Residential Round-Up<br />

Buyers now have more choice in the Morrinsville residential market.<br />

We have seen almost a 50% increase in the number of listings<br />

available in the market to what we saw at the beginning of the year.<br />

Motivated vendors should price competitively and invest in a strong<br />

marketing campaign to target buyers. Investor activity has softened<br />

but there is still strong demand for entry level property priced below<br />

$400,000 in desirable locations.<br />

We are moving towards a balanced real estate climate which is ideal<br />

for both sellers and buyers.<br />

Rural Round-Up<br />

Well after a very kind autumn the winter has given us plenty of rain.<br />

We have some good grass cover and we are starting to see calves on<br />

the ground.<br />

Farmers and farm owners are also starting to think about selling or<br />

buying a farm in the spring or during the season.<br />

We at Property Brokers have 10 or so farms signed up for Spring<br />

marketing campaigns. I know this sounds early but there are<br />

several valid reasons for this. Firstly, all photography is done and the<br />

information can be collected and information packs put together<br />

including nitrogen reference figures. It is important to supply all the<br />

relevant information to help prospective purchasers to do their due<br />

diligence within the marketing period.<br />

Secondly, it gives Vendors time over winter to do the jobs to present<br />

their property for sale. Things like painting, fencing, and a general<br />

tidy up, first impressions are really important.<br />

The market has been steady with several late season sales. Interest<br />

rates are still very favourable and the forecast pay-out looking like $7<br />

might be achievable.<br />

With the Mycoplasma Bovis on many peoples’ minds we are<br />

receiving enquiry for runoffs and/or self-contained farms and also<br />

around a few changes to our approach to open days and farm visits.<br />
