What are your thoughts about the<br />

Hoboken and Hudson County<br />

markets more broadly? What is the unique<br />

value proposition that the Special Properties and<br />

Christie’s brands bring to clients in this market?<br />

I have witnessed a remarkable renaissance in Hudson<br />

County over the nearly 20 years I have been in New<br />

York. The “Gold Coast” is anchored, to my mind, by<br />

Hoboken, which has witnessed the development of<br />

numerous new luxury residential buildings, and has<br />

seen prices rising relatively unabated for a significant<br />

period of time. The rationale is obvious – with<br />

straightforward accessibility thanks to the trains,<br />

ferries and car services joining Hoboken and<br />

Manhattan, and also the significantly enhanced<br />

lifestyle amenities, there is little downside and<br />

monumental upside to buying in this hot area. Hudson<br />

County more generally has also benefited from this<br />

phenomenon, with affordability and high levels of<br />

luxury combining to make a very attractive buying<br />

proposition.<br />

In May, Christie’s auctioned off the Estate<br />

of Peggy and David Rockefeller, the largest<br />

philanthropic auction sale ever. Can you<br />

please comment on this historic sale? How<br />

did Christie’s International Real Estate<br />

team participate in the auction events?<br />

The sale, which generated almost $900 million<br />

of proceeds, established the new benchmark for<br />

single estate collections going to auction<br />

worldwide. The sale continued the great<br />

philanthropic tradition of the family, with<br />

proceeds going to a dozen charities worldwide<br />

that were connected historically to the<br />

rockefeller family. Christie’s real estate division<br />

was a significant participant in the launch of this<br />

historic sale, led by three of our affiliates,<br />

including Special Properties of New Jersey, who<br />

sponsored the sale and joined the foundation, our<br />

Christie’s colleagues, and top VIP clients at the<br />

launch of the sale at Christie’s U.S. headquarters<br />

in Christie’s 20 rockefeller Plaza, Manhattan.<br />

Special Properties and our other sponsoring<br />

affiliates maintained a highly visible presence<br />

throughout the period leading up to and<br />

including the record-breaking sale, with their<br />

properties on display in the highly visible real<br />

estate gallery space in 20 rockefeller Plaza.<br />

What are the key upcoming events and<br />

initiatives at Christie’s International Real<br />

Estate, for the remainder of this year?<br />

Christie’s International real estate has events<br />

with both our colleagues in the auction house and<br />

with other major third party events throughout<br />

the year. One highlight of the year to come is<br />

our presence at the Pebble Beach Concours<br />

d’elegance, a multi-day celebration in august<br />

of the finest automobiles in the world, which<br />

we are proud to sponsor together with Special<br />

Properties. We partner with luxury car makers in<br />

the days leading up to the sale, and then have the<br />

most visible hospitality suite on the 18th fairway<br />

on the day of the auto show. another is our<br />

annual top agents conference, which is being<br />

hosted in Manhattan this year but with a launch<br />

party that will be held in the magnificent<br />

Darlington Mansion in Mahwah, New Jersey.<br />

We are excited to have Special Properties as our<br />

partner in this annual event, which will allow<br />

their team to further showcase their listings<br />

to our top agents from around the world.<br />

As the CEO of Christie’s International<br />

Real Estate, you travel frequently.<br />

What are some interesting places that<br />

you have visited this summer that you<br />

can recommend to our readers?<br />

I have been over to london, which is the global<br />

headquarters of Christie’s and feels very much<br />

like my second home these days. I spent time at<br />

the new SoHo House in the old BBC headquarters<br />

space in White City, which was a highlight.<br />

I also had a wonderful time recently in Serbia<br />

and Montenegro, two areas I had yet to visit.<br />

It was one of the more special trips I have taken<br />

in recent years, hosted by The Special Properties<br />

Team who showed me the life and of course<br />

the beautiful real estate in those incredible<br />

destinations.<br />

I was really taken by the physical beauty of<br />

both countries and the warmth of the people.<br />

I also learned about local wines (the riesling<br />

was delicious), cheeses (which rival French and<br />

Italian cheeses and should be in much wider<br />

distribution!) and the nuances of the local meats,<br />

especially the locally produced prosciutto which<br />

had a beautiful smoky flavor unlike anything<br />

I have had before. We also had some fabulous<br />

seafood, including memorable octopus dishes that<br />

I haven’t had back home. It’s fair to say that I am<br />

very excited that the owners of Special Properties<br />

have expanded their affiliation with Christie’s<br />

International real estate to the european<br />

continent, to include Serbia and Montenegro in<br />

addition to Slovenia, Macedonia, and Croatia.<br />

noteworthy and essential stops. Don’t be<br />

surprised if they also invite you in for<br />

dinner, offer you their finest food and<br />

drink, seat you at the head of the table,<br />

and delight you with a surprisingly<br />

detailed discourse about the stunning<br />

natural beauty of the Bay of Kotor,<br />

Durmitor National Park, Lake Skadar, or<br />

one of dozens of other breathtaking<br />

the Bay of Kotor is, hands-down,<br />

Montenegro’s most beloved attraction.<br />

Often called Europe’s most southerly<br />

fjord, it is, in fact, simply a geological<br />

gift carved by an ancient river centuries<br />

ago. A UNESCO World Heritage Site and<br />

popular cruise port, cobblestoned Kotor<br />

is one of the country’s oldest towns, a<br />

spectacularly well-preserved fortified<br />

settlement founded by the romans and<br />

variously occupied by the republic of<br />

Venice, the Ottoman Empire, and the<br />

Habsburg Monarchy, among others. Its<br />

rich history is felt in a diverse mix of<br />

architectural styles, with Venetian<br />

palaces sitting alongside charming<br />

piazzas and medieval churches, all set<br />

within more than three miles of ancient<br />

city walls.<br />

Durmitor National Park is equally<br />

stunning, owing its UNESCO nod in part<br />

to rugged expanses shaped by glaciers,<br />

underground streams, and rivers,<br />

intermittently dotted by limestone peaks,<br />

rolling plateaus, and dense alpine<br />

forests. You’ll find visitors here in active<br />

pursuit of outdoor adventure, ranging<br />

from hiking and mountain biking to<br />

canoeing and cave touring. Whitewater<br />

rafting on the tara river and a hike<br />

around Black Lake, one of Durmitor’s 18<br />

glacial lakes, are not to be missed.<br />

One of Montenegro’s most popular sights is the Roman Catholic Church, Our Lady of the<br />

Rocks, and museum, which sit on an island created by local fishermen in the Bay of Kotor,<br />

dating back to 1484. The legendary site is accessible from Perast, a UNESCO Heritage<br />

protected town.<br />

Montenegro’s royal family, Lake Skadar is<br />

dream destination for outdoor enthusiasts<br />

and birdwatchers. this vast freshwater<br />

lake — the largest in the Balkans — is a<br />

pristine oasis edged by traditional fishing<br />

villages, secluded beaches, and medieval<br />

island monasteries. Most visitors explore<br />

the lake on a boat tour, ensuring a neverending<br />

array of Instagram-worthy sights,<br />

plus chance sightings of more than 260<br />

species of birds (including the prized<br />

Dalmatian pelican).<br />

For those who love art, architecture or<br />

archeology, no visit to Montenegro is<br />

complete without a visit to picturesque<br />

Budva, a small and famously sunny village<br />

on the Adriatic that feels as if its been lifted<br />

from the pages of a storybook. Surrounded<br />

by soaring stone walls, ancient towers, and<br />

city gates, this pedestrian-friendly village<br />

dates back more than 2,500 years, making it<br />

one of the region’s oldest. Not surprisingly,<br />

this coastal gem has become an epicenter of<br />

modern Montenegrin tourism, thanks to its<br />

collection of breathtaking beaches,<br />

romantic restaurants, and trendy cocktail<br />

bars tucked along narrow cobbled streets,<br />

piazzas and subtropical gardens filled with<br />

cypress and thyme.<br />

Just to the south, the exclusive resort<br />

town of Sveti Stefan has re-emerged as a<br />

luxury destination for A-listers in search of<br />

sun and seclusion. Called an “Adriatic<br />

playground” in the 1970s, it lured<br />

celebrities, royalty, and well-known writers,<br />

among them Queen Elizabeth, Sophia<br />

Loren, Orson Welles, and Sidney Poitier.<br />

today, it’s an Aman-branded five-star<br />

resort that earns rave reviews for its mix of<br />

old world glam and modern good looks. Its<br />

new Nobu restaurant is an added bonus.<br />

Less than an hour north, Porto<br />

Montenegro is fast becoming Montenegro’s<br />

luxury yachting base camp. Dubbed a “21st-<br />

ThE SEASONS, ExplAINED: the summer<br />

travel months of July and August are<br />

considered Montenegro’s high season, when<br />

airfares and hotel rooms are most expensive<br />

(and the weather predictably warm and dry).<br />

Many Montenegrins, however, believe the best<br />

time to visit is during the shoulder seasons of<br />

spring (May – June) and fall (September –<br />

october), when it’s still sunny and waters are<br />

swimmable. the low season (november –<br />

April) is a great value along the coast, however<br />

you’ll find higher prices at ski resorts in<br />

northern Montenegro.<br />

Montenegrins enjoy a mixed Mediterranean-<br />

Continental climate, with summer temperatures<br />

reaching an average 81°f along the Adriatic and<br />

90°f in the inland capital of podgorica.<br />

Most people know that Hoboken is the birthplace of Frank Sinatra, the<br />

location of the first officially recorded game of baseball in the U.S.<br />

(1846) and the iconic setting of the film “On the Waterfront.” Often<br />

referred to as New York’s sixth borough, Hoboken’s classic<br />

along busy Washington Street, popular pubs are<br />

now sharing space with an ever-growing number<br />

indian, Malaysian, Japanese, Mexican and, of<br />

course, italian. a walk along the renewed and<br />

dynamic waterfront promenade, dotted with<br />

benches, parks, restaurants and hotels, is<br />

Hoboken offers what are arguably the best views<br />

anywhere of the Manhattan skyline.<br />

Over the past 10 to 20 years, as the residential<br />

impermanence that once characterized the city’s<br />

housing landscape has begun to change, Hoboken<br />

has now established itself as a place to settle<br />

down and raise a family — even retire.<br />

paradoxically, while the city is increasingly alive,<br />

it is at the same time increasingly stable.<br />

No one is more familiar with, or has been as<br />

closely involved in, the changes taking place in<br />

Hoboken than new Mayor ravinder Bhalla. The<br />

mayor, who took office on January 1, <strong>2018</strong> after<br />

eight years as a city council member, has lived in<br />

the city since 2000. as the nation’s first directlyelected<br />

Sikh mayor, Bhalla personifies the city’s<br />

evolution. “i personally view myself as a<br />

living/breathing example of the transformation<br />

of Hoboken over the last couple of decades,” he<br />

said.<br />

arriving in Hoboken as a 20-something<br />

bachelor, Bhalla remembers Hoboken as a very<br />

“temporary” place. people would stay for a few<br />

years, find a partner/spouse, start a family but<br />

then head to the suburbs when the kids were<br />

ready for school. He remembers seeing the hordes<br />

of parents with strollers, affectionately known as<br />

the “Stroller Mafia,” never dreaming that one day<br />

he’d be part of the club. He got married, had a<br />

daughter and, “before you knew it, i was one of<br />

those parents strolling a young child.”<br />

Mayor Bhalla said that one of the reasons he<br />

chose to run for public office was that every<br />

school year his daughter would make new<br />

friends, but they would soon vanish as their<br />

parents retreated to the suburbs. it was not, at<br />

the time, the Hoboken he wanted it to be and he<br />

hoped to help change it. Schools, he said, were<br />

not as good as they are now and there needed to<br />

be far more residential stability.<br />

The restaurants, waterfront and views are nice<br />

assets to have, he said, but it’s the vastly<br />

improved school system, decreased crime and<br />

proliferation of what he calls, “family-friendly”<br />

housing offering greater living space that is<br />

enticing more people to remain in the city. and<br />

for potential retirees, Hoboken’s one-square-mile<br />

area assures that everything is within walking<br />

distance. Driving and parking can certainly be a<br />

challenge so being less reliant on a vehicle for<br />

doing errands, visiting the library, parks or a<br />

inventory, roughly defined as three- or fourbedroom<br />

units with over 1,500 square feet, has<br />

been a crucial element in Hoboken’s increasing<br />

stability. it allows the buyer or renter the ability to<br />

accommodate not just a few roommates or a<br />

partner, but a growing family, as well. and there<br />

needs to be an adequate supply so that prices do<br />

not become prohibitive. The conventional wisdom<br />

in the development community 10 years ago, the<br />

mayor said, was that there were higher returns on<br />

investment to be realized from studio, one- and<br />

two-bedroom units. proposals back then would<br />

come in with a very small number of threebedroom<br />

apartments or condos, but he has seen<br />

the proportion flip over the time of his service.<br />

Developers and real estate professionals are<br />

realizing that demand is increasing for these<br />

larger units and the city is now receiving many<br />

more applications for them.<br />

aware of these changes, and understanding the<br />

huge potential market opportunity Hoboken<br />

What is your background?<br />

Prior to joining the auction world as<br />

a Handbags Specialist in 2012, I worked<br />

as the director of Sales and Marketing<br />

for a wonderful emerging handbags<br />

brand, Holly Caldwell LLC, my foray<br />

into all things handbags. As a history<br />

and sociology major at Vanderbilt<br />

University, I will say the path to<br />

handbags was an unexpected one.<br />

What is your typical day like?<br />

As the newest, and one of the smallest,<br />

departments at Christie’s, we are a small<br />

but tightly knit team where every member<br />

wears many hats, with no two days<br />

alike. Depending on where we are in the<br />

calendar year, my days can be filled with<br />

tasks such as consignment getting for an<br />

upcoming auction or private sales<br />

events, meeting with clients across the<br />

US at Christie’s offices and private<br />

homes to review and bring in property.<br />

Other tasks include: cataloging the property<br />

once in house prior to including in<br />

an upcoming auction or event; working<br />

with my marketing, PR, editorial, business<br />

intelligence, and business teams at<br />

Christie’s to discuss strategy, marketing<br />

efforts and overall business strategy;<br />

traveling to promote and sell US auctions,<br />

americans led the buyer geography with 73<br />

percent of sales, followed by europe, the middle<br />

east, russia and india with 18 percent combined,<br />

and asia with 10 percent. New buyers in the sales<br />

accounted for 10 percent of those in the<br />

decorative arts live sales, and 61 percent of the<br />

buyers in the online sale. twenty-eight percent of<br />

clients bought more than one lot online.<br />

an honor for christie’s to represent the<br />

The toll of natural disasters in the<br />

last year has been immeasurable,<br />

and many different communities<br />

have been affected. While the<br />

events may have receded from<br />

memory for those not directly<br />

impacted, repair and<br />

reconstruction are still necessary<br />

and ongoing. To that aim, Christie’s<br />

International Real Estate Affiliates<br />

in Hawaii, Houston, the U.S. Virgin Islands,<br />

Florida, California and Puerto Rico are working<br />

with their communities to rebuild after<br />

hurricanes, fires, floods, earthquakes and<br />

volcanic activity.<br />

On September 20, 2017, Hurricane Maria<br />

devastated the island Commonwealth of Puerto<br />

Rico, inflicting loss of life and billions of dollars<br />

in damage. Nearly a year later, hundreds of<br />

buildings are still without power. To help rebuild<br />

many of the homes and lives of people impacted<br />

by the storm, Christie’s International Real Estate<br />

is launching its first-ever Children’s Book in<br />

which Christie’s Affiliates can purchase a doublepage<br />

spread with all net proceeds donated to All<br />

Hands and Hearts, an organization that addresses<br />

the immediate and long-term needs of<br />

communities impacted by natural disasters. The<br />

first edition of the Children’s Book will fund<br />

permanent roofs on the homes of families<br />

affected by Hurricane Maria.<br />

Puerto Rico was covered by CBS This<br />

Morning and ABC’s Good Morning<br />

America, which highlighted just how<br />

much work is yet to be done. Three<br />

months after the hurricane, Mercy<br />

Corps estimated 60,000 houses were still<br />

roofless in Puerto Rico, and thousands<br />

of people were still displaced, living in<br />

shelters, or with friends and relatives.<br />

According to The New York Times, by<br />

March, U.S. Government relief workers<br />

had installed 57,000 blue tarps as<br />

makeshift roofs on damaged homes<br />

across the island, not including the<br />

large number of homeowners who are<br />

ineligible for government support, due<br />

in part to the lack of proof of<br />

ownership. All Hands and Hearts<br />

estimates that 1,000 households in the<br />

municipality of Yabucoa alone are still<br />

without roofs from the storm. With a<br />

roof in place, a family’s needs go down<br />

dramatically; debris and mold clean-up<br />

can be finalized and remaining repairs<br />

can proceed. One roof costs<br />

approximately $7,500, and Christie’s<br />

goal is to raise enough money to build<br />

roofs for 25 families on the island.<br />

The book will be designed for<br />

children, age four years and older, and<br />

will include coloring, drawing games<br />

and quizzes; it will be provided to<br />

clients with children who are visiting<br />

affiliate brokerage houses or Christie’s<br />

auction houses and events. Christie’s<br />

will contribute an art theme to the<br />

initiative, showcasing the enduring<br />

synergy between art and real estate,<br />

and each participating affiliate will<br />

have their own double-page spread in<br />

the book.<br />

“i’m not just there looking through the<br />

lens, i'm also looking through the lens of<br />

art history, architectural history and<br />

design history,” he says. “For the interior<br />

work, i take every photo seriously and treat<br />

it like it's the last picture i'll ever be judged<br />

on. that seriousness of purpose, my clients<br />

tell me, is unique. they need me to find the<br />

romance in the experience of the building<br />

they've created. people need to look at my<br />

images and want to be there.”<br />

Joseph’s favorite celebrity home?<br />

meg ryan’s. “she had a personal hand<br />

in renovating a beautiful artist's loft in<br />

soHo,” he notes. “it was nondescript on the<br />

outside, and private. spending the day with<br />

her and having her explain her decisions,<br />

inspirations and intent, that was<br />

memorable, and her enthusiasm was<br />

infectious. i’m definitely going to try to<br />

copy her master bathroom when i redo<br />

A mother to a 17-year-old son and four-year-old<br />

daughter, much of Diana’s personal life is devoted to her<br />

As her son begins his senior year of high school, the<br />

focus has been on education, as she helps guide him<br />

through the college application process and visit the<br />

schools he is interested in attending. She also enjoys<br />

spending quality time with her daughter at local parks<br />

and pools, including Pier C Park in their hometown of<br />

Hoboken.<br />

A native of the Eastern European country of Georgia,<br />

Diana has instilled in her children a sense of pride about<br />

their heritage. “We like to cook and bake different types of<br />

gourmet foods from Georgia so the kids know where their<br />

parents came from,” she said. “It’s great to be a part of<br />

the great melting pot that is the United States, but it’s also<br />

important to know where you come from.” In particular,<br />

Diana enjoys preparing Georgian cuisine with family<br />

members during Thanksgiving and Christmas<br />

celebrations.<br />

She also enjoys the eclectic dining scene of Hoboken<br />

and its surrounding communities. When socializing with<br />

friends in Hoboken, she often finds herself at Court Street<br />

Restaurant & Bar, one of the town’s oldest restaurants,<br />

and the Cuban restaurant La Isla, where she enjoys the<br />

great view of the New York City skyline. She also<br />

frequents Chart House in Weehawken and Bistro La<br />

Source in Jersey City.<br />

Diana recently signed up for Pilates classes<br />

and has quickly fallen in love with it. “It’s a<br />

place where you can take everything off your<br />

mind and work on the body and mind<br />

together,” she said.<br />

She enjoys vacationing with family, with<br />

Saratoga Springs and Nantucket among her<br />

most recent destinations.<br />

“Between being a Realtor and parenting, there is less time for personal<br />

hobbies, but I wouldn’t have it any other way,” she said. “Children have a<br />

way of teaching us more about ourselves, as long as we take the time to<br />

listen and reflect. They challenge us to be better people.”<br />

MEGAN FoX<br />

It was six years ago that Megan Fox left the employment placement<br />

industry due to a slowing job market but knew that she still wanted to<br />

work with people. So, she got her real estate license and now works fulltime<br />

in a career that she loves.<br />

But her first love still remains her cherished family – her husband<br />

Tom and their four children, three boys and one girl. In fact, Megan<br />

credits her beloved children in helping to build her business. Through<br />

their busy sports activities – swimming, lacrosse, basketball, football<br />

and baseball – she spends most of her time at a pool or field where she<br />

connects with the community. “Having four active middle and high<br />

The family anticipates a yearly vacation to Hilton Head where they<br />

Andi has lived in Hudson County most of her life and has resided in Hoboken for the<br />

past 20 years, where she owned and operated an antique and vintage clothing store<br />

prior to beginning her real estate career in 2007. Andi also has an extensive 30-year<br />

background in the luxury fashion business where she merchandised, sold and<br />

distributed designer European clothing collections to high-end specialty stores.<br />

Music has always played an important role in Andi's life. She has studied opera and<br />

jazz vocals and can occasionally be found singing at live venues. “I have an<br />

encyclopedic knowledge of music,” she said, and in her spare time creates custom<br />

playlists for friends and clients. Andi also maintains an active, healthy lifestyle which<br />

includes a daily regimen of Pilates and plant-based cooking. “It requires a lot of time<br />

and effort,” she said, “but I prefer shopping for sustainable, organic foods and<br />

Every few weeks, Kim gets together with a group of girlfriends, all of<br />

whom had children in the Wayne Hills High School Marching Band.<br />

find a permanent home. “All<br />

children have the right to a safe and<br />

loving home. I’d like to think that I<br />

am making an impact on our most<br />

precious citizens and a lifelong<br />

difference toward their future,”<br />

KATHLEEN LoPS<br />

Kathleen Lops and her husband have<br />

been busy preparing their son for his first<br />

semester in college and settling their<br />

daughter into her senior year of high<br />

school.<br />

Kathleen is a proponent of volunteering<br />

one’s time. “Everyone has to do their part<br />

in some way.” She chose the Social<br />

Services Association of Ridgewood because<br />

it serves the residents of her hometown. As<br />

an associate member of the Board, she has<br />

chaired the organization’s Thanksgiving<br />

food drive. “We’re in an affluent<br />

community and there’s still need.” She<br />

describes herself as a passionate volunteer<br />

in her children’s schools.<br />

Kathleen worked in the finance industry<br />

in Boston, New York City and Sydney,<br />

Australia before settling in Ridgewood. She<br />

enjoys golf, walking her Collie and visiting<br />

family in Maine.<br />

Christopher is a part of the fabric of his local arts community through his<br />

involvement with Jersey City-based Green Villain, which operates today as an art<br />

brokerage, vinyl imprint, event platform and public art project. Specifically, Chris<br />

brokers the sale of murals to local landlords and towns, estimating the company has<br />

sold 50 murals throughout Jersey City, Hoboken and Manhattan since opening in 2009.<br />

He also stays active on the development side of the real estate business with a focus<br />

on green building. He is a member of the U.S. Green Building Council, whose mission<br />

is to transform the way buildings and communities are designed, built and operated,<br />

making them healthier places for people to work and live. “one of the things I care<br />

deeply about is the efficiency of buildings,” he said. “I want to make them as ecofriendly<br />

as possible.”<br />

Her children’s education and volunteerism are<br />

primary pursuits for Kathleen Lops, pictured<br />

with daughter Caroline, husband Peter and<br />
