THE PROPERTY 



Conch Sound Point (300 ac) and High Bank Bay (400 

ac) were optioned in 2007. Application was made 

to the Government of the Bahamas that same year 

for permission to purchase both tracts. Permission 

was granted by the Bahamas Investment Authority. 

Subsequently, in August of 2007, a team of professionals 

was assembled to begin the design process for what 

we thought then was going to be the Resorts of South 

Abaco. The acquisition of the parcels was completed 

in 2008 and our work continued towards an approval 

which was received in December of that year. The 

economic downturn in 2008, along with the very detailed 

administrative process for land and construction 

development in the Bahamas, prevented us from 

proceeding, until now. 

This delay was actually a blessing. It afforded us time 

to regroup, rethink and shape our development into 

something truly unique for this property. It also allowed 

us to add another key parcel and element to the overall 

resort masterplan, that being Leeward Harbor and its 

ideal location at the western tip of Abaco. 

Lastly, and probably the best kept secret, is that Kakona 

offers to those that choose to take part, the opportunity 

to enjoy over 10 miles of white sand beach and the 

serenity and peace afforded with being surrounded by 

over 22,000 acres of Bahamas National Trust land.

COURSE AT KAKONA 

David McLay Kidd has used his talents and global experience in Golf Course 

design to create what will become a show piece and cornerstone in the 

annals of golf. That’s a bold statement considering the nearby competition. 

David and his team have masterfully prepared Kakona so that it touches the 

ocean on nine holes with the 15th through the 18th capturing the energy 

from the ocean and conveying it into the field of play all while creating a 

canvas of shear beauty for those not playing to absorb and experience. The 

nine interior holes, lessor by no means, bring the natural beauty of south 

Abaco into play while combining with strategic water features for delivery 

of a full golf experience and effect. The executive course at Conch Sound 

Point, built as a private use facility for those owners and guests of Conch 

Sound only, weaves a beautiful tapestry into the interior that otherwise 

would not exist. Tied directly to the Kakona Lodge, this experience is one

Professional Golf Course Designer 

Born and raised in Scotland, son of a Golf Course Superintendent, David 

has been around golf his entire life and not just any golf but the oldest 

and finest courses in the world. As the son of a superintendent he saw 

‘behind the curtain’ what made these courses stand the test of time, what 

intrigued generations of Scottish golfers. 

For almost 10 years David has traveled the world assessing sites for golf, 

working with the Market Analyst’s, Master planners, Architects, Engineers, 

Ecological Consultants, Landuse and Planning Attorneys and every other 

consultant involved in the development process. This insight gave David 

the last vital piece he needed for his education, what the development 

process looks like from the client’s perspective.

• Adjacent to the Harbor is an existing airport 

with a 4,300 lf hard surface runway. As part 

of the development plan and our heads 

of Agreement, Kakona will build, own and 

operate the full service FBO with Port of Entry 

Customs and Immigration services on site, as 

well as a plane parking and storage area of 

approximately 10 acres in size and the runway 

extension to 6,000 lf to accommodate the 

larger private jet traffic. 

• The Longevity and Center will be a “world 

leader” location for longevity research and 

treatment offering holistic health for the 

mind, body and spirit, The services of the 

Longevity Center will blend seamlessly with 

the amenities, dining and leisure experience 

being planned and afforded at Kakona. The 

Longevity center, will focus on the whole 

person, addressing health concerns from a 

physical, emotional, and spiritual perspective.

that Kakona offers to those that choose to 

take part, the opportunity to enjoy over 10 

miles of white sand beach and the serenity 

and peace afforded with being surrounded by
