A Message from the Center<br />
The DiLella Center for Real Estate would like to thank you all<br />
for your me, loyalty, generosity, and experse as members of<br />
our <strong>2019</strong>—<strong>2020</strong> Real Estate Society.<br />
The DiLella Center for Real Estate connects and mobilizes the<br />
Villanova real estate community — through educaonal programs,<br />
thought leadership iniaves, and networking events<br />
— to expand the horizons of a new generaon of real estate<br />
leaders and to generate vibrant conversaons on issues facing<br />

Nick Aileo is an Analyst with Saxum Real Estate, a New Jersey‐based real<br />
estate investment and development company that specializes in Value‐<br />
Add and Opportunity Zone investments. Based out of Summit, Nick is<br />
focused on the underwring of new acquision and development opportunies<br />
across all asset classes throughout the Northeast region and<br />
on select Naonal transacons. In addion to his acquision responsibilies,<br />
Nick assists with due diligence of current deals and asset management<br />
of Saxum’s porolio. Prior to joining Saxum, Nick was a Financial<br />
Analyst with Avison Young in Philadelphia, providing Argus/Excel<br />
modeling, lease analysis, and transacon management for the firm’s<br />
Investment Sales and Leasing teams. While at Avison Young, he underwrote<br />
$700 million worth of Capital Markets and leasing opportunies.<br />
Nick joined Avison Young as a Research Coordinator in the Summer of<br />
2017 aer graduang from Villanova University, where he majored in<br />

Carmine Berardi is an Associate Director of Acquisions and Development<br />
at Strategic Capital, the U.S. Real Estate Investment and Development<br />
arm of China State Construcon and Engineering (“CSCEC”), one<br />
of the worlds’ largest investment and construcon groups and a Fortune<br />
Global 500 public company. In his current role, Carmine is responsible<br />
for acquision acvies; including sourcing, underwring and closing<br />
transacons in the New York City metropolitan area. Previously,<br />
Carmine was a New Business Development Manager at Pennsylvania<br />
Real Estate Investment Trust “PREIT” in its Retail Leasing Group. Prior<br />
to that, he was a Financial Analyst in the Acquisions and Disposions<br />
Group at PREIT. Carmine has extensive experience in the commercial<br />
real estate industry having worked on over $1 billion of real estate acquisions<br />
and disposions. Carmine has experience in a wide array of<br />
disciplines; including acquisions, development, capital sourcing, asset<br />
management, and leasing.<br />
Carmine holds an M.B.A. from Columbia Business School and a B.S. in<br />
Finance and Internaonal Business with a minor in Real Estate and Italian<br />
from Villanova University. Carmine is a member of the Naonal Italian<br />
American Foundaon’s Leadership Council and an advisor to the<br />
Italian Finance Commiee in Parliament. Carmine is bilingual and holds<br />

During her me at Villanova, she proudly represented the university<br />
on the court as she was a four year varsity athlete on the Women’s<br />
Basketball team. As a dedicated player, she was able to help her<br />
team to four post season appearances and earned Big East honors. Off<br />
the court she is an avid supporter of the Special Olympics community<br />
and loves to travel. She is looking forward to the next two years at Villanova<br />
