Unless your cashflow demands you keep your loans as they are, by switching to principal and interest (P&I), the bank will actually help you pay them off. Last week, I met with Kylie who had a St George home loan on a decent rate, but two investment loans at a shocking 4.84%, since they were IO. I showed her that by switching banks and choosing P&I, she didn’t need to put her hand is her pocket too deeply every month, since the savings created by switching to 3.63% on all her loans, covered most of the principal reduction required. By parting with an extra $500 per month, her net worth will improve by $1,200 per month. Talavera Road pre-election scare-mongering wrong OPINION BY URBAN TASKFORCE CEO, CHRIS JOHNSON There is an incredible preelection emotional attack occurring against much new development in Sydney. The normal rational approach to considering development plans on their merit has been thrown out in favour of emotional calls to fight against proposals that provide essential housing for Sydney. The Ryde electorate seems to be the epi-centre of these emotional attacks through the public advocacy against many projects including 112 Talavera Road, Macquarie Park, by the local Member of Parliament, Victor Dominello. The planning system is unfortunately being used as a mechanism to garner votes for the state election in March 2018. I have had a good look at the planning proposal for 112 Talavera Road and it appears to me to be a good example of where new development should be built. The site is within 400 metres of a new metro rail station, it has a major expressway next door in the form of the M2 to handle traffic, it is close to the jobs centre of Macquarie Park and it is next to the vast open space network of Lane Cove National Park. On top of this the project will contribute a massive $78 million of amenities and infrastructure back to the community. The state government traffic authorities are onside and the local City of Ryde Council is onside. A quick look at the design envelopes for the site demonstrate that the design is a great advance on the current cramped envelopes for the site as extra height has opened the ground plane up to sunshine and open space. This is one of the benefits of taller buildings as they create much more parkland that residents and the local community can use. It seems to me to be quite unfair for local politicians to simply attack the developer of new projects particularly when their own government and their own local council support the project. It takes an incredible amount of work and negotiation with authorities to put proposals like Talavera Road together. To then find that the project becomes a punching bag for politicians battling for the seat of Ryde a few months before a state election is a bad message to give to the providers of new homes in NSW. The NSW Government has clearly encouraged major development in Macquarie Park. In fact it is hard to think of another precinct that has better credentials for significant new housing development. The state government is bringing the North West Metro through Macquarie Park with a station that should stimulate new development. Macquarie Park has been encouraged by the state government to grow as a jobs centre. It is now Australia’s fourth largest economic centre with an excellent number of existing jobs. The state government has supported the establishment of Macquarie University, a hospital and a major shopping centre all as part of making Macquarie Park a mixed use urban centre. The Greater Sydney Commission in its recent District Plan supports Macquarie Park as a major centre for growth. Why then would the local state member of parliament ignore all of the policies, precedents and future proposals for Macquarie Park. It can only be concerns about the March election that is over riding the logic of the state government’s support for the future of Macquarie Park. There are not hundreds of low rise homes around the site who may feel threatened yet the local member’s campaign against the project has galvanised some antichange voters to express concern on the assumption that politicians always act fairly. Hopefully the real decision makers will not be swayed by emotion and will stick to a rational decision making process. Chris Johnson is the CEO of Urban Taskforce Australia.
