As mentioned in our previous newsletter, there will be a HOA Board<br />

positions opening in April. If you are a homeowner and would like to<br />

be part of this team; please contact your community manager Angela<br />

for more information. She can be reached at angela.rivera@associa.<br />

us. Our community manager handles the day-to-day operations of the<br />

neighborhood under the direction of the HOA Board. If you have a special<br />

interest in your neighborhood, now is the time to act and become a part<br />

of the HOA Board.<br />

Assessments Were Due January 1St<br />

We encourage each of our homeowners to pay promptly as the cost to<br />

the homeowner for collection begins mounting on February 1, <strong>2019</strong>. If<br />

you would like to establish a payment plan you can contact the onsite<br />

community manager on February 1, <strong>2019</strong>, at 281-213-3184 and/or send<br />

an email to Angela Rivera at angela.rivera@associa.us. Keep in mind the<br />

terms of the payment plan agreement include a $20 monthly payment<br />

plan fee and your association’s monthly interest.<br />

Please pay your assessments on time to prevent from receiving late fees<br />

and/or interest charges to your account.<br />

have your trash bins on the driveway, side of home or behind columns<br />

in front of garage door. You will get a letter and if you don’t comply we<br />

will send you to the attorney just for this trash bin violation and you will<br />

receive the attorney charge on your account. Please move your trash<br />

bins out of view from the street.<br />

Reminder: Grass Clippings<br />

Having your lawn cut either by yourself or a hired landscaper please<br />

don’t put out your grass clippings out on the sidewalk until trash<br />

day, Monday or Thursdays. We are getting complaints and calls of<br />

homeowners putting out grass clipping before trash days. Thank you for<br />

APPROVAL OF MINUTES<br />

The Board approved the Board of Directors Meeting Minutes of September<br />

2018 were reviewed, discussed and approved.<br />

TREASURER’S REPORT<br />

Andrea Roberts presented the September 2018 Financials. The Financials<br />

were accepted as presented. The following items noted:<br />

• Operating Funds of $185.021.90 and Reserve Funds of $134,513.29 as<br />

of September 2018.<br />

• September 2018 YTD actual expenses were under budgeted by $30,<br />

670.50<br />

HOMEOWNERS FORUM<br />

Homeowners present discussed the following items:<br />

• Homeowner gave suggestions of financials of operating to reserve funds,<br />

MUD suggestions as well discussed golf carts was given information to<br />

report to the constables<br />

• Homeowner discussed an ACC denial - Board of Directors will review<br />

denial with outcome per correspondence to homeowner<br />

• Veterans Day Recognition discussed bugler<br />

ADJOURN TO EXECUTIVE SESSION<br />

RECONVENE FROM EXECUTIVE SESSION<br />

The following items discussed during the executive session.<br />

• Homeowner hearing (235-4712) Board of Directors went over confirmed<br />

payment plan with homeowner as well gave them via board pack page of<br />

payment plan terms. Attorneys will continue monitoring account.<br />

• Homeowner was a no show to discuss pet nuisance - Board of Directors<br />

did discuss, motions were made and second and passed unanimously<br />

determined that homeowner is to contact Animal Control.<br />

• <strong>2019</strong> Budget was approved and signed.<br />

• A-Beautiful pool contract was discussed Board of Directors have<br />

questions on contract management will follow up with A-Beautiful pools<br />

and present answers in January’s meeting.<br />

• All ADA accessibilities (parking and pool equipment) were discussed,<br />

motions were made and second and passed unanimously that location<br />

will be at <strong>Mill</strong>s Park Lane pool (Only) - pool lift is in discussion and will<br />

continue review in January <strong>2019</strong>.<br />

• <strong>2019</strong> <strong>Cypress</strong> <strong>Mill</strong> Pool Tags - no changes of current tags, will discuss in<br />

January on amount of people to be allowed per tag as well cost of lost or<br />

replacements of tags.<br />

• HOA Assessment Sign were discussed, motions were made and second<br />

and passed unanimously to erect on the second week of December 2018<br />

to the third week of January <strong>2019</strong>.<br />

• Veterans Day discussed motions were made and second and passed<br />

unanimously for Chick Fil A to cater event.<br />

RATIFY DECISIONS IN - BETWEEN MEETINGS<br />

• All attorney accounts requesting payment plans during November and<br />

December will be giving information to attend January <strong>2019</strong> meeting to<br />

discuss with Board of Directors.<br />

•Initiation of Foreclosure per attorney will be reviewed at next Board of<br />

Directors meeting in January.<br />

•Attorney account (293-3861) was approved payment plan including<br />

<strong>2019</strong> assessments.<br />

•Board of Directors declined sponsoring charter.<br />

ADJOURNMENT<br />

There being no further business to come before the Board, the regular<br />

business session of the meeting was adjourned at 8:15 PM.<br />

Next meeting will be held on Wednesday, January 23, <strong>2019</strong> at 6 PM.<br />

Yard Maintenance Time<br />

For The Winter Months<br />

Don’t let the winter clover take over your yard. Please visit your local<br />

hardware store for winter fertilizer and weed prevention. Owner of lot<br />

shall keep all weeds and grass cut in a sanitary, healthful and attractive<br />

manner and in no event use any lot for storage of material and equipment<br />

except for normal residential requirements… the accumulation of<br />

garbage, trash or rubbish of any kind or burning of any materials is<br />

prohibited. The winter fertilizer will feed your lawn, so it will be healthy<br />

during the cold months.<br />

Protect One of Your Most Valuable<br />

Investments By Developing a<br />

Consistent Maintenance Schedule<br />

By doing some simple preventative maintenance, you can extend the life<br />

of your home and minimize costly repairs.<br />

Painting - It is important to put a good coat of paint on your home which<br />

may mean painting every three to five years on an average, depending<br />

on the quality of the paint. Painting obviously improves the appearance<br />

of your home and protects your wood or hardiplank from the elements<br />

reducing rot. Don’t forget your ACC application along with paint color<br />

samples, which must be processed and approved first!<br />

Power washing - Take a walk around your property. If you see green<br />

or black mildew on your home and driveway, you can power wash the<br />

mildew off your gutters, home exterior, driveway and sidewalk. This small<br />

step of maintenance can keep your property looking well maintained.<br />

Gutters - Gutters need to be cleaned out on a regular basis. This time<br />

of year they fill up with pine needles and leaves. If the gutters are full of<br />

leaves and pine needles, they will not drain properly and will need to be<br />

cleaned. The extra weight will cause the gutter nails to become loose and<br />

the gutter will sag or fall from your home. Gutters are important as they<br />

protect the fascia boards.<br />

Landscaping - Trees, shrubs and seasonal flowers add a great deal to<br />

the value of your home and the community. Remember that over time<br />

trees and shrubs can become overgrown and unsightly. Please keep<br />

your landscaping well-trimmed and yard edged so that it enhances your<br />

home and does not interfere with the street.<br />

Street Parking - Please keep in mind that the streets belong to the City.<br />

Please report all street parking to Harris County Constable Precinct 4<br />

non-emergency line at 281-376- 3472.<br />

Barking Dog Problem:<br />

• The best way is to call the Constable office to make a noise complaint.<br />

24 dispatches number 281-376-3472.<br />

• Call from outside when the dogs are barking.<br />

• Request from the operator who answers the phone exactly what to ask<br />

for on a formal noise complaint.<br />

• Tell them you would like to meet the constable to a make a formal<br />

complaint.<br />

• If a ticket is issued and the dog does not stop barking, the owner of the<br />

dog could go to court and get a fine.<br />

• The best way is to talk to your neighbor, but if you don’t feel comfortable<br />

call the Constable 24 dispatch.<br />

Leash Laws<br />

There have been several complaints about dogs either running loose in<br />

the neighborhood or being walked but not on a leash. It is annoying and<br />

sometimes frightening, when dogs run up to a homeowner, so for safety<br />

of November and December the HOA Board is on holiday during these<br />

Polite Parking<br />

Several complaints have been received about visitors leaving their vehicles<br />

parked for extended periods of time. Please ask your visitors to park in<br />

your driveway or at least in front of your property, leaving your neighbors<br />

Street Light Out?<br />

Have you noticed a streetlight out? You can report it to CenterPoint<br />

and then select option “4” for street light outages. Please provide the<br />

streetlight’s six digit number located approximately 5 feet up the pole.<br />

Also, it is helpful to give the street name and address.<br />

Teenage Job Seekers<br />

If you are between 12 and 18 and would like to be added to the<br />

teenage job seeker’s list, please fill out the form on our website (www.<br />

Come see a LIVE butterfly release, have some great food and enjoy some<br />

family fun! Messiah Lutheran Church is hosting its annual Butterfly<br />

Family Festival.<br />

The event will include a BBQ lunch, silent auction, raffles for adults and<br />

children, games and activities for all ages. Activities include an inflatable<br />

slide and basketball, cake walk, book walk, train on wheels, music with<br />

a local DJ and an egg hunt for children ages 1 to 5 and another one for<br />

Walks/Runs<br />

SIXTH ANNUAL SUPERINTENDENT’S FUN RUN<br />

AND FESTIVAL SET FOR MARCH 2 ND<br />

Filled with exciting live entertainment, two course layouts for running<br />

or walking, kids’ activities and other family-friendly endeavors, the sixth<br />

annual CFISD Superintendent’s Fun Run and Festival is scheduled for<br />

<strong>March</strong> 2 nd , 8-11 AM at the Berry Center (8877 Barker <strong>Cypress</strong> Road) and<br />

Towne Lake Community. Underwritten by Memorial Hermann <strong>Cypress</strong><br />

Hospital, the fun-filled community event will again include a 5K run as<br />

well as a 1-mile family-friendly walk/run. Both will feature new course<br />

layouts, with 5K race participants running through Towne Lake and Lone<br />

Star College-CyFair.<br />

The family path will wind through Cy-Fair FCU Stadium. The fun run will<br />

also include vendor booths, food trucks, live entertainment and activities<br />

for children.<br />

Proceeds from the Superintendent’s Fun Run and Festival benefit the Cy-<br />

Fair Educational Foundation (CFEF), which awards student scholarships<br />

and staff development grants. The fifth annual event held in <strong>March</strong> 2018<br />

generated a record $100,000 for the CFEF.<br />

Registration will be $20 (non-students) and $15 (students) for the 5K,<br />

which includes a t-shirt and timing chip. Registration for the 5K without<br />

the t-shirt is $15 (non-students) and $10 (students). Registration for the<br />

1-mile, family-friendly walk/run will be $5 for all ages. Awards will be<br />

given by age group and gender for the 5K run. A $10 sleep-in pass is also<br />

available for individuals who are not able to attend but would like to still<br />

contribute from afar.<br />

The Superintendent’s Century Club will continue, as it gives special<br />

recognition to those whose registration total equals or exceeds $100.<br />

Club membership will include one reserved parking permit and pin, with<br />

5K race participants also receiving one gold bib. Benefits will be awarded<br />

at each $100 increment spent on registration, with a family of three,<br />

for example, receiving three gold bibs if the members’ total spending<br />

reached $300 or more.<br />

SHIELD BEARER RUNNING FOR HEARTS<br />

5K FAMILY FUN RUN AND WALK<br />

The Shield Bearer Running for Hearts 5K Family Fun Run and Walk will take<br />

place on <strong>March</strong> 30, <strong>2019</strong>, from 7 AM to 11 AM, at Windwood Church at<br />

10555 Spring <strong>Cypress</strong> Road in Houston, Texas. This family friendly event<br />

will feature a 5K timed, trail style run, a 1-mile family walk, games for the<br />

kids, t-shirts, food, prizes and lots of fun for all ages. Race registration is<br />

$25 for adults (ages 14 and up) and $10 for children (ages 13 and under)<br />

before <strong>March</strong> 15, <strong>2019</strong>. Registration, sponsorship, vendor, fundraising and<br />

volunteer information is available at shieldbearer.org/5K. Proceeds for the<br />

event will fund services and programs at Shield Bearer, a Houston based<br />

501c3 nonprofit counseling and community resource center that provides<br />

17 TH ANNUAL WARBIRD WEEKEND<br />

APRIL 13 th & 14 th<br />

The world-famous CAF B-17 Flying Fortress Texas Raiders will be<br />

headlining the 17 th annual Warbird Weekend April 13 th -14 th at the West<br />

Houston Airport in Houston, TX. Commemorative Air Force (CAF) Houston<br />

Wing will host the popular Warbird Weekend at their museum at the West<br />

Houston Airport. The B-17 Texas Raiders, along with the only flying SB2C<br />

dive-bomber Helldiver, replica Japanese Zeros from the TORA TORA TORA<br />

performance unit and the Vietnam era CH-46 “Sea Knight” helicopter<br />

will all be in attendance. Various WWII warbirds will be on display and<br />

available for public flights and visiting aircraft will offer cockpit tours for<br />

the entire weekend.<br />

This year the Lone Star Classic Chevy Convention car show will also take<br />

place during the Warbird Weekend. The Chevy Convention will include<br />

over 50 classic Chevrolet cars from 1955-1957.<br />

The admission fee is $20 per car at the gate. Proceeds from the event<br />

help fund facility operations and the restoration and operation of the<br />

The 8 th annual Wine Fair Cy-Fair presented by H-E-B, Tom Peacock<br />

Festival in Memorial Park. As one of the nation’s premier outdoor fine art events,<br />

the three-day festival will provide patrons with the opportunity to personally<br />

meet artists, view original works and purchase world-class art. The festival<br />

benefits local nonprofit partners and features live music, local food vendors<br />

and food trucks, beverages, entertainment, a Children’s Creative Zone and so<br />

much more. An exhibition of student artwork composed of the top 30 finalists<br />

from the Middle School Art Competition will also be featured at Bayou City Art<br />

Festival Memorial Park.<br />

McDonald’s Houston Children’s Festival - <strong>March</strong> 30-31, <strong>2019</strong>, 10 AM-6 PM,<br />

The McDonald’s Houston Children’s Festival is the largest children’s festival in<br />

the United States. Two days of games, circus acts, rides, food, beverages and<br />

entertainment for all ages centered in Downtown Houston. Created Child Advocates<br />

as an avenue to create awareness and funding to help the neglected and<br />

abused children of Houston. Over 5.4 million dollars have been raised for the<br />

organization through the annual two days of children activities. Come celebrate,<br />

was born in 1836. Staff and volunteers dressed in period clothing bring to life<br />

the people and events of Old Washington providing a unique opportunity to<br />

The program features activities suited for the entire family. Try your hand at<br />

writing with a quill pen and sign a copy of the Texas Declaration of Independence.<br />

Visit with militia soldiers traveling through town or try your hand at<br />

some early Texas games. Step back in time and discover the spot where Texas<br />

Comedy Night at HPL - Monthly on the 3 rd Thursday, 6-8 PM. Houston Public<br />

Public Library offers “Open Mic” comedy night where local and non local<br />

comedians, comediennes, ventriloquists and impressionists of ALL ages present<br />

family comedy to the audience. Improv Performers from Station Theater closes<br />

out the night with games that involve the audience. Everyone who participates<br />

in at least one open mic throughout the year become eligible to participate in<br />

the Annual Comedy competition which is held in December. Prizes in the amounts<br />

THAI BASIL<br />

CHICKEN BOWLS<br />

A 30-minute meal with less than<br />

400 calories per serving? YES AND<br />

YES!!! It’s so quick to whip up, budget-friendly,<br />

and SO GOOD!<br />

INGREDIENTS:<br />

1 cup jasmine rice<br />

1/2 cup chicken stock<br />

3 tablespoons reduced<br />

sodium soy sauce<br />

1 tablespoon fish sauce<br />

1 1/2 tablespoons light brown sugar<br />

1 1/2 tablespoons unseasoned<br />

rice vinegar<br />

2 tablespoons vegetable oil<br />

3 cloves garlic, minced<br />

2 shallots, thinly sliced<br />

1 red Thai chili pepper, thinly sliced<br />

1 1/4 pounds ground chicken breast<br />

1 1/2 cups packed fresh basil leaves<br />

DIRECTIONS:<br />

Cook rice according to package<br />

instructions; set aside.<br />

In a small bowl, whisk together<br />

chicken stock, soy sauce, fish sauce,<br />

brown sugar and vinegar; set aside.<br />

Heat vegetable oil in a large skillet<br />

over medium heat. Add garlic, shallots<br />

and chili pepper. Cook, stirring<br />

frequently, until fragrant, about 1-2<br />

minutes.<br />

Add ground chicken and cook until<br />

browned, about 3-5 minutes, making<br />

sure to crumble the chicken as it<br />

cooks; drain excess fat.<br />

Stir in stock mixture and cook,<br />

stirring constantly, until the sauce<br />

has thickened, about 2-3 minutes.<br />

Stir in basil until just wilted, about<br />

30 seconds.<br />

Divide rice into bowls.<br />

Top with chicken mixture.*<br />

Serve immediately.<br />

Notes:<br />

*Refrigerate for up to 3-4 days. The<br />

bowls can be reheated in the microwave<br />

in 30-second intervals until<br />

heated through.<br />

HEALTHIER SLOPPY JOES<br />

You could make this on National Sloppy Joe Day <strong>March</strong> 18 th !<br />

INGREDIENTS:<br />

1 pound lean ground beef<br />

1/4 cup chopped onion<br />

1/4 cup chopped green bell pepper<br />

2 carrots, finely chopped<br />

2 cloves garlic, minced<br />

1 teaspoon prepared yellow mustard<br />

3/4 cup ketchup<br />

1 tablespoon brown sugar<br />

salt and ground black pepper to taste<br />

DIRECTIONS:<br />

Heat skillet over medium-high heat; cook and stir beef, onion, green bell pepper,<br />

carrots and garlic until beef is browned, about 10 minutes. Drain off liquids.<br />

Stir in mustard, ketchup and brown sugar and mix thoroughly. Reduce heat<br />

to low and simmer until sauce has thickened, about 30 minutes. Season with<br />

1 (8 ounce) package cream cheese, softened<br />

1 (15 ounce) can chili without beans<br />

1 (10 ounce) can diced tomatoes with green chile peppers, drained<br />

DIRECTIONS:<br />

In a medium, microwave safe bowl, mix cream cheese, chili without<br />

beans and diced tomatoes with green chile peppers.<br />

Microwave cream cheese mixture on high 1 minute. Remove from<br />

microwave, stir and repeat until the mixture is hot and thoroughly<br />

• Prune spring flowering and evergreen shrubs during early <strong>March</strong>.<br />

However, be sure to prune spring flowering shrubs after they<br />

have bloomed.<br />

• Fertilize with a pre-plant application of a slow-release fertilizer<br />

analysis such as 19 - 5 - 9 at the rate of 3 pounds per 100 square<br />

feet of garden planting area. Early <strong>March</strong> is the ideal time to<br />

fertilize landscape plants because you give them food just<br />

before the spring growing season starts.<br />
