Annual Homeowners Fees
Your annual fees of $370 were due on January 1, 2019 and were delinquent
on February 1, 2019 unless you made arrangements for a payment plan
with Preferred Management. DO NOT ignore these notifications. Late
fees, penalties and interest on amounts due will be added. If you ignore
them, legal fees will also be added. Pool/recreation access will not be
given to homeowners with delinquent HOA fees.
Garage Sale Dates
Garage sales are only allowed on the first Saturday in March, June and
October. The garage sale dates for 2019 are March 2 nd , June 1 st and October
5 th . These dates are advertised in local media and our signs are placed at the
entrances early in the week of the sale. Garage sales are not permitted on
any other dates. Fines may be assessed for failure to abide by this rule.

Summer Activities
Would you like to see additional activities in our neighborhood? We
would love to have things for our families, but without assistance it is
not possible. The Board of Directors’ members all have full time jobs or
other family obligations that take up much of our time. We are an unpaid
voluntary Board with the interest of Concord Bridge at heart. If you have
ideas for neighborhood activities, get volunteers to help and present
your ideas to the Board. We will back legitimate activities to unite our
neighbors. There were several people at the annual meeting that advised
they would assist in activities and/or serving in various capacities. We
encourage you to step forward with your ideas and volunteers to assist.
Proper Disposal Helps Everyone!
Do you know what to do with leftover used cooking oil and grease? Never
wash cooking fats, oil or grease (FOG) down the drain, as they can cause
the sewer line to back up into your home. If the drain clogs and causes a
sewer line blockage it may cause the back up to flow onto the street and
into the storm drains, which flow to our bayous and eventually Galveston
Bay. This material is harmful to the waterways and the creatures that live
there. Recycle it Instead! The Harris County Household Hazardous Waste
Facility provides a free residential FOG drop-off site for easy disposal.
FOG items can be recycled into bio-diesel fuels, a feed additive for
animals and other processes that save natural resources. Please do NOT
mix FOG with any other items, such as automotive waste (no auto oils
or lubricants) because if these are mixed they cannot be recycled. Also,
please bring your FOG in a container that we can keep. This service is for
residents of Harris County only. No restaurants will be serviced.
Harris County Alarm Permit
A permit is required for all alarms in Harris County. Obtaining the required
permit will avoid the issuance of a citation and excessive false alarm
fees. The permit application can be downloaded from the Harris County
Sheriff’s Office website at www.hcso.hctx.net and click on forms. The
application should be completed and mailed with the appropriate fees
to the address shown on the application. A new permit will cost $35 and
annual renewals are $10. Should you have any questions, please contact
the Alarm Detail office at 713-755-4600 during normal business hours.

Deed Restrictions
It sometimes appears that the Board of Directors and/or Preferred
Management Services are not paying attention to homes that are in
disrepair. Please understand letters are sent every 30 days. The third
letter will be a registered letter. Each of these transactions cost us a small
fee. When the homeowner ignores the letters, our only recourse is to
send it to the attorney for legal action. Often our only recourse is to take
them to court and hope to collect our expenses.
Deed restrictions are in place to maintain continuity within the
neighborhood. Without these standards, a home could be left in
disrepair or abandoned and could become a plight to our neighborhood.
At entrances to the neighborhood, there are signs declaring deed
restrictions are strictly enforced and when you purchased the home you
were given a copy of the deed restrictions. Please remember, this is a
legal document in place to protect the value of your home.
If your home is not in good repair, it not only affects the value of it, but
the surrounding homes. In order to maintain our values, it is mandatory
that everyone make the necessary repairs, remove the mildew and/or
paint as needed.
Inoperable vehicles are to be repaired or removed. Covering them with
covers or tarps does not change the fact that they are not in compliance
with the deed restrictions. Motorized vehicles cannot be parked in the
yard or on your porch.
Trash cans are to be stored out of sight. They should not be kept on your
front porch or in front of the garage. Please abide by the deed restrictions
and move them out of sight.
Your yard should be properly maintained, grass kept cut and neat. It
should be edged so that the grass does not grow over the sidewalk or
over the curbs. When trees and shrubs are trimmed, the limbs must be
bundled and tied in lengths that can be picked up by the trash company.
Preferred Management handles most of the business transactions for
Concord Bridge under the direction of your Board of Directors. If you
don’t understand any correspondence from Preferred Management,
please call for clarification. The homeowners association pays for
all correspondence related to deed restrictions, therefore duplicate
letters cost all of us additional fees. Do not ignore correspondence from
Preferred Management!

Following is a brief description of some of these services and information
on how to find out more.
Crime Alerts: You can sign up on the Precinct 5 website and receive a
text message or email when important events are taking place in your
district. The alerts will contain relevant information regarding events.
You may unsubscribe at any time.
Citizen’s Police Academy: Learn about the various aspects of being a
police officer. Some classes will include hands on participation. The
course is held two and a half hours once a week for nine weeks. You must
be 21 age and up in order to participate. There is an application on the
Precinct 5 website.
Operation Safe Child: Precinct 5 has two certified child safety
technicians who are partnering with Texas Children’s Hospital to
demonstrate the proper usage and installation of car seats. They have
current information regarding styles, brands, recalls and the proper way

to secure a child based on age, height and weight. There will be quarterly
sessions where you can bring your child and their child seat to learn the
proper way to install and remove it. For more information and to sign up

Home Safety Inspections: Upon your request, Precinct 5 will schedule
a free home inspection with one their certified Crime Prevention
Specialists. These officers, certified in both home and commercial
inspections, will make simple suggestions on how to better secure your
home. This inspection could save you 5% to 10% on your homeowners

Vacation Watch
Remember that our constables offer this valuable service. School is out
and the kids are bored. They often are unsupervised and seek thrills in
dangerous and malicious ways. If your home will be unoccupied while

Concord Bridge Services
Services in Concord Bridge are provided by two different municipal utility
districts. Areas covered and service providers are shown below. The
overhead power lines running north and south through the subdivision is
the dividing line between the MUD district responsibilities. The two trash
collection companies observe different holidays. Please note if a holiday
falls on a regular trash collection day, the trash will be picked up the next
SCHEDULED day, NOT the next day. Please do not place your trash out
until the correct day.
If you have a manhole cover in your yard, driveway or sidewalk and it is
causing problems, please contact your Municipal District Services, LLC,

Harris County requires that all pets be on a leash or confined within your
yard. Unleashed dogs are a nuisance to your neighbors and other pets.
Please pick up all dog waste and dispose of it properly. Remember, our
children play in the park areas and their yards. It’s very inconsiderate of
you to allow your dog to defecate if others yards and the parks. When
walking your dogs, please be prepared to remove any waste they may
leave behind.
StreetLight Outage
CenterPoint Energy depends on the assistance of customers to help
identify streetlights in need of repair. If you notice a streetlight outage or
a streetlight on during daylight hours, visit CenterPoint Energy’s website
https://slo.centerpointenergy.com to report the issue. You may also call

CFISD Student Artists Vie For Spots
In Youth Art Month Capitol Exhibit
Eight CFISD students will represent the district as their artwork is up for
selection to the Texas Art Education Association Youth Art Month Capitol
Exhibit, which will be on display during March at both the Bob Bullock
Texas State History Museum and the Texas State Capitol Building. The
students are in the running to have their work showcased among other
artists from more than 50 participating school districts and private and
charter schools. From those submissions, approximately 115 pieces
will be chosen to be on display in March during Youth Art Month. The
exhibit will begin at the museum from March 3 rd -17 th before it’s moved
to the Texas State Capitol Building’s lower rotunda from March 24 th -31 st .
Selected students will also be recognized during the annual Youth Art
Month Celebration, Awards and Reception on March 10 th at the museum.

CFISD Earns National Student
Data Privacy Designation
In demonstrating a commitment to protecting student data through
modern, rigorous policies and practices, Cypress-Fairbanks ISD was
awarded the national Trusted Learning Environment (TLE) Seal on Jan.
16 th from the Consortium for School Networking (CoSN).
CFISD joins 16 other districts across the nation and two others in Texas
in earning the national privacy distinction. With 91 campuses and more
than 116,000 students, CFISD is the second-largest school district among
those awarded the TLE Seal.

As TLE Seal recipients, the designated school districts will be required to
maintain their commitment to improving student data privacy practices
and reapply for the designation every two years. Developed for K-12
school systems of all governance structures, the TLE Seal was formed
through a collective effort from school system leaders nationwide and
program partners. Their input identified steps schools should take in
addition to regulatory compliance to help ensure student data privacy
and security.
CFISD Football Players Qualify For
2018 Academic All-District Teams
More than 300 CFISD football players qualified for the Academic All-
District 14-6A and 17-6A Football teams. All 12 high school programs
were represented by the 316 student athletes who earned the academic
all-district recognition. Those who earned the honor finished the 2018
season in good standing and earned a composite weighted grade point
average of 5.5 or higher for all classes for the two identified six weeks that
make up the majority of their regular season.
All four schools’ mascots even joined in on the fun!
Candy Cane Fun Run Generates $14K
For Fairfield Schools
The annual Candy Cane Fun Run, held Jan. 12 th in the Fairfield community,
generated more than $14,000 for the four neighborhood schools - Salyards
MS, Ault ES, Keith ES and Swenke ES. All the schools’ principals were in
attendance, along with Dr. Mark Henry, superintendent of schools.

Mia Campos of Cypress Falls High School and Sara Mendez of Cy-Fair High School won first place in their respective competition divisions at the third
annual CFISD Cupcake Battle, held Jan. 11 th at the Berry Center. The entire competition featured more than 50 entries from 12 CFISD high schools. Industry
professionals from Johnson & Wales University’s College of Culinary Arts, Culinary Institute LeNotre, Acosta Food Service, as well as current and retired
culinary teachers from neighboring school districts joined CFISD staff members in serving as judges for the competition. The judges graded the cupcakes
for overall taste and design, while other categories included Best Cake, Best Frosting, Unique Flavor, Most Technical Technique and Best Presentation.
Culinary students prepared cupcakes the week leading into the competition at their home campuses and set them up at the Berry Center to be judged.
Top-three places were awarded in both the Advanced Culinary Arts (second-year students) and Culinary I categories. Winners received prizes including
KitchenAid mixers, cupcake pans, cake decorating kits and other seasonal items donated by partners H-E-B and Randall’s. Mendez, a senior, placed first
in the Advanced Culinary division with her black forest cupcake. Cy-Fair High School junior Noah Jasik finished second with his carrot cupcake, while
Cypress Ridge High School senior Patrick Billette placed third with his Boston cream cupcake. Campos, a junior, placed first in the Culinary I division with
her orange dreamsicle cupcake. Cy-Fair sophomore Jasmine Porter finished second with her Samoa mocha cupcake, while Cypress Ridge junior Brenda
Eguizabal placed third with her cinnamon pecan cupcake.

SIXTH ANNUAL SUPERINTENDENT’S FUN RUN
AND FESTIVAL SET FOR MARCH 2 ND
Filled with exciting live entertainment, two course layouts for running
or walking, kids’ activities and other family-friendly endeavors, the sixth
annual CFISD Superintendent’s Fun Run and Festival is scheduled for
March 2 nd , 8-11 AM at the Berry Center (8877 Barker Cypress Road) and
Towne Lake Community. Underwritten by Memorial Hermann Cypress
Hospital, the fun-filled community event will again include a 5K run as
well as a 1-mile family-friendly walk/run. Both will feature new course
layouts, with 5K race participants running through Towne Lake and Lone
Star College-CyFair.
The family path will wind through Cy-Fair FCU Stadium. The fun run will
also include vendor booths, food trucks, live entertainment and activities
for children.
Proceeds from the Superintendent’s Fun Run and Festival benefit the Cy-
Fair Educational Foundation (CFEF), which awards student scholarships
and staff development grants. The fifth annual event held in March 2018
generated a record $100,000 for the CFEF.
Registration will be $20 (non-students) and $15 (students) for the 5K,
which includes a t-shirt and timing chip. Registration for the 5K without
the t-shirt is $15 (non-students) and $10 (students). Registration for the
1-mile, family-friendly walk/run will be $5 for all ages. Awards will be
given by age group and gender for the 5K run. A $10 sleep-in pass is also
available for individuals who are not able to attend but would like to still
contribute from afar.
The Superintendent’s Century Club will continue, as it gives special
recognition to those whose registration total equals or exceeds $100.
Club membership will include one reserved parking permit and pin, with
5K race participants also receiving one gold bib. Benefits will be awarded
at each $100 increment spent on registration, with a family of three,
for example, receiving three gold bibs if the members’ total spending
reached $300 or more.
The festival is open to the public and free of charge throughout the
duration. Patrons can browse vendor booths and food trucks while also
enjoying live performances by student groups as well as a play zone.

SHIELD BEARER RUNNING FOR HEARTS
5K FAMILY FUN RUN AND WALK
The Shield Bearer Running for Hearts 5K Family Fun Run and Walk will take
place on March 30, 2019, from 7 AM to 11 AM, at Windwood Church at
10555 Spring Cypress Road in Houston, Texas. This family friendly event
will feature a 5K timed, trail style run, a 1-mile family walk, games for the

chili competition during the 8 th Annual Houston Kosher Chili Cook-off.

in Houston and celebrates the fellowship of the Jewish community with a
day of food, live entertainment, contests and family friendly activities while
raising funds for nonprofit organizations in the Houston Jewish community.

moonwalk, climbing walls, balloon artists, a jalapeno eating contest and a
silent auction as guests taste some of Houston’s best kosher chili. Cooking

17 TH ANNUAL WARBIRD WEEKEND
APRIL 13 th & 14 th
The world-famous CAF B-17 Flying Fortress Texas Raiders will be
headlining the 17 th annual Warbird Weekend April 13 th -14 th at the West
Houston Airport in Houston, TX. Commemorative Air Force (CAF) Houston
Wing will host the popular Warbird Weekend at their museum at the West
Houston Airport. The B-17 Texas Raiders, along with the only flying SB2C
dive-bomber Helldiver, replica Japanese Zeros from the TORA TORA TORA
performance unit and the Vietnam era CH-46 “Sea Knight” helicopter
will all be in attendance. Various WWII warbirds will be on display and
available for public flights and visiting aircraft will offer cockpit tours for
the entire weekend.
This year the Lone Star Classic Chevy Convention car show will also take
place during the Warbird Weekend. The Chevy Convention will include
over 50 classic Chevrolet cars from 1955-1957.
The admission fee is $20 per car at the gate. Proceeds from the event
help fund facility operations and the restoration and operation of the

Fair Theme is “International Flair” and will celebrate cultural diversity

Wine Fair Cy-Fair celebrates Cy-Fair businesses and residents with a vast
array of food and beverage selections, fun engaging features, sponsor
displays, home zone exhibitions, vendors, local artisans as well as the
Bridgeland live music stage featuring local favorite The Sound Advice
Band, which will keep the crowd dancing throughout the event. Attendees
enjoy the festival atmosphere as they sip, savor and meander through
the displays featuring over 200 wines, 35 restaurants, the H-E-B Culinary
Corner and more. Getting ahead of the crowd is easy with an upgrade
to the All That Sparkles pre-party sparkling hour. Only 100 people can
start the evening sipping on champagne and bubbly wines at Hanan’s
Café for a $20 upgrade. Limited tickets are available to both the pre-party
and the Mercantil Bank VIP Premium Lounge, featuring premium wines
and culinary fare. VIP ticket holders walk away with a swag bag full of
surprises and an upgraded keepsake wine glass.
General admission tickets are $40 per person and include access to
unlimited food samples, wine tastings and interactive displays. Five
dollars from every general admission ticket will benefit Reach Unlimited.
Reach Unlimited will also host a wine pull and silent auction. VIP tickets
are $75 per person and include early entrance to the festival with a VIP
lounge offering elevated food selections by Groupo Herrero. Groupo
Herrero’s international offerings will feature upscale VIP tastings by
Alicia’s Mexican Grille, Dario’s Steakhouse & Seafood, Marvino’s Italian
Kitchen and Galiana’s Bakery & Café.

THAI BASIL
CHICKEN BOWLS
A 30-minute meal with less than
400 calories per serving? YES AND
YES!!! It’s so quick to whip up, budget-friendly,
and SO GOOD!
INGREDIENTS:
1 cup jasmine rice
1/2 cup chicken stock
3 tablespoons reduced
sodium soy sauce
1 tablespoon fish sauce
1 1/2 tablespoons light brown sugar
1 1/2 tablespoons unseasoned
rice vinegar
2 tablespoons vegetable oil
3 cloves garlic, minced
2 shallots, thinly sliced
1 red Thai chili pepper, thinly sliced
1 1/4 pounds ground chicken breast
1 1/2 cups packed fresh basil leaves
DIRECTIONS:
Cook rice according to package
instructions; set aside.
In a small bowl, whisk together
chicken stock, soy sauce, fish sauce,
brown sugar and vinegar; set aside.
Heat vegetable oil in a large skillet
over medium heat. Add garlic, shallots
and chili pepper. Cook, stirring
frequently, until fragrant, about 1-2
minutes.
Add ground chicken and cook until
browned, about 3-5 minutes, making
sure to crumble the chicken as it
cooks; drain excess fat.
Stir in stock mixture and cook,
stirring constantly, until the sauce
has thickened, about 2-3 minutes.
Stir in basil until just wilted, about
30 seconds.
Divide rice into bowls.
Top with chicken mixture.*
Serve immediately.
Notes:
*Refrigerate for up to 3-4 days. The
bowls can be reheated in the microwave
in 30-second intervals until
heated through.

1 pound lean ground beef
1/4 cup chopped onion
1/4 cup chopped green bell pepper
2 carrots, finely chopped
2 cloves garlic, minced
1 teaspoon prepared yellow mustard
3/4 cup ketchup
1 tablespoon brown sugar
salt and ground black pepper to taste
DIRECTIONS:
Heat skillet over medium-high heat; cook and stir beef, onion, green bell pepper,
carrots and garlic until beef is browned, about 10 minutes. Drain off liquids.
Stir in mustard, ketchup and brown sugar and mix thoroughly. Reduce heat
to low and simmer until sauce has thickened, about 30 minutes. Season with
