POLICIES AND RULES<br />

1. Please do not use sticky tack on the walls of your apartment.<br />

2. No grills are permitted, other than the ones placed on the property for your use.<br />

3. Only patio furniture is permitted outside your front door. No household furniture. Any furniture<br />

that is placed <strong>in</strong> the walkway cannot obstruct walk<strong>in</strong>g.<br />

4. There is limited Guest Park<strong>in</strong>g. Dur<strong>in</strong>g the hours of 10am-5pm Monday-Friday, all guests must<br />

have a guest park<strong>in</strong>g pass visibly hang<strong>in</strong>g from their rear view mirror. This pass is free and must be<br />

obta<strong>in</strong>ed by you. The park<strong>in</strong>g passes are available at the office dur<strong>in</strong>g normal hours. A pass is not<br />

necessary dur<strong>in</strong>g the hours of 5pm-10am Monday-Friday and from Friday at 5pm-Monday at 10am.<br />

Guests are only allowed to park <strong>in</strong> the areas designated for guests. Tow<strong>in</strong>g will take place 24/7 and<br />

will be the owner of the vehicles responsibility to pay for any charges from the tow<strong>in</strong>g company.<br />

Any car that does not have a park<strong>in</strong>g pass displayed will be towed. Only residents with the<br />

appropriate pass are allowed to park <strong>in</strong> the areas around the build<strong>in</strong>gs.<br />

It is your responsibility to <strong>in</strong>struct your guest where they must park and the park<strong>in</strong>g regulations<br />

required by University Edge.<br />

5. No bikes on walkways, staircases, or breezeways. Bike racks are provided throughout the<br />

community.<br />

6. Do not store any items <strong>in</strong> the hot water heater closet. This may lead to possible fire hazard.<br />

7. Please do not move the refrigerator. This can cause a water leak or mark<strong>in</strong>g of the floor.<br />

8. If you are locked out of your apartment after office hours, please call the office at 330-673-2992<br />

for assistance. The office phone will be answered by a service after normal office hours. This service<br />

will contact the appropriate person to assist you. A $25.00 charge will be billed to your account.<br />

University Edge will extend one lock out assistance free as a courtesy to our residents. You will be<br />

asked to sign a release at the time of assistance and provide proper identification or <strong>in</strong>formation <strong>in</strong><br />

order to be assisted.<br />

9. University Edge is now accept<strong>in</strong>g pets beg<strong>in</strong>n<strong>in</strong>g Fall <strong>2019</strong>! All animals must be approved by the<br />

office PRIOR to the animal com<strong>in</strong>g on property. There are additional fees and deposits required.<br />

If you do not have an approved animal, no pets are allowed <strong>in</strong> your apartment at any time, this<br />

<strong>in</strong>cludes family, friends or visitors’ pets. If a pet is found <strong>in</strong> your apartment, you will receive a $250.00<br />

f<strong>in</strong>e, the pet must be removed and the floors/carpet cleaned immediately. There is a $500.00 f<strong>in</strong>e<br />

for the second offense, and your lease could be declared to be <strong>in</strong> default.<br />

10. Colored bulbs are not allowed <strong>in</strong> outside lights. Outside globes and bulbs are ma<strong>in</strong>ta<strong>in</strong>ed by<br />

University Edge and are not to be tampered with.<br />

11. All trash is to be placed <strong>in</strong>side the compactor. No trash is to be left outside your front door;<br />

charges will be assessed if trash is found outside your door or elsewhere on the property and has<br />

not been properly placed <strong>in</strong>side a dumpster.<br />

12. Cigarette butts should be placed <strong>in</strong> a conta<strong>in</strong>er filled with sand, not tossed <strong>in</strong>to the landscap<strong>in</strong>g.<br />

Failure to conta<strong>in</strong> your cigarette butts will result <strong>in</strong> a f<strong>in</strong>e. University Edge apartments are all nonsmok<strong>in</strong>g<br />

units. All smok<strong>in</strong>g must be done outside your apartment. A f<strong>in</strong>e of $250.00 will be assessed<br />

to your account if it is discovered that you have violated this policy.<br />
