INTRODUCTION<br />

<strong>La</strong> <strong>Paz</strong> <strong>Sky</strong> <strong>Park</strong> is a planned private community being developed <strong>just</strong> <strong>outside</strong> the city <strong>of</strong><br />

<strong>La</strong> <strong>Paz</strong>, <strong>Baja</strong> California Sur, <strong>Mexico</strong>. The site consists <strong>of</strong> <strong>625</strong> <strong>acres</strong> in the first fase, <strong>of</strong> gentle<br />

rolling prairie the north <strong>of</strong> <strong>La</strong> <strong>Paz</strong>.. When Phase I is completed it will include:<br />

General Description <strong>of</strong> Features<br />

HOME SITES:<br />

There will be approximately 378 home sites, all the utilities will be in the street to the sites.<br />

The roads, curbs and gutters will be in the street to the sites. The home sites will be<br />

approximately 20,000 square feet, 0.46 acre. Ownership will be provided through a<br />

fidecomiso, a trust, which is very secure and common in <strong>Mexico</strong>.<br />

AIR STRIP:<br />

A 5,441 ft. air strip will be one <strong>of</strong> the main features <strong>of</strong> the Community with a FBO center<br />

providing fuel, maintenance and necessary documentation processing. Hangers and tie<br />

down areas will be provided as well as home sites with room for hangers on the site.<br />

9 HOLE GOLF COURSES:<br />

A pr<strong>of</strong>essionally designed golf course will be another important feature <strong>of</strong> the community<br />

A pitch and putt practice area for the short game and a driving range with water and<br />

desert features are planned. The cutting edge use artificial turf in the construction <strong>of</strong> the<br />

course will demand the attention <strong>of</strong> the international golf playing community on this<br />

unique MUST PLAY course. Native plants and materials will be used to provide a golf<br />

course which fits into the overall surrounding while conserving the water.<br />

BOUTIQUE HOTEL:<br />

A 40 room boutique hotel will be situated near the center <strong>of</strong> the Community providing<br />

guests a comfortable place to stay and enjoy the beautiful surroundings <strong>of</strong> the <strong>La</strong> <strong>Paz</strong> <strong>Sky</strong><br />

<strong>Park</strong>.<br />

RESTAURANTS:<br />

A restaurant with a formal dining room as well as a casual café will serve local and North<br />

American cuisine and will be located next to the hotel and close to the golf course. The<br />

restaurant will be staffed by local chefs and service. A cocktail lounge will also be part <strong>of</strong><br />

the restaurant operation.<br />

COMMERCIAL CENTER:<br />

Located near the center <strong>of</strong> the community, several retail shops will <strong>of</strong>fer convenience items<br />

for the residents and guests <strong>of</strong> the Airpark.<br />

CLUBHOUSE & FITNESS CENTER:<br />

Located near the 1 st Tee <strong>of</strong> the golf course the clubhouse pavilion will consist <strong>of</strong> a shop with<br />

sports equipment and pr<strong>of</strong>essional advice for golfers and tennis players, a fitness center<br />

with locker and shower rooms, a spa <strong>of</strong>fering relaxing massage therapy and state <strong>of</strong> the art


health and beauty treatments. A pool, tennis courts, a driving range and gardens will<br />

surround the complex.<br />

BEACH CLUB, BOAT RAMP & STORAGE<br />

At the waters edge there will be a palapa bar and restaurant and a secure storage yard for<br />

member’s boats. Water to wash boats and motors will be available. Employees will handle<br />

the launching <strong>of</strong> boats at the members option.<br />

CHAPEL:<br />

A small and intimate non-denominational chapel with surrounding gardens will be<br />

available for Sunday worship as well as for weddings and other religious ceremonies.<br />

RETIREMENT CENTER:<br />

The retirement center will include approximately 75 one and two bedroom bungalows and<br />

a recreation center for those over 55 who are looking for easy, fun and independent living.<br />

Located in the middle <strong>of</strong> the project residents can choose from many activities organized by<br />

friendly staff members and can enjoy all <strong>of</strong> the amenities in the community. Meals at the<br />

restaurants are optional and a shuttle will provide transportation to <strong>La</strong> <strong>Paz</strong> on regular<br />

basis.<br />

TRAILER PARK:<br />

The trailer park will feature 50 spaces with hookups, laundry, its own pool and gardens.<br />

Spaces will be available for year round rental to people who want to leave their recreational<br />

vehicle permanently.<br />

ARTS & CRAFTS CENTER:<br />

A classroom/workshop facility for residents will be provided for the ongoing teaching/<br />

learning and practice <strong>of</strong> various artistic expressions. Examples are wood and metal<br />

working, ceramics, painting, weaving to name a few.<br />

HOLISTIC WELLNESS CENTER:<br />

A facility designed to harmonize with nature, the holistic center includes classrooms, a<br />

dining room; healthy living, yoga and meditation will be the main focus <strong>of</strong> the instruction.<br />

Rustic bungalows will provide lodging for nonresidents enjoying multi-day conferences<br />

hosted by guest instructors.<br />

AVIATION & LOCAL HISTORY MUSEUM:<br />

The museum will be a point <strong>of</strong> interest for residents <strong>of</strong> <strong>La</strong> <strong>Paz</strong> and visitors to the area.<br />

Artifacts depicting aviation history and local history will be on display indoors and out.<br />

Organized by the local private pilot’s organization, many <strong>of</strong> the exhibits will be donated by<br />

local residents while other items will be loaned from established museums in <strong>Mexico</strong> and<br />

North America.<br />

BI-LINGUAL LIBRARY:<br />

A free borrowing library will be developed for the residence <strong>of</strong> <strong>La</strong> <strong>Paz</strong> <strong>Sky</strong> <strong>Park</strong> and the<br />

local residents.


COMMUNITY GARDEN:<br />

An organic community garden will be open for green thumbed residents in which they can<br />

participate in growing fruits and vegetables. Guest lecturers will provide interesting topics<br />

for those interested.<br />

THEME RANCH:<br />

The ranch will resemble a working ranch in the days <strong>of</strong> the Spanish missions. Tourists from<br />

visiting cruise ships will be entertained with folkloric music, dancing and feasting. Staffed<br />

by genuine local ranchmen and women this feature will bring many potential clients to the<br />

Air <strong>Park</strong>. After an enjoyable cultural experience they will be invited to tour the airpark<br />

community.


PERMITS & OTHER<br />

Purchase <strong>of</strong> five parcels withy a total area <strong>of</strong> <strong>625</strong> <strong>acres</strong>.<br />

Purchase <strong>of</strong> a water well with a capacity to supply water to 220 homes.<br />

Survey and Topographic studies <strong>of</strong> the <strong>625</strong> <strong>acres</strong> are completed and have been accepted by<br />

the authorities.<br />

Master plan drawings for the <strong>La</strong> <strong>Paz</strong> <strong>Sky</strong> <strong>Park</strong> have been approved by the State and<br />

Municipal governments.<br />

Authorized land use for residential development has been issues by the state and city.<br />

Authorization for the sale <strong>of</strong> lots has been approved by the State and Municipal<br />

governments.<br />

An authorized waiver <strong>of</strong> environmental impact studies issued by SEMARNAT, Federal<br />

Environmental Protection Agency.<br />

The hydraulic studies for the location <strong>of</strong> the flood zone on the three streambeds on the<br />

property have been completed.<br />

A federal permit from Secretary <strong>of</strong> Communication and Transport (S.C.T.) has been issued<br />

for the construction and operation <strong>of</strong> private airport and facilities.<br />

Permission has been granted by the state and the city authorities for the sale <strong>of</strong> residential<br />

lots and parcels for the different amenities.<br />

Pending is establishment <strong>of</strong> the Corporation which will own and operate the facilities in<br />

<strong>La</strong> <strong>Paz</strong> <strong>Sky</strong> <strong>Park</strong>.<br />

The real estate sales and promotion company had been identified to promote and sell the<br />
