Asbestos<br />
All reasonable measures have been taken to determine<br />
the presence or likelihood of asbestos containing<br />
materials (ACMs) being present at <strong>Fothergill</strong> <strong>House</strong><br />
Unless it has been specifically confirmed by survey that<br />
no ACMs are present, tenants should presume that<br />
ACMs are present in their demise and arrange further<br />
surveys to satisfy their legal responsibilities.<br />
Contractors should be advised accordingly.<br />
Surveys undertaken on behalf of the landlord have<br />
been conducted and the findings of those assessments<br />
are available from the Facilities Manager. A copy of<br />
the asbestos register is available at the Facilities<br />
Manager office.<br />
A permit to work will be required for any work on or in<br />
the area immediately surrounding known ACMs.<br />
The removal of any ACMs from the building must be<br />
carried out in accordance with the Asbestos at Work<br />
Regulations 2012. The Facilities Manager must be<br />
notified in advance of the intention to remove any<br />
ACMs and provided with evidence that these<br />
regulations are being complied with.<br />
Water Hygiene<br />
Knight Frank shall ensure that a sufficient supply water<br />
is provided for all tenants and that the quality of<br />
stored water is monitored and maintained. Access<br />
may be required into your demise to check that good<br />
water quality is maintained. A copy of the legionella<br />
risk assessment undertaken on behalf of the landlord is<br />
available from the Facilities Manager.<br />
<strong>Tenant</strong>s shall be responsible for maintaining any water<br />
outlets and associated tanks, calorifiers or heating<br />
vessels within their demise to ensure that harmful<br />
bacteria does not enter the common water system.<br />
Particularly you are asked to ensure that:<br />
• Hot water is heated to at least 60oC and delivered<br />
between 50 and 60oC<br />
• The condition of water storage tanks is checked<br />
every 6 months<br />
• Showers are cleaned and de-scaled quarterly.<br />
• Taps are kept clean and any build-up of scale is<br />
removed.<br />
• All infrequently used outlets are flushed weekly.<br />
At the start of your tenancy, you are advised to flush<br />
all outlets for at least two minutes before they are<br />
used.<br />
