(BC1&2) NEWS FROM THE BOARD<br />

ANNUAL DUES & LATE FEES<br />

We want to thank those who have already paid the <strong>2019</strong> annual dues<br />

and for those who have not, a late fee and interest will be imposed and<br />

added to your outstanding balance by 2/1/19. These fees are added if<br />

your payment is not “posted” by 1/31/<strong>2019</strong> - not post-marked or when<br />

you mail it. Please send your payments as soon as possible to: Bradford<br />

Colony HOA, c/o PMG - Houston, PO Box 3157, Houston, TX 77253-3157.<br />

Dropping off your payment at the PMG office does not expedite the<br />

posting. PMG office can only take your check and mail it for you - late<br />

fees still applies. If you would like to arrange for and get approval for<br />

a payment plan, please contact our management company manager<br />

Maggie McKay immediately. If you have already signed up in TownSq,<br />

you can log in to check your balance. I encourage everyone check their<br />

balance just in case there is an error, you can contact our manager and<br />

resolve the error as soon as we know of it.<br />

ADDITIONAL FEES TO ACCESS POOL<br />

In case you are not aware, your annual assessment does not include the<br />

pool access. But if you are interested in using the pool, you can contact<br />

the <strong>Colonies</strong> Recreation Association (contact information is listed in this<br />

newsletter) and pay the pool fee to get access. They will print your pool<br />

pass same time as you pay during the open house. The management<br />

company of the <strong>Colonies</strong> Recreation Association can tell you when the<br />

<strong>2019</strong> Open House dates are.<br />

BRADFORD COLONY SECTION 3<br />

(BCS3) WHAT IS BCS3?<br />

Some residents may be wondering about the differences between our<br />

neighborhood (Bradford Colony Section Three or BCS3) and Bradford<br />

Colony Sections 1 & 2.<br />

These are two separate homeowner associations (HOA’s) with separate<br />

management companies, governing documents, deed restrictions and<br />

Boards of Directors. BCS3 was officially formed in 2001 by the builder<br />

with the first resident related HOA meeting taking place in the summer of<br />

2002 (when the first Board of Directors was elected).<br />

Bradford Colony 1 & 2 was formed over 20 years earlier as a separate<br />

entity with its own Board and management company.<br />

BCS3 is composed of the 59 properties formed by the circle of streets<br />

including Searston Drive, Vaughnville Drive and parts of Harcourt Bridge<br />

Drive and Horsepen Bayou Drive. The neighborhood also includes<br />

Harcourt Bridge Court.<br />

Since the neighborhood was formed, over 65% of the homeowners in<br />

BCS3 have changed. Over 25 different residents have served on the<br />

Board of Directors and various committees. We have had five different<br />

management companies. There have been a lot of changes over this time.<br />

But what has remained consistent over the past 16+ years are the efforts<br />

of the BCS3 residents to do their best to try to keep our neighborhood as<br />

safe as possible while showing their pride in maintaining their properties<br />

to the best of their efforts. This pride has served to maintain our property<br />

values at their highest possible point over this time period.<br />

The Board would like to thank everyone for their continued efforts to<br />

make our small piece of Houston as good a place to live as possible.<br />

(BCS3) <strong>2019</strong> HOME OWNERS ASSESSMENT<br />

The Board would like to thank everyone who has paid their <strong>2019</strong><br />

Assessment as of this date. Approximately 65% of the property owners<br />

have made their payments prior to the requested deadline.<br />

If you are reading this note and have yet to pay your <strong>2019</strong> Assessment,<br />

please contact Theodora Daly at ACMP (281-855-9867) to make<br />

arrangements to handle this financial obligation.<br />

Please note that any costs associated with the collection of past due<br />

assessments will be passed along to any delinquent property owners.<br />

These expenses can add up and easily double or triple the original<br />

assessment total if action is not taken to handle the necessary payments.<br />

(BCS3) <strong>2019</strong> ANNUAL MEETING<br />

The Annual meeting for our neighborhood is scheduled to take place on<br />

Sunday, May 19 th at 7 PM. Look for more information about this meeting<br />

in upcoming newsletters and postings.<br />

(BCS3) DOG OWNERS - PLEASE NOTE<br />

There are a lot of residents who walk their dogs through the<br />

neighborhood. Please remember to pick up after your pets as necessary<br />

during these travels around BCS3. This little bit of courtesy goes a long<br />

way towards keeping our neighborhood as clean as possible. Plus, it is<br />

the right thing to do!<br />

CHARLESTOWN COLONY<br />

(CHC) NOTES FROM THE BOARD<br />

Happy Saint Patrick’s Day & Spring Break!<br />

Yard of the Month for <strong>March</strong>: Congratulations to 14202 Barkerview Ct.<br />

HOA Annual Assessments: If you have not paid the annual HOA dues by<br />

now, it is delinquent!<br />

New Application: https://app.townsq.io: The management company<br />

is using a new application which is much more robust than the previous<br />

online website. To register for the application, the HOA account number<br />

and an email address is needed. Within the application, HOA dues can be<br />

paid, messages can be sent to the management company, other requests<br />

for home improvement projects etc. can also be done by click or swipe.<br />

Charlestown Colony Eye Sores: We are still seeing a lot of trash in the<br />

park, abandoned and broken down vehicles in driveways and common<br />

areas, commercial vehicles parked on streets, vehicles parked close to<br />

stop signs and debris in driveways.<br />

A Word from the HOA Board: We will be enforcing our deed restrictions<br />

to the fullest extent. Fines and towing will be enforced. If you are in the<br />

category above, please beware. Also, our association is spending more<br />

money to collect payments that are delinquent. Association dues are<br />

mandatory for all houses in Charlestown Colony. Help keep our legal costs<br />

(and yours) low by paying your assessment on time. If you need to work out<br />

a payment plan, please contact PMG prior to the due date to get one set up.<br />

Charlestown Colony Park: Please contact the Board or PMG if you have<br />

any information. Our community park is enjoyed by many of the residents<br />

and their family members! It has bounced back since the days of Hurricane<br />

Harvey! Let’s keep it looking amazing! There have been reports of trash<br />

<strong>March</strong> <strong>2019</strong> | <strong>Colonies</strong>


and debris in the park where the trash cans were overflowing which is an<br />

eye sore for the residents living around the park. Please remember to pick<br />

up after ourselves. If you are using the park’s trash can as a personal trash<br />

bin, please stop it and use your own trash cans.<br />

Home Renovation Projects: It has been almost 19 months since Harvey<br />

devastated Houston and for those who are still working on repairs, please be<br />

conscious of our deed restrictions. The Architectural Review form is required<br />

to complete exterior projects such as replacing fences, exterior painting and<br />

pretty much any other exterior project attached to the home that can be<br />

viewed from the street. The Architectural form can be obtained from Principle<br />

Management Group Houston (PMG). We have all endured a lot due to the flood<br />

and have probably filled out enough forms over the last few months to last a<br />

life time. However, this form is just another step in the renovation process<br />

and keeping the project on track. Our deed restrictions have these forms in<br />

place to maintain the appearance of Charlestown Colony. If exterior projects<br />

are completed without consent, the homeowner could be subject to make<br />

changes such as repainting the house all over again which is costly and time<br />

consuming. Most of the Architectural Review forms can be processed within<br />

10 business days, but it could take up to 30 days. If it is urgent, please indicate<br />

that on the form and include a phone number. PMG may be able to offer a<br />

verbal, “yes” to get the project started while the form is being processed.<br />

Debris Removal & Deed Restriction Violations: It is the homeowner’s<br />

responsibility to remove trash and debris from the front of their home.<br />

If more time is needed for repairs, the HOA Board and management<br />

company will review these on a case-by-case basis. Please reach out to<br />

the management company.<br />

Annual Dues Payment: Thank you to all who have paid your HOA dues! If HOA<br />

dues have not been paid yet, expect a certified letter soon with penalties. In<br />

order to avoid additional costs and fees, there are several options to make HOA<br />

payments. As of February 1 st , unpaid annual dues are considered delinquent<br />

and subject to late fees and penalties. Our management company has new<br />

policies and procedures in place to collect on past due HOA assessments.<br />

If these have not been paid yet, please make every effort to pay or make a<br />

payment arrangement. The Board worked diligently to maintain our HOA dues<br />

at $330 for <strong>2019</strong> although the neighborhood incurred additional expenses<br />

caused by the flooding. There are several payment options available.<br />

Our meetings are held the second Tuesday of every month at the MUD<br />

#102 Building which is located at 15300 Falmouth Ave. under the <strong>Colonies</strong><br />

Water Tower. Watch for our meeting notice signs posted throughout our<br />

neighborhood. We encourage you to attend.<br />

The meeting begins at 7 PM. The entrance to the MUD 102 building is<br />

about a half block north of the intersection of Falmouth and Kentwick.<br />

Look for the water tower north of Falmouth and the driveway lined on<br />

one side by a black wrought iron fence.<br />

(CC) GARAGE SALES<br />

Concord Colony residents are not to have more than two garage sales<br />

per year.<br />

(CC) HOA REQUEST<br />

Dear Concord Colony Residents,<br />

Your Board of Directors and Community Manager strive to make this<br />

community look its best at all times. We are asking you to please take<br />

a good look at the exterior of your home and yard. Landscape your<br />

flowerbeds if needed, trim your trees and bushes if needed and also<br />

reduce the clutter. If the paint on your home is chipping or fading,<br />

please consider repainting (approved colors only). However, before you<br />

start painting, you must submit an ACC application to the management<br />

company for review.<br />

(CC) DEED RESTRICTIONS<br />

Please remember that deed restrictions are strictly enforced and any<br />

outside construction or major landscape changes to your home must<br />

be approved by the Architectural Control Committee (ACC) prior to<br />

beginning the project. An application can be obtained by logging into<br />

your account on TownSq at www.townsq.io.<br />

(GC1) HOA ANNUAL DUES<br />

HOA Annual fees were due February 1 st in order to have avoided the late<br />

fees. Payments can be made by visiting www.scsmgmt.com and go to<br />

Pay Assessment Online and pay by eCheck or by credit card (Visa, Master<br />

Cards, Discover, Amex). A big “Thank you” to those who have already<br />

paid. Homeowners who wish to setup installment payments or discuss<br />

their delinquent accounts can contact Rita Haban at SCS Management<br />

services directly at 281-463-1777.<br />

(GC1) NEW LED STREET LIGHTING<br />

GC1 signed a contract with CenterPoint in January to convert four light<br />

poles to new LED lighting at East/West Rutledge Ct, Edisto and Telfair.<br />

This is your HOA annual dues at work.<br />

(GC1) GEORGETOWN COLONY ANNUAL MEETING<br />

The GC1 annual meeting will be held on Tuesday, <strong>March</strong> 12 th at 7 PM<br />

at Manuel’s Mexican restaurant located at 13012 FM 529, Houston, TX<br />

77041. This is an opportunity to express your neighborhood concerns, so<br />

please attend. There are open HOA Board member positions available,<br />

if anyone is interested. You must have your HOA annual fees paid to be<br />

eligible.<br />

Spring spruce-ups! We want to thank all GC1 homeowners who take the<br />

time and effort to keep their property values up! Please remember that<br />

A community Little Free Library will replace the dead tree at the Edisto<br />

Ct Cul-de-sac greenspace. Little Free libraries provide neighbors the<br />

opportunities to take a book or leave a book. There is no membership<br />

or fees; you’ll even be able to keep the book if you choose to. If you’d<br />

I have noticed some fences throughout the neighborhood that have been<br />

stained with a colored stain, this is against the deed restrictions. Only<br />

a clear weatherproofing stain is allowed. This will be addressed by the<br />

<strong>March</strong> Garden: • Mow the lawn when it needs it, then feed. • Watch out<br />

for bluebonnets. They look like clover. Don’t mow them down. • Fertilize<br />

everything. Water first, feed, then water again. • Plant color annuals<br />

such as marigolds, fuchsias, petunias, osteospermum, perilla, bachelor<br />

buttons, coleus, forget-me-nots, dusty millers, annual phlox, geraniums,<br />

impatiens, begonias and more! • Plant Sun Perennials Shasta daisy,<br />

verbena, coreopsis, lantana, perennial salvias, bee balm. • Spread a fresh<br />

layer of mulch around trees, shrubs and beds to protect roots, retain<br />

moisture and prevent weeds. • Clean birdbaths and feeders. Keep feeders<br />

full!! Birds are hungry. • Put out hummingbird feeders. We are expecting<br />

our first sighting any day now! To keep birds at your feeder, maintain a<br />

fresh nectar supply and empty and wash the feeder each time you refill.<br />

• Hummingbirds remember where they find a reliable food source - so if<br />

your yard is one of them, they’ll often return year after year.<br />

read. Commercial/Company vehicles - Only one company/commercial<br />

vehicle per house hold, no such vehicle may be larger than a one ton and<br />

such vehicle must be parked in the driveway. This will be made available<br />

to the homeowners soon. The officers that patrol our neighborhood are<br />

contracted by us and are here to protect us and our property. They have<br />

no concern of your immigration status, so please call them.<br />

family fun! Messiah Lutheran Church is hosting its annual Butterfly<br />

Family Festival.<br />

slide and basketball, cake walk, book walk, train on wheels, music with<br />

Walks/Runs<br />

SIXTH ANNUAL SUPERINTENDENT’S FUN RUN<br />

AND FESTIVAL SET FOR MARCH 2 ND<br />

Filled with exciting live entertainment, two course layouts for running<br />

or walking, kids’ activities and other family-friendly endeavors, the sixth<br />

annual CFISD Superintendent’s Fun Run and Festival is scheduled for<br />

<strong>March</strong> 2 nd , 8-11 AM at the Berry Center (8877 Barker Cypress Road) and<br />

Towne Lake Community. Underwritten by Memorial Hermann Cypress<br />

Hospital, the fun-filled community event will again include a 5K run as<br />

well as a 1-mile family-friendly walk/run. Both will feature new course<br />

layouts, with 5K race participants running through Towne Lake and Lone<br />

Star College-CyFair.<br />

The family path will wind through Cy-Fair FCU Stadium. The fun run will<br />

also include vendor booths, food trucks, live entertainment and activities<br />

for children.<br />

Proceeds from the Superintendent’s Fun Run and Festival benefit the Cy-<br />

Fair Educational Foundation (CFEF), which awards student scholarships<br />

and staff development grants. The fifth annual event held in <strong>March</strong> 2018<br />

generated a record $100,000 for the CFEF.<br />

Registration will be $20 (non-students) and $15 (students) for the 5K,<br />

which includes a t-shirt and timing chip. Registration for the 5K without<br />

the t-shirt is $15 (non-students) and $10 (students). Registration for the<br />

1-mile, family-friendly walk/run will be $5 for all ages. Awards will be<br />

given by age group and gender for the 5K run. A $10 sleep-in pass is also<br />

available for individuals who are not able to attend but would like to still<br />

contribute from afar.<br />

The Superintendent’s Century Club will continue, as it gives special<br />

recognition to those whose registration total equals or exceeds $100.<br />

Club membership will include one reserved parking permit and pin, with<br />

5K race participants also receiving one gold bib. Benefits will be awarded<br />

at each $100 increment spent on registration, with a family of three,<br />

for example, receiving three gold bibs if the members’ total spending<br />

reached $300 or more.<br />

The festival is open to the public and free of charge throughout the<br />

duration. Patrons can browse vendor booths and food trucks while also<br />

enjoying live performances by student groups as well as a play zone.<br />

in Houston and celebrates the fellowship of the Jewish community with a<br />

The cook-off attracts more than 3,500 attendees annually for live music, a<br />

moonwalk, climbing walls, balloon artists, a jalapeno eating contest and a<br />

or organizations can promote themselves, build teamwork, have fun and<br />
