Preparing Your Home for Sale<br />
It's a fact: acquiring the highest market value and elevating your home above others in the same<br />

Bathroom<br />
• Purchase soap scum and mildew removers and use them liberally. Do not clean bathroom directly<br />
before showing as chemical orders can be overwhelming.<br />

Once an offer is accepted on your home, our service doesn‘t stop. We are the pilots<br />
of the plane, delivering you safely and smoothly to your final destination. We will<br />
monitor the progress and insure all requirements are met by all parties including the<br />
following:<br />
• Inspection – Negotiation and Paperwork<br />
• Appraisal – Checking on status and requirements<br />
• Loan Process - Status and Approval<br />
• Homeowner’s Association paperwork and documents through escrow<br />
• Direct all necessary documentation to escrow or title company, lender,<br />
co-op agent, unrepresented buyer, attorneys, etc.<br />
• Provide contact information for utilities, vendors for repairs, insurance<br />
requirements, tax information, etc.<br />
• Arrange final inspection if necessary<br />
• Arrange final walk-through if desired<br />
• Keep in constant contact to keep you well informed of the closing process<br />
• Review the Settlement Statement in advance when possible and distribute to you<br />
• Attend Closing when applicable and transfer keys<br />

Closing 101<br />
The closing process finalizes the sale of your home and makes everything official.<br />
Also called the settlement, the closing is when you get paid and the buyer receives<br />
the deed to your home.<br />
Here are a few things to provide us prior to closing:<br />
• House keys<br />
• Garage door opener(s)<br />
What can you expect?<br />
The closing agent will look over the purchase contract and identify what payments are<br />
owed and by whom; prepare documents for the closing; conduct the closing; make sure<br />
taxes, title searches, real estate commissions and other closing costs are paid; ensure that<br />
the buyer's title is recorded; and ensure that you receive any monies due to you.<br />
What are your costs?<br />
Sellers commonly pay the following at closing:<br />
• Mortgage balance and prepayment penalties, if applicable<br />
• Other claims against your property, such as unpaid property taxes<br />
• Unpaid special assessments on your property<br />
• Document stamps (or taxes) on the deed<br />
• Real estate commission<br />
• Title insurance premium<br />
After the closing...make sure you keep the following for tax purposes:<br />
• Copies of all closing documents<br />
• All home improvement receipts on the home you sold<br />

Are there things we should do to our home to help ensure the maximum price?<br />
Yes. There is a benefit to making sure your home look its best prior to offering it for sale.<br />
There are also small remodeling jobs that will pay off at resale. I can advise you about specific<br />
improvements or changes that will increase your home's marketability and value during our listing<br />
presentation.<br />
How often will you advertise our property?<br />
We don't just list homes; we market them. We will make sure your home is marketed to potential<br />
buyers around the clock, 24 hours a day, 7 days a week. We will customize a marketing plan to<br />
reach the types of buyers most likely to purchase your home. We know how to maximize the<br />
power of the internet for our clients, while also using traditional methods including newspaper<br />
ads, brochures, yard signs and direct mail.<br />
Will you be present at all showings?<br />
Most of our listings are by appointment only so we will be there or a member of our team. This<br />
allows us to point out to the potential buyer or buyer’s agent all the important characteristics of<br />

What if another agent tells us they can get us more for the house?<br />
Some agents will quote a higher listing price just to get your business, but an overpriced house<br />
will not sell. If you choose to work with us, we will conduct a comparative market analysis prior to<br />
recommending an asking price for your home. We will explain how we arrived at the price, but<br />
ultimately the decision is up to you. We will offer our professional opinion on how the market will<br />
