INTRODUCTION

La Paz Sky Park is a planned private community being developed just outside the city of

La Paz, Baja California Sur, Mexico. The site consists of 625 acres in the first fase, of gentle

rolling prairie the north of La Paz.. When Phase I is completed it will include:

General Description of Features

HOME SITES:

There will be approximately 378 home sites, all the utilities will be in the street to the sites.

The roads, curbs and gutters will be in the street to the sites. The home sites will be

approximately 20,000 square feet, 0.46 acre. Ownership will be provided through a

fidecomiso, a trust, which is very secure and common in Mexico.

AIR STRIP:

A 5,441 ft. air strip will be one of the main features of the Community with a FBO center

providing fuel, maintenance and necessary documentation processing. Hangers and tie

down areas will be provided as well as home sites with room for hangers on the site.

9 HOLE GOLF COURSES:

A professionally designed golf course will be another important feature of the community

A pitch and putt practice area for the short game and a driving range with water and

desert features are planned. The cutting edge use artificial turf in the construction of the

course will demand the attention of the international golf playing community on this

unique MUST PLAY course. Native plants and materials will be used to provide a golf

course which fits into the overall surrounding while conserving the water.

BOUTIQUE HOTEL:

A 40 room boutique hotel will be situated near the center of the Community providing

guests a comfortable place to stay and enjoy the beautiful surroundings of the La Paz Sky

Park.

RESTAURANTS:

A restaurant with a formal dining room as well as a casual café will serve local and North

American cuisine and will be located next to the hotel and close to the golf course. The

restaurant will be staffed by local chefs and service. A cocktail lounge will also be part of

the restaurant operation.

COMMERCIAL CENTER:

Located near the center of the community, several retail shops will offer convenience items

for the residents and guests of the Airpark.

CLUBHOUSE & FITNESS CENTER:

Located near the 1 st Tee of the golf course the clubhouse pavilion will consist of a shop with

sports equipment and professional advice for golfers and tennis players, a fitness center

with locker and shower rooms, a spa offering relaxing massage therapy and state of the art


health and beauty treatments. A pool, tennis courts, a driving range and gardens will

surround the complex.

BEACH CLUB, BOAT RAMP & STORAGE

At the waters edge there will be a palapa bar and restaurant and a secure storage yard for

member’s boats. Water to wash boats and motors will be available. Employees will handle

the launching of boats at the members option.

CHAPEL:

A small and intimate non-denominational chapel with surrounding gardens will be

available for Sunday worship as well as for weddings and other religious ceremonies.

RETIREMENT CENTER:

The retirement center will include approximately 75 one and two bedroom bungalows and

a recreation center for those over 55 who are looking for easy, fun and independent living.

Located in the middle of the project residents can choose from many activities organized by

friendly staff members and can enjoy all of the amenities in the community. Meals at the

restaurants are optional and a shuttle will provide transportation to La Paz on regular

basis.

TRAILER PARK:

The trailer park will feature 50 spaces with hookups, laundry, its own pool and gardens.

Spaces will be available for year round rental to people who want to leave their recreational

vehicle permanently.

ARTS & CRAFTS CENTER:

A classroom/workshop facility for residents will be provided for the ongoing teaching/

learning and practice of various artistic expressions. Examples are wood and metal

working, ceramics, painting, weaving to name a few.

HOLISTIC WELLNESS CENTER:

A facility designed to harmonize with nature, the holistic center includes classrooms, a

dining room; healthy living, yoga and meditation will be the main focus of the instruction.

Rustic bungalows will provide lodging for nonresidents enjoying multi-day conferences

hosted by guest instructors.

AVIATION & LOCAL HISTORY MUSEUM:

The museum will be a point of interest for residents of La Paz and visitors to the area.

Artifacts depicting aviation history and local history will be on display indoors and out.

Organized by the local private pilot’s organization, many of the exhibits will be donated by

local residents while other items will be loaned from established museums in Mexico and

North America.

BI-LINGUAL LIBRARY:

A free borrowing library will be developed for the residence of La Paz Sky Park and the

local residents.


COMMUNITY GARDEN:

An organic community garden will be open for green thumbed residents in which they can

participate in growing fruits and vegetables. Guest lecturers will provide interesting topics

for those interested.

THEME RANCH:

The ranch will resemble a working ranch in the days of the Spanish missions. Tourists from

visiting cruise ships will be entertained with folkloric music, dancing and feasting. Staffed

by genuine local ranchmen and women this feature will bring many potential clients to the

Air Park. After an enjoyable cultural experience they will be invited to tour the airpark

community.


PERMITS & OTHER

Purchase of five parcels withy a total area of 625 acres.

Purchase of a water well with a capacity to supply water to 220 homes.

Survey and Topographic studies of the 625 acres are completed and have been accepted by

the authorities.

Master plan drawings for the La Paz Sky Park have been approved by the State and

Municipal governments.

Authorized land use for residential development has been issues by the state and city.

Authorization for the sale of lots has been approved by the State and Municipal

governments.

An authorized waiver of environmental impact studies issued by SEMARNAT, Federal

Environmental Protection Agency.

The hydraulic studies for the location of the flood zone on the three streambeds on the

property have been completed.

A federal permit from Secretary of Communication and Transport (S.C.T.) has been issued

for the construction and operation of private airport and facilities.

Permission has been granted by the state and the city authorities for the sale of residential

lots and parcels for the different amenities.

Pending is establishment of the Corporation which will own and operate the facilities in

La Paz Sky Park.

The real estate sales and promotion company had been identified to promote and sell the

lots in the project.
