MOVING OUT?<br />
This guide contains everything you need to know about moving out. Please take some<br />
time to review it well before you plan to move out. If you need further assistance or<br />
have any questions, please do not hesitate to ask a member of our full time staff.<br />
We’re sad to see you go! We know moving can be stressful,<br />
so we have created this guide to make it easy on you!<br />
Remember, your last rental installment is due July 1, <strong>2019</strong>. You are financially<br />
responsible for your Lease until July 31st, <strong>2019</strong> unless University Edge Management<br />
has notified you in writing that you have been released from your Lease. You are also<br />
financially responsible for any overage of your electric bill and any damages to the<br />
Apartment until the end of the Lease term.<br />
ATTENTION!<br />
You must be completely out of your apartment by 12:00pm (NOON) July 31st, <strong>2019</strong><br />
All keys, parking decals, and key fobs must be turned in by the time of move out!<br />
There are no exceptions, so PLAN AHEAD!<br />

PRE-CHECKOUT RESPONSIBILITIES<br />

Be sure that you are current with your rent, utilities, and other charges.<br />
Talk with your roommates about each person’s responsibility when cleaning the<br />
apartment and preparing for inspection. You should discuss any damages in the<br />
apartment, and the resident responsible for those damages should notify the office in<br />
writing that they are responsible prior to your move-out.<br />
After you have removed all of your belongings, thoroughly clean your apartment. If<br />
our staff determines that the apartment is dirty or requires repairs or replacements,<br />
you will be charged for these items. We cannot inspect any apartment if belongings<br />
are present. All rooms should be completely empty.<br />
All University Edge’s common area furniture must be in the common area at the time<br />
of checkout. If you or your roommate stored a piece of common area furniture in a<br />
bedroom or elsewhere, it must be returned to the common area prior to inspection, or<br />
you may be charged for missing items. Similarly, all University Edge bedroom furniture<br />
must be in the appropriate bedroom at the time of checkout, or you may be charged<br />
for missing items.<br />
Please DO NOT fill holes with spackle.<br />
Spectrum cable boxes & remotes that you ordered for your bed space must be<br />
returned to Spectrum before you move out. Cable boxes in Common area or Studios<br />
MUST stay in the unit.<br />
<br />
Kitchen - All of the appliances should be clean and free of any residual food. Be sure to<br />
clean the inside, outside and underneath the refrigerator, stove, oven, microwave and<br />
dishwasher. These appliances are often forgotten and the cleaning charges for these items<br />
add up quickly. Don’t forget the washer and dryer!<br />
Bathroom - The tub, shower, toilet, sinks and fixtures should all be cleaned thoroughly.<br />
The floor should be mopped and the counters and cabinets should be wiped down. All<br />
lights should have working bulbs.<br />
Carpet - Make sure the carpeting is free of stains, tears, and holes.<br />
Trash - Take all your trash to the dumpster. Do not leave any trash inside the apartment or<br />
outside the front door. If we have to remove any trash, boxes, or unwanted items from<br />
your Apartment, your account will be charged $25 per bag/item, and $50+ per furniture<br />
piece.<br />

CLEANING CHECKLIST<br />

______ Countertops & sinks, wiped down and cleaned.<br />
_____Stovetop & drip pans, cleaned and free of debris (lift the stove top and clean.<br />
_____Oven, emptied and cleaned (don’t forget to clean underneath the oven.)<br />
_____Refrigerator/freezer, emptied, cleaned and odor-free (don’t forget to<br />
clean underneath and beside the refrigerator.)<br />
_____Cabinets & drawers, cleaned and emptied out.<br />
_____Dishwasher, emptied, wiped down and operable (don’t forget the seal.)<br />
_____Garbage disposal, cleaned and operable.<br />
_____Chairs, all present, cleaned and free of stains.<br />
_____Floor, mopped and free of dirt/scuff marks.<br />
_____Clean and wipe washer and dryer. Make sure lint trap is empty<br />
Living Room:<br />
_____Sofa & Side Chair (s), cleaned, vacuumed and unsoiled (Don’t forget under the<br />
cushions.)<br />
_____Entertainment center, coffee table & end table, cleaned and free of dirt.<br />
_____Walls, cleaned and free of dirt.<br />
_____Floor mopped and free of dirt/scuff marks.<br />
_____Smoke detectors, attached and operable.<br />
_____Blinds & windows, cleaned and operable.<br />
_____Screens, undamaged and properly attached.<br />
_____Ceiling Fan and light clean and operating.<br />
Bathroom:<br />
_____Remove ALL personal property, litter and trash. (Don’t forget shower curtain, rod rings, and<br />
toilet paper.)<br />
_____Cabinets & drawers, cleaned and emptied out.<br />
_____Floor mopped and free of dirt/scuff marks.<br />
_____Sinks & countertops, wiped down and cleaned.<br />
_____Mirrors wiped down and cleaned.<br />
_____Tub/shower, wiped down and cleaned. (All stains and soap marks must be removed.)<br />
_____Toilet wiped down and cleaned.<br />
_____ All light bulbs are in working order.<br />
Bedroom:<br />
_____Remove ALL personal property, litter and trash. (Check under bed and in dresser drawers.)<br />
_____Furniture cleaned and unsoiled.<br />
_____Carpets clean and vacuumed.<br />
_____Walls cleaned and free of dirt.<br />
_____Ceiling Fan globe and blades are clean and dusted.<br />
_____Door & closet doors properly attached, cleaned and operable.<br />
_____Blinds, windows and ceiling fans, cleaned and operable.<br />
_____Screen, undamaged and properly attached.<br />
_____Smoke detector, attached and operable.<br />
_____Bedroom door, locked upon your exit.<br />
Don’t forget baseboards, shelving, and vents!<br />

Cleaning Fees may be charged if item is excessively dirty or dusty.<br />
Any common area damages will be split among all the residents in the apartment. If you or one of your<br />
roommates are responsible for a common area damage, you must notify the office in writing claiming<br />
responsibility for the damage by the time of move out.<br />

THE CHECKOUT PROCESS<br />
Just when you think you’re done packing, the car is loaded, and you are<br />
ready to leave, you still have a few steps prior to being officially moved out.<br />
The following steps must be taken once all of your belonging are out of the<br />
apartment and you are ready to turn over your keys to the office.<br />

Do you have a bike on property? Did you pick up your bike?<br />
Spectrum cable box and remote in common area and in Studios MUST remain in the<br />
unit. If you received a cable box from Spectrum for your bedspace, YOU MUST RETURN<br />
THE BOX TO SPECTRUM OR SPECTRUM WILL CHARGE YOU FOR THE BOX. The<br />
Spectrum store is located at 1848 OH-59, Kent, OH 44240<br />

If you are interested in scheduling a walk through with management before you move<br />
out, you can contact us and schedule an appointment or schedule one online at<br />
walkthru.setmore.com If you do not schedule an appointment with us during this<br />
time, we will be doing a walk through of your apartment when you are not present.<br />
Please schedule a time immediately if this is something you are interested in.<br />
Management will not be available to do a walk through of your apartment on July<br />
31st!<br />
We will use your Unit Condition Form when inspecting the apartment to make sure you<br />
are not charged for any damages that were present when you moved in. If you did not<br />
turn in a UCF, you will be charged for all existing damages. Any damages in common<br />
areas will be split evenly between all residents, unless a resident takes responsibility in<br />
writing for the damage.<br />
You will be responsible for paying any unpaid balances and your final utility overages<br />
before we will accept your keys. This needs to be done by July 19, <strong>2019</strong>.<br />
Keys, key fobs, and parking decals will not be accepted after noon on July 31st <strong>2019</strong><br />
or any time after you have checked out with our office. If they are not turned in by<br />
12:00pm on July 31st, <strong>2019</strong> your account will be charged for replacements. There are<br />
NO EXCEPTIONS to this policy.<br />

Make sure to thoroughly clean your apartment or you WILL be<br />
charged! Some common cleaning mistakes include:<br />
- incorrect spackling over holes<br />
- leaving anything behind (including trash)<br />
- anything that is damaged and not included on your<br />
original Unit Condition Form from when you moved
SECURITY DEPOSIT REFUND<br />
Some of our residents do not have a security deposit on file. However, if you do, please<br />
understand the following:<br />
University Edge reserves the right to retain partial or all of the security<br />
deposit for damages and/or charges to the apartment as stated in your Lease<br />
Agreement. If there are no damages found in the unit when our staff members inspect it<br />
and there is no balance on your account, the original security deposit will be returned to<br />
you at the forwarding address.<br />
Please be aware that the security deposit is not intended for your outstanding balance.<br />
All balances must be paid in full prior to move-out. There are no exceptions!<br />
The security deposit will be sent to the forwarding address that was provided at the<br />
time of checkout. If you do not provide a forwarding address, it will be sent to your<br />
permanent address. You should receive the security deposit within 45 business days<br />
following the expiration of the Lease term.<br />
If your security deposit is not enough to cover your damages and/or outstanding<br />
balance, we will mail you a detailed charge list. We will indicate your balance due and it<br />
must be paid in full within 30 days. If we do not receive payment, the Resident and<br />
Guarantor will be turned over to a collection agency and/or attorney to recover the<br />
unpaid balance.<br />
Note: You will receive a Statement of Deposit after we inspect your unit, whether or not<br />
you have a security deposit. It will detail any charges on your account, as well as any<br />
deductions from your security deposit. Once you receive this notice, you will have 30<br />
days to dispute any charges assessed to your account and/or pay any balance due to<br />
University Edge.<br />
Please remember to fill out a change of forwarding address with the US Postal Office<br />
prior to your move out. University Edge is not responsible for forwarding any mail,<br />
packages, articles to yourself after your move out date.<br />

FAQS<br />
1. Can I move out after July 31st, <strong>2019</strong>?<br />
No. There are no exceptions, so please do not even ask. Please plan ahead.<br />
Anyone not moved out entirely by 12:00pm on July 31st, <strong>2019</strong> will be charged a<br />
minimum of $75 per day and will be immediately evicted.<br />
2. Can I move out early?<br />
You may choose to move out any time before your Lease expires. Moving out before<br />
the ending date of your Lease does not cancel/nullify/terminate or otherwise modify<br />
your Lease. You are still responsible for your contract in its entirety.<br />
3. Can I mail in my keys to the office?<br />
We do not recommend mailing in your keys. In the past, keys have gotten lost in the<br />
mail, and if we never receive your keys, you will be charged. Furthermore, you have<br />
to fill out the checkout form and leave a forwarding address. All keys must be<br />
submitted at the time of move out or you will be charged.<br />
4. How do I forward my mail?<br />
Once you turn in your keys, you will not have access to your mailbox. Please be sure<br />
to change your address at https://moversguide.usps.com in plenty of time before<br />
move-out to ensure that you continue to receive all of your mail . The USPS will NOT<br />
automatically forward your mail for you.<br />
The Minimum You Should Know…<br />
You must be entirely out of your apartment (including all belongings) and have all<br />
keys, key fob, and parking decals turned in by July 31st, <strong>2019</strong> at 12:00pm. We<br />
will not accept anything later than this—if you still occupy your unit after this time,<br />
you will be charged extensively and may even be forcibly removed.<br />
You are not required to be present for the move-out inspection.<br />
Make sure everything that should be in the unit is present and in working condition<br />
at the time of inspection, and don’t forget to properly clean—this will help you avoid<br />
charge assessments.<br />
You are responsible for returning your Spectrum cable box & remote in your bed<br />
space to Spectrum. Spectrum is located at 1848 OH-59, Kent, OH 44240<br />
You must dispute any Statement of Deposit charges that you do not agree with in<br />
writing within 30 days of receiving the statement, or the charges become<br />
permanent.<br />
All balances must be paid within 30 days of receipt or you will be sent to a<br />
collections agency and/or attorney.<br />
Please do not leave ANYTHING in your unit, including hangers, toilet paper, etc.<br />
Anything left will get you a trash fine and will be disposed of.<br />
If anything in your unit needs maintenance to restore it to working condition, please<br />
put these requests in NOW to avoid damage charge assessments at move-out.<br />
Anything not working or damaged at the time of your vacancy will be considered<br />
neglect and will be charged to your account.<br />
