<strong>DiLella</strong> <strong>Center</strong> <strong>for</strong> <strong>Real</strong> <strong>Estate</strong><br />

It’s hard to believe that 10 years have elapsed since <strong>the</strong> <strong>Real</strong> <strong>Estate</strong> <strong>Center</strong> first opened its doors.<br />

Having spent my entire career in <strong>the</strong> field, I had long felt that enhancing <strong>the</strong> VSB student experience<br />

with real estate coursework and exposure would be invaluable to <strong>the</strong> school and students alike.<br />

When <strong>the</strong>n-Dean James Danko, Shawn Howton and I started seriously discussing <strong>the</strong> introduction<br />

<strong>of</strong> a real estate curriculum into <strong>the</strong> business school program, I knew that this longtime goal finally<br />

had <strong>the</strong> support it needed to be realized. For me, <strong>the</strong> project was fueled by my desire to give back to<br />

Villanova <strong>for</strong> all it had given me; I was also excited to expose students to <strong>the</strong> dynamic pr<strong>of</strong>ession that<br />

has brought me so much career fulfillment over <strong>the</strong> years.<br />

The ultimate goal was to give Villanova students a comprehensive, pragmatic<br />

undergraduate real estate experience that would prepare <strong>the</strong>m <strong>for</strong> a career in <strong>the</strong><br />

industry after graduation.<br />

I think we have achieved <strong>the</strong>se objectives over <strong>the</strong> past 10 years—in fact, I think we have<br />

far exceeded <strong>the</strong>m. We now have an undergraduate <strong>Real</strong> <strong>Estate</strong> degree—one <strong>of</strong> <strong>the</strong> largest<br />

graduating majors in VSB, and one <strong>of</strong> only a handful <strong>of</strong> such programs in <strong>the</strong> country. We have<br />

dedicated real estate pr<strong>of</strong>essors who bring <strong>the</strong>ir real-world experiences into <strong>the</strong> classroom. We<br />

have an extensive network <strong>of</strong> real estate entrepreneurs and executives who mentor our students<br />

and provide invaluable internship opportunities that lead to real jobs after graduation. We have<br />

an elite board comprised <strong>of</strong> national leaders in all aspects <strong>of</strong> <strong>the</strong> industry. The students who have<br />

completed <strong>the</strong> program are excelling in <strong>the</strong>ir respective areas <strong>of</strong> <strong>the</strong> field, and many are now<br />

returning to <strong>the</strong> <strong>Center</strong> itself as mentors and as contributors to <strong>the</strong> future success <strong>of</strong> <strong>the</strong> program.<br />

Welcome to <strong>the</strong> <strong>10th</strong> anniversary celebration <strong>of</strong> <strong>the</strong><br />

<strong>Daniel</strong> M. <strong>DiLella</strong> <strong>Center</strong> <strong>for</strong> <strong>Real</strong> <strong>Estate</strong>. Whe<strong>the</strong>r you<br />

have been with us since <strong>the</strong> beginning or are just<br />

finding out about us, <strong>the</strong> following pages should<br />

provide a glimpse <strong>of</strong> what <strong>the</strong> <strong>Center</strong> is about and<br />

what we hope to become.<br />

It is hard to believe it has been 10 years since <strong>the</strong><br />

beginning <strong>of</strong> <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong>. It seems like yesterday<br />

that I met Dan in Dean Jim Danko’s <strong>of</strong>fice to discuss<br />

my vision <strong>for</strong> <strong>the</strong> <strong>Center</strong>. I didn’t have a good idea<br />

about what <strong>the</strong> <strong>Center</strong> could become, but I told Dan<br />

and Jim that if <strong>the</strong>y decided I would be <strong>the</strong> faculty<br />

director, it would be student centered. I pursued my<br />

PhD and a career in academics so I could impact <strong>the</strong><br />

lives <strong>of</strong> young people embarking on <strong>the</strong>ir careers. This<br />

fit with Dan’s vision <strong>of</strong> what <strong>the</strong> <strong>Center</strong> should try to<br />

accomplish; he agreed this should be a focus, and<br />

this decade-long journey began. In <strong>the</strong> pages <strong>of</strong> this<br />

10-year publication you can read about all we have<br />

accomplished and get some previews <strong>of</strong> where we<br />

hope to go. I am very proud to have been a part <strong>of</strong><br />

<strong>the</strong> <strong>DiLella</strong> <strong>Center</strong> since its inception. It has been <strong>the</strong><br />

highlight <strong>of</strong> my career, and I can’t wait <strong>for</strong> <strong>the</strong> things<br />

to come.<br />

THE DILELLA CENTER HAS BECOME THE HOME OF<br />

ONE OF THE BEST REAL ESTATE PROGRAMS IN THE<br />

COUNTRY. OUR JOB PLACEMENTS, PERFORMANCE<br />

IN NATIONAL CASE COMPETITIONS, ADVISORY<br />

COUNCILS AND PROGRAMMING COMPETE WITH<br />

LARGER, AND MUCH OLDER, CENTERS AROUND THE<br />

COUNTRY.<br />

This type <strong>of</strong> growth and success is rare in academics<br />

and <strong>the</strong>re are many people to thank. The Villanova<br />

University and VSB administration have been very<br />

supportive <strong>of</strong> our aggressive agenda. We have been<br />

blessed with great leadership, and that continues<br />

to this day. Dan <strong>DiLella</strong>’s leadership and vision have<br />

pushed us from <strong>the</strong> very beginning.<br />

He did not just give a large gift and walk away. Dan<br />

provides a push when needed, advocacy on behalf <strong>of</strong><br />

<strong>the</strong> <strong>Center</strong>, and time and treasure beyond what would<br />

be fair to expect. He has acted as <strong>the</strong> leader <strong>of</strong> our<br />

Advisory Council and is a great mentor to me and<br />

our staff. All <strong>of</strong> our current and past Advisory Council<br />

members have provided resources and terrific advice<br />

from <strong>the</strong> very beginning. We could not have grown<br />

and thrived without <strong>the</strong>m.<br />

We have been lucky to have <strong>the</strong> best internal team in<br />

<strong>the</strong> country. The <strong>Center</strong>’s accomplishments are completely<br />

driven by <strong>the</strong> <strong>DiLella</strong> team. Jessica Taylor and<br />

prior to her, Tim H<strong>of</strong>fman, are and were incredible in<br />

<strong>the</strong> director role. Their passion <strong>for</strong> <strong>the</strong> <strong>Center</strong> and our<br />

students has been <strong>the</strong> heart <strong>of</strong> all we do. Kate Gentile<br />

and prior to her, Angela Layne, have provided support<br />

<strong>for</strong> Jessica beyond <strong>the</strong>ir years. Pr<strong>of</strong>essor <strong>of</strong> Practice<br />

Charlie Davidson and Adjunct Pr<strong>of</strong>essor and Business<br />

Fellow Tony Ziccardi are <strong>the</strong> best pair <strong>of</strong> teachers I can<br />

imagine. The way <strong>the</strong>y connect with our students is<br />

<strong>the</strong> epitome <strong>of</strong> <strong>the</strong> Villanova experience. Charlie and<br />

Tony are not just teachers; <strong>the</strong>y become mentors <strong>for</strong><br />

life <strong>for</strong> so many <strong>of</strong> our students and inspire me to<br />

try to be a better teacher every day. All <strong>of</strong> our adjuncts,<br />

speakers and mentors provide <strong>the</strong>ir unique industry<br />

insight to allow our students lessons far beyond <strong>the</strong><br />

classroom.<br />

Finally, Villanova students bring a unique blend <strong>of</strong><br />

intelligence, social skills and values that have proven<br />

a great fit <strong>for</strong> <strong>the</strong> real estate industry. We help train<br />

<strong>the</strong>m, but <strong>the</strong>ir parents and families provide a base<br />

<strong>for</strong> <strong>the</strong>m to grow from. Thanks to all <strong>the</strong> students that<br />

have taken <strong>the</strong> risk to major in a new area and <strong>the</strong>ir<br />

parents who let <strong>the</strong>m. You are and will always be <strong>the</strong><br />

core <strong>of</strong> <strong>the</strong> <strong>Center</strong>.<br />

Over <strong>the</strong> last decade we have built <strong>the</strong> foundation <strong>of</strong><br />

<strong>the</strong> <strong>DiLella</strong> <strong>Center</strong> toge<strong>the</strong>r. I truly believe <strong>the</strong> best is<br />

yet to come. The unique nature <strong>of</strong> Villanova University<br />

is a perfect fit <strong>for</strong> <strong>the</strong> real estate industry.<br />

Building this world-class <strong>Center</strong> will take considerable<br />

resources and we will need all <strong>of</strong> your help. Hire<br />

a student, join an Advisory Council, give a donation,<br />

become a mentor and be involved with our programs.<br />

I think real estate education is set to grow in prominence<br />

across <strong>the</strong> country as <strong>the</strong> world focuses on a<br />

built environment that requires change. Villanovans<br />

should be leaders in <strong>the</strong>se ef<strong>for</strong>ts and your continued<br />

I joined <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong> in fall 2010 and<br />

quickly realized that I had become part <strong>of</strong><br />

something very special—a family <strong>of</strong> colleagues,<br />

students, alumni and community members,<br />

each working through real estate to ignite<br />

change. The <strong>DiLella</strong> <strong>Center</strong> has created a<br />

network <strong>of</strong> Villanovans working in real estate<br />

that connect and collaborate pr<strong>of</strong>essionally,<br />

and care deeply <strong>for</strong> one ano<strong>the</strong>r and <strong>the</strong>ir<br />

communities.<br />

Over <strong>the</strong> past 10 years, one <strong>of</strong> <strong>the</strong> <strong>DiLella</strong><br />

<strong>Center</strong>’s primary objectives has been to build<br />

relationships. We meet with our real estate<br />

students, one on one, to understand <strong>the</strong>ir<br />

career goals and preferences and <strong>the</strong>n begin<br />

making introductions.<br />

The networking opportunities are sometimes<br />

structured and sometimes very in<strong>for</strong>mal;<br />

from <strong>the</strong> career conference to game watches<br />

to <strong>the</strong> annual real estate BBQ at Pr<strong>of</strong>essor<br />

Charlie Davidson’s home, <strong>the</strong> intent is always<br />

<strong>the</strong> same—streng<strong>the</strong>n <strong>the</strong> Villanova real<br />

estate community by fostering relationships.<br />

The following stories—one from each year <strong>of</strong><br />

<strong>the</strong> <strong>DiLella</strong> <strong>Center</strong>’s history—are just a small<br />

sampling <strong>of</strong> Villanovans helping Villanovans to<br />

succeed in business and in life. The Villanova<br />

<strong>Real</strong> <strong>Estate</strong> family foundation has been set; I<br />

am excited to see what will be built upon it in<br />

<strong>the</strong> years to come.<br />

My debut into <strong>the</strong> real estate industry began when I interned at KTR Capital Partners <strong>the</strong> summer after my junior year<br />

at Villanova. Working <strong>for</strong> <strong>the</strong> CFO <strong>of</strong> <strong>the</strong> company, Pete Lloyd ’92 VSB, I quickly learned <strong>the</strong> diligence and work ethic<br />

required to thrive in this field. Recognizing Pete’s mentorship and enthusiasm, I was inspired to support my fellow alums<br />

and give back to o<strong>the</strong>r rising real estate pr<strong>of</strong>essionals just like he had done <strong>for</strong> me. He taught me that it’s not only what<br />

you know, but also who you know, and how you expand and cultivate your network that can put you a step ahead.<br />

After a few years at Wells Fargo Bank as a commercial real estate lender, I crossed over to <strong>the</strong> equity side and am<br />

currently with Angelo, Gordon & Co., a New York City-based strategic investment firm. As a vice president in <strong>the</strong> Net<br />

Lease strategy, we purchase net lease real estate assets through sale-leaseback transactions, primarily consisting <strong>of</strong><br />

single-tenant properties on long-term leases. Through my experience at Angelo, Gordon & Co., I achieved a Certified<br />

Property Manager designation. I believe that my time in both <strong>the</strong> debt and equity sides <strong>of</strong> <strong>the</strong> business has enhanced my<br />

real estate knowledge and made me a well-rounded pr<strong>of</strong>essional in <strong>the</strong> industry.<br />

The faculty, staff and spearheading team <strong>of</strong> <strong>the</strong> <strong>Daniel</strong> M. <strong>DiLella</strong> <strong>Center</strong> <strong>for</strong> <strong>Real</strong> <strong>Estate</strong> deserve credit <strong>for</strong> giving this line<br />

<strong>of</strong> business <strong>the</strong> recognition it deserves. When I attended VSB, <strong>the</strong>re were only two real-estate-specific courses being<br />

<strong>of</strong>fered. It wasn’t until <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong> was established that I was <strong>for</strong>tunate enough to connect with alums, undergrads<br />

and faculty to maintain a close real estate network. I’m currently involved in <strong>the</strong> Nova Next Council and <strong>the</strong> mentor/mentee<br />

program. Through my membership, I’ve been able to help graduates and undergraduates secure paying internships<br />

and full-time positions. Seeing and participating in <strong>the</strong> achievements <strong>of</strong> fellow Villanova graduates provides me with a<br />

sense <strong>of</strong> purpose outside <strong>of</strong> <strong>the</strong> daily responsibilities at <strong>the</strong> <strong>of</strong>fice. Careers are seasoned by <strong>the</strong> relationships and experiences<br />

<strong>for</strong>med along <strong>the</strong> way that help foster opportunities. I’m proud to be an active member in <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong>, as it<br />

has given me <strong>the</strong> seeds to sprout my career and <strong>the</strong> careers <strong>of</strong> so many more.<br />

“Hearing Katie’s story and watching her career progress is exactly why I’m proud to<br />

be part <strong>of</strong> <strong>the</strong> Villanova community—and why I’m especially glad to be a part <strong>of</strong> <strong>the</strong><br />

school’s <strong>Center</strong> <strong>for</strong> <strong>Real</strong> <strong>Estate</strong>! The faculty real estate team and o<strong>the</strong>rs involved in <strong>the</strong><br />

terrific example <strong>of</strong> long-term involvement. Both <strong>of</strong> us have helped each o<strong>the</strong>r in<br />

multiple ways and we were able to support o<strong>the</strong>r students because <strong>the</strong> <strong>Center</strong> <strong>for</strong> <strong>Real</strong><br />

<strong>Estate</strong> at Villanova prepared us while giving us plenty <strong>of</strong> opportunities.”<br />

The <strong>Real</strong> <strong>Estate</strong> minor popped up out <strong>of</strong> nowhere. Without room on <strong>the</strong> schedule to spare, I decided it was something<br />

I really wanted to do, or at least give a try. I liked <strong>the</strong> idea <strong>of</strong> investing in a physical asset. A building that you can walk<br />

over and kick was more interesting than stock symbols flickering on a screen. Soon I was hooked—8:30 a.m. class was<br />

a crime against second-semester seniors, but I looked <strong>for</strong>ward to heading to Bartley twice a week at what felt like <strong>the</strong><br />

crack <strong>of</strong> dawn to a college student. The draw wasn’t necessarily <strong>the</strong> material. It was <strong>the</strong> passion <strong>of</strong> <strong>the</strong> adjunct pr<strong>of</strong>essors<br />

like Jim Vesey ’81 VSB who were <strong>the</strong>re <strong>for</strong> <strong>the</strong>ir own enjoyment. It was obvious <strong>the</strong>y lived and brea<strong>the</strong>d real estate in a<br />

way I had never seen from people in o<strong>the</strong>r pr<strong>of</strong>essions.<br />

Graduating in 2009 was a blessing in disguise. Amid <strong>the</strong> turmoil <strong>of</strong> <strong>the</strong> financial crisis, even <strong>the</strong> undesirable jobs evaporated.<br />

The crushing failure <strong>of</strong> graduating without a job gave me <strong>the</strong> opportunity to fully pursue what I now knew I wanted to<br />

do. It was <strong>of</strong>f to Johns Hopkins <strong>for</strong> a master’s in <strong>Real</strong> <strong>Estate</strong>. VSB and <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong> prepared me well <strong>for</strong> graduatelevel<br />

work. Classmates were from some <strong>of</strong> <strong>the</strong> best schools in <strong>the</strong> world, as well as several years older. The curriculum<br />

was centered around a yearlong development project that was a re-creation <strong>of</strong> <strong>the</strong> Villanova project where we evaluated<br />

how to develop a site at <strong>the</strong> intersection <strong>of</strong> I-476 and I-276 in Plymouth Meeting. I was well ahead <strong>of</strong> <strong>the</strong> game.<br />

I joined LaSalle Investment Management in 2010 and have spent my career covering East Coast acquisitions <strong>for</strong> <strong>the</strong> firm.<br />

Current responsibilities include sourcing, underwriting and due diligence <strong>for</strong> multifamily investments. The past few years<br />

have brought <strong>the</strong> opportunity to close $1.1B <strong>of</strong> multifamily acquisitions (3,600+ units), and a career total <strong>of</strong> $2.9B when<br />

including <strong>of</strong>fice and retail experience from my first several years with <strong>the</strong> firm.<br />

Driving I-476 through Plymouth Meeting is a reminder <strong>of</strong> where I’ve come from, but more importantly why this career<br />

has been so enjoyable. Today an apartment complex stands on <strong>the</strong> site that was once <strong>the</strong> subject <strong>of</strong> our class project. The<br />

process to decide how to develop that property helped me find my passion, and in many ways not much has changed.<br />

While <strong>the</strong> developer executed a different vision than our group had, seeing that field give way to a community where<br />

hundreds <strong>of</strong> people choose to live <strong>the</strong>ir lives is why this career is so fulfilling. It’s not hyperbole to say that I owe a career<br />

that I love to Villanova’s <strong>Real</strong> <strong>Estate</strong> program. In hindsight, looking <strong>for</strong>ward to those 8:30 classes was a clear sign <strong>of</strong><br />

direction. <strong>Real</strong> estate got me out <strong>of</strong> bed in <strong>the</strong> morning—happily, it still does.<br />

“One <strong>of</strong> <strong>the</strong> most satisfying aspects <strong>of</strong> teaching real estate classes at Villanova is when<br />

a student decides that <strong>the</strong>y want to make real estate a career and <strong>the</strong>n goes out and<br />

becomes a respected pr<strong>of</strong>essional in <strong>the</strong> field. Rick Murphy was in my very first class<br />

and <strong>the</strong> light bulb went <strong>of</strong>f in that semester. Rick and his friend Nick won <strong>the</strong> ‘Best in<br />

Class’ award <strong>for</strong> final presentations and received <strong>the</strong> automatic A that went with it.<br />

He <strong>the</strong>n pursued an MSRE. Today Rick decides which opportunities LaSalle Investment<br />

Management should invest in and is thriving in <strong>the</strong> industry. I am genuinely excited<br />

every time I see him at a Nova event to see how well he is doing and how much he loves<br />

his career!”<br />

CELEBRATING 10 YEARS<br />

The world <strong>of</strong> real estate is an exciting place to develop a career. For <strong>the</strong> past seven years, since graduating, I have been<br />

working <strong>for</strong> CBRE. I knew that by joining <strong>the</strong> largest commercial real estate firm, I would gain <strong>the</strong> knowledge and develop<br />

<strong>the</strong> skills necessary to find my passion and succeed. By starting <strong>of</strong>f in <strong>the</strong> Research department, I familiarized myself<br />

with <strong>the</strong> market trends, deal structures and basic lease knowledge. Shortly <strong>the</strong>reafter, I was recruited into Asset Services<br />

and moved my way up to <strong>Real</strong> <strong>Estate</strong> manager. Since <strong>the</strong>n, I have managed everything from desolate, vacant properties<br />

to million-square-feet portfolios <strong>for</strong> Fortune 500 companies.<br />

Currently, I manage a Class A, four-building <strong>of</strong>fice park in central New Jersey. My day includes financial reporting, contract<br />

bidding, property tours, construction management and <strong>the</strong> occasional hot/cold call. The dedication and passion I have<br />

<strong>for</strong> my job are worth it when my client calls with his satisfaction and praise. Every day is an adventure. I love not knowing<br />

what to expect when I walk into my <strong>of</strong>fice every morning, and look <strong>for</strong>ward to accepting each challenge that comes my<br />

way!<br />

As a student at VSB, I was one <strong>of</strong> <strong>the</strong> first classes eligible to get a minor in <strong>Real</strong> <strong>Estate</strong>. The courses Dr. Howton developed<br />

were hands-on, practical and particularly useful to those venturing out into <strong>the</strong> real world. I served on <strong>the</strong> <strong>Real</strong> <strong>Estate</strong><br />

Club’s board and witnessed <strong>the</strong> launch <strong>of</strong> <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong>, a tremendous value-add to VSB. The <strong>Center</strong> gave real<br />

estate a plat<strong>for</strong>m at Villanova and immediately partnered with alumni to create a solid networking group <strong>for</strong> students.<br />

Through this network I met Ed DaCosta ’81 VSB, an executive vice president at CBRE. After being hired by CBRE, having<br />

a familiar face in <strong>the</strong> <strong>of</strong>fice to discuss <strong>the</strong> basketball game results with turned into a relationship <strong>of</strong> respect and admiration<br />

<strong>for</strong> what Ed has accomplished in his career. Ed’s son followed in his footsteps and attended Villanova. Ed mentored me<br />

like he mentored his son, and made it a point to look after me early on in my career.<br />

A large part <strong>of</strong> my success as a <strong>Real</strong> <strong>Estate</strong> manager is due to Villanova, <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong> and mentors like Ed DaCosta. My<br />

Chris Affinito and Isabel Affinito (Tinker)<br />

We’ve taken a winding path to get from Villanova class <strong>of</strong> 2011 to residential agents and developers in Austin, Texas in<br />

2017. It all started at a frat party. Chris and I met our sophomore year <strong>of</strong> college at a Sigma Chi party, and were dating<br />

not long after. As we approached graduation, I had no idea what I wanted to do with a double major in History and<br />

Theology. I had taken <strong>the</strong>se courses because I found <strong>the</strong>m fascinating, not considering <strong>for</strong> a moment how <strong>the</strong>y might<br />

translate into employment.<br />

Chris, luckily, was a Business major heavily involved in <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong>. He had chosen a real estate focus because,<br />

as he told me at <strong>the</strong> time, real estate seemed “cooler” than o<strong>the</strong>r asset classes. My husband is <strong>the</strong> sort <strong>of</strong> person who<br />

gets excited about Excel spreadsheets, so he is also <strong>the</strong> type who would think asset classes can be “cool.” He asked me<br />

if I wanted to volunteer to help at a real estate case competition. It was an event that attracted Villanova alums hugely<br />

successful in <strong>the</strong> real estate field. At <strong>the</strong> time, being a cash-strapped college student, I was much more excited by <strong>the</strong><br />

prospect <strong>of</strong> a free meal than by <strong>the</strong> opportunity to network with people who would make my career. I’ve <strong>for</strong>gotten what<br />

I ate, but I remember who I met.<br />

One <strong>of</strong> <strong>the</strong> people I was lucky enough to meet was Advisory Board member Ed DaCosta ’81 VSB. We chatted over dinner,<br />

he handed me a business card, and ultimately landed me a job at CBRE right after graduation. Over <strong>the</strong> next three years,<br />

Chris and I held various roles in <strong>the</strong> real estate world. After starting his career at KPMG in Manhattan, Chris met Advisory<br />

Board member and NJ-based developer Sam Morreale ’81 VSB, and soon after Chris began working <strong>for</strong> him at his firm,<br />

Vision <strong>Real</strong> <strong>Estate</strong> Partners. Sam quickly became Chris’s first mentor in <strong>the</strong> real estate world and taught him to understand<br />

a commercial real estate development, not just how to run it through Argus.<br />

Right after our wedding in 2014, we decided to move to Austin, Texas. One <strong>of</strong> our first calls was to Dan O’Dea ’75 VSB,<br />

to let him know we had landed in Austin. He warmly welcomed us, and let us know we could call on him <strong>for</strong> anything<br />

we needed. Dan and his lovely wife Liz followed this with multiple invitations to great events at <strong>the</strong>ir home. In 2016, we<br />

embarked on our first deal with Dan. Chris came across an interesting opportunity to renovate an old house in a nice<br />

neighborhood and wondered whe<strong>the</strong>r Dan might want to hear about it. He called Dan, talked him through <strong>the</strong> deal, and<br />

Dan generously and enthusiastically decided to contribute <strong>the</strong> equity and, more importantly, <strong>the</strong> mentorship.<br />

We’re now working on six units with Dan’s help. He has been an incredibly astute and supportive mentor to us. He’s<br />

given us <strong>the</strong> freedom to make mistakes we’ve learned from, and <strong>the</strong> guidance to keep <strong>the</strong> mistakes small enough that<br />

we don’t lose our shirts (or his). Throughout it all, he’s been calm, collected, patient, amused and visionary. He’s full <strong>of</strong><br />

valuable lessons in life and business. Dan, founder and CEO <strong>of</strong> Delphi Af<strong>for</strong>dable Housing. says “I never trust someone<br />

who hasn’t failed in business. Someone who hasn’t failed is dangerous, because <strong>the</strong>y think <strong>the</strong>y’re bullet-pro<strong>of</strong>.”<br />

Following <strong>the</strong> success <strong>of</strong> our first few projects, we started receiving interest from o<strong>the</strong>r investors about how <strong>the</strong>y might<br />

get involved too. After much planning and deliberation, Dan, Chris and I embarked on building a new real estate development<br />

company in Austin. The <strong>DiLella</strong> <strong>Center</strong> and <strong>the</strong> Villanova alumni network have been instrumental to our journeys.<br />

They helped us launch our real estate careers, and ultimately made our partnership with Dan possible. In recognition and<br />

appreciation <strong>of</strong> <strong>the</strong> impact <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong> has had on each <strong>of</strong> us, we’ve pledged to donate 1 percent <strong>of</strong> our company’s<br />

annual gross earnings to <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong>.<br />

Greg Walsh<br />

Based in Washington, DC, I’m currently working as an associate at The Carlyle Group, involved in <strong>the</strong> sourcing and acquisition<br />

<strong>of</strong> new investments <strong>for</strong> <strong>the</strong> firm’s private-equity real estate funds. Prior to working at Carlyle, I was an associate<br />

at AEW Capital Management in Boston, working on acquisitions and asset management <strong>for</strong> <strong>the</strong>ir opportunistic fund<br />

plat<strong>for</strong>m. I owe a significant amount <strong>of</strong> gratitude to Villanova and <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong> <strong>for</strong> <strong>Real</strong> <strong>Estate</strong> <strong>for</strong> preparing me <strong>for</strong><br />

my real estate career, and if it wasn’t <strong>for</strong> ei<strong>the</strong>r, I wouldn’t even be in real estate at all.<br />

I came to Villanova in <strong>the</strong> fall <strong>of</strong> 2008 as a third generation VSB student without any idea <strong>of</strong> what I wanted to do after I<br />

graduated. By junior year, seemingly all <strong>of</strong> my friends had figured out what <strong>the</strong>y wanted to do and were gearing up <strong>for</strong><br />

<strong>the</strong> summer internship season, and <strong>the</strong>re I was without any idea what an investment bank was. In <strong>the</strong> spring semester,<br />

I had a free elective available and decided to enroll in a <strong>Real</strong> <strong>Estate</strong> Investments course with Jessica Taylor. Little did I<br />

know this single class would open up a career path that I never knew existed. Through <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong>, I was able to<br />

compete in real estate case competitions, obtain two internships, and meet industry mentors that I still keep in contact<br />

with to this day.<br />

While setting my sights on full-time work opportunities, I was amazed at <strong>the</strong> number <strong>of</strong> Villanova alumni working in <strong>the</strong><br />

industry, and I was <strong>for</strong>tunate to meet many <strong>of</strong> <strong>the</strong>m through <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong>. Through this process, I met and worked<br />

<strong>for</strong> Steve Marzullo ’90 VSB at CBRE following graduation. Despite my desire to work on <strong>the</strong> principal investment side <strong>of</strong><br />

<strong>the</strong> business, Steve and his investment sales team were very supportive and I was able to fur<strong>the</strong>r my real estate education<br />

by learning from his impressive knowledge and experience <strong>of</strong> <strong>the</strong> brokerage world. I feel my time with Steve helped<br />

me become a better overall real estate pr<strong>of</strong>essional and am grateful <strong>for</strong> <strong>the</strong> opportunity I had with him.<br />

I will <strong>for</strong>ever be indebted to Villanova and <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong> in helping me find an industry and career I am truly passionate<br />

Gerard Rosenberger<br />

My introduction to commercial real estate really came when I was a junior at Villanova and in Pr<strong>of</strong>essor Jim Vesey’s <strong>Real</strong><br />

<strong>Estate</strong> Investments class. To say I was instantly hooked would be an understatement. I was one <strong>of</strong> <strong>the</strong> first students<br />

eligible to co-major in it. From day one Pr<strong>of</strong>essor Vesey preached that real state was a relationship business. I don’t think<br />

that statement has ever held more truth <strong>for</strong> anyone than myself, especially in regards to my Villanova connections. My<br />

two internships during college were <strong>for</strong> companies started by Villanova alums, Precision <strong>Real</strong>ty Group and Equus Capital<br />

Partners. I attained my first job out <strong>of</strong> college with <strong>the</strong> help <strong>of</strong> an introduction from Pr<strong>of</strong>essor Vesey. At my current<br />

company, GMH Capital Partners, <strong>the</strong> founder (Gary Holloway Sr. ’76 VSB), president (Gary Holloway Jr. ’00 VSB) and two<br />

vice presidents in my direct group (Jim Kirby ’92 VSB and Greg Martini ’05 VSB) are all Villanova alums.<br />

In my current position as an investment analyst, I focus on <strong>the</strong> acquisition and development <strong>of</strong> student housing and<br />

conventional multifamily assets across <strong>the</strong> country. Some <strong>of</strong> my basic duties include underwriting, conducting in-depth<br />

market and university research, and preparing presentations <strong>for</strong> partners and lenders. I believe my real estate classes at<br />

Villanova prepared me with a great framework to excel early in my career.<br />

One <strong>of</strong> <strong>the</strong> things I have enjoyed most about working with so many Villanova alums is <strong>the</strong> out-<strong>of</strong>-work interests (*cough*<br />

basketball *cough*) that align. I was at <strong>the</strong> National Championship game and when Jenkins hit <strong>the</strong> final shot I instantly<br />

sprinted towards <strong>the</strong> court. What I found funny was <strong>the</strong> first person to chase me was Gary Holloway Jr., <strong>the</strong> president <strong>of</strong><br />

my company, who was sitting ten rows ahead <strong>of</strong> me and saw me run past. In larger companies, not many employees in<br />

<strong>the</strong> first five years <strong>of</strong> <strong>the</strong>ir career get face–to-face time with <strong>the</strong> president <strong>of</strong> <strong>the</strong>ir organizations, but thanks to our mutual<br />

love <strong>for</strong> Villanova, here I was celebrating a national championship with <strong>the</strong> president <strong>of</strong> mine.<br />

I am very grateful <strong>for</strong> my time at Villanova and with <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong>. I left college more prepared than many o<strong>the</strong>rs<br />

entering real estate positions. Last year, I joined <strong>the</strong> recently <strong>for</strong>med Nova Next Council with <strong>the</strong> purpose <strong>of</strong> giving back<br />

to <strong>the</strong> community that helped shape who I am today. It has been exciting to watch <strong>the</strong> growth and evolution <strong>of</strong> <strong>the</strong><br />

center since my time as a freshman at Nova, and I hope that I can take an active role in <strong>the</strong> continued advancement and<br />

My Villanova experience began when I went back to school to obtain my MBA and fur<strong>the</strong>r refine my business acumen.<br />

The driving factor behind this decision was to reposition myself in an ef<strong>for</strong>t to transition into <strong>the</strong> real estate industry<br />

after working <strong>the</strong> prior eight years in a family business. Through my time at Villanova I learned <strong>the</strong> necessary technical<br />

skills along with being exposed to <strong>the</strong> vast Villanova alumni and faculty network that ultimately allowed me to make <strong>the</strong><br />

desired jump into <strong>the</strong> industry.<br />

Villanova began to imprint on my career when I was halfway through my MBA track. I received a job <strong>of</strong>fer at a singlefamily<br />

home builder to rewrite <strong>the</strong>ir business model and to work in <strong>the</strong>ir land development department. Ultimately, my<br />

time spent in <strong>the</strong> land development group is what opened my eyes to what I wanted my future career to be, but on a<br />

larger scale. Towards <strong>the</strong> end <strong>of</strong> my MBA, I was selected to be a member <strong>of</strong> Villanova’s real estate case competition team<br />

that would participate in <strong>the</strong> annual MIT competition. Our team was selected as a semifinalist and we flew to London<br />

with our faculty advisors Tony Ziccardi and Charlie Davidson to present in front <strong>of</strong> international industry pr<strong>of</strong>essionals.<br />

Through <strong>the</strong> knowledge and advice provided by our advisors and <strong>the</strong> case competition presentation experience we<br />

received, we all came back better prepared to work in <strong>the</strong> commercial real estate industry.<br />

After <strong>the</strong> competition Pr<strong>of</strong>essor Ziccardi took it upon himself to reach out and connect me with Peter DiLullo, who at<br />

<strong>the</strong> time was <strong>the</strong> CEO and president <strong>of</strong> LCOR, an institutional multifamily developer. After nothing more than an in<strong>for</strong>mal<br />

courtesy meet and greet, and a recommendation from Pr<strong>of</strong>essor Ziccardi, I was hired as a developer working in <strong>the</strong><br />

Philadelphia Metro development group. Today, I am a development manager at LCOR responsible <strong>for</strong> <strong>the</strong> full life cycle <strong>of</strong><br />

multifamily or mixed-use ground-up development, which includes sourcing deals, site acquisition, contract negotiations,<br />

market analysis, entitlement, project financing, underwriting, construction management, building design and project<br />

management.<br />

I love what I do and attribute <strong>the</strong> seamless transition and repositioning <strong>of</strong> my career to <strong>the</strong> time spent at Villanova and<br />

<strong>the</strong> connections made through <strong>the</strong> <strong>Daniel</strong> M. <strong>DiLella</strong> <strong>Center</strong> <strong>for</strong> <strong>Real</strong> <strong>Estate</strong>. In an ef<strong>for</strong>t to give back to <strong>the</strong> school that<br />

Megan McGinnis<br />

During my time as an undergrad at Villanova University, I enrolled in <strong>the</strong> first commercial real estate class available to<br />

students. After participating in this class, I instantly knew that I wanted to pursue a career in real estate. The recession<br />

drastically changed <strong>the</strong> economic landscape creating a vulnerable time across <strong>the</strong> nation and in particular, <strong>the</strong> real<br />

estate industry. There<strong>for</strong>e, after graduation I pursued an accelerated development program position to learn, develop<br />

and grow; however, I always knew I would continue to build a personal resume that would allow me to pursue a career<br />

in real estate.<br />

Ten years later, I am an associate at HFF in <strong>the</strong> Philadelphia <strong>of</strong>fice on <strong>the</strong> Debt and Equity placement team. After two<br />

years in an accelerated program after undergrad, I decided to double down on Villanova University, as <strong>the</strong> real estate<br />

program had just continued to flourish, and enrolled in Villanova’s Fast Track MBA program. In my first semester in <strong>the</strong><br />

MBA program I accepted a position on <strong>the</strong> ownership side <strong>of</strong> commercial real estate in asset management. During my<br />

first two years on <strong>the</strong> principal side <strong>of</strong> <strong>the</strong> business I was also still participating in <strong>the</strong> MBA program. This allowed me<br />

to leverage <strong>the</strong> program’s willingness to teach its students, exposed me to a vast network <strong>of</strong> pr<strong>of</strong>essionals, and allowed<br />

me to employ resources <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong> was <strong>of</strong>fering, all while transitioning into <strong>the</strong> industry. New to <strong>the</strong> commercial<br />

real estate industry, this networking allowed me to accelerate my ability to get immersed within <strong>the</strong> industry in <strong>the</strong><br />

Philadelphia region. During my time at The Buccini/Pollin Group I was <strong>for</strong>tunate to be exposed to all facets <strong>of</strong> <strong>the</strong><br />

business: asset management, leasing, construction, capital markets and property management. Over my tenure I became<br />

passionate about <strong>the</strong> capital markets and knew it was time <strong>for</strong> a new chapter. Naturally, I engaged Villanova and <strong>the</strong><br />

<strong>DiLella</strong> <strong>Center</strong> <strong>for</strong> <strong>Real</strong> <strong>Estate</strong> as a sounding board as I began this search.<br />

It was through Villanova that I learned about HFF, a relatively new brokerage plat<strong>for</strong>m in <strong>the</strong> Philadelphia region known<br />

nationwide <strong>for</strong> its debt and equity capabilities. After meeting <strong>the</strong> leadership team, I instantly knew <strong>the</strong>re was opportunity<br />

within <strong>the</strong> organization to learn and grow as a pr<strong>of</strong>essional. At this time I am actively working on debt and equity placement<br />

across all product types, fur<strong>the</strong>r deepening my understanding <strong>of</strong> <strong>the</strong> various products as well as <strong>the</strong> economic<br />

drivers that will impact lending plat<strong>for</strong>ms. I am looking <strong>for</strong>ward to seeing how this new chapter unfolds.<br />

I’d like to think <strong>the</strong> start <strong>of</strong> my real estate career began well be<strong>for</strong>e my job as an investment analyst at PGIM <strong>Real</strong> <strong>Estate</strong>.<br />

My experience with <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong> led me to countless opportunities within <strong>the</strong> industry and allowed me to <strong>for</strong>m<br />

long-lasting relationships with mentors and future colleagues. From class site visits to participating in real estate case<br />

competitions across <strong>the</strong> country, <strong>the</strong> real estate program at Villanova not only prepared me <strong>for</strong> my career, but also cultivated<br />

my love and passion <strong>for</strong> <strong>the</strong> asset class.<br />

After PGIM <strong>Real</strong> <strong>Estate</strong>’s in-class presentation, I applied <strong>for</strong> and was selected to participate in <strong>the</strong>ir summer internship<br />

program in real estate investment. Following my summer internship, I received a full-time <strong>of</strong>fer as an asset management<br />

analyst on PGIM <strong>Real</strong> <strong>Estate</strong>’s US value-add equity real estate fund, PRISA III. I currently provide asset management<br />

oversight <strong>of</strong> <strong>the</strong> Fund’s retail portfolio, as well as a select group <strong>of</strong> apartment development properties. My responsibilities<br />

include supporting <strong>the</strong> overall strategy, operations, financing, leasing and management <strong>of</strong> <strong>the</strong>se assets, which total<br />

approximately $881.3 million and are comprised <strong>of</strong> 1.2 million square feet <strong>of</strong> retail and 1,279 units <strong>of</strong> multifamily.<br />

PGIM <strong>Real</strong> <strong>Estate</strong>’s prominent Villanova alumni base allows me to extend my time and connections with Villanova.<br />

Through class presentations and on-campus visits, I hope to grow Villanova-based talent at PGIM <strong>Real</strong> <strong>Estate</strong> as well as<br />

stay connected with <strong>the</strong> Villanova community.<br />

The <strong>DiLella</strong> <strong>Center</strong> has impacted my Villanova experience on both pr<strong>of</strong>essional and personal levels that I am extremely<br />

grateful <strong>for</strong>. The faculty and staff have consistently been <strong>the</strong>re <strong>for</strong> me as role models, mentors and friends.<br />

The summer following my sophomore year I was given <strong>the</strong> opportunity to intern at The Related Companies as a property<br />

management intern <strong>for</strong> <strong>the</strong> Time Warner <strong>Center</strong>. Naturally, I was nervous to begin working <strong>the</strong>re since I had yet to<br />

complete a real estate class. I approached Jessica Taylor, <strong>the</strong> director <strong>of</strong> <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong>, to ask her <strong>for</strong> advice. She<br />

prepared me <strong>for</strong> <strong>the</strong> type <strong>of</strong> environment I was to encounter with an internship in <strong>the</strong> real estate industry. Her wise<br />

words and kind demeanor made me feel com<strong>for</strong>table going into <strong>the</strong> summer and reassured me that I had someone to<br />

turn to back at Villanova. She also encouraged me to attend <strong>the</strong> annual <strong>Real</strong> <strong>Estate</strong> Picnic hosted by Pr<strong>of</strong>essor Charlie<br />

Davidson. This picnic enabled me to meet with more students and pr<strong>of</strong>essors with similar interests as me.<br />

Upon completion <strong>of</strong> my internship, I decided I wanted to pursue a career in <strong>the</strong> real estate industry but not particularly<br />

in management. I expressed this to Pr<strong>of</strong>essor Davidson, and he suggested I attend <strong>the</strong> first multi-day Commercial <strong>Real</strong><br />

<strong>Estate</strong> Trek in NYC that <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong> was hosting. The purpose <strong>of</strong> this trek was to meet Villanova alumni in <strong>the</strong><br />

industry and gain exposure to <strong>the</strong> many different real estate paths. This trek effectively gave me an enhanced scope <strong>of</strong><br />

<strong>the</strong> industry and granted me <strong>the</strong> opportunity to network with various pr<strong>of</strong>essionals. In preparation <strong>for</strong> <strong>the</strong> next summer,<br />

<strong>the</strong> <strong>DiLella</strong> <strong>Center</strong> helped me with interview prep, resume review and internship search. They also encouraged me to<br />

apply <strong>for</strong> <strong>the</strong> CREW Foundation National Scholarship, which I was awarded along with 11 o<strong>the</strong>r students throughout <strong>the</strong><br />

nation. The summer after my junior year, I worked <strong>for</strong> Pennrose as a development intern.<br />

During my senior year, I was a part <strong>of</strong> Tony Ziccardi’s development class where I was given <strong>the</strong> opportunity to learn<br />

about development projects in <strong>the</strong> classroom be<strong>for</strong>e seeing <strong>the</strong>m in action on site tours. I was inspired to enter Villanova’s<br />

<strong>Real</strong> <strong>Estate</strong> Development Case Competition. This experience was <strong>the</strong> most influential and rewarding opportunity I have<br />

ever been given. Three teammates and I were given four days to analyze an investment opportunity and propose a new<br />

development plan. After this competition, I could not wait to begin my job search <strong>for</strong> full-time positions in development.<br />

The pr<strong>of</strong>essors and o<strong>the</strong>rs in <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong> helped guide me every step <strong>of</strong> <strong>the</strong> way. I was introduced to John Peruto<br />

’16 MBA, development manager <strong>for</strong> Philadelphia Suburban Development Corporation (PSDC). The position he <strong>of</strong>fered<br />

me was exactly <strong>the</strong> position I had described to my pr<strong>of</strong>essors as my ultimate dream opportunity.<br />

The annual <strong>Real</strong> <strong>Estate</strong> Career Conference was one <strong>of</strong> <strong>the</strong><br />

first events hosted by <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong> in early 2008.<br />

Each year it features a panel <strong>of</strong> young alumni discussing<br />

<strong>the</strong>ir transitions from students to pr<strong>of</strong>essionals, a keynote,<br />

and a networking session with real estate pr<strong>of</strong>essionals.<br />

This program differs from traditional career fairs in that it<br />

serves as an introduction to <strong>the</strong> many facets <strong>of</strong> commercial<br />

real estate, allowing students to explore possible career<br />

paths in an in<strong>for</strong>mal and interactive environment.<br />

For many students, this event is <strong>the</strong>ir first exposure to<br />

<strong>the</strong> world <strong>of</strong> commercial real estate and to <strong>the</strong> Villanova<br />

<strong>Real</strong> <strong>Estate</strong> family.<br />

Keynote speakers at <strong>the</strong> annual <strong>Real</strong> <strong>Estate</strong> Career Conference have all<br />

For many, one <strong>of</strong> <strong>the</strong> most attractive aspects <strong>of</strong> real<br />

estate is that <strong>the</strong>re are so many exciting career paths<br />

within it. For students and young pr<strong>of</strong>essionals, <strong>the</strong><br />

abundance <strong>of</strong> options can be overwhelming. The <strong>DiLella</strong><br />

<strong>Center</strong> <strong>of</strong>fers several treks each year that allow students<br />

to experience a variety <strong>of</strong> sectors, firm types and sizes,<br />

cities, specializations, and roles. During each trek,<br />

12 to 20 students visit a minimum <strong>of</strong> four firms, learning<br />

about <strong>the</strong> mission <strong>of</strong> each and how a new grad might<br />

contribute. Every trek includes at least one project tour<br />

and a mix <strong>of</strong> investment, development and service firm<br />

interactive sessions.<br />

CASE COMPETITIONS<br />

One <strong>of</strong> <strong>the</strong> most effective ways to learn about real-world commercial real estate is<br />

to dive into <strong>the</strong> analysis <strong>of</strong> a real-world project. The Villanova <strong>Real</strong> <strong>Estate</strong> Challenge<br />

is a national real estate development case competition <strong>for</strong> students from <strong>the</strong> top<br />

undergraduate real estate programs. The Challenge ga<strong>the</strong>rs 16 teams—comprised<br />

<strong>of</strong> <strong>the</strong> next generation <strong>of</strong> real estate leaders—toge<strong>the</strong>r with judges and sponsors<br />

representing leading real estate firms. The Villanova case competition is a project<br />

that incorporates all aspects <strong>of</strong> development, from financing to design. Student<br />

presentations are judged by senior executives representing top firms from all areas<br />

<strong>of</strong> <strong>the</strong> commercial real estate industry.<br />

Time and time again, student competitors claim that case participation is <strong>the</strong><br />

most valuable academic experience <strong>the</strong>y’ve ever had. At <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong>, we see<br />

<strong>the</strong> tremendous ef<strong>for</strong>t that competitors put into <strong>the</strong>ir projects and <strong>the</strong> in-depth<br />

learning that occurs as a result. For those reasons, we <strong>of</strong>fer Villanova students<br />

<strong>the</strong> opportunity to compete in <strong>the</strong> Villanova <strong>Real</strong> <strong>Estate</strong> Challenge and similar<br />

challenges hosted by Cornell University, University <strong>of</strong> Sou<strong>the</strong>rn Cali<strong>for</strong>nia, NAIOP<br />

NJ, MIT and, <strong>for</strong> <strong>the</strong> first time this year, University <strong>of</strong> Maryland. Our students<br />

have enjoyed three first-place victories including Cornell, Villanova and MIT, as<br />

well as three second-place and two third-place finishes.

Cross-College <strong>Real</strong> <strong>Estate</strong> Education at Villanova<br />

As we developed our VSB real estate curriculum one<br />

thing we all agreed on was that <strong>the</strong> perfect real estate<br />

program would reach across colleges and disciplines.<br />

Many <strong>of</strong> Villanova’s colleges were already studying<br />

issues central to <strong>the</strong> built environment—we just needed<br />

to facilitate <strong>the</strong> bridge that would connect <strong>the</strong>m and<br />

give our students more complete perspective. Curran<br />

Darling ’13 CLAS, a Communications major whose story<br />

is in this issue, was one <strong>of</strong> our society presidents and a<br />

great fit <strong>for</strong> <strong>the</strong> real estate industry. We knew <strong>the</strong>re were<br />

students like Curran all over campus that our initially<br />

VSB-exclusive co-major was missing.<br />

The reasons a real estate education is cross-disciplinary<br />

by nature lie in <strong>the</strong> broad, interconnectedness <strong>of</strong> <strong>the</strong><br />

industry. <strong>Real</strong> estate, and <strong>the</strong> built environment, touches<br />

<strong>the</strong> lives <strong>of</strong> everyone. It surrounds us as we live, work<br />

and play and contributes to <strong>the</strong> collective well-being <strong>of</strong><br />

society, including providing reasonable returns to<br />

institutional investors investing <strong>for</strong> retirement on behalf<br />

<strong>of</strong> workers throughout <strong>the</strong> country and world. The design<br />

and thoughtful development <strong>of</strong> <strong>the</strong> built environment<br />

can enhance employee productivity, create communities,<br />

mitigate <strong>the</strong> negative effects that buildings can have on<br />

<strong>the</strong> environment, and provide quality <strong>of</strong> life improvements<br />

<strong>for</strong> all parts <strong>of</strong> <strong>the</strong> socioeconomic spectrum.<br />

Given <strong>the</strong> obvious importance <strong>of</strong> <strong>the</strong> built environment<br />

in <strong>the</strong> everyday lives <strong>of</strong> people, <strong>the</strong> lack <strong>of</strong> <strong>for</strong>mal<br />

educational programs in universities around <strong>the</strong> world<br />

is somewhat surprising.<br />

The process <strong>of</strong> planning, developing, owning and<br />

operating commercial real estate is cross functional and<br />

does not occur in silos. Engineers, architects, general<br />

contractors, developers, and ultimately property owner<br />

and operators all need to work toge<strong>the</strong>r to ensure <strong>the</strong><br />

resulting built environment services a growing global<br />

population in a way that is functional and minimizes <strong>the</strong><br />

negative effects on <strong>the</strong> environment. Each participant<br />

must also realize that <strong>the</strong> institutions and individuals<br />

providing capital <strong>for</strong> <strong>the</strong>se endeavors need to receive a<br />

fair risk-adjusted return <strong>for</strong> contributing <strong>the</strong>ir capital.<br />

These issues are only going to grow in importance over<br />

<strong>the</strong> coming decades, as developed economies will have<br />

to replace <strong>of</strong>ten crumbling infrastructures and rethink<br />

<strong>the</strong>ir urban cores where more and more people reside.<br />

Emerging economies also have to create infrastructure<br />

to support moving into <strong>the</strong> developed world. The<br />

United Nations recently <strong>for</strong>ecast <strong>the</strong> global population<br />

will grow by approximately 2 billion people by 2050.<br />

Fitting that many people into <strong>the</strong> built environment<br />

provides many challenges to policy makers and industry<br />

pr<strong>of</strong>essionals in <strong>the</strong> coming decades. Training <strong>the</strong><br />

future leaders <strong>of</strong> <strong>the</strong> real estate industry to understand<br />

<strong>the</strong> breadth <strong>of</strong> <strong>the</strong>ir endeavor will help ensure <strong>the</strong> future<br />

development works <strong>for</strong> all involved with and impacted<br />

by <strong>the</strong> built environment.<br />

The <strong>DiLella</strong> <strong>Center</strong> has been training<br />

students <strong>for</strong> careers in real estate since<br />

its inception.<br />

Last year, <strong>the</strong> president and provost started an initiative<br />

to support cross-college education. The <strong>DiLella</strong> team<br />

jumped at <strong>the</strong> opportunity and <strong>the</strong> first cross-college<br />

program in <strong>the</strong> built environment was created. Launching<br />

fall <strong>of</strong> 2018 with a focus on giving all incoming VU<br />

undergrads a chance to broadly explore <strong>the</strong> built<br />

environment, it will be taught by instructors from<br />

multiple colleges. Students will gain a broad view <strong>of</strong><br />

<strong>the</strong> issues involved in creating and maintaining a built<br />

environment that works <strong>for</strong> all stakeholders.<br />

The strength <strong>of</strong> Villanova is in its broad-based,<br />

Augustinian-in<strong>for</strong>med education. Creating programs<br />

that build on this core by teaching students about <strong>the</strong><br />

interconnected nature <strong>of</strong> <strong>the</strong>ir chosen field can lead<br />

to innovative programs that enhance <strong>the</strong> lifelong<br />

employment opportunities <strong>of</strong> our graduates and increase<br />

<strong>the</strong>ir ability to become leaders and ignite change in an<br />

industry central to <strong>the</strong> well-being <strong>of</strong> us all.<br />

“The exposure <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong> <strong>for</strong> <strong>Real</strong> <strong>Estate</strong> provided me during my undergraduate career at Villanova University<br />

was unrivaled, and has continued to stimulate my career and personal life since my graduation. Despite being a<br />

Communications major in <strong>the</strong> School <strong>of</strong> Liberals Arts, I immersed myself in <strong>the</strong> real estate program after my<br />

involvement in <strong>the</strong> Summer Business Institute. I quickly realized my passion <strong>for</strong> <strong>the</strong> real estate industry and became<br />

President <strong>of</strong> <strong>the</strong> Villanova <strong>Real</strong> <strong>Estate</strong> Society. My involvement with VRES occurred at a pivotal time, as we were<br />

working hand-in-hand with <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong> to introduce students to <strong>the</strong> expanded real estate curriculum <strong>of</strong>fered<br />

as part <strong>of</strong> <strong>the</strong> Business School’s double major.<br />

Dan <strong>DiLella</strong> hosted me spring semester <strong>of</strong> my junior year to discuss my interest in <strong>the</strong> real estate industry. The passion<br />

with which he spoke about his career, his philanthropic responsibilities and <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong> <strong>for</strong> <strong>Real</strong> <strong>Estate</strong> was<br />

captivating. I was determined to emulate his successes. Dan <strong>of</strong>fered me a summer internship at Equus Capital Partners<br />

during my final semester at Villanova—<strong>the</strong> experience jump-started my career.<br />

Today, I am a member <strong>of</strong> <strong>the</strong> Nova Next Council, working with <strong>the</strong> <strong>DiLella</strong> <strong>Center</strong> to advance <strong>the</strong> Villanova real estate<br />

community around <strong>the</strong> country. The relationships I have <strong>for</strong>med through my involvement with Nova Next and <strong>the</strong><br />

<strong>DiLella</strong> <strong>Center</strong> have been paramount to my success thus far. I recently joined Distribution <strong>Real</strong>ty Group, a privatelyheld<br />

owner and developer <strong>of</strong> industrial real estate, and been able to leverage relationships <strong>for</strong>med through Villanova<br />

to fur<strong>the</strong>r my career and our firm’s success. I am ever-grateful <strong>for</strong> what <strong>the</strong> <strong>Center</strong> and specifically Dan <strong>DiLella</strong><br />

It’s not hyperbole to say that I owe a career that I love to Villanova’s real estate program. The passion<br />

<strong>of</strong> Dr. Howton and Pr<strong>of</strong>essors Vesey and Ziccardi rubbed <strong>of</strong>f on me. I wouldn’t be where I am without<br />

<strong>the</strong>m. In hindsight, looking <strong>for</strong>ward to those 8:30 classes was a clear sign. <strong>Real</strong> estate got me out <strong>of</strong><br />
