homebuyers. One of the first things<br />

you should do is examine, and, if<br />

needed, repair any major systems.<br />

If you’re unaware of any, you may<br />

want to hire a professional home<br />

inspector. I know that usually only<br />

buyers hire a home inspector after<br />

the house goes under agreement<br />

but you might as well save yourself<br />

any surprises down the road and<br />

find out what will come up. Once<br />

the structural systems are repaired<br />

or given the thumbs-up, then you<br />

should turn to appearance.<br />

And when it comes to appearance<br />

there are many things to consider,<br />

including:<br />

• Curb appeal. In other words,<br />

the way your house looks from<br />

the street - the roof’s condition,<br />

do you need paint, are the leaves<br />

picked up or has the driveway been<br />

plowed.<br />

• Get rid of clutter. If you have<br />

too much furniture put some<br />

it away (not in another room!)<br />

or into storage. Fewer pieces of<br />

furniture will make the room seem<br />

larger and more open. Often times<br />

people have difficulty visualizing<br />

their furniture in your home so<br />

make it easier on them. A fresh<br />

coat of paint inside a room can do<br />

wonders, but try to keep the colors<br />

neutral.<br />

• Talk to a professional. Talk<br />

with a REALTOR®. Ask about<br />

you can follow his or her additional<br />

recommendations and begin the<br />

final phase of preparation before<br />

your house goes on the market.<br />

Finally, you should set a<br />

competitive price. I have<br />

written a number of articles on<br />

comparable sales and how to get<br />

to the right price. When you hire<br />

a REALTOR® he/she will begin<br />

by conducting a market analysis<br />

of your house and give you an<br />

estimate of the fair market value<br />

based on how much similar homes<br />

in your neighborhood are selling<br />

for. Your REALTOR® should be<br />

able to explain to you why he/she<br />

thinks your home is priced the way<br />

it is. Whatever price you decide<br />

on should be easy as the local real<br />

estate market should dictate what<br />

it should sell for.<br />

market is still strong and there are<br />

plenty of buyers out there looking<br />

for a place to call home.<br />
