There is an open HOA Board Meeting on the 4 th Wednesday of the month<br />
at 6 PM in the recreation center on 14710 <strong>Mill</strong>s Park Lane. Please try to<br />
attend and voice any concerns, comments or complaints you may have.<br />

Pool tags will be distributed in the afternoon hours to allow the mornings<br />
to be used primarily for regular association and resident business. Please<br />
bring your 2018 pool tag with you.<br />
EACH FAMILY WILL BE ISSUED UP TO TWO TAGS. Pool tags are limited 2<br />
per home. (One tag allows (3) three people in the pool area per tag.) TO<br />
RECEIVE A TAG, ALL ASSESSMENTS DUE TO THE ASSOCIATION MUST BE<br />
PAID IN FULL. If you are a tenant in a rental property, please provide proof<br />
of residency.<br />

REMINDER: ASSESSMENTS WERE DUE JANUARY 1ST<br />
We encourage each of our homeowners to pay promptly as the cost to<br />
the homeowner for collection begins mounting on February 1, <strong>2019</strong>. If<br />
you would like to establish a payment plan you can contact the onsite<br />
community manager on February 1, <strong>2019</strong>, at 281-213-3184 and/or send<br />
an email to Angela Rivera at angela.rivera@associa.us. Keep in mind the<br />
terms of the payment plan agreement include a $20 monthly payment<br />
plan fee and your association’s monthly interest.<br />
Please pay your assessments on time to prevent from receiving late fees<br />
and/or interest charges to your account.<br />

CALL TO ORDER<br />
The Board of Directors meeting of the <strong>Cypress</strong> <strong>Mill</strong> Homeowners<br />
Association Inc. was held on March 27, <strong>2019</strong> at the <strong>Cypress</strong> <strong>Mill</strong> Recreation<br />
Center, 14710 <strong>Mill</strong>s Park Lane, <strong>Cypress</strong>, Texas.<br />
With a quorum duly established, President Larry Ramirez, called <strong>Cypress</strong><br />
<strong>Mill</strong> Board of Director’s meeting to order at 6 PM. Larry Ramirez opened<br />
the meeting with a prayer.<br />
SUMMARY OF EXECUTIVE<br />
Board of Director - President announced that the minutes from February<br />
27, 2018 are available on the community app TownSq.<br />

CONTRACTOR / VISITOR FORUM<br />
Hi-Tech Lawn: Trimming of trees at Moss Valley corner completed.<br />

APPROVAL OF MINUTES<br />
After reviewing and discussion, Board of Directors Kevin and Beverly<br />
motioned and approved the meeting minutes of February <strong>2019</strong>.<br />
TREASURER’S REPORT<br />
Angela Rivera presented the February <strong>2019</strong> Financials. The Financials<br />
were accepted as presented. The following items noted:<br />
• Operating Funds of $533, 993.57 and Reserve Funds of $320,002.70 as<br />
of February <strong>2019</strong>.<br />
• February <strong>2019</strong> YTD actual expenses were over budgeted by $9,370.46.<br />
HOMEOWNERS FORUM<br />
Homeowners present discussed the following items:<br />
Sink hole located in estates, noise disturbance, tree trimming MUD<br />
district, estates marquee lights not on, re-activation of fitness card,<br />
Cascade Bend retention pond requesting landscaping maintenance, Oak<br />
tree rooting of homeowner being accessed by HOA landscaper, ferial<br />
cat issue, removal requested of sign on gate under pergola of pets not<br />
allowed<br />
ADJOURN TO EXECUTIVE SESSION<br />
RECONVENE FROM EXECUTIVE SESSION<br />
The following items with were discussed and noted actions approved<br />
during the executive session:<br />
Motions were made and seconded and passed unanimously to:<br />
• Homeowner (234-8443), (235-6969) and (234-9439) Board of Directors<br />
reviewed account and motioned and approved payment plan terms with<br />
management company to monitor.<br />
• ABP-Recommendation of portable guard stand - Board of Director have<br />
requested quotes of a permanent stand.<br />
• <strong>Mill</strong>s Park Lane and <strong>Cypress</strong>wood perimeter maintenance approved<br />
with Dunrite Commercial Service at $16,130.50.<br />
• <strong>Mill</strong>s Park Lane additional iron gate repair approved with Alex Fence<br />
Company at $820.<br />
• Deed Restriction signs approved .<br />
• Date Saturday, June 29, <strong>2019</strong>, approved for 4 th of <strong>July</strong> Event - includes<br />
tents, food, water, DJ, Uncle Sam on stilts, face painters, balloon twister,<br />
trackless train, snow cone truck.<br />
RATIFIY ACTIONS IN-BETWEEN MEETINGS<br />
• Iron gate repair and replacement on northside of <strong>Cypress</strong> <strong>Mill</strong> Park Drive<br />
also with removal of center section for walk though, approved with Alex<br />
Fence Company at $3,919.<br />
• A new <strong>Mill</strong>s Park Lane pool slide- stairs were approved with May<br />
Recreation at $2,762.34.<br />
• Attorney account (00334-1889) requested payment plan. Board of<br />
Directors requesting a date and time to meet with homeowner.<br />
• Pine tree removal with High Tech Lawn at Meadow Estates Lane and<br />
<strong>Cypress</strong>wood pool at $1,200.<br />
• Quote for cameras at <strong>Cypress</strong>wood location is being forwarded to<br />
insurance company for further review of any coverage due to lightning<br />
storm damage.<br />
ADJOURNMENT<br />
There being no further business to come before the Board, the regular<br />
business session of the meeting was adjourned at 9:44 PM.<br />
Next meeting will be held on Wednesday, May 22, <strong>2019</strong> at 6 PM.<br />

May 31 st , the first school to win such an accolade in the <strong>Cypress</strong>-Fairbanks ISD’s 79-year history.<br />
<strong>Cypress</strong> Woods is the only school in Conference 6A to earn more than 100 points, finishing with 105.5 points over the past academic year.<br />
At UIL competitions, students and schools earn points by placing in competitions, which add up to an overall score. While <strong>Cypress</strong> Woods<br />
won the overall state title, individual students also won state titles in certain competitions, contributing to the overall win. Earlier this year,<br />
<strong>Cypress</strong> Woods seniors Tristian Wiesepape and Zach Foster were named the computer science and accounting state champions while senior<br />
Sam Armstrong was named the computer applications state champion. Junior Sarah Swift also earned a state title for Theatrical Design Scene.<br />
The <strong>Cypress</strong> Woods accounting team, consisting of junior Aayush Gupta and seniors Zach Foster, Henry Thurman and Fernando Mercado, also<br />
earned a team state title.<br />
UIL offers high school students the opportunity to compete in 29 different academic competitions including accounting, computer science,<br />
news writing and robotics. UIL creates these competitions to complement academic curriculum and gives students the opportunity to show<br />

CY-WOODS STUDENT ARTIST EARNS NORTHWEST ART LEAGUE SCHOLARSHIP<br />
<strong>Cypress</strong> Woods High School senior Colby Gregory was selected as the recipient of a $2,000 scholarship from the Northwest Art League, as his<br />
photography portfolio as well as recommendations, academic resume and community service distinguished him among the numerous candidates.<br />
Gregory, who is completing AP Photography this school year, presented his portfolio at the league’s May 18 th meeting where he was also honored as<br />
the scholarship winner.<br />
Gregory was selected among a competitive field that also included candidates from <strong>Cypress</strong> Falls and <strong>Cypress</strong> Ridge high schools. His work has<br />
also earned him other notable honors and awards. Gregory earned a national Gold Medal in the National Scholastic Art & Writing competition’s<br />
photography category. He along with other national honorees were invited to a ceremony June 6 th at Carnegie Hall in New York City. Gregory is<br />
planning to attend the University of North Texas where he will study graphic design.<br />

INGREDIENTS:<br />
2 (9 inch) prepared graham cracker crusts<br />
6 tablespoons butter<br />
1 (7 ounce) package shredded coconut<br />
1 cup chopped pecans<br />
1 (14 ounce) can sweetened condensed milk<br />
1 (8 ounce) package cream cheese, softened<br />
1 (16 ounce) container frozen<br />
whipped topping, thawed<br />
1 (12 ounce) jar caramel ice cream topping<br />
DIRECTIONS:<br />
Place butter in a medium skillet and melt over medium heat. Add<br />
coconut and pecans, stirring to coat. Saute until coconut and<br />
pecans are lightly toasted, about 5 minutes. Set aside.<br />
In a large mixing bowl, whip together condensed milk and cream<br />
cheese until fluffy. Fold in whipped topping. Spoon 1/4 of cream<br />
cheese mixture into each graham cracker crust. Drizzle each with<br />
1/4 of caramel topping. Repeat layers with remaining cream<br />
cheese mixture and caramel. Top each pie with coconut and<br />
pecan mixture. Freeze overnight.<br />

INGREDIENTS:<br />
3 tablespoons white sugar<br />
1 cup heavy cream<br />
3 egg yolks<br />
1/4 teaspoon vanilla extract<br />
2 tablespoons white sugar, divided<br />
DIRECTIONS:<br />
Preheat oven to 350 degrees F (175 degrees C). Whisk 3 tablespoons<br />
sugar and cream in a microwave-safe bowl until well combined; heat<br />
the mixture in microwave until warm, 1 to 2 minutes and whisk again<br />
to dissolve sugar. Whisk in egg yolks and vanilla extract until smooth.<br />
Pour cream mixture into 2 ramekins. Set ramekins into a roasting<br />
pan and pour in enough hot water to reach halfway up the sides of<br />
the ramekins. Bake in the preheated oven until creme desserts are<br />
set but still slightly jiggly when shaken, about 50 minutes. Remove<br />
ramekins from hot water and chill in refrigerator until cold, at least<br />
2 hours. Sprinkle 1 tablespoon of sugar evenly over the top of each<br />
dessert. Use a kitchen torch to lightly toast and melt the sugar<br />
topping until brown and bubbly, about 30 seconds. Let the sugar<br />
topping cool before serving. To serve, use a spoon to crack the crisp<br />
