Before <strong>Move</strong>-In<br />

UTILITIES<br />

Don’t forget: Water, trash, <strong>in</strong>ternet and basic cable television (with HBO) are <strong>in</strong>cluded <strong>in</strong> your<br />

rent. There is a $30.00 cap per person on electricity. After the cap of $30.00 per person is used,<br />

the balance will be split equally among the number of residents <strong>in</strong> the unit.<br />

RENT REMINDER<br />

(Your payment must be received by August 1, <strong>2019</strong> to avoid late charges.) Late fees<br />

accrue every day until the monthly lease <strong>in</strong>stallment is paid <strong>in</strong> full. Late fees start on the 5 th .<br />

Lease Paper Work<br />

All paperwork must be completed and all balances (<strong>in</strong>clud<strong>in</strong>g rent) paid before you are given<br />

keys to your apartment. Please call us at 330-673-2992 if you would like to verify your status.<br />

RENTER’S INSURANCE<br />

University Edge does not offer Renter’s Insurance, but we recommend you obta<strong>in</strong> some type of<br />

Renter’s Insurance for your personal property.<br />

CABLE BOX - SPECTRUM<br />

University Edge provides a Spectrum cable box <strong>in</strong> the common area of all units. If you would<br />

like a cable box for your bed space, you will need to visit the Spectrum store at 1848 OH-59,<br />

Kent, OH 44240 or have the cable box sent to the property. The cable box will need to be <strong>in</strong><br />

your name and the address will be your unit number, Apt. “your bed space”, Kent, OH 44240.<br />

You should not be charged for the box or service as long as you only utilize what the property<br />

provides. Additional add-ons to the service provided, will be billed to the resident. You are<br />

responsible for return<strong>in</strong>g your bed space cable box when you move out.<br />

EARLY MOVE-IN<br />

Due to time constra<strong>in</strong>ts, we cannot allow residents to move <strong>in</strong> before the lease start date of<br />

August 20 th , <strong>2019</strong>. We would love to be able to accommodate every resident with early move<strong>in</strong><br />

needs; however we have a limited amount of time to ensure that your unit is ready. If Property<br />

management were able to accommodate early move-<strong>in</strong>, the property would contact residents.<br />

Please be advised, if an early move-<strong>in</strong> were to be allowed for residents, additional monies would<br />

be owed based on a daily rate of the unit type. Property would notify resident of the additional<br />

amount upon offer of an early move-<strong>in</strong>.<br />

CHECK-IN<br />

Per your lease agreement, check-<strong>in</strong> beg<strong>in</strong>s at 10:00am on Tuesday, August 20 th , <strong>2019</strong>.<br />

Please come to the office upon arrival to receive your keys and move-<strong>in</strong> packet. You will be<br />

required to show a photo ID <strong>in</strong> order to receive your keys.<br />

If you will be keep<strong>in</strong>g a vehicle at the property, you will need to register your vehicle at this time.<br />

Please come prepared with your driver’s license and valid vehicle registration. Other<br />

<strong>in</strong>formation needed to sign Park<strong>in</strong>g Addendum for Park<strong>in</strong>g Decal: Make, Model, License Plate<br />

Number and your contact <strong>in</strong>formation.<br />

KEYS<br />

At <strong>Move</strong>-In, you will receive three keys:<br />

• Front Door Key Fob<br />

• Bedroom Key<br />

• Mailbox Key<br />

It is your responsibility to return all three keys upon your lease expiration date. There will be a charge<br />

for each key that is not returned when you move out. Studio apartments will only receive two keys.<br />

MOVE-IN/MOVE-OUT CONDITION FORM<br />

At <strong>Move</strong>-In you will receive a <strong>Move</strong>-In/<strong>Move</strong>-Out Condition Form. Make sure you complete this form<br />

and return it to the University Edge’s office with<strong>in</strong> 24 hours of your move-<strong>in</strong>. On this form, you<br />

are to note any concerns you have regard<strong>in</strong>g your apartment. Each resident is responsible for<br />

complet<strong>in</strong>g their <strong>in</strong>dividual form. This is kept <strong>in</strong> your file and is used for the move-out <strong>in</strong>spection<br />

on your lease expiration date. Any damages that are not written on this form will be charged to<br />

your account.<br />

EACH ROOM WILL HAVE A LIMIT OF 10 SMALL NAIL HOLES.<br />

Please no tape or sticky tack.<br />

SERVICE REQUEST<br />

If you have any ma<strong>in</strong>tenance issues with your apartment, you will need to place a service request with<br />

University Edge’s office or through connect.studenthous<strong>in</strong>g.com. You can reach the office by call<strong>in</strong>g 330-<br />

673-2992. Please note that a service request is different from the move-<strong>in</strong>/move-out condition form.<br />

We are happy to address the issue and do our best to resolve it <strong>in</strong> a reasonable time frame.<br />

PARKING<br />

There are plenty of park<strong>in</strong>g spaces available for each resident. You will receive a University Edge<br />

park<strong>in</strong>g sticker upon move-<strong>in</strong>. you will need to register your vehicle at this time.<br />

Please come prepared with your driver’s license and valid vehicle registration. Other <strong>in</strong>formation needed<br />

to sign Park<strong>in</strong>g Addendum for Park<strong>in</strong>g Decal: Make, Model, License Plate Number and your contact<br />

<strong>in</strong>formation.<br />

The park<strong>in</strong>g decal is to be placed <strong>in</strong> the lower left corner of the back w<strong>in</strong>dow (driver’s side).<br />

Any vehicle found parked <strong>in</strong> front of the dumpster, fire hydrants, handicap space, block<strong>in</strong>g someone <strong>in</strong>,<br />

or across park<strong>in</strong>g l<strong>in</strong>es will be towed at the vehicle owner’s expense.<br />

BICYCLES:<br />

After <strong>Move</strong>-In<br />

Because of our close proximity to campus, many of you will be br<strong>in</strong>g<strong>in</strong>g bikes. Please purchase<br />

a security cha<strong>in</strong> or U-lock with a plastic or rubber cover<strong>in</strong>g. Bike racks are available on property.<br />

Bicycles are NOT to be stored on walkways, stairwells, or hallways. Any bicycles found <strong>in</strong> the<br />

mentioned places will result <strong>in</strong> f<strong>in</strong>es or removal of the bicycle.<br />

WALKWAYS/BREEZEWAYS<br />

These areas are to be kept clean and orderly.<br />

• They are not to be used as storage areas, and articles are not to be hung over rail<strong>in</strong>gs.<br />

• Patio furniture is the only type of furniture allowed outside your front door. A reasonable<br />

charge will be assessed if furniture belong<strong>in</strong>g <strong>in</strong>side the apartment is found outside.<br />

• All trash is to be placed <strong>in</strong>side the compactor. No trash is to be left outside your front<br />

door; charges will be assessed if trash is found outside your apartment or elsewhere on<br />

the property and has not been properly placed <strong>in</strong>side the trash compactor.<br />

• Cigarette butts should be placed <strong>in</strong> a conta<strong>in</strong>er filled with sand, not tossed over<br />

breezeways/paths <strong>in</strong>to the landscap<strong>in</strong>g. Failure to properly discard your cigarette butts<br />

will result <strong>in</strong> a f<strong>in</strong>e.<br />

SPRINKLER SYSTEM<br />

Each apartment is equipped with a spr<strong>in</strong>kler system, one <strong>in</strong> each bedroom. It is very important<br />

that you do not disturb or use these <strong>in</strong> any manor, i.e. do not hang clothes or anyth<strong>in</strong>g else on<br />

the spr<strong>in</strong>kler heads, etc. If the spr<strong>in</strong>klers are set off as a result of any improper action on the<br />

resident’s part, they will be responsible for all costs <strong>in</strong>volved for all repairs needed from such<br />

action.<br />

AIR CONDITIONER<br />

If your air conditioner will not turn on, check the breaker on the opposite wall. It may still be <strong>in</strong><br />

the off position. (Make sure you completely flip the breaker to ensure it is on)<br />

HOT WATER<br />

If there is no hot water, check the breaker <strong>in</strong> the breaker box. It may still be <strong>in</strong> the off position.<br />

(Make sure you completely flip the breaker to ensure it is on)<br />

DISHWASHER<br />

If your dishwasher will not turn on, check the breaker <strong>in</strong> the breaker box for. It may still be <strong>in</strong><br />

the off position. (Make sure you completely flip the breaker to ensure it is on.)<br />

DISPOSAL<br />

Your disposal switch is located <strong>in</strong> the cab<strong>in</strong>et under your s<strong>in</strong>k. In most apartments the switch<br />

is located on the right upper side. ALWAYS RUN WATER WHEN YOU TURN YOUR<br />

DISPOSAL ON.<br />

REMEMBER TO ALWAYS REPORT ANY WATER LEAKS IMMEDIATELY!<br />

About Your Apartment<br />

When you arrive, you will receive a key for the bedroom we have already assigned for you. Your<br />

account is tied to that specific bedroom and you will be responsible for all damages to the bedroom<br />

we have on file for you. It is important for you to know your bedroom letter.<br />

University Edge<br />

POLICIES AND RULES<br />

1. Please do not use sticky tack on the walls of your apartment.<br />

2. No grills are permitted, other than the ones placed on the property for your use.<br />

3. Only patio furniture is permitted outside your front door. No household furniture. Any furniture<br />

that is placed <strong>in</strong> the walkway cannot obstruct walk<strong>in</strong>g.<br />

4. There is limited Guest Park<strong>in</strong>g. Dur<strong>in</strong>g the hours of 10am-5pm Monday-Friday, all guests must<br />

have a guest park<strong>in</strong>g pass visibly hang<strong>in</strong>g from their rear view mirror. This pass is free and must be<br />

obta<strong>in</strong>ed by you. The park<strong>in</strong>g passes are available at the office dur<strong>in</strong>g normal hours. A pass is not<br />

necessary dur<strong>in</strong>g the hours of 5pm-10am Monday-Friday and from Friday at 5pm-Monday at 10am.<br />

Guests are only allowed to park <strong>in</strong> the areas designated for guests. Tow<strong>in</strong>g will take place 24/7 and<br />

will be the owner of the vehicles responsibility to pay for any charges from the tow<strong>in</strong>g company.<br />

Any car that does not have a park<strong>in</strong>g pass displayed will be towed. Only residents with the<br />

appropriate pass are allowed to park <strong>in</strong> the areas around the build<strong>in</strong>gs.<br />

It is your responsibility to <strong>in</strong>struct your guest where they must park and the park<strong>in</strong>g regulations<br />

required by University Edge.<br />

5. No bikes on walkways, staircases, or breezeways. Bike racks are provided throughout the<br />

community.<br />

6. Do not store any items <strong>in</strong> the hot water heater closet. This may lead to possible fire hazard.<br />

7. Please do not move the refrigerator. This can cause a water leak or mark<strong>in</strong>g of the floor.<br />

8. If you are locked out of your apartment after office hours, please call the office at 330-673-2992<br />

for assistance. The office phone will be answered by a service after normal office hours. This service<br />

will contact the appropriate person to assist you. A $25.00 charge will be billed to your account.<br />

University Edge will extend one lock out assistance free as a courtesy to our residents. You will be<br />

asked to sign a release at the time of assistance and provide proper identification or <strong>in</strong>formation <strong>in</strong><br />

order to be assisted.<br />

9. University Edge is now accept<strong>in</strong>g pets beg<strong>in</strong>n<strong>in</strong>g Fall <strong>2019</strong>! All animals must be approved by the<br />

office PRIOR to the animal com<strong>in</strong>g on property. There are additional fees and deposits required.<br />

If you do not have an approved animal, no pets are allowed <strong>in</strong> your apartment at any time, this<br />

<strong>in</strong>cludes family, friends or visitors’ pets. If a pet is found <strong>in</strong> your apartment, you will receive a $250.00<br />

f<strong>in</strong>e, the pet must be removed and the floors/carpet cleaned immediately. There is a $500.00 f<strong>in</strong>e<br />

for the second offense, and your lease could be declared to be <strong>in</strong> default.<br />

10. Colored bulbs are not allowed <strong>in</strong> outside lights. Outside globes and bulbs are ma<strong>in</strong>ta<strong>in</strong>ed by<br />

University Edge and are not to be tampered with.<br />

11. All trash is to be placed <strong>in</strong>side the compactor. No trash is to be left outside your front door;<br />

charges will be assessed if trash is found outside your door or elsewhere on the property and has<br />

not been properly placed <strong>in</strong>side a dumpster.<br />

12. Cigarette butts should be placed <strong>in</strong> a conta<strong>in</strong>er filled with sand, not tossed <strong>in</strong>to the landscap<strong>in</strong>g.<br />

Failure to conta<strong>in</strong> your cigarette butts will result <strong>in</strong> a f<strong>in</strong>e. University Edge apartments are all nonsmok<strong>in</strong>g<br />

units. All smok<strong>in</strong>g must be done outside your apartment. A f<strong>in</strong>e of $250.00 will be assessed<br />

to your account if it is discovered that you have violated this policy.<br />

F<strong>in</strong>es assessed to your account are added to your monthly <strong>in</strong>voice. You will receive written<br />

notification of f<strong>in</strong>es before they are added to your <strong>in</strong>voice.<br />

Note: If you or your guests <strong>in</strong>cur any damage to your apartment or University Edge property, you will<br />

receive a f<strong>in</strong>e that is due with<strong>in</strong> ten days after a notification has been sent to you. In addition, you<br />

will receive a statement of deposit after move-out that will detail any unpaid charges and/or deposit<br />

refunds. F<strong>in</strong>e charges are subject to change.<br />
