POOL
The Pool is now open year around. The pool hours will stay the same. Pool
hours are Tuesday-Sunday 6 AM-10 PM. These hours will be enforced.
There are cameras at the pool and officers will be sent out if necessary.
Remember, no smoking, cussing, rough housing, pets, unaccompanied
children under 14 at the pool. The rules are posted at the pool for your
reference. Our pool contractor has informed us that he will be giving the
pool a heavy dose of chlorine/chemicals on Friday mornings in order to
support the weekend crowds. We suggest that you DO NOT swim before
9 AM on Fridays in order to avoid any skin irritation. Thank you for your
cooperation in this matter. You MUST be current on your HOA dues or
be on a payment plan to gain access to the pool. As of now, all of the
opportunities to get your pool cards/bands have passed. You will need
an activated pool access card, pool wristbands and a signed waiver to
swim this year. If you still need these items, you will need to call TxMgmt
at 832-910-7525 for assistance. There will be a $20 convenience fee for
the management company to get you an activated pool card. You should
be able to pay this fee over the phone with a credit card. You will need
to turn in your old access card to a TxMgmt employee or pay a $10
charge for a new card. You can pick up your card from TxMgmt in The
Woodlands or wait for delivery (could be up to 2 weeks). You will need to
sign paperwork and give them your old card in order to get an activated
card and 2018 bands. If you are a new renter to the community, please
call TxMgmt at 832-910-7525 to fill out a Renter’s Information Form so
that you will be in the system and able to get pool cards/bands.
You must send in the waiver that was included in your dues notice. Texas
Management will activate them from the 15 th -30 th of each month until
the Annual meeting.
DÉCOR OF THE SEASON:
Copperbrook is happy to announce we will be awarding trophies 4 times
throughout the year now! Best Spring yard will be judged on April 15 th
or later. Best Summer yard will be judged on July 15 th or later. Best
Halloween yard will be judged on October 31 st and best Christmas yard
will be judged on December 25 th . So, keep those yards looking great so
you can earn bragging rights!
ALARM PERMITS:
Our contracted officers have asked that we remind our residents that it
is a requirement by Harris County that you register your alarm system
with the County. It is $35 to get a new permit and $10 to renew it each
year. The fees are waived if you are over 65, but you must still register
your alarm. Residents face a $75 false alarm fee if officers respond to your
alarm and it isn’t registered. You can get details about registering your
alarm here: www.hcsoalarmpermit.com.
CRIME ALERT:
Residents need to know that there has been a marked increase in crime
in our community and surrounding areas, including recent car burglaries
and a burglary/assault in March 2018. Harris County MUD 130 pays for
the contract officers for our community. They are being extra vigilant
and are aware of the increase in activity in recent months. Copperbrook
appreciates our officer’s efforts, but we as residents MUST do our part
as well. Upon speaking to one of our contract deputies at the December
Board meeting, he indicated that the flood lights above the garage that
are motion activated, are a great deterrent and a great way to alert officers
to movement when they are making their rounds at night. We would
like to encourage neighbors to protect each other’s lives and property
by watching for and reporting suspicious activities... the residents
become the “eyes” of the patrolling deputies. If you see something, SAY
something! The object is to prevent a crime from happening by having a
deputy check out even the slightest irregularity in your street’s normal
routine. Our deputies would prefer to spend 10 minutes checking out a
call rather than follow up on a crime that has already been committed.
Please don’t hesitate to call 911 when you see anything suspicious.
And PLEASE lock your cars and remove all valuables! If you would like
to learn more about crime in the area, visit www.crimereports.com for
information.
VIOLATION/PAST DUE LETTERS:
Simply stated, if you get a violation letter or you are past due in your
HOA dues, PLEASE call the TXMGMT at 832-910-7525 to discuss a
payment plan or get an extension on a needed repair to your property.
The management company and Board of Directors are not unreasonable
and will make every reasonable effort to work with residents if you will
make an effort on your part to either initiate the repairs or pay the fines,
whichever the case. Communication is simple and vital to keeping the
issue from escalating. The Board of Directors along with TXMGMT plan
to be consistent and proactive in keeping our community looking great,
feeling safe and making sure dues and fines are collected in a timely
manner and homes and yards are kept up to a standard to which we can
all be proud.
If you need a copy of the deed restrictions, please email copperbrookhoa@
gmail.com and we will send you a copy.
TXMGMT WEBSITE:
TXMGMT has a website for homeowners! REGISTER TODAY! On the
website, you can notify the management company about maintenance
this website to post and send important announcements of interest to
your community, so be sure to sign up TODAY.
private security code needed to create an account. To begin to access
these services for the first time, go to www3.senearthco.com then click
MANAGEMENT COMPANY:
Our management company for our community is TXMGMT LLC and our
manager is Juan Galvan. Questions about payments, deed restrictions,
improvements to your property, violation issues or just general inquiries
should be directed to TXMGMT. They can be reached at 832-910-7525.
Their mailing address is P.O. Box 9184, The Woodlands, TX 77387. They
can also be reached by email at service@txmgmt.com.
NEXT DOOR APP:
This is a free app so homeowners can communicate instantly with
one another. This app can be used to request referrals from other
homeowners such as plumber, landscaper or a fence company. You can
also post lost or found pets, report suspicious vehicle or person in the
neighborhood. All you need to do is download the app and enter the
information they request. The information that is requested is the same
information you can already obtain online so do not let this deter you
from looking into the app.
MONTHLY MEETING:
Copperbrook HOA would like to welcome all homeowners to come to our
monthly meetings at La Madeleine the first Tuesday of every month at
5 PM. The open session where we welcome residents to attend starts at 6
PM. If the door to the meeting room is closed, simply knock and the Board
will let you in. Please come share your ideas and learn of the progress on
the latest projects and events in our neighborhood. It’s a great way to get
involved and stay connected to your community. If you know ahead of
time that you will attend or you have a particular concern that you would
like added to the agenda, please call Juan at TXMGMT (832-910-7525).
Renovations
We are aware that on occasion homeowners receive letters from
the management company that are considered unwarranted by the
homeowner. If you plan to do a small renovation or do major cleaning
and you know that you may have something unsightly in your driveway/
front yard for a short period of time, please call TXMGMT (832-910-7525)
and make them aware of your activities so that she can make a note on
your account in order to avoid a letter being sent out.
If you are planning a major renovation to the exterior of your home by
painting your house, replacing your fence or adding storage to your
yard, remember to contact our neighborhood’s Architectural Review
Committee. You can call TXMGMT (our management company) to inquire
about the proper forms needed to make your submission and they will
gladly email the forms to you. We hope to have these forms available
for download on the community website soon. The Architectural Review
Committee will review the request to make sure the request meets the
neighborhoods deed restrictions. The committee’s approval must be
granted before making such changes to the facades of the home such
as paint colors, roof colors and burglar bars (which are prohibited on
the front doors or any windows). Also, sheds and canopies should not
be visible from the street. If you submit a request to the Architectural
Review Committee and it gets denied, please call TXMGMT (our
management company) to inquire as to why your project was denied.
It may be as simple as additional information is needed (ex: paint color,
pictures, lot survey). If you are thinking about a project you are invited
to attend the monthly HOA meeting to get any questions answered prior
to submission. If you need a copy of the deed restrictions, please email
copperbrookhoa@gmail.com and we will send you a copy.
Safety
PARK AND POOL SAFETY:
Parents please accompany all children to the park and pool for their
safety. The playground opens at sunrise and closes at sundown. Please
call 911 if you see any suspicious activity, persons or vehicles. This
area is monitored by surveillance cameras, however as homeowners,
we need to assist the police and play an active role in keeping our
community safe!
6
April 2019 | Copperbrook

NEIGHBORHOOD SAFETY:
PLEASE lock your doors and remove all valuables so that there is little
temptation and hopefully nothing taken if they do break in your vehicle.
There have also been reports of crimes at the new park (Charles Austin
Park) and so we urge you to be aware of your surroundings at all times.
Please be alert to things such as unknown cars idling, circling the
neighborhood, increased traffic at a particular home and driving slowly
as if to stall for time. If you see this behavior, please call 911 and report
the suspicious activity. It would be helpful if you could provide any of the
following information to the 911 operator or sheriff’s department when
you call: description of the vehicle, person(s), time of day and/or license
plate number. Please be discrete and keep in mind safety is priority. Also,
if you notice a lot of traffic and multiple vehicles coming and going from a
location please call the sheriff’s office and inform them of the high traffic
volume of that location. It takes a community effort to keep a community
safe. The HOA is cooperating with the local law enforcement in keeping
this a safe community for our families.
SURVEILLANCE CAMERAS:
Surveillance cameras are installed at the pool house. The cameras are
positioned to monitor the pool areas, the park grounds and the parking
lot. HOA Board members have 24-hour access to view the ongoing
activities of these areas. All suspicious activities will be reported to the
Sheriff’s Office immediately.
Committee Information
If you’re thinking about getting more involved in our community, joining
a committee is a great start! Feel free to attend a monthly meeting to
learn more about these opportunities. The Copperbrook HOA is looking
for volunteers for the following committees:
EVENTS COMMITTEE:
The events committee oversees the newly organized welcoming
committee, which will be providing welcome baskets to new
homeowners. The event committee is also responsible for decorating the
monuments at Christmastime organizing the bi-annual garage sales and
hosting the neighborhood events such as National Night Out and Snow
Day at the Park.
NEIGHBORHOOD WATCH COMMITTEE:
The Copperbrook neighborhood watch committee NEEDS volunteers
who are willing to drive around at different time to help keep an eye on
things. The HOA would like to add more volunteers to provide greater
coverage throughout the 24 hour day. If you would like to volunteer,
please call Milton Turner at 281-859-6044. We could really use more
patrols from 10 PM to 6 AM. Volunteers can select their time and will be
requested to drive down each street and report any suspicious activity to
the police and to inform the neighborhood watch committee chair of any
activity observed. You will be issued a decal to place on your vehicle so as
to identify you as part of the Crime Watch if requested.
PARK AND YARD COMMITTEE:
The park and yard committee check the park and pool areas to report
any maintenance that needs to be done and also helps select the yard
of the season.
If you have a great idea for a committee and would like to chair that
committee, we would love to hear from you. Our monthly meetings are
the first Tuesday of the month.
Annual Superintendent’s Fun Run
And Festival Raises Record $110,000
Nearly 6,000 Cypress-Fairbanks ISD staff, students, community members
and business partners came together at the Berry Center and Cy-Fair FCU
Stadium for the sixth annual Superintendent’s Fun Run and Festival on
March 2 nd . The fundraiser culminated with CFISD and Memorial Hermann
Cypress Hospital representatives presenting a check worth a record
$110,000 to the Cy-Fair Educational Foundation (CFEF).
The event featured a 5K run and 1-mile family-friendly walk/run. Both had
new course layouts, with the 5K race taking place through Towne Lake
and Lone Star College-CyFair. The family path included the walkways on
the stadium’s home side and featured high school inflatable tunnels on
the field and spirit teams encouraging participants. Sponsor and vendor
booths, food trucks, bounce houses and student performances made the
day even more special for all event guests.
“We had great crowds and we brought in a record total. I can’t sufficiently
thank our CFISD employees, community and of course, our title sponsor,
Memorial Hermann Cypress,” said Dr. Mark Henry, CFISD superintendent
of schools. “It’s just a great event. When you’re in a large community and
a large district, a community event like this brings us all a little closer
together. That’s what it’s really all about.”
The event drew approximately 4,400 total race participants. In addition,
1,400 registered for the sleep-in pass, which allowed an option for those
who wanted to support the CFEF but were unable to attend. Nearly 550
students volunteered, while 18 student performance groups entertained
race and festival participants. Student performances included the
Cypress Lakes High School R.E.D. Storm, Tipps Elementary School
Synergy Squad, Pope Elementary School percussion ensemble, Francone
Elementary School Hoopers and M. Robinson Elementary School choir.
“This community comes out and supports Cy-Fair ISD and the Cy-Fair
Educational Foundation and Memorial Hermann Cypress is just proud to
be a small part of that,” said Heath Rushing, Memorial Hermann Cypress
and Katy senior vice president and CEO. “The community supports us
and we can’t do what we do without that support, so when there are
opportunities for us to give back and help provide scholarships for
students within the district, it’s really easy for us to come out here and be
part of such a great event.”
Month Long Movement Celebrates
Love And Kindness At Cy Falls
By Alise Maxie,
Cypress Falls HS
Every Valentine’s Day,
#LoveInTheFalls finds its
way around Cypress Falls
High School social media
and is echoed throughout
the building. This year,
Cypress Falls Principal
Becky Denton wanted to
expand on the trend and
hashtag. The end result
was “Falls Acts of Love,”
a monthlong celebration
throughout February to
remind students to be kind
and share love throughout
the school.
Cypress Falls High School U.S. History teachers
Jennifer Bullock and Samantha Smith.
“We’re in a world where
we just are really tempted
to look down and stare at
our phones, mind our own
business and we don’t
really connect anymore,”
Denton said. She started
the celebration on the first day of the month. Denton took a few minutes
near the end of first period and encouraged students to get to know
those around them.
For this activity, Denton asked students to find someone they don’t
really talk to in that particular class period and get to know him or her.
She provided questions to help start conversations, including those on
finding out favorite hobbies and other interests.
“I think they made a difference,” junior Ally Murray said. “I met a really
cool person from the talking-to-a-student-I-don’t-talk-to activity and
created a friendship that probably wouldn’t have happened otherwise.”
Along with talking to others in class, Denton also challenged students to
unplug in February and “look up” in the hallways. For one passing period
during the day, students were asked to take out their headphones and
observe who they actually walk by on the way to their next class each day.
They were also encouraged to give a compliment or a simple greeting.
“There is always going be room for growth of kindness and positivity,”
senior Victoria Rackler said. “I think that this is a good way to try to achieve
that goal.” Throughout the month, certain groups such as seniors, athletes,
departments and others were challenged to perform acts of kindness.
Seniors used the opportunity to decorate walls with posters that offered
advice for underclassmen. Groups and sports teams delivered candy
to teachers. The baseball team delivered handwritten letters, while the
girls’ soccer team hosted a clinic for LIFE Skills students. Students in
the New Arrival Center made 51 personalized Valentine’s Day cards for
their fellow students in the special education department. Culinary Arts’
students delivered oatmeal cookies to CTE teachers in their mailboxes.
Denton helped assemble a “take what you need” wall, which included
notes with motivational messages that could be removed by students
who needed encouragement throughout the day.
The feedback has been positive from students. “I’ve gotten to see how
other programs in our school work and gained a better appreciation for
everyone and what they do for me,” Rackler said.
31ST ANNUAL B. F. ADAM GOLF CLASSIC
May 9, 2019, the Cy-Fair Educational Foundation (CFEF) will celebrate
its 31 st annual B. F. Adam Golf Classic at BlackHorse Golf Club. Allegiance
Bank joins the Foundation as our new tournament underwriter. IBI
Group, Linebarger Attorneys at Law and Zenith Real Estate Group are
supporting CFEF again this year as Platinum Sponsors. Gold Sponsors
include Cromdane Steel, Division One Construction, PBK, Salas O’Brien
and Satterfield & Pontikes Construction. The Backyard Grill joins
Carl’s BBQ as our dinner sponsors. Caldwell Companies has been the
tournament lunch sponsor since 2011.
One of the largest non-celebrity tournaments in the Houston area, the
B.F. Adam Golf Classic is a prime example of our trustees and community
business partners working together to raise scholarship funds for
students of Cypress-Fairbanks ISD. Our first tournament raised $3,500
and over the past 30 years the B. F. Adam Golf Classic has successfully
raised almost $3.5M.
CFEF was established in 1970 as a non-profit to raise money to fund
scholarships for high school graduates. Through the generosity of the
Cy-Fair community and commitment from the Board of Trustees, the
Foundation has grown tremendously with scholarship awards totaling
more than $8.5M to graduating seniors from Cypress-Fairbanks ISD. CFEF
is a 501(c)3 non-profit organization, all contributions are tax deductible,
as allowed by the law.
Still on the Fence About Hosting an
Exchange Student?
You don’t have any kids? Are you a single parent? Same sex couple? An
empty nester? This is not a problem, we place our students in all kinds
of families!
You’re not rich? Neither am I! Your exchange student comes with their
own spending money and health insurance. All you provide is room/
board and three meals a day. Oh and TLC…but that’s free.
Live in the middle of nowhere? Small town? Not a big deal. Some kids prefer
to get away from the hustle and bustle of big cities. The exchange students
also do pretty well in small schools, as they usually get to be the center of
attention and make friends rather quickly. Our students also get chances
to travel to New York, Washington DC, Hawaii and California… so they can
get their fill of the city life and return back to the peaceful sounds of nature.
Do you consider yourself a boring person? More than likely this is not true
and you should quit being so hard on yourself. Your student will make
friends. Your student will meet other exchange students. Your student will
attend activities offered by our program. Your student will get involved in
sports and school clubs. Your purpose is not to entertain them. But you
might find that you bring a little adventure to each other’s lives.
Kids are too young? Great! Lots of students love young kids and your kids
will love them. It’s beneficial to introduce your kids to new cultures at a
very young age. You’re preparing them to accept people no matter what
the religion, color of their skin,or language they speak. That my friend, is
good parenting.
Don’t hold back! This is a great experience for both parties. You get the
opportunity to change a child’s life. You get the satisfaction of seeing
them grow, even after they leave your home into becoming a doctor, a
lawyer, a diplomat, artist, teacher… the list goes on. And you contributed
to that success! And the best part of it all, is you gain another family
member for life. We need people like you to give these kids a chance.
STS Foundation is a 501(c)(3) organization whose mission is to place
exchange students in our area. If you are interest in hosting, please
contact me at 832-455-7881 or at vicki.stsfoundation@yahoo.com. I’ll be
happy to answer any question you might have and get you started on
hosting your very own student!
Zucchini Bread
You could make this on National Zucchini Bread Day April 25th!
INGREDIENTS:
3 cups all-purpose flour
1 teaspoon baking soda
1/2 teaspoon baking powder
1 teaspoon salt
2 cups sugar
1 cup vegetable oil
3 eggs
1 teaspoon vanilla extract
1 cup sour cream
2 cups shredded zucchini
1 cup chopped walnuts
DIRECTIONS: Preheat oven to 350 degrees F (175 degrees C).
Lightly grease two 9x5 inch loaf pans.
In a large bowl, sift together flour, baking powder, baking soda
the eggs one at a time, beating well with each addition, then
alternately with the sour cream, stir just to combine. Fold in
the zucchini and nuts, mixing just enough to evenly combine.
Pour batter into prepared pans. Bake in preheated oven for 80
minutes or until a toothpick inserted into the center of the loaf
comes out clean. http://allrecipes.com
April 2019 | Copperbrook

Gardening Tips For April
Mulch - If possible, buy Bagged Mulch. Bagging helps eliminate a great
many pests that die from various causes while in the bag. When you
buy ‘loose’ mulch that is trucked to your home, you are also buying
ants, roaches, termites, etc… Spend a little more on bagged material
and save lots of future pest problems. Keep your mulch at least 4” - 6”
below the top of your homes exposed foundation edge/side. This will
aid in minimizing pests in your home and allow for quick and accurate
termite inspections.
• Shrubs, Flowers and groundcovers - Trim all shrubs/plants at least 12”
- 18” back from your home. Do your best to create a plant free zone that
is 18” - 24” wide around your home. The exception is your lawn - it can
grow up next to the slab as long as you keep it 4” - 6” below the top of
the slab. The most conducive to termite infestation are groundcover
plantings, growing high against your homes exterior or (especially) ivy
that grows on your walls.
• Trees - Spray your trees at least twice annually. The spring spray
eliminates overwintering pests and fungi while preparing trees to
resist the pest onslaught of summer with residual pesticides. The
fall spray also kills pests from the summer, prevents most fungi from
occurring over the winter and puts your valuable asset off to a healthy
winter’s dormancy.
• Lawn - Spring is the perfect time to do a fungicide treatment to stop
brown patch in its tracks along with other fungi. If your lawn is thin
and weak in some areas, here are some important fundamentals: a)
lawn aeration b) fertilization c) weed control.
Most important is proper watering: Water once per week (unless you
get a 1/2” rain or more - then do not water.) • Water heavily (1” - 2”)
for total lawn coverage. • In severe drought, water every 5th day. •
Water from 5 AM to 7 AM in the morning - NOT AT NIGHT. • A heavy
deep weekly watering makes the turf grow deeper, stronger and more
drought resistant roots. • Less watering also saves you money!!
