NEWS FROM THE BOARD
Howdy all y’all, July fourth was so much fun, a big thank you to all the
families that came out and helped out.
• The green bin by the basketball goal is for recyclables only.
• Our new walkway (you can thank the MUD for that): Walkers have the
right for way - no motorized vehicles allowed - please pick up after your
dog or please pick up your poo.
• We are not a golf course community, so no golf carts are allowed - if
you want to drive one, it stays on the street: has to be street legal and
driven by someone with a driver’s license. Texas law states NO motorized
vehicles on any sidewalks. OUR LAKE IS FOR RESIDENTS ONLY!
LAKESIDE RESIDENTIAL HOA MEETINGS
HOA meetings are held the 1 st Monday of the month at 6:30 PM. (Unless
Monday is a holiday, then will meet the following evening.) HOA meetings
are held at the Cypress Crossing Christian Church, located at 15751
Cypress Rosehill Road, Cypress, Texas 77429. Executive Board meeting
will follow regular homeowners meeting. Residents who need to talk to
the Board are asked, to email Ry.Reid@inframark.com and be placed on
the executive session agenda.
Our website is www.Lakesideresidential.com. By-Laws, Deed
Restrictions, Pool hours and card applications, a map of the community
showing sections by number, streets and entrances are all there to better
help you with your inquiries as well as responsibilities as a homeowner.
WE NEED VOLUNTEERS!
We would like to build a bank of volunteers to help with various activities
throughout the year! Poolside events, National Night Out and other
holidays. Your time and efforts will be greatly appreciated by all. The more
volunteers we have, the more events that can take place. Events are meant
to bring our community together and they just don’t happen without these
folks who give up their time and efforts for you. Unfortunately, they are
taken for granted, when in fact, they are much appreciated by the Board.
AUGUST/SEPTEMBER CALENDAR
August 5 th : HOA meeting
September 2 nd : HOA meeting
September 7 th : Neighborhood garage sale
BE A GOOD NEIGHBOR
Association by-laws, deed restrictions, Architectural changes, etc can be
found on our website Lakesideresidential.com.
Most of these can be summed up into:
• NO TRAILERS, COMMERCIAL VEHICLES of any type are allowed in the
neighborhood - especially 50’ ones. If it is your only vehicle and looks like a
regular vehicle (no bucket, commercial supply boxes, ladder racks, ect.) - get
magnetics to match the color of the vehicle to cover the wording each night.
• Keep down the noise! Barking Dogs, loud music.
• Walk your dog, respect other folk’s yards, take along your “poo-pickup”
bags and clean up the mess.
• Speaking of yards, clean them up. Plant new, remove old plants. Mow as
needed to keep the neighborhood looking well kept and desirable to live in.
• Power wash that mildew off your house.
• Vehicle storage is not allowed on your lot, please have current registration
stickers on all your vehicles. They are supposed to be drivable. Covering
with tarps won’t help! The disabled cars parked in the driveway are in
violation of HOA guidelines and will initiate letters to homeowner. Any
disabled vehicle parked on the street is a county offense and should be
reported to the Constable.
• Inspect your fence for any missing or damaged fence pickets, we are
required to maintain and replace pickets as they deteriorate and fail.
• Mow your lawn and edge the walks. It is required of every homeowner.
• Trash bins are not to be visible from the street. Place them at curb the night
before only on garbage pickup days and retrieve them on collection day by
nightfall. Store them out of view like in the garage, backyard or behind a
barrier on he side of your house - the front porch in not the right place.
August 2019 | Villages of Cypress Lakes Lakeside

• When you order new cable or satellite service, remind the installer that
you live in a HOA and there are restrictions All of the installers are aware
of all restrictions and will gladly install correctly if they understand that
you are concerned about your HOA and therefore your home value.
• Pick up your trash - especially firework debris.
• Door and or trim painting must be approved by via ARC, you can retrieve
an ARC form through the lakesideresidential.com website.
• DON’T DUMP ANYTHING DOWN THE STORM DRAINS - KEEPING THEM
CLEAN HELPS US NOT TO FLOOD - IF YOUR CAUGHT IT IS A $5,000 FINE.
• SLOW DOWN!!! This is a neighborhood! 30 MPH may be too fast. Give the kids time
to load onto the bus and NEVER pass a bus with flashing red lights. The kids on the
street are much more important than any excuse for fast and or reckless driving.
Tell your teen drivers that you expect them to love and respect the neighborhood.
LOITERING AND VANDALISM
Please help us to keep our recreation areas safe and clean by reporting any and
all loitering after dark directly to the Constable at 281-376-3472. Please also
remember to report any suspicious persons walking around the community or
at the parks immediately to the Constable Patrol. Don’t call the management
company or HOA Director, We’re NOT the law! Better safe than sorry!
DEED RESTRICTIONS
We are reviewing the deed restrictions this year - whether you read them
monthly, rely on your neighbors or haven’t looked at them since closing
- we could all use a review. If you want to build something check your
plat map and make sure you are not picking a place on an easement and
file your ARC form. This month let’s look at: Awnings, window shades,
blinds, signs advertisements, billboards, garage sales, storage of building
materials, temporary structures, out buildings, storage sheds and gazebos.
22.0 Awnings/Window Shades /Blinds
condition at all times.
front of the house. All exterior shades must be approved by the ACC prior
to installation. The color of the selections of exterior shades must be in
accordance with section six of these guidelines. After installation, they
must be kept in excellent condition at all times.
23.0 Signs/Advertisements /Billboards
shall be erected or displayed in public view on any lot except for one sign
not more than five square feet advertising the property is for sale.
23.2 Signs which give notice of a home security system are permitted if
placed at or near the front entrance and are no larger than 144 square
in. Window stickers which give notice of home security system are also
permitted.
24.0 Garage Sales
24.1 Garage sales are highly discouraged because of the aesthetic and
security reasons.
24.2 Signs may be erected, one at the entrance and one on the street
which advertise garage sales. Signs can be put up 24 hours and must be
removed the Garage Sale is over.
24.3 Each household may have no more than 2 garage sales per year.
improvements must be kept in a neat, clean and orderly condition.
the property line.
26.0 Temporary Structures
26.1 No structure of a temporary character (sales structure, trailer, travel
trailer, tent, shack garage, barn or other outbuildings) shall be used on
any lot at any time as a residence, either temporarily or permanently.
26.2 No trailer, camper, recreational vehicles or similar vehicles shall at
anytime be parked in view from other properties or connected to utilities
situated within a lot.
26.3 No dwelling previously constructed elsewhere may be moved in the
lot onto any subdivision controlled by these covenants.
26.4 This covenant specifically includes mobiles homes or the use of
a mobile home, in which that axle and wheels have been removed
and placed upon a concrete slab, which said mobile home is hereby
specifically prohibited as a residence, either temporarily or permanently
and further, specifically includes a mobile home upon which wheels have
been left attached.
27.0 Outbuildings/Storage Sheds/Gazebos
27.1 An outbuilding is any structure which is not attached to the main
house structure. This includes, but is not limited to, all storage sheds,
gazebos and spas.
27.2 The standard, type, quality and color of the materials used in the
construction shall be harmonious with the standard, type, quality and
color of the materials used in the construction of the mail residence of
the lot. Shingles and print utilized shall match that of the residence.
27.3 Outbuildings shall not exceed eight feet in height, with a maximum
floor space of 10’ x 12.’
27.4 Outbuildings shall be maintained in good condition.
27.5 All buildings must be within the enclosed, fenced back yard.
27.6 Outbuildings shall not be placed within existing easements, unless
the utility companies involved have granted their written consent to such
encroachment and a copy of said consent is provided to the ACC. In any
case, outbuildings shall be placed such that they are not readily visible
from the street in front of the lot.
27.7 Outbuildings shall not interfere with the natural drainage as
established at the time of construction of the neighboring lots.
WHEN IN DOUBT FILE AN ARC
REPLACING YOUR FENCE
This one is a little more complex. If you are replacing your fence with
EXACTLY the same fence (in the same place with the same size boards and
the same pattern), then you don’t need HOA approval. However, if you
are CHANGING anything - the pattern of the fence (including installing rot
board at the bottom), moving it, adding a gate or changing the material
of your fence, then you need approval of the HOA. The main thing is your
fence cannot be over 6 (six) feet tall.
NUTRITION SERVICES TEAM
OFFERS FREE SUMMER MEALS
Starting this summer, CFISD’s nutrition services department will offer
children 18 and younger the healthy Seamless Summer Option (SSO)
breakfasts and lunches at no cost to the child. “The SSO program is a
great way for us to provide access to meals for our students during the
summer months,” said Darin Crawford, director of nutrition services.
“Kids need good nutrition to fuel their summer activities and we are
thrilled to be able to continue to offer school meals during the long
summer break.” SSO is a U.S. Department of Agriculture nutrition
program and is administered by the Texas Department of Agriculture.
The meals offered through SSO give children who rely on school meals
during the academic year a good source of nutrition during the long
summer vacation. Summer meals help children return to school in the
fall ready to thrive.
All sites are open Monday-Thursday only. For a full list of sites, dates and
times, visit the district website at: www.cfisd.net/en/parents-students/
CFISD STUDENTS RECORD PERFECT
SCORES ON ACT, SAT TESTS
A select group of CFISD rising juniors and seniors and two recent
graduates were among the notable high school students to earn the
highest possible composite scores on the ACT assessment and SAT
standardized tests over the last 12 months.
Cypress Creek High School rising junior Samhitha Bandi and rising senior
Hasan Abbasi, Cypress Woods High School rising senior Tristan Wiesepape
and Cy-Fair High School rising senior Yash Aggarwal and 2019 graduates
Stephanie Pickrell and Tate Ward all earned the top composite ACT score
of 36. In addition, Cypress Woods rising senior Angela Zhong earned the
highest possible score on the SAT, recording a perfect 1,600. Less than
two-tenths of 1 percent of all ACT test takers earn the top possible score.
For the SAT, of the more than 2.1 million test takers in the Class of 2018,
just seven percent scored a 1,400 or above. Many prepared by working
through practice exams and preparatory questions and scenarios. They
didn’t just focus on what they didn’t know right away, but also sections
that took them longer than others. Tutoring sessions and other resources
like Khan Academy, a non-profit online educational platform, helped
prepare students for the test format as well as the material. Taking both
tests within a few months of each other also helped in the process, as
material can be relevant to both exams even though the formats differ.
The ACT incudes five sections (English, math, reading, science and
writing), with each timed separately and the total exam taking 3 hours
and 35 minutes to finish. The SAT can take 3 hours and 50 minutes to
finish, as it includes five sections (reading, writing, math with and
August 2019 | Villages of Cypress Lakes Lakeside

without a calculator and an optional essay). Rising seniors took the ACT
in February during the school day, becoming a benchmark for some or a
desired achievement for others. As far as passing on any tips or advice to
other students preparing for the ACT and SAT, those who accomplished
the perfect scores say it ranges from managing stress leading into the
test days to simply practicing with sample questions and exams.
13 CFISD SCHOOLS NAMED TO
2018-2019 TEXAS HONOR ROLL
Thirteen CFISD schools have been named to the 2018-2019 Texas Honor
Roll, presented by the Educational Results Partnership (ERP). The ERP
recognizes public elementary, middle and high schools that demonstrate
high levels of student academic achievement, improvement in
achievement over time and reduction in achievement gaps. For high
schools, Honor Roll recognition includes measures of college readiness
in students. The following CFISD schools are among the 855 public
schools in Texas to be recognized:
• Copeland Elementary School • Moore Elementary School
• Pope Elementary School • Sampson Elementary School
• Anthony Middle School • Aragon Middle School
• Arnold Middle School • Bridgeland High School
• Cy-Fair High School • Cypress Park High School
• Cypress Ranch High School • Cypress Woods High School
• Jersey Village High School
“These Honor Roll schools are living proof that our students can succeed
when schools are committed to removing educational obstacles and
accelerating student success,” Dr. James Lanich, ERP president and CEO,
said. “By focusing attention on these bright spots among our schools,
we hope to change the conversation from ‘what’s wrong’ to ‘what’s
working,’ and encourage others to replicate their success.” Texas Honor
Roll schools will receive a free banner to display on their campuses and
will be featured on the ERP website, where educators and policymakers
can look for high-performing schools in order to replicate success.
Powers traveled to New York City in June with her family and photography
teacher, Tina Fox, for the prestigious national awards ceremony. This
year, Scholastic recognized 800 teen Gold Medalists selected from more
than 340,000 national entries from young artists and writers, all ranging
from 7 th to 12 th grade. Locally, Powers’ portfolio was chosen last winter
by a panel of art professionals from the Harris County Department of
Education (HCDE), a regional affiliate of the awards. Powers’ future career
plans include attending community college until she hears back from
the esteemed Savannah College of Art and Design, her dream college.
Powers is also quick to credit Fox for encouraging and pushing her artistic
endeavors while thanking her mother, Letitia, for influencing her creativity
and buying the digital camera to help her forge her artistic pathway.
