Wainhomes Residential Development – Treligga Downs Road, <strong>Delabole</strong><br />
Notes Relating to the Proposal<br />
Wainhomes is proposing a residential development of approx. 65 homes, including: 2-4 bed open market dwellings; 2-3<br />
bed affordable dwellings for local people; and a number of accessible bungalows. Originally these accessible bungalows<br />
were proposed as age-restricted but from feedback there are some in the community that require these below the age<br />
threshold, including residents with disabilities.<br />
The aim of the scheme is to address local need. In order to achieve this aim we have included provision for:<br />
- Affordable homes for local people;<br />
- Land set aside for the Parish Council to be used for community use;<br />
- A 20 space car park that could be used for school drop off / pick up, future residents & visitors;<br />
- An education contribution towards the expansion of the primary school; and<br />
- Further S106 contributions to be discussed with Cornwall Council and the Parish Council.<br />
Two key considerations which has led the design process from the beginning has been the traffic and the primary school.<br />
To ensure that the scheme would not have an overly detrimental effect on the village Wainhomes have been working<br />
with our Highways Consultants; whose technical input has assured that the design of the current scheme would not have<br />
a major impact on the existing roads. In relation to the primary school, Wainhomes have worked closely with Aspire<br />
Academy Trust to ensure all necessary contributions would be in place for the Trust’s plans to expand <strong>Delabole</strong> Primary<br />
School.<br />
Notes Relating to the Public Consultation (28 th & 29 th April)<br />
We were really pleased with the amount of involvement of residents and representatives in our event. We had 86 people<br />
sign our register, including representatives of: the local community; the Parish Council; Cornwall Council; Cornwall Rural<br />
Housing Association; and the Aspire Academy Trust. Due to the high number of people engaging with the event, we<br />
were unable to keep an accurate record of attendees but anticipate that over 100 people attended over the two day<br />
consultation.<br />
We will be going through all the feedback provided at the consultation in the next week or two, and we look forward to<br />
the additional feedback we receive from the forthcoming publication. Once we have collated this information Wainhomes<br />
will provide a summary of the feedback to the Parish Council and any interested members of the community.
