Villages of Cypress Lakes Lakeside | April 2019 3

News From The Board
Howdy all y’all, Well the year is in full swing. Our kids have 2 months left
till school is called for summer. Hopefully you received your letter from
Inframark and wrote down their contact information. Last chance to pay
your dues or get on a payment plan, before you hear from the attorney.
EVENTS THIS MONTH
Our Egg hunt/Spring Fling will be located at the pool on the 20 th starting at:
• Gathering and treats begin at 10 AM
• Ages 1 - 5 hunt starts at 10:30 AM
• Ages 6 - 9 hunt starts at 11 AM
• Ages 10 - 14 hunt starts at 11:30 AM
• Bouncy house and treats will be there along with the Easter Bunny
LAKESIDE RESIDENTIAL HOA MEETINGS
HOA meetings are held the 1 st Monday of the month at 6:30 PM. (Unless
Monday is a holiday, then will meet the following evening.) HOA meetings
are held at the Cypress Crossing Christian Church, located at 15751
Cypress Rosehill Road, Cypress, Texas 77429. Executive Board meeting
will follow regular homeowners meeting. Residents who need to talk to
the Board are asked to email Clint at Clinton.Seay@fsresidential.com
and be placed on the executive session agenda.
Our website is www.Lakesideresidential.com. By-Laws, Deed
Restrictions, Pool hours and card applications, a map of the community
showing sections by number, streets and entrances are all there to better
help you with your inquiries as well as responsibilities as a homeowner.
WE NEED VOLUNTEERS!
Here is your chance to help out. Your teens can help fill eggs, hide eggs,
set up the area and other things. They just need to show up. We will sign
their volunteer hours form. We would like to build a bank of volunteers
to help with various activities throughout the year! Poolside events,
National Night Out and other holidays. Your time and efforts will be
greatly appreciated by all. The more volunteers we have, the more events
that can take place. Events are meant to bring our community together
and they just don’t happen without these folks who give up their time
and efforts for you. Unfortunately, they are taken for granted, when in
fact, they are much appreciated by the Board.
BE A GOOD NEIGHBOR
Whether you’re a homeowner or a renter, the deed restrictions of
Lakeside apply to you. We all want our neighborhood to look good, feel
like home and keep up the value of our properties. Association by-laws,
deed restrictions, Architectural changes, etc can be found on our website
Lakesideresidential.com.
Most of these can be summed up into:
• NO TRAILERS of any type are allowed in the neighborhood - especially 50’ ones
• Keep down the noise! Barking Dogs, loud music.
• Walk your dog, respect other folk’s yards, take along your “poo-pickup” bags
and clean up the mess.
• Speaking of yards, clean them up. Plant new, remove old plants. Mow as needed
to keep the neighborhood looking well kept and desirable to live in.
• Power wash that mildew off your house.
• Vehicle storage is not allowed on your lot, please have current registration
stickers on all your vehicles. They are supposed to be drivable. Covering with
tarps won’t help! The disabled cars parked in the driveway are in violation of HOA
guidelines and will initiate letters to homeowner. Any disabled vehicle parked on
the street is a county offense and should be reported to the Constable.
• Inspect your fence for any missing or damaged fence pickets, we are required to
maintain and replace pickets as they deteriorate and fail.
• Mow your lawn and edge the walks. It is required of every homeowner.
• Trash bins are not to be visible from the street. Place them at curb the night
before only on garbage pickup days and retrieve them on collection day by
nightfall. Store them out of view like in the garage, backyard or behind a barrier
on he side of your house - the front porch in not the right place.
4
• When you order new cable or satellite service, remind the installer that you live
in a HOA and there are restrictions All of the installers are aware of all restrictions
and will gladly install correctly if they understand that you are concerned about
your HOA and therefore your home value.
• Door and or trim painting must be approved by via ARC, you can retrieve an ARC
form through the lakesideresidential.com website.
• SLOW DOWN!!! This is a neighborhood! 30 MPH may be too fast. Give the kids
time to load onto the bus and NEVER pass a bus with flashing red lights. The kids
on the street are much more important than any excuse for fast and or reckless
driving. Tell your teen drivers that you expect them to love and respect the
neighborhood.
LOITERING AND VANDALISM
Please help us to keep our recreation areas safe and clean by reporting any and
all loitering after dark directly to the Constable at 281-376-3472. Please also
remember to report any suspicious persons walking around the community or
at the parks immediately to the Constable Patrol. Don’t call the management
company or HOA Director, We’re NOT the law! Better safe than sorry!
TRASH CANS
BEST TRASH is the service for Lakeside Residential, your community. They can be
contacted 281-313-2378. Check their website for holidays, remembering they will
pick up on the next regular pick up day.
• Please do not put trash out before the night before trash day and be sure to pick
them up after collection.
• Trashcans make the streets look very messy when not out for pick-up.
• Trash cans have the most violation letters sent out.
• Remember to place trashcans in the garage, backyard or behind a barrier by the
house, that looks nice and hides the can. The new barrier must hide cans from
street and be acceptable. Cans just stored by your house or on your patio will get
you a compliance violation letter.
DEED RESTRICTIONS
Let’s review the deed restrictions this year - whether you read them monthly, rely
on your neighbors or haven’t looked at them since closing - we could all use a
review. If you want to build something check your plat map and make sure you
are not picking a place on an easement and file your ARC form.
This month let’s look at: Patio Covers, room additions and exterior painting and
storm doors:
3.0 PATIO COVERS
3.1 Should be constructed of materials which complement the main structure.
3.2 If attached to the house, must be integrated into existing roof line flush with
eaves and if it is to be shingled, shingles must match roof. Entire patio cover post
should be trimmed out to match house. Supports must be brick or painted wood.
No pipe is allowed.
3.3 At no time, however, shall a shingled roof be allowed with an unpainted
frame. Frame will have to be painted to match trim of house whether treated or
untreated wood is used.
3.4 Patio Construction materials are as follows:
3.4.1 Brick - match house
3.4.2 Painted wood (to match trim of house)
3.4.3 Treated wood or naturally rot and insect resistant woods (such as cedar
and redwood) may be used. Staining or painting is not required. All other wood
must be painted or stained to match the trim of the house.
3.4.4 All patio cover material wood, lattice, must be completely framed so that
no raw edges of material are visible.
3.4.5 If canvas is used as a roofing material on a patio cover, the structure must
be located where it is not visible from the street. Also, the canvas must be kept
in good condition or its removal will be requested by the ACC. The color of the
canvas cover musts be an earthtone (i.e. Black, brown, dark green, tan, beige or
gray; no primary colors such as blues, reds, greens or yellows)
3.5 Patio covers may not encroach into any utility easement unless the utility
companies which are involved have granted their written consent to such
encroachment.
3.6 Patio covers must be situated on the lot to provide drainage soley onto the
owner’s lot. If a proposed patio cover location is less than five (5’) feet away from
the side lot line the ACC will require that it be guttered with down spouts if it is
to be solid cover.
3.7 Maximum height at the peak of the roof is to be twelve (12’) feet.
4.0 Room Additions
4.1 Exterior materials and colors should match the house as much as possible.
4.2 Detailed plans must be submitted to the ACC.
4.3 Room additions may not encroach into any utility easement unless the utility
companies involved have granted their written consent to such encroachment.
4.4 On individual basis. Size and shape will depend on architectural style and
layout of home, size of lot and how well room addition integrates with existing
home. Plans for room additions must show size proportion to room dimensions
of the residence. Roof of addition must integrate with existing roof line so as to
appear to have been part of the original house. Room additions cannot exceed
one-third (1/3) of the remaining back yard, but may be denied for other reasons,
e.g., structural integrity, architectural suitability, etc., even if it only uses onethird
of the remaining yard.
4.5 Additions must comply with the coverage restrictions as set forth in the
Declaration.
4.6 Building permits as required by the municipalities (city, county, etc.), must be
submitted with the application. In some instances, the ACC will grant approval
with the provisions that a copy of the permit must be received by the ACC within
thirty (30) days of the approval letter and prior to construction beginning.
6.0 Exterior Painting
6.1 Exterior painting must be approved by the ACC unless using same color. Color
or brick used in the house and color of neighboring houses are considerations.
Exterior brick cannot be painted.
6.2 Siding and trim should generally stay within the earth tone color family (i.e.,
white, black, brown, tan, beige or gray). No primary colors such as blues, reds,
greens or yellows are allowed.
6.3 Extremely bold colors or pastels are prohibited.
6.4 Front doors may be stained, a natural wood color or painted the same color
as the house trim. Other paint colors may be approved on a case by case basis.
7.0 Storm Windows and Storm Doors
7.1 The frames of storm windows and storm doors must be of a color compatible
with the exterior house colors and/or general use and appearance of the house.
All storm doors must be full glass door. No front screen doors are allowed.
WHEN IN DOUBT FILE AN ARC
REPLACING YOUR FENCE
This one is a little more complex. If you are replacing your fence with EXACTLY the
same fence (in the same place with the same size boards and the same pattern),
then you don’t need HOA approval. However, if you are CHANGING anything -
the pattern of the fence (including installing rot board at the bottom), moving it,
adding a gate or changing the material of your fence, then you need approval of
the HOA. The main thing is you fence cannot be over 6 (six) feet tall.
TEENAGE JOB SEEKERS
If you are between 12 and 18 and would like to be added to the
31ST ANNUAL B. F. ADAM GOLF CLASSIC
May 9, 2019, the Cy-Fair Educational Foundation (CFEF) will celebrate
its 31 st annual B. F. Adam Golf Classic at BlackHorse Golf Club. Allegiance
Bank joins the Foundation as our new tournament underwriter. IBI
and Satterfield & Pontikes Construction. The Backyard Grill joins
Carl’s BBQ as our dinner sponsors. Caldwell Companies has been the
tournament lunch sponsor since 2011.
One of the largest non-celebrity tournaments in the Houston area, the
B.F. Adam Golf Classic is a prime example of our trustees and community
business partners working together to raise scholarship funds for
students of Cypress-Fairbanks ISD. Our first tournament raised $3,500
and over the past 30 years the B. F. Adam Golf Classic has successfully
raised almost $3.5M.
CFEF was established in 1970 as a non-profit to raise money to fund
scholarships for high school graduates. Through the generosity of the
Cy-Fair community and commitment from the Board of Trustees, the
Foundation has grown tremendously with scholarship awards totaling
more than $8.5M to graduating seniors from Cypress-Fairbanks ISD. CFEF
is a 501(c)3 non-profit organization, all contributions are tax deductible,
as allowed by the law.
Still on the Fence About Hosting an
Exchange Student?
You don’t have any kids? Are you a single parent? Same sex couple? An
empty nester? This is not a problem, we place our students in all kinds
of families!
You’re not rich? Neither am I! Your exchange student comes with their
own spending money and health insurance. All you provide is room/
board and three meals a day. Oh and TLC…but that’s free.
Live in the middle of nowhere? Small town? Not a big deal. Some kids prefer
to get away from the hustle and bustle of big cities. The exchange students
also do pretty well in small schools, as they usually get to be the center of
attention and make friends rather quickly. Our students also get chances
to travel to New York, Washington DC, Hawaii and California… so they can
get their fill of the city life and return back to the peaceful sounds of nature.
Do you consider yourself a boring person? More than likely this is not true
and you should quit being so hard on yourself. Your student will make
friends. Your student will meet other exchange students. Your student will
attend activities offered by our program. Your student will get involved in
sports and school clubs. Your purpose is not to entertain them. But you
might find that you bring a little adventure to each other’s lives.
Kids are too young? Great! Lots of students love young kids and your kids
will love them. It’s beneficial to introduce your kids to new cultures at a
very young age. You’re preparing them to accept people no matter what
the religion, color of their skin,or language they speak. That my friend, is
good parenting.
Don’t hold back! This is a great experience for both parties. You get the
opportunity to change a child’s life. You get the satisfaction of seeing
them grow, even after they leave your home into becoming a doctor, a
lawyer, a diplomat, artist, teacher… the list goes on. And you contributed
to that success! And the best part of it all, is you gain another family
member for life. We need people like you to give these kids a chance.
STS Foundation is a 501(c)(3) organization whose mission is to place
exchange students in our area. If you are interest in hosting, please
contact me at 832-455-7881 or at vicki.stsfoundation@yahoo.com. I’ll be
happy to answer any question you might have and get you started on
hosting your very own student!
3 cups all-purpose flour
1 teaspoon baking soda
1/2 teaspoon baking powder
1 teaspoon salt
2 cups sugar
Gardening Tips For April
Mulch - If possible, buy Bagged Mulch. Bagging helps eliminate a great
many pests that die from various causes while in the bag. When you
buy ‘loose’ mulch that is trucked to your home, you are also buying
ants, roaches, termites, etc… Spend a little more on bagged material
and save lots of future pest problems. Keep your mulch at least 4” - 6”
below the top of your homes exposed foundation edge/side. This will
aid in minimizing pests in your home and allow for quick and accurate
termite inspections.
• Shrubs, Flowers and groundcovers - Trim all shrubs/plants at least 12”
- 18” back from your home. Do your best to create a plant free zone that
is 18” - 24” wide around your home. The exception is your lawn - it can
grow up next to the slab as long as you keep it 4” - 6” below the top of
the slab. The most conducive to termite infestation are groundcover
plantings, growing high against your homes exterior or (especially) ivy
that grows on your walls.
• Trees - Spray your trees at least twice annually. The spring spray
eliminates overwintering pests and fungi while preparing trees to
resist the pest onslaught of summer with residual pesticides. The
fall spray also kills pests from the summer, prevents most fungi from
occurring over the winter and puts your valuable asset off to a healthy
winter’s dormancy.
• Lawn - Spring is the perfect time to do a fungicide treatment to stop
brown patch in its tracks along with other fungi. If your lawn is thin
and weak in some areas, here are some important fundamentals: a)
lawn aeration b) fertilization c) weed control.
Most important is proper watering: Water once per week (unless you
get a 1/2” rain or more - then do not water.) • Water heavily (1” - 2”)
for total lawn coverage. • In severe drought, water every 5th day. •
Water from 5 AM to 7 AM in the morning - NOT AT NIGHT. • A heavy
deep weekly watering makes the turf grow deeper, stronger and more
drought resistant roots. • Less watering also saves you money!!
