WEEKEND HAPPENINGS<br />
Inaugural Founder's Day Celebration<br />
<strong>The</strong>re will be an Inaugural Founder's Day Celebration at Weona Park<br />
on June 1st from 6:00pm to 9:00pm. <strong>The</strong> event will be held rain<br />
or shine. From 6:15 pm to 6:30 pm the Pen Argyl School District<br />
Elementary School Chorus will perform followed by the Pen Argyl<br />
Middle School Chorus from 7:00 pm to 7:15 pm and Immaculate<br />
Conception School Chorus will entertain from 7:30 pm to 8:00 pm.<br />
All choruses will perform in the bandshell. In the event of inclement<br />
weather, they will be performing in the community center. <strong>The</strong>re<br />
will also be intermittent presentations by Walt Cole on the history of<br />
the Borough. Pen Argyl Borough Fire Safety Truck will be on-site all<br />
night, weather permitting. Free carousel rides and free miniature golf<br />
all night weather permitting, and free hot dogs, cupcakes, soda and<br />
water will be available while supplies last.<br />
Families First to Host Mini Golf Tournament<br />
A Mini Golf Tournament hosted by Families First Pen Argyl, will be held<br />
on Saturday, June 2nd at 10:00am-1:00pm at Weona Park, Pen Argyl.<br />
This is a Rain or Shine Event!<br />
Northampton County Youth Field Day<br />
Northampton County Youth Field Day will be held Saturday, June<br />
2nd from 8:00am-4:00pm. Registration is open to children ages<br />
7 through 15. <strong>The</strong> event is held at Stockertown Rod & Gun Club in<br />
Stockertown, PA. Children need not live in Northampton County nor<br />
in Pennsylvania. All are welcome. Children must be accompanied by<br />

Safety Day at East Bangor Park<br />
A Safety Day will be held at East Bangor Park, Park Rd, East Bangor,<br />
PA on Saturday, June 2nd from 12:00pm to 4:00pm. <strong>The</strong>re will be<br />
firetruks, police cars, ambulances, and demonstrations along with<br />
food and fun!<br />
Bake Sale to Benefit "912" Scholarship Fund<br />
Family and Friends of the late Dennis Strouse will hold their 7th Annual Bake<br />
Sale at Ace Hardware in Capitol Plaza, Blue Valley Drive; and Main Street<br />
Market, North Main Street, Bangor; on Saturday, June 2nd, 9:00am. All<br />
proceeds from the Bake Sale benefit the "912" Scholarship Fund in memory<br />
of Denny Strouse. <strong>The</strong> Scholarship is awarded each year to a Bangor Area<br />
High School graduating senior.<br />

<strong>The</strong> 2nd Annual Upper Mt Bethel and Portland July 4th Parade will<br />

Parade begins at 4136 Church Street in Mt Bethel and proceeds<br />
through the business district of Portland ( Rt 611) and finishes at the<br />
William Pensyl Social Hall in Portland. Complimentary refreshments<br />

in the parade in a patriotic costume, riding their decorated bicycle or<br />

If you have an American Flag that is old and no longer available for<br />

be retiring your discarded American Flags in the proper way on June<br />
9th at 1:00 pm at their “Retirement of the Colors” ceremony, Rain<br />
Date is Sunday, June 10th at 1:00pm<br />
<strong>The</strong> public is welcome to attend the Retirement of the Colors<br />
ceremony. <strong>The</strong>y will be grilling hot dogs, hamburgers and providing<br />
refreshments. This is a great patriotic event and the public is<br />
encouraged to attend. This is a great way to show your appreciation<br />
to our military and a nice way to see how American Flags should be<br />
properlyretired.<br />

Pack 14 Helps with Clean U<br />

<strong>The</strong> Bears of Pack 14 spent a recent Sunday afternoon<br />
planting saplings and picking up litter from the Richmond<br />
Lions ball field in Bangor. Together the boys planted almost<br />
100 saplings and picked up multiple bags of trash working<br />
towards their World Conservation Patch and helping their<br />
community.<br />

Blue Mt Community Library Wine Tasting Fundraiser<br />
On Friday, June 15th, 4:00pm-6:00pm the Blue Mountain<br />
Community Library of Pen Argyl will hold its third annual “Wine<br />
Tasting Fundraiser” at the Blue Ridge Winery, 239 Blue Ridge<br />
Rd., Saylorsburg, PA. Tickets must be purchased in advance at<br />
the library, located at 216 S. Robinson Ave., Pen Argyl, PA. <strong>The</strong>re<br />
are a limited number of tickets, so please call the library as soon<br />
as possible. Tickets will be on sale beginning <strong>May</strong> 15th, on a first<br />
come, first serve basis. Tickets include entrance to the winery, 5<br />
tastings and a wine glass to keep, hot and cold food & h'ordeuvres,<br />
a tour by winery owner Randy, at 5:00 pm, along with a chance<br />
to win our door prize. <strong>The</strong> winery will also offer a dinner buffet<br />

UMBT Summer Saturdays in the Park<br />
Upper Mount Bethel Township will hold the first of its Summer<br />
Saturdays in the Park on June 23rd from 2:00pm to 7:00pm in<br />
the Upper Mount Bethel Township Park, Potomac Street, Mt. Bethel.<br />
<strong>The</strong>re will be artists and vendors, kids activities, Jinxx the Clown,<br />
face painting, great food and shopping.This will be fun for the whole<br />
family. <strong>The</strong>re will also be Summer Saturday events on July 28th and<br />

Nature Adventure<br />
A free hour-long program hosted by Grand Central Landfill, <strong>The</strong><br />
Blue Mountain Community Library and <strong>The</strong> Girl Scouts of Easter<br />
Pennsylvania invites children entering Kindergarten through 4th<br />
Grade to join us for story time and outdoor activities. All programs<br />
will begin at 10:00am at Grand Central Environmental Center, 891<br />

Days - <strong>2018</strong><br />
Fish-For-Free Days allows anyone (resident or<br />
non-resident) to legally fish on Pennsylvania waterways on<br />
the designated days with no fishing license required (trout/salmon and<br />
lake erie permits are also not required). <strong>The</strong> next Fish-For-Free Day will<br />

Greater Valley YMCA Easton/Phillipsburg branch to host 20th Annual<br />
Firecracker 4-Miler Run/Walk and Kids Fun Run on Independence Day<br />
<strong>The</strong> Greater Valley YMCA Easton/Phillipsburg branch, is holding<br />
their 20th Annual Firecracker 4-Mile Run/Walk and Kids Fun Run at<br />
Fairview Park, 3501 Fairview Ave., Easton, PA, on Wednesday, July<br />
4th. <strong>The</strong> Firecracker 4-Mile Run/Walk is being held in memory of<br />
long-time Y member and running enthusiast, Spencer H. Smith.<br />
In addition to the 4-mile race, festivities will also include a free<br />
Kids Fun Run for children 3 to 7 years of age. <strong>The</strong> most patriotically<br />
dressed child will be awarded a special prize. <strong>The</strong> fun run is a great<br />
way to introduce kids to competitive running and Y staff will be on<br />
hand to encourage children along the short course. All children that<br />
register for the fun run before Monday, June 18, will receive a medal<br />
and youth tshirt.<br />
<strong>The</strong> Firecracker 4-Miler embodies the Y’s cause by being available<br />
for all ages, abilities, and backgrounds. Adults, children, and families<br />
are given the ability to raise their spirits and their heartbeats through<br />
this fun and competitive event. Proceeds from this annual fundraiser<br />
will support youth wellness programs at the Greater Valley YMCA<br />
Easton/Phillipsburg branch.<br />

Blue Valley Farm Show 4-H Scholarship Awards<br />
<strong>The</strong> <strong>2018</strong>-2019 BVFS scholarship winners have been announced.<br />
Each recipient will receive a $1,000.00 scholarship in a ceremony to<br />
be held on August 18, <strong>2018</strong> at the annual Blue Valley Farm Show.<br />
This year’s winners are Marissa DeFranco and Jared Zengulis of<br />
Bangor, Laura Kromer of Easton and Larry Eyre of Northampton.<br />
Marissa will be a Junior at East Stroudsburg University in the fall.<br />
Jared will be attending the American Music and Dramatic Academy<br />
in New York City. Laura will be taking online classes with the<br />
University of Phoenix to pursue a Bachelor’s Degree in Elementary<br />
Education. Larry will be a Sophomore at Penn State University Main<br />
Campus in the fall where he is majoring in Animal Science.<br />
Any student who is a past or present member of a Northampton<br />
County 4-H Club and will be attending an institute of higher<br />

Youth Leadership recipient.<br />
Megan is a sophomore at Pen Argyl<br />
High School where she is active in<br />
cheering, basketball, track and field and student government. She<br />
is also class vice-president, a member of <strong>2018</strong>-2019 minithon<br />
leadership committee and a TV anchor. She ranked in the top five<br />
of her class for both her freshman and sophomore years. Megan<br />
was UCA All American cheerleader in her freshman year, competed<br />
at state cheering competitions in both her freshman and sophomore<br />
years, and took third and fourth place at district/colonial league pole<br />
vault competitions in both her sophomore and freshman years. Her<br />
hobbies include playing the piano, shopping and baking.<br />
Megan plans on attending a four year university and law school to<br />
become a corporate attorney.<br />
Attending Hoby is especially exciting for her not only for a new<br />
experience but, her uncle also attended Hoby as a Pen Argyl<br />
sophomore.<br />
Hoby was founded by actor Hugh O’Brian in 1958. For over thirty<br />
years the Hugh O’Brian Leadership seminar has worked diligently at<br />
inspiring and empowering young people to make a difference in our<br />

Jacobsburg EE Center will loan tents, sleeping pads, cook stoves, and<br />
cookware to families who are new to camping. Jacobsburg Historical<br />
Society will host at their location and provide a Dutch oven cooking<br />
demonstration. You provide your food, chairs, bedding, and flashlights.<br />
Together we’ll guide you through setting up your tent, cooking over<br />
a fire or stove, to enjoying a fun-filled evening under the stars. We’ll<br />
learn about fireflies during our evening educational program! Please<br />
bring your own camping equipment if you have camped with us before.<br />
<strong>The</strong> cost is $8.00 per person, children 5 and under are free. <strong>The</strong> fee<br />

Join local butterfly enthusiast Bill Grant for this walk through the fields<br />
of Jacobsburg in search of these beautiful insects. Participants should<br />
wear sturdy hiking shoes. Hat, bottled water, sunscreen, and a camera are<br />
recommended. Registration is required.<br />

In response to our community, the Slate <strong>Belt</strong> Heat Recovery Center will not discharge<br />
any water into local waterways. <strong>The</strong> project has been redesigned so that all water<br />
from the plant’s processes will be transported to permitted wastewater treatment<br />
plants for recycling. All wastewater from the plant’s lunchroom and lavatories will be<br />
treated by the Pen Argyl Wastewater Treatment Plant.<br />

Quiet Valley’s <strong>2018</strong> Summer Garden Party and<br />
Summer Tour Opening<br />
On Saturday June 16, Quiet Valley Living Historical Farm will open<br />
for their 55th Summer Tour Season starting with their eleventh<br />
annual Summer Garden Party. Visitors coming to the farm for the<br />
historic tour will experience guides portraying family members going<br />
about a typical day on a<br />
homestead in the 1800s.<br />
In addition to the tour,<br />
folks will have a chance<br />
to involve themselves in a<br />
variety of garden-related<br />
activities. Tour a typical<br />
Pennsylvania German<br />
kitchen garden, get help<br />
with garden basics, sample<br />
yummy things made with<br />
fresh herbs and vegetables<br />
and take home some recipes. At the outdoor brick oven herb breads<br />
will be baked and samples shared.<br />
This year’s feature area, Art in the Garden will have examples of<br />
various ways to enhance the look of your outdoor areas using the<br />
inspirations you will find here thanks to the Pennsylvania German<br />
culture and Victorian era.<br />
Adventures at the party include a return of the popular Fun Foods<br />
for Picky Eaters and new for <strong>2018</strong> Berry Best Friends - Herb & Berry<br />
Desserts. Older youth and adults will enjoy making flowered paper<br />
boxes and birds using wire and paper. Children will have a good time<br />
making bee sculptures as well as pressed flower pictures. This is a<br />
day full of gardening inspiration, artistic expression and fun in the<br />
outdoors.<br />
This event is sponsored in part by a Pennsylvania Council on the<br />
Arts Project Stream grant.<br />

Commitment Ceremony<br />
On Thursday, <strong>May</strong> 24th, Pen Argyl High<br />
School honored Chase Anklam at a College<br />
Commitment Ceremony for his wrestling<br />
accomplishments and celebrate his decision<br />
to continue wrestling next season.<br />
Chase will be attending and will wrestle for the United States<br />
Military Academy Preparatory School at West Point next year. He<br />
plans to wrestle for the Black Knights and attend the United States<br />
Military Academy for the next four years, majoring in Calculus and<br />

Slate <strong>Belt</strong> Heritage Center <strong>2018</strong> Preservation Awards<br />
<strong>The</strong> Slate <strong>Belt</strong> Heritage Center is pleased to announce the<br />
recipients of their <strong>2018</strong> Preservation Awards in the following<br />
categories:<br />
<strong>The</strong> Architectural Award is presented to an individual who has<br />
performed an exemplary act in saving<br />
or conserving a historic building, place<br />
or artifact where restoration is authentic<br />
to preservation. This years’ award<br />
will be presented to Mr. & Mrs. Peter<br />
Marmaras. <strong>The</strong>y have both undertaken<br />
the task to reface the original Miller<br />
House, circa 1752, one of the original<br />
deeds for the founding of Plainfield<br />
Township in 1760. <strong>The</strong>y added two<br />
completely historic additions in 1997 and<br />
late in 2004. A parlor garden, added on<br />
the east side of the house, was done in<br />
Peter Marmaras<br />
original, Pennsylvania German “four square” design.<br />
<strong>The</strong> Initiative Award is presented to<br />
an individual who has shown exemplary<br />
actions in promoting and preserving Slate<br />
<strong>Belt</strong> heritage through in-kind actions.<br />
This will be presented to Mrs. Deanna<br />
Ruzanski. Mrs. Ruzanski was instrumental<br />
in the writing the book, A Great Miracle<br />
Happened Here, a story of the Jewish<br />
influence in the Slate <strong>Belt</strong>. She was also<br />
a formidable figure in the publishing of<br />
the book, Letters to Homefront, A Love<br />
Story Between a Community and its WW II<br />
Deanna Ruzanski<br />
Soldiers.<br />
<strong>The</strong> Special Focus Award is presented<br />
to an individual who has shown exemplary actions in saving<br />
or conserving traditions or a body<br />
of knowledge. That individual who<br />
contributes to educational information<br />
via documentation. This award will be<br />
presented to Mr. Walter Emery. Mr.<br />
Emery has presented many programs<br />
containing his extensive collection of<br />
post cards depicting sites throughout<br />
the Slate <strong>Belt</strong>. Also, his compilation of<br />
information and photographs of former<br />
one-room schoolhouses also serves to<br />
preserve history for future generations.<br />
Additionally, as chairman of the Portland<br />
Walter Emery<br />
centennial Committee, he was prominent in assisting the purchase of<br />
the Mt. Bethel Church which was then established as the Slate <strong>Belt</strong><br />
Museum.<br />
For their efforts in these acts, the Slate <strong>Belt</strong> Heritage Center will<br />
be honoring them at a public ceremony on Thursday, June 21st at<br />
7:00 pm at the Center located at 30 North 1st Street, Bangor, Pa. For<br />

Tyler Robert Brawley —<br />
Salutatorian<br />
small engine technician. During his junior year, Tyler placed first in<br />
the SkillsUSA District 11 competition and moved on to the States<br />
competition where he placed third. In his senior year, he scored<br />
Advanced on his written NOCTI test at MCTI and had a perfect score<br />
for the hands-on portion. Tyler volunteers every other Friday night<br />
at the Stroudsburg Wesleyan Church food pantry. He is currently a<br />
service technician at Pocono Tractor & Equipment for Husqvarna<br />
lawn equipment. He also owns and operates his own firewood<br />
business where he cuts, splits, and sells 75-100 cords of firewood a<br />
year. For the past three years, he has donated one cord of firewood to<br />
Faith Christian’s Gala auction. Tyler will be attending Ohio Technical<br />
College this August for Diesel Technology where he will obtain his<br />
Associates degree. His plans are in God’s hands, and he is very<br />
excited to see them unfold.<br />

Motorsport show at the Sussex County Fairgrounds on Father’s Day Weekend,<br />
June 16th and June 17th, 9am to 5pm. Tickets may be purchased at the door or<br />

indoor food court with an abundance of food options. A beer and wine garden<br />
will be available for any thirsty adults over 21!<br />

<strong>The</strong> Twisted Motorsports event will have various commercial and private<br />
vendors from new bikes, to old parts, and everything in between. Sponsor Rocky<br />
Mountain Co. will be on hand with plenty of product give-aways. Attendees will<br />
also have the option to enter their own bike(s) for the chance to win a trophy!<br />
Locomotion Powersports will also be there with plenty of new machines. Peruse<br />
the Swap Meet to find that vintage part or machine you need.<br />
Heather and Ed Marzigliano are the co-owners and operators of HEJJ<br />
Productions and of Grace on Broadway in Bangor, PA. <strong>The</strong> couple wanted<br />
to create a show focused on both of their interests: motorsports and artisan<br />
shopping so they thought “let’s put them together at the same event and keep<br />
everyone happy and interested!” Through the process of building the show it<br />
has been important to find unique trusted vendors, a quality venue, and to keep<br />
a family friendly atmosphere for a great Father’s Day weekend.<br />

Medical secretaries are involved in daily tasks that ensure the day to<br />
day operations of a busy practice, healthcare facility, or treatment care<br />
centers run smoothly. Greeting patients, maintaining schedules, and<br />
accessing medical records require medical secretaries to be competent in<br />
interpersonal skills and computer hardware and software systems.Learn<br />
how to gain these office skills and medical knowledge.<br />

On Thursday, <strong>May</strong> 17th, the Slate <strong>Belt</strong> Service Unit Girl Scouts<br />
attended Washington Elementary Celebrate Learning Night. Girls<br />
from Troop 874 volunteered their time to work with Girl Scouts<br />
of Eastern PA, to talk with interested girls and parents and give<br />
information regarding sign ups. Troop 874 spoke about their own<br />
personal journeys through Girl Scouts and how it has helped them<br />
to gain confidence, courage, character, and explore many places<br />
throughout the U.S. <strong>The</strong>y discussed their experiences completing<br />
the Silver Award (the highest award a Cadette Girl Scout can earn)<br />
and their next troop goal, to travel to California in 2019.<br />

KILL WEEDS AND<br />
REPEL BUGS NATURALLY<br />

Warm weather brings much more than flowers, plants,<br />
and green grass. It brings pests to our plants and our<br />
body, and weeds to our garden. <strong>The</strong>y are no fun and<br />
quite hard to get rid of. So lets start with the weeds. Most of us have used<br />
a very toxic weed killer mostly made up of a chemical called glyphosate.<br />
Glyphosate is the same chemical used on GMO crops because they were<br />
engineered to resist it so it can kill the weeds and not the crop. This<br />
chemical is extremely dangerous to the environment and our bodies. It<br />
has been linked to Alzheimers, Autism, and cancer to name a few. So<br />
please stop using this chemical that is in pretty much all weed killers.<br />
Instead opt for a natural homemade weedkiller that is safe for you and the<br />
environment like the one I make.<br />
NATURAL WEED KILLER<br />
• One gallon sprayer found at any<br />
hardware store<br />
• 1 cup of white table salt<br />
• 1/2 gallon of white distilled vinegar<br />
• 1 TBS of blue dawn dish detergent<br />
Mix all ingredients in the sprayer and fill the rest of the sprayer with<br />
water. Spray on your weeds on a hot sunny day for best results. You can<br />
also use all vinegar and no water for an extra strength version. I love this<br />
stuff! Check out my Facebook page for before and after photos.<br />
Bugs are annoying to us because they can eat up our plants and bite<br />
and bother our skin. Most insect repellants are also toxic but you can very<br />
easily make a natural substitution at home.<br />
CRUNCHY MOM'S BUG REPELLENT<br />
• 2 oz Spray Bottle<br />
• Witch Hazel<br />
• Aloe Gel<br />
• Essential Oils of Lemongrass,<br />
Citronella, Tea Tree, Peppermint<br />
• Distilled Water<br />
Fill the spray bottle halfway with witch hazel. Add a squirt of aloe gel and<br />
5 drops of each oil. Fill the rest with distilled water and shake well. Test<br />
it in a small area of your skin to check for sensitivity. This will moisturize<br />
and even disinfect the skin. You can also apply it to your clothing if you<br />
are sensitive. Not only does this smell amazing but it will keep bugs away<br />
naturally.<br />
Lastly I want to share with you a fruit tree spray I discovered online. I have<br />
peach and apple trees in my backyard and I always get pests that eat the<br />
leaves and fruit. This spray won’t harm the trees, the environment, or our<br />
bodies with pesticides. So far so good. I want to share it with you so you<br />
can use it on your trees and plants this season.<br />
ORGANIC TREE AND GARDEN SPRAY<br />
• 1 gallon sprayer<br />
• 1 cup vegetable or canola oil<br />
• 1/4 cup blue dawn dish detergent • 30 drops peppermint essential oil<br />
Add all ingredients to the sprayer and then fill the rest with water.<br />
Mix well and spray all over the tree leaves and trunk. <strong>The</strong> vegetable<br />
oil suffocates small insects and larvae and prevents infestation. <strong>The</strong><br />
soap helps coat the leaves. I spray at night or<br />
early morning every 2 weeks. I haven’t used this<br />
on anything other than my fruit trees so use with<br />
caution since other plants may be more sensitive.<br />

Senior Farmers Market Coupons to be Available Again<br />
in Northampton County<br />
Coupons worth a total of $20.00 will be available to Northampton<br />
County residents age 60 and over who meet income eligibility criteria<br />
thanks to continuation of the Senior Farmers Market Nutrition Program by<br />
the Commonwealth of Pennsylvania. <strong>The</strong> coupons are distributed by the<br />
Northampton County Area Agency on Aging.<br />
Northampton County residents age 60 or over who meet income eligibility<br />
(example: $22,459/yr. for a single person in <strong>2018</strong>, and $30,451 for a couple)<br />
may receive the coupons in June, <strong>2018</strong>. For married couples, both spouses<br />
may obtain coupons. Proof of age and residence must be presented by<br />
all persons wishing to receive coupons. Program policies allow a person<br />
to obtain coupons for another person only if they have a completed and<br />
signed proxy form. Additionally, a person may only serve as proxy for up to<br />
four other participants and identification with date of birth and address, of<br />
the older adult, must be shown when presenting a proxy. This form will be<br />
available for pick-up at the AAA office, 2801 Emrick Boulevard, Bethlehem,<br />
and all senior centers, and will also be available on the AAA’s website, www.<br />
northamptoncounty.org. Persons may only receive coupons once during the<br />
program, which runs from June 4, <strong>2018</strong> until September 27, <strong>2018</strong>.<br />

Join the fun this summer at the Blue Mountain Community<br />
Library by spending time reading library books. <strong>The</strong> summer<br />
reading program for Pre-K through 6th grade begins June 18th and<br />
continues until August 11th. Read two or more books each week,<br />
record them on a reading log and choose a prize from the Reading<br />
Rewards Box! At the party on August 15, those who have read the<br />
most books will receive an extra prize. Come join the fun; there is so<br />
much to discover in the world of BOOKS.<br />
<strong>The</strong> BMCL will also offer a summer reading program for Young<br />
Adults and Adults. BOOK BINGO begins on June 18 and continues<br />
through August 11. Fill in a Bingo Card by writing the titles of the<br />
books you’ve read in the bingo blocks and return to the library.<br />
Readers entering grades 7-12 will have to complete a horizontal,<br />
vertical or diagonal line to be entered into a drawing for one of two<br />

Tips for Keeping your Dog Cool and Safe in Summer<br />
1. Never, ever leave your dog in the car<br />
2. Make sure your dog has unlimited access to fresh water<br />
3. Make sure your dog has access to shade when outside<br />
4. Take walks during the cooler hours of the day<br />
5. When walking, try to stay off of hot surfaces (like asphalt)<br />
because it can burn your dog's paws<br />
6. If you think it's hot outside, it's even hotter for your pet – make<br />
sure your pet has a means of cooling off<br />
7. Keep your dog free of external parasites (fleas, ticks) and heartworms<br />
– consult your veterinarian about the best product for your pet<br />
8. Consider clipping or shaving dogs with long coats<br />
(talk to your veterinarian first to see if it's appropriate for your<br />
pet), and apply sunscreen to your dog's skin if she or he has a<br />
thin coat.<br />

FHA interest rate was 3 1/2% for a 30 yr loan.<br />
Today it is 4 1/4%. With the economy heating<br />

<strong>The</strong> next reason is that the inventory of available homes is shrinking. This<br />
creates a substantial challenge, especially for first time buyers and those<br />
with tighter budgets. <strong>The</strong> available properties in the lower price ranges has<br />
the most demand and the least availability. In the Slate <strong>Belt</strong>, for example.<br />
<strong>The</strong>re are currently 19 homes for sale priced at $120,000 or less. This<br />
month alone 18 have sold. Some of the homes in the lower price ranges<br />
simply do not meet the needs of Buyers...therefore the inventory pool is<br />
even smaller than the numbers denote.<br />
Another reason...as inventory shrinks prices rise! <strong>The</strong> combination of<br />
higher rates and higher prices add up to even higher monthly payments.<br />
<strong>The</strong> positive side to this is that the lenders have a little more flexibility to<br />
make loans than they have in the recent past. If you are thinking of buying<br />
don't know if you are able now is the time to contact a lender to discuss the<br />
possibility.<br />
From a Sellers perspective...the opposite of the above is factual. As<br />
interest rates increase, Buyers will be limited to less of a mortgage amount<br />
than they would have been last year. Prices then, especially in the higher<br />
price ranges will not rise as much as they would have if the rates would<br />
have remained lower.<br />
