State University school year. We hope you had a fun and safe summer and we would
like to share with you some information about move in at University Edge.

Before Move-In
UTILITIES
Don’t forget: Water, trash, internet and basic cable television (with HBO) are included in your
rent. There is a $30.00 cap per person on electricity. After the cap of $30.00 per person is used,
the balance will be split equally among the number of residents in the unit.
RENT REMINDER
(Your payment must be received by August 1, 2019 to avoid late charges.) Late fees
accrue every day until the monthly lease installment is paid in full. Late fees start on the 5 th .
Lease Paper Work
All paperwork must be completed and all balances (including rent) paid before you are given
keys to your apartment. Please call us at 330-673-2992 if you would like to verify your status.
RENTER’S INSURANCE
University Edge does not offer Renter’s Insurance, but we recommend you obtain some type of
Renter’s Insurance for your personal property.
CABLE BOX - SPECTRUM
University Edge provides a Spectrum cable box in the common area of all units. If you would
like a cable box for your bed space, you will need to visit the Spectrum store at 1848 OH-59,
Kent, OH 44240 or have the cable box sent to the property. The cable box will need to be in
your name and the address will be your unit number, Apt. “your bed space”, Kent, OH 44240.
You should not be charged for the box or service as long as you only utilize what the property
provides. Additional add-ons to the service provided, will be billed to the resident. You are
responsible for returning your bed space cable box when you move out.
EARLY MOVE-IN
Due to time constraints, we cannot allow residents to move in before the lease start date of
August 20 th , 2019. We would love to be able to accommodate every resident with early movein
needs; however we have a limited amount of time to ensure that your unit is ready. If Property
management were able to accommodate early move-in, the property would contact residents.
Please be advised, if an early move-in were to be allowed for residents, additional monies would
be owed based on a daily rate of the unit type. Property would notify resident of the additional
amount upon offer of an early move-in.

CHECK-IN
Per your lease agreement, check-in begins at 10:00am on Tuesday, August 20 th , 2019.
Please come to the office upon arrival to receive your keys and move-in packet. You will be
required to show a photo ID in order to receive your keys.

If you are unable to arrive on Tuesday, August 20 th at the specified times,
then we will be open during the week to accommodate all other Move-ins.
If you will be keeping a vehicle at the property, you will need to register your vehicle at this time.
Please come prepared with your driver’s license and valid vehicle registration. Other
information needed to sign Parking Addendum for Parking Decal: Make, Model, License Plate
Number and your contact information.
KEYS
At Move-In, you will receive three keys:
• Front Door Key Fob
• Bedroom Key
• Mailbox Key
It is your responsibility to return all three keys upon your lease expiration date. There will be a charge
for each key that is not returned when you move out. Studio apartments will only receive two keys.

MOVE-IN/MOVE-OUT CONDITION FORM
At Move-In you will receive a Move-In/Move-Out Condition Form. Make sure you complete this form
and return it to the University Edge’s office within 24 hours of your move-in. On this form, you
are to note any concerns you have regarding your apartment. Each resident is responsible for
completing their individual form. This is kept in your file and is used for the move-out inspection
on your lease expiration date. Any damages that are not written on this form will be charged to
your account.
EACH ROOM WILL HAVE A LIMIT OF 10 SMALL NAIL HOLES.
Please no tape or sticky tack.
SERVICE REQUEST
If you have any maintenance issues with your apartment, you will need to place a service request with
University Edge’s office or through connect.studenthousing.com. You can reach the office by calling 330-
673-2992. Please note that a service request is different from the move-in/move-out condition form.
We are happy to address the issue and do our best to resolve it in a reasonable time frame.
PARKING
There are plenty of parking spaces available for each resident. You will receive a University Edge
parking sticker upon move-in. you will need to register your vehicle at this time.
Please come prepared with your driver’s license and valid vehicle registration. Other information needed
to sign Parking Addendum for Parking Decal: Make, Model, License Plate Number and your contact
information.
The parking decal is to be placed in the lower left corner of the back window (driver’s side).
Any vehicle found parked in front of the dumpster, fire hydrants, handicap space, blocking someone in,
or across parking lines will be towed at the vehicle owner’s expense.

BICYCLES:
After Move-In
Because of our close proximity to campus, many of you will be bringing bikes. Please purchase
a security chain or U-lock with a plastic or rubber covering. Bike racks are available on property.
Bicycles are NOT to be stored on walkways, stairwells, or hallways. Any bicycles found in the
mentioned places will result in fines or removal of the bicycle.
WALKWAYS/BREEZEWAYS
These areas are to be kept clean and orderly.
• They are not to be used as storage areas, and articles are not to be hung over railings.
• Patio furniture is the only type of furniture allowed outside your front door. A reasonable
charge will be assessed if furniture belonging inside the apartment is found outside.
• All trash is to be placed inside the compactor. No trash is to be left outside your front
door; charges will be assessed if trash is found outside your apartment or elsewhere on
the property and has not been properly placed inside the trash compactor.
• Cigarette butts should be placed in a container filled with sand, not tossed over
breezeways/paths into the landscaping. Failure to properly discard your cigarette butts
will result in a fine.
SPRINKLER SYSTEM
Each apartment is equipped with a sprinkler system, one in each bedroom. It is very important
that you do not disturb or use these in any manor, i.e. do not hang clothes or anything else on
the sprinkler heads, etc. If the sprinklers are set off as a result of any improper action on the
resident’s part, they will be responsible for all costs involved for all repairs needed from such
action.
AIR CONDITIONER
If your air conditioner will not turn on, check the breaker on the opposite wall. It may still be in
the off position. (Make sure you completely flip the breaker to ensure it is on)
HOT WATER
If there is no hot water, check the breaker in the breaker box. It may still be in the off position.
(Make sure you completely flip the breaker to ensure it is on)
DISHWASHER
If your dishwasher will not turn on, check the breaker in the breaker box for. It may still be in
the off position. (Make sure you completely flip the breaker to ensure it is on.)
DISPOSAL
Your disposal switch is located in the cabinet under your sink. In most apartments the switch
is located on the right upper side. ALWAYS RUN WATER WHEN YOU TURN YOUR
DISPOSAL ON.
REMEMBER TO ALWAYS REPORT ANY WATER LEAKS IMMEDIATELY!

About Your Apartment
When you arrive, you will receive a key for the bedroom we have already assigned for you. Your
account is tied to that specific bedroom and you will be responsible for all damages to the bedroom
we have on file for you. It is important for you to know your bedroom letter.
• EACH ROOM WILL HAVE A LIMIT OF 10 SMALL NAIL HOLES. Please no

WINDOWS:
• All windows in your apartment are furnished with mini-blinds. You may add curtains.
ONLY SMALL NAILS are permitted.
• Window dimensions are:

University Edge
POLICIES AND RULES
1. Please do not use sticky tack on the walls of your apartment.
2. No grills are permitted, other than the ones placed on the property for your use.
3. Only patio furniture is permitted outside your front door. No household furniture. Any furniture
that is placed in the walkway cannot obstruct walking.
4. There is limited Guest Parking. During the hours of 10am-5pm Monday-Friday, all guests must
have a guest parking pass visibly hanging from their rear view mirror. This pass is free and must be
obtained by you. The parking passes are available at the office during normal hours. A pass is not
necessary during the hours of 5pm-10am Monday-Friday and from Friday at 5pm-Monday at 10am.
Guests are only allowed to park in the areas designated for guests. Towing will take place 24/7 and
will be the owner of the vehicles responsibility to pay for any charges from the towing company.
Any car that does not have a parking pass displayed will be towed. Only residents with the
appropriate pass are allowed to park in the areas around the buildings.
It is your responsibility to instruct your guest where they must park and the parking regulations
required by University Edge.
5. No bikes on walkways, staircases, or breezeways. Bike racks are provided throughout the
community.
6. Do not store any items in the hot water heater closet. This may lead to possible fire hazard.
7. Please do not move the refrigerator. This can cause a water leak or marking of the floor.
8. If you are locked out of your apartment after office hours, please call the office at 330-673-2992
for assistance. The office phone will be answered by a service after normal office hours. This service
will contact the appropriate person to assist you. A $25.00 charge will be billed to your account.
University Edge will extend one lock out assistance free as a courtesy to our residents. You will be
asked to sign a release at the time of assistance and provide proper identification or information in
order to be assisted.
9. University Edge is now accepting pets beginning Fall 2019! All animals must be approved by the
office PRIOR to the animal coming on property. There are additional fees and deposits required.
If you do not have an approved animal, no pets are allowed in your apartment at any time, this
includes family, friends or visitors’ pets. If a pet is found in your apartment, you will receive a $250.00
fine, the pet must be removed and the floors/carpet cleaned immediately. There is a $500.00 fine
for the second offense, and your lease could be declared to be in default.
10. Colored bulbs are not allowed in outside lights. Outside globes and bulbs are maintained by
University Edge and are not to be tampered with.
11. All trash is to be placed inside the compactor. No trash is to be left outside your front door;
charges will be assessed if trash is found outside your door or elsewhere on the property and has
not been properly placed inside a dumpster.
12. Cigarette butts should be placed in a container filled with sand, not tossed into the landscaping.
Failure to contain your cigarette butts will result in a fine. University Edge apartments are all nonsmoking
units. All smoking must be done outside your apartment. A fine of $250.00 will be assessed
to your account if it is discovered that you have violated this policy.

University Edge can assess fees* for the following, but not limited to:
Lost key (Front Door Fob or Bedroom or Mailbox)
Noise violations
Fire alarm pulled
Trash outside door or around property
Lost parking sticker
Pet policy violation
Lock-outs
Violating policies in lease or handbook
Guest violations
Late fees
Other items deemed necessary by management
Fines assessed to your account are added to your monthly invoice. You will receive written
notification of fines before they are added to your invoice.
Note: If you or your guests incur any damage to your apartment or University Edge property, you will
receive a fine that is due within ten days after a notification has been sent to you. In addition, you
will receive a statement of deposit after move-out that will detail any unpaid charges and/or deposit
refunds. Fine charges are subject to change.
