The DiLella Center for Real Estate would like to thank you all
for your me, loyalty, generosity, and experse as members of
our 2019—2020 Real Estate Society.
The DiLella Center for Real Estate connects and mobilizes the
Villanova real estate community — through educaonal programs,

Nick Aileo is an Analyst with Saxum Real Estate, a New Jersey‐based real
estate investment and development company that specializes in Value‐
Add and Opportunity Zone investments. Based out of Summit, Nick is
focused on the underwring of new acquision and development opportunies
across all asset classes throughout the Northeast region and
on select Naonal transacons. In addion to his acquision responsibilies,
Nick assists with due diligence of current deals and asset management
of Saxum’s porolio. Prior to joining Saxum, Nick was a Financial
Analyst with Avison Young in Philadelphia, providing Argus/Excel
modeling, lease analysis, and transacon management for the firm’s
Investment Sales and Leasing teams. While at Avison Young, he underwrote
$700 million worth of Capital Markets and leasing opportunies.
Nick joined Avison Young as a Research Coordinator in the Summer of
2017 aer graduang from Villanova University, where he majored in
Finance and Real Estate.

Chris Aitken is a Haverford School Graduate, class of ’07. He graduated

Carmine Berardi is an Associate Director of Acquisions and Development
at Strategic Capital, the U.S. Real Estate Investment and Development
arm of China State Construcon and Engineering (“CSCEC”), one
of the worlds’ largest investment and construcon groups and a Fortune
Global 500 public company. In his current role, Carmine is responsible
for acquision acvies; including sourcing, underwring and closing
transacons in the New York City metropolitan area. Previously,
Carmine was a New Business Development Manager at Pennsylvania
Real Estate Investment Trust “PREIT” in its Retail Leasing Group. Prior
to that, he was a Financial Analyst in the Acquisions and Disposions
Group at PREIT. Carmine has extensive experience in the commercial
real estate industry having worked on over $1 billion of real estate acquisions
and disposions. Carmine has experience in a wide array of
disciplines; including acquisions, development, capital sourcing, asset
management, and leasing.
Carmine holds an M.B.A. from Columbia Business School and a B.S. in
Finance and Internaonal Business with a minor in Real Estate and Italian
from Villanova University. Carmine is a member of the Naonal Italian
American Foundaon’s Leadership Council and an advisor to the
Italian Finance Commiee in Parliament. Carmine is bilingual and holds
dual cizenship, U.S. and E.U. (Italian).

Ms. Bergen is a Vice President at CenterSquare and joined the firm in

Shannon Bona is a retail specialist in Marcus & Millichap’s Philadelphia

Group, Mr. Winther was a Director at Hersha Hospitality Management
(“HHM”). While at HHM, Mr. Winther helped develop an investment
plaorm structuring real estate acquisions and invesng sponsor capital.
The venture led to new acquisions and third‐party management
contracts with partners such as Blackstone, Dune Real Estate Partners,
and Starwood Capital Group vaulng HHM into the top er of US Hotel
Management Companies.
Mr. Winther started his career in the management development rota‐
onal program with L’Oreal USA, the subsidiary of L’Oreal SA, the
world’s largest beauty company. Mr. Winther holds a bachelor’s degree
from Villanova University and resides in Philadelphia.
