Money Coming for Climate Change
By Stewart Lytle, Reporter
–––––––––––––––––
REGIONAL – It may ultimately be only
a drop in the bucket when it comes to the
funds Newburyport will need to cope with
rising seas and raging storms brought on by
expected climate change.
But thanks to state Rep. Jim Kelcourse,
R-Amesbury, and state Sen. Katherine
more intense storms and higher tides.
“Mayor Holaday had expressed that these
items are a high priority for the city, so I was
happy that we were able to get $1 million
of additional funding in the bond bill for
Newburyport for these items.” Kelcourse
said.
Commonwealth may send $1 million to the
city for storm surge protection, improved
drainage and sewer infrastructure.
The money is tucked away in the state
environmental bond bill. It was in the Senate
last week. It has already been approved by
the House.
Kelcourse said he is “confident” the money
will be approved. He also expects to persuade
Gov. Charlie Baker to release the funds.
Newburyport Mayor Donna Holaday
asked Kelcourse and Ives to try to get the
funding after studies show that the city could
suffer higher levels of flooding as result of
working with Salisbury Town Manager Neil
Harrington, secured another $1 million for
the public restrooms at Salisbury Beach.
“I spoke with Town Manager Neil
Harrington of Salisbury, and he indicated
to me that Salisbury could use an additional
$1 million to complete the public restroom
facility on Salisbury Beach. I know this is
important to the town, so I am happy that
we were able to get this funding in the bond
bill too,” Kelcourse said.
In the state economic development bond
bill, Kelcourse secured another $2.1 million
Newburyport gets decked out for Yankee Homecoming
Yankee Homecoming Opens This Weekend
NEWBURYPORT – New Orleans has jazz festivals and
of course Mardi Gras. Chicago, a foody city, has its Taste of
Chicago. Austin attracts crowds from around the world for
South by Southwest. Visit San Antonio in the spring to enjoy
its two-week Fiesta. You can chow down on lobsters at the
Maine Lobster Festival. Or fly to the California Desert for the
iconic Burning Man festival.
Add to that distinguished list of great American festivals the
annual Yankee Homecoming festivities on the banks of the
Merrimack River in Newburyport.
Packed with daily events from July 28 through August 5,
Yankee Homecoming offers a wide variety of fun for every
member of the family.
“Friends and families will gather for the Waterfront Concerts
nightly along the Merrimack River, Family Day at Maudslay
Park, Olde Fashioned Sunday, Kayak & Paddle Board Race,
Brewfest Fundraiser, Art and Craft Shows, Kids Talent Show
and of course Fireworks and the legendary Parade,” writes
Maureen Ryan, general chair of Yankee Homecoming.
“Special events celebrating Newburyport’s history have
grown to include guided walks of the old burying grounds,
tours of historic homes and explorations of the city’s maritime
heritage, celebrating the distinction of being named the
birthplace of the United States Coast Guard,” she writes.
By Stewart Lytle, Reporter
–––––––––––––––––
The theme for this year’s Yankee Homecoming is “Celebrate
Seaport Pride,”
“It is my hope to encompass the rich maritime history, charm
and recreational offerings of this beautiful port city, while
shining a light on the community pride and commitment so
many Newburyport residents share,” Ryan wrote.
Ryan said she hopes to bring both “old and new” together
so that residents, our neighboring towns and visitors alike will
feel the same sense of community I cherish, and help Yankee
Homecoming grow in the years to come.”
Yankee Homecoming, founded in 1958, is a survivor.
It was the last of 30 cities to join a region-wide movement
to encourage economic development. Today, thanks to the
community support for it, Yankee Homecoming is unique
to Newburyport. No other city has a Yankee Homecoming
celebration.
In the late 1950s, economic distress had closed most of
the city’s factories, mills and downtown businesses. Federal
urban renewal programs threatened to demolish many of the
downtown buildings.
Yankee Homecoming was the brainchild of New England
artist Jack Frost, who launched a crusade to revive appreciation
for the heritage and beauty of region by bringing back natives
His idea was to hold homecoming
celebrations that would “share with
others the many historical landmarks
still standing.”
“By chance, Frost and Joe Mathers,
then manager of the Newburyport
radio station WNBP, met on Cape
Cod and Frost shared his idea with
him. Frost later met with George
Cashman, who along with Joe
Mathers was inspired by Frost’s
vision to approach Newburyport’s
business community members and
city officials with the concept of a
first Yankee Homecoming,” wrote
local historian Ghlee Woodward and
Jane Uscilka, a Newburyport editor
and writer.
Cashman, the event’s first
chairman, understood the national
significance of the Coast Guard in
Newburyport and chose to hold
Yankee Homecoming around Aug.
A recent report by the Horsley
Witten Group of Exeter, NH,
on Newburyport’s preparedness
for the predicted climate change
predicts rising temperatures, higher
tides and more precipitation,
particularly in winter.
At a workshop last April
on Municipal Vulnerabilities
by 38 city officials and other
stakeholders, the prediction was
that the city would experience
more nor’easters, winter storms,
hurricanes, bipolar weather
including extreme heat and cold
and drought. There would also be
much higher tides.
Kelcourse said he is particularly
concerned about the impact
of climate change on the
Newburyport waste water
treatment plant on the waterfront.
A rising river could flood the
plant.
as black-bellied and semipalmated plovers,
greater and lesser yellowlegs, semipalmated
the century and a half between that event
and the American Revolution of 1775 is
largely a mystery. Few people are aware of
the shocking events that occurred in 17th
Century New England. What was colonial
life like for the first generation of Americanborn
settlers? How did the Puritans
govern? Why did they react so violently
to the Religious Society of Friends? Who
were the original proponents of religious
toleration and equality on American soil?
Olga Morrill is a retired librarian who has
spent the past 4 ½ years researching the
history of the Quakers in 17th century
northern New England. She will discuss
actual occurrences involving real people in
Puritan New England. The Quakers did
face brutality, but they had some supporters,
including people who stepped in to protect
them here in Old Newbury and Salisbury.
Morrill will tell the stories of some of these
incidents and people from the area, as well
as discussing her book Vagabond Quakers:
URBAN RENEWAL: DEMOLITION
OR RESTORATION.
NEWBURYPORT’S STORY
Monday, July 30th at 7pm: Back by
popular demand! Like many communities
in the early 1960s, Newburyport was at
an economic crossroads. Only one official
signature away, urban renewal threatened
to demolish our historic downtown
and replace it with a modern shopping
center. Ghlee E. Woodworth will take you
through a visual journey to learn how the
community and its citizens came together
to save the charm and character of the
historic downtown. Newburyport Public
For
Sale
Buying or selling real estate can
oftentimes seem intimidating. As a
REALTOR I know that unlike myself,
you are not in the industry. Therefore
when I say things like EMD or HOA
and you look at me like I have two
heads I remind myself when you are not
actually in the industry.
Here are some definitions of common
real estate terms that could help you feel
more comfortable when purchasing a
house. With an understanding these
terms, you may feel confident when
negotiating when buying or selling a
home or not look at your REALTOR
Debt to Income Ratio: A percentage
Pets, of all your monthly Animals, debt divided by your Plus
gross monthly income. This number is
one way a bank or Mortgage Company
Health measures your ability to & repay the Fitness
money
you have borrowed.
Closing Costs: Fees and charges
associated with the closing of your
loan. Paid at the closing table they can
include but aren’t limited to escrows of
insurance, taxes and mortgage payments
required by your lender.
FICO Score: A numerical value
calculated by three credit companies to
give you your credit score. Typically
banks or mortgage companies need a
score over 650 to give you the best rates.
Points: Buyers have the option of
“buying” points to reduce their mortgage
interest rate. Each point is equal to 1%
of the value of the loan. As an example,
if you pay one “point” or $3,000 on a
$300,000 loan you could reduce your
paperwork has been done at the closing
an examiner will check to see if any
subsequent liens have been placed on
the property.
Title Insurance: An insurance policy
that protects the owner and/or lender
against potential errors in the chain of
title or unexpected claims of ownership.
Most lenders require the buyer to
purchase a title insurance policy on the
amount they are lending. The owner’s
policy that protects the buyer from title
defects requires an additional charge.
These are only a few of the most
common terms thrown around in the
real estate world every day. Having an
understating of what they mean can help
you smoothly navigate through what
can at times seem like learning a foreign
language.
If you have any questions about this
article, real estate in general or are
EMD: Earnest Money Deposit.
Similar to Good Faith Deposit. When
you make an offer to purchase a home
you put money behind that offer as an
act of good faith. This money is typically
put into an escrow account at the seller’s
real estate office. If for some reason you
default on your contingencies the seller interest rate from 4.25% to 4%.
would keep these deposits.
PMI: Private Mortgage Insurance.
HOA: Home Owners Association.
Found in condo complexes, it is a charge
that is assessed on a monthly basis to
each homeowner for upkeep. Typically
PMI is an insurance premium paid by the
buyer to the lender to protect the lender
if you are unable to pay your mortgage.
Banks or mortgage companies can require
includes homeowner’s insurance, this if your down payment is less than
landscaping, snow removal and trash
pickup.
Contingencies: These are conditions
written into a contract that must be
met to sell. Typical contingencies are
the home inspection and the buyer’s
financing.
Due Diligence: Actions that a buyer
20% of the purchase price. This charge
can vary but whatever amount it is it
does not reduce the principal amount on
your loan. Once you have 20% equity
in the home (this is determined by a
bank approved appraiser), this insurance
is discontinued.
Title Search: A historical review of all
or buyer’s agent will perform prior to recorded legal documents pertaining to
sale.
Town
A buyer may want to investigate the ownership
ARIES (March 21 to April 19) Your zeal for challenges usually
works well for you. But this week it’s best to avoid jumping into
new situations without more information. Vital news emerges by
the weekend.
TAURUS (April 20 to May 20) Once again, the Bovine’s patience
pays off as that pesky problem works itself out without taking
too much of your valuable time. A new task opens interesting
possibilities.
GEMINI (May 21 to June 20) Those suggestions you want to
share need to be set aside for a while so you can focus on the job at hand. There’ll be time later to put your
ideas into a workable format.
CANCER (June 21 to July 22) Be sure about your sources before you use the information in any decision
you reach about your new project. Some of the data might be out of
date or misinterpreted.
LEO (July 23 to August 22) A sudden challenge might rattle you
at first. But pump up that strong Lion’s heart with a full measure
of courage, and face it with the continuing support of family and
friends.
VIRGO (August 23 to September 22) Watch your expenses this
week so you can have a financial cushion to fall back on should things
tighten up later this month. Money matters ease by the 1st.
LIBRA (September 23 to October 22) Uncertainty over workplace
policy creates anxiety and confusion among your colleagues. Don’t be
surprised if you’re asked, once again, to help work things out.
SCORPIO (October 23 to November 21) The workweek keeps you
busy tying up loose ends and checking data that needs to be verified.
The weekend offers a chance to relax and restore your spent energies.
SAGITTARIUS (November 22 to December 21) This is not the best
time to go to extremes to prove a point. Better to set a sensible goal now
and move forward. There’ll be time later to take the bolder course.
CAPRICORN (December 22 to January 19) A step-by-step
progression is the better way to move ahead. Taking shortcuts could be
risky at this time. Important news arrives on the 1st.
AQUARIUS (January 20 to February 18) Avoid getting drawn into
workplace disputes that should be handled by those directly involved.
Instead, spend your energy developing those new ideas.
PISCES (February 19 to March 20) You still need to be prudent
about money matters. But things start to ease by the end of the week.
A weekend encounter with an old friend brings welcome news.
BORN THIS WEEK: You handle challenging situations with boldness
when necessary and caution when called for.
Health & Wellness
By J. Peter St. Clair, DMD
Last week I introduced a couple
who had been seeing the same
dentist for 30 years and were
finally forced to make a change
due to the dentist’s retirement.
They visited a “new” dentist
and were turned off because the
dentist recommended significant
treatment. Then they consulted
with another dentist, who spent
more time with them to discuss
their specific situations and goals.
However, they still missed their
“old” dentist.
The couple loved their “old”
dentist because she was someone
they could relate to. The dentist
kept things simple, and they
liked simple. If they had a broken
tooth, the dentist patched it up
and they were on their way. They
never talked about the future.
They may have lost some teeth
over the years, but the dentist
never discussed “needing” a lot
of dental work.
The first “new” dentist was
a nice person. In fact, they
knew the dentist outside the
office before they became
patients. The problem was poor
communication and inability
to relate to the patient’s specific
Old scams don’t go away, and
one of the scams that has come
around again is the secret shopper
scam. Most people like shopping,
and if someone offers payment for
it, many of us will try it. After all,
it sounds like fun.
Secret shoppers often are hired
by legitimate companies to visit
one of their stores and make a
purchase. Afterward you make a
report on things like cleanliness,
pricing, employee attitude and
more. In response you might
Brighter Smiles...
We All Have Choices - Part 2
needs. This dentist looked in
both their mouths and said they
each “needed’ 8 crowns. It didn’t
make sense to them. It seemed
too complicated, expensive and
unnecessary.
The second “new” dentist took
a different approach and spent
time with the couple discussing
their current situation and future
objectives. They both wanted
to keep their teeth but still had
trouble coming to grips with the
fact that they “needed” significant
dental work to accomplish their
objective. Why couldn’t they
continue on the same simple
path they had with their original
dentist?
Dentists are sometimes more
interested in what they are saying
than patients are. It is important
to remember that the teeth are
attached to a person; and that
person has their own story that
goes along with their teeth.
People put different values on
different things. Whether we sell
cars, trips, hairstyles or teeth, the
objective of the “seller” is to make
the prospective “buyer” aware
of what they have and all the
possibilities that are available to
them. It is always the consumer’s
decision. While there is a health
component to dentistry, you
can compare any other aspect
of selling the other commodity
examples to teeth. Things that
come to mind: comfort, looks,
self-esteem, and functioning in
life.
Senior Scene
Secret Shopper Scams
get either a free gift or a cash
payment.
When it comes to scams,
however, you’re given the payment
first. You’ll be sent a check and
will be told to cash it, and then
go shopping immediately. You’ll
likely be told to “test” the service
at the Western Union desk, or
whatever location will transfer
money. You’ll be instructed to test
the system by sending the money
you’ve just received when you
cashed the check. What you won’t
find out for a long time is that the
check you cashed is no good. You
used your own money to send a
wire transfer, and you’ll never get
that money back.
Or you might be told to use the
cash to buy a handful of gift cards.
To “buy” anything, people
have to be ready. What makes
someone ready? They are ready
when they feel the need to act.
In the absence of readiness,
over-education by the “seller”
often feels like sales pressure
to the buyer. I’m sure you have
experienced this if you have ever
been to a car dealership.
I love analogies. I especially
love car analogies as they relate to
dentistry. Cars are easy because
most of us rely on them every
day, just like our teeth. Some of
us like simple cars, while others
like fancier cars. Some take better
care of their cars and they last
longer. Others abuse their cars
and they need more repairs. One
thing is certain; maintenance is
the key to long-term success of
the car.
Raising awareness is a difficult
task for anyone promoting their
product or service. Acting on
