fowler Family Southside Center, 511 East 3rd Street in Bethlehem. 

Medical secretaries are involved in daily tasks that ensure the day to 

day operations of a busy practice, healthcare facility, or treatment care 

centers run smoothly. Greeting patients, maintaining schedules, and 

accessing medical records require medical secretaries to be competent in 

interpersonal skills and computer hardware and software systems.Learn 

how to gain these office skills and medical knowledge.

Friends of the Bangor Public Library 

If you would like to become involved in a community group and make new 

friends please consider joining the Friends of the Bangor Public Library. The 

group conducts activities throughout the year to financially benefit and promote 

literacy for the Bangor Library. Some of their projects are: Two “Brunch w/the 

Author” presentations, a “Spring Book Sale” and a book sale at the “Blue Valley 

Farm Show". This past year a “Wine Tasting Party" and “Breakfast w/Santa” and 

a fundraiser at the “Broadway Pub”, a "Bake Sale" and the famous “Duck Race” 

were also held. The Friends meet the 4th Thursday of each month in the upstairs 

room of the library. The Friends also support the “Children’s Reading Hour”, and

Slate Belt Service Unit Girl Scouts

On Thursday, May 17th, the Slate Belt Service Unit Girl Scouts 

attended Washington Elementary Celebrate Learning Night. Girls 

from Troop 874 volunteered their time to work with Girl Scouts 

of Eastern PA, to talk with interested girls and parents and give 

information regarding sign ups. Troop 874 spoke about their own 

personal journeys through Girl Scouts and how it has helped them 

to gain confidence, courage, character, and explore many places 

throughout the U.S. They discussed their experiences completing 

the Silver Award (the highest award a Cadette Girl Scout can earn) 

and their next troop goal, to travel to California in 2019.

KILL WEEDS AND 

REPEL BUGS NATURALLY

Warm weather brings much more than flowers, plants, 

and green grass. It brings pests to our plants and our 

body, and weeds to our garden. They are no fun and 

quite hard to get rid of. So lets start with the weeds. Most of us have used 

a very toxic weed killer mostly made up of a chemical called glyphosate. 

Glyphosate is the same chemical used on GMO crops because they were 

engineered to resist it so it can kill the weeds and not the crop. This 

chemical is extremely dangerous to the environment and our bodies. It 

has been linked to Alzheimers, Autism, and cancer to name a few. So 

please stop using this chemical that is in pretty much all weed killers. 

Instead opt for a natural homemade weedkiller that is safe for you and the 

environment like the one I make. 

NATURAL WEED KILLER 

• One gallon sprayer found at any 

hardware store 

• 1 cup of white table salt 

• 1/2 gallon of white distilled vinegar 

• 1 TBS of blue dawn dish detergent 

Mix all ingredients in the sprayer and fill the rest of the sprayer with 

water. Spray on your weeds on a hot sunny day for best results. You can 

also use all vinegar and no water for an extra strength version. I love this 

stuff! Check out my Facebook page for before and after photos. 

Bugs are annoying to us because they can eat up our plants and bite 

and bother our skin. Most insect repellants are also toxic but you can very 

easily make a natural substitution at home. 

CRUNCHY MOM'S BUG REPELLENT 

• 2 oz Spray Bottle 

• Witch Hazel 

• Aloe Gel 

• Essential Oils of Lemongrass, 

Citronella, Tea Tree, Peppermint 

• Distilled Water 

Fill the spray bottle halfway with witch hazel. Add a squirt of aloe gel and 

5 drops of each oil. Fill the rest with distilled water and shake well. Test 

it in a small area of your skin to check for sensitivity. This will moisturize 

and even disinfect the skin. You can also apply it to your clothing if you 

are sensitive. Not only does this smell amazing but it will keep bugs away 

naturally. 

Lastly I want to share with you a fruit tree spray I discovered online. I have 

peach and apple trees in my backyard and I always get pests that eat the 

leaves and fruit. This spray won’t harm the trees, the environment, or our 

bodies with pesticides. So far so good. I want to share it with you so you 

can use it on your trees and plants this season. 

ORGANIC TREE AND GARDEN SPRAY 

• 1 gallon sprayer 

• 1 cup vegetable or canola oil 

• 1/4 cup blue dawn dish detergent • 30 drops peppermint essential oil 

Add all ingredients to the sprayer and then fill the rest with water. 

Mix well and spray all over the tree leaves and trunk. The vegetable 

oil suffocates small insects and larvae and prevents infestation. The 

soap helps coat the leaves. I spray at night or 

early morning every 2 weeks. I haven’t used this 

on anything other than my fruit trees so use with 

caution since other plants may be more sensitive.

Senior Farmers Market Coupons to be Available Again 

in Northampton County 

Coupons worth a total of $20.00 will be available to Northampton 

County residents age 60 and over who meet income eligibility criteria 

thanks to continuation of the Senior Farmers Market Nutrition Program by 

the Commonwealth of Pennsylvania. The coupons are distributed by the 

Northampton County Area Agency on Aging. 

Northampton County residents age 60 or over who meet income eligibility 

(example: $22,459/yr. for a single person in 2018, and $30,451 for a couple) 

may receive the coupons in June, 2018. For married couples, both spouses 

may obtain coupons. Proof of age and residence must be presented by 

all persons wishing to receive coupons. Program policies allow a person 

to obtain coupons for another person only if they have a completed and 

signed proxy form. Additionally, a person may only serve as proxy for up to 

four other participants and identification with date of birth and address, of 

the older adult, must be shown when presenting a proxy. This form will be 

available for pick-up at the AAA office, 2801 Emrick Boulevard, Bethlehem, 

and all senior centers, and will also be available on the AAA’s website, www. 

northamptoncounty.org. Persons may only receive coupons once during the

Join the fun this summer at the Blue Mountain Community 

Library by spending time reading library books. The summer 

reading program for Pre-K through 6th grade begins June 18th and 

continues until August 11th. Read two or more books each week,

Tips for Keeping your Dog Cool and Safe in Summer 

1. Never, ever leave your dog in the car 

2. Make sure your dog has unlimited access to fresh water 

3. Make sure your dog has access to shade when outside 

4. Take walks during the cooler hours of the day 

5. When walking, try to stay off of hot surfaces (like asphalt) 

because it can burn your dog's paws 

6. If you think it's hot outside, it's even hotter for your pet – make 

sure your pet has a means of cooling off 

7. Keep your dog free of external parasites (fleas, ticks) and heartworms 

– consult your veterinarian about the best product for your pet 

8. Consider clipping or shaving dogs with long coats 

(talk to your veterinarian first to see if it's appropriate for your 

pet), and apply sunscreen to your dog's skin if she or he has a 

thin coat.

From a Buyers perspective...6 months ago the 

FHA interest rate was 3 1/2% for a 30 yr loan. 

Today it is 4 1/4%. With the economy heating 

up you can guess which way the rates will be 

going. To put this in perspective on a $120,000

The next reason is that the inventory of available homes is shrinking. This 

creates a substantial challenge, especially for first time buyers and those 

with tighter budgets. The available properties in the lower price ranges has 

the most demand and the least availability. In the Slate Belt, for example. 

There are currently 19 homes for sale priced at $120,000 or less. This 

month alone 18 have sold. Some of the homes in the lower price ranges 

simply do not meet the needs of Buyers...therefore the inventory pool is 

even smaller than the numbers denote. 

Another reason...as inventory shrinks prices rise! The combination of 

higher rates and higher prices add up to even higher monthly payments. 

The positive side to this is that the lenders have a little more flexibility to 

make loans than they have in the recent past. If you are thinking of buying 

don't know if you are able now is the time to contact a lender to discuss the 

possibility. 

From a Sellers perspective...the opposite of the above is factual. As 

interest rates increase, Buyers will be limited to less of a mortgage amount 

than they would have been last year. Prices then, especially in the higher 

price ranges will not rise as much as they would have if the rates would 

have remained lower.
