BRADFORD COLONY 1 & 2<br />

(BC1&2) NEWS FROM THE BOARD<br />

OUR APP: If you have not downloaded the app or sign up under<br />

TownSq, https://app.townsq.io/associa/signup, please do so. All you<br />

need is your account number with PMG, our management company. If<br />

you need to get it, please call them and they can provide that to you.<br />

Once signed up, you will be able to see notifications, get ACC forms,<br />

see our various documents and by-laws etc… You can also post your<br />

questions and get responses there, which often is more convenient and<br />

quicker than emails.<br />

NATIONAL NIGHT OUT<br />

Texas National Night Out will be on Tuesday, October 1, <strong>2019</strong>. We plan<br />

to have some activities so we can get to know our neighbors. Details will<br />

be announced later. We will also post it on TownSq once the plans are<br />

solidified .If you are interested in volunteer in projects to improve around<br />

the neighborhood, please contact our Board members or our community<br />

manager Maggie McKay at 713-329-7146.<br />

ASSESSMENTS PAST DUE<br />

I am sure everyone is tired of reading about past due assessments as we<br />

are already at the end of 3 rd quarter, but unfortunately we do still have<br />

homeowners who have not actively worked with our property manager<br />

either on a payment plan or make payment in full. It costs us money to<br />

collect through attorney and is also shown on your credit report as a<br />

delinquent payment and may affect your credit score. We urge homeowners<br />

who have an outstanding balance to contact our property manager Maggie<br />

McKay to work something out before the account is sent to attorney. Once<br />

sent to attorney, only the attorney’s office can talk and work with you and<br />

it costs you attorney fees that are added to your balance.<br />

MONTHLY MEETING<br />

Lastly, if you are new to our subdivision, we want to welcome you and<br />

would like to get to know you. Please come by our monthly meetings<br />

at 7 PM, 2 nd Wednesday at the M.U.D. building next to the water tower.<br />

The meeting is open to all residents of Bradford Colony 1&2 and we<br />

appreciate those who have been coming tour meeting and actively<br />

participating in making ours a more pleasant place to live in. <strong>September</strong><br />

meeting will be held on 9/11/19 and October’s will be on 10/09/19. We<br />

hope to see you there.<br />

BRADFORD COLONY SECTION 3<br />

(BCS3) MOSQUITO SPRAYING<br />

The HOA has paid to have mosquito spraying done by Cypress Creek Pest<br />

Control in the neighborhood from April to October. This practice was<br />

started in the early 2000’s to supplement supposed spraying by Harris<br />

County (which this resident has never seen once in the past 16 years).<br />

The location of our neighborhood next to the bayou and the abandoned<br />

sand pit (which has a constant standing water pond) makes BCS3 a prime<br />

area for mosquito potential. Add in the historical issues with mosquito<br />

borne diseases (e.g. West Nile virus, Zika Virus) and the HOA feels that it is<br />

in the best interest of the residents to have this service. These sprayings<br />

are presently taking place at a twice a week frequency. This service costs<br />

about $2,000 per year and makes up about 12% of the <strong>2019</strong> Budget.<br />

(BCS3) GARAGE SALES<br />

At present, there are no plans to have a neighborhood wide garage sale<br />

for BCS3 this year. But the Bylaws allow for individual residents to have<br />

up to four garage sales per year. If you are interested in having your own<br />

garage sale, please contact any Board member to let them know you are<br />

planning to do this. Thank you for your cooperation as to this issue.<br />

(CHC) NOTES FROM THE BOARD<br />

Back to School! Happy Labor Day!<br />

Yard of the Month: We have continued to do, “Yard of the Month.”<br />

However, delivering the gift cards has been time consuming and a<br />

challenge. If you won yard of the month and have not received your gift<br />

card, please contact Heather Palomo at 832-418-9020 to claim it.<br />

Please Stop Parking in Front of the Charlestown Colony Park! From<br />

Our Board: It is dangerous for our children to play in the park with cars<br />

parked in front of it. Trailers are a deed restriction violation. Parked Cars<br />

on Streets Close Stop Signs, Commercial Vehicles & Trailers: • We are still<br />

seeing cars parked on the street close to stop signs which becomes very<br />

dangerous for drivers to maneuver around oncoming traffic. Please park<br />

cars safely on the streets to avoid accidents. We love our residents and do<br />

not want to see anyone injured. • There are several community parking<br />

areas around the park and patio homes in the front of our subdivision.<br />

Please do not park there longer necessary. Please be cognizant of our<br />

neighbors. If you haven’t seen tow signs already, these will be posted<br />

soon. Cars parked in Charlestown Colony community parking spots<br />

longer than necessary will be towed at the owner’s expense. • It is a<br />

violation of our deed restrictions to park commercial vehicles, trailers,<br />

etc. in public view for an excessive amount of time. The number of hours<br />

these vehicles can be parked on the street is limited. Please refer to our<br />

deed restrictions. Harris County will be conducting a traffic study in our<br />

area to determine where street tow signs will be posted.<br />

HOA Annual Assessments: If you have not paid the annual HOA dues by<br />

now, it is delinquent!<br />

New Application: https://app.townsq.io: The management company<br />

is using a new application which is much more robust than the previous<br />

online website. To register for the application, the HOA account number<br />

and an email address is needed. Within the application, HOA dues can be<br />

paid, messages can be sent to the management company, other requests<br />

for home improvement projects etc. can also be done by click or swipe.<br />

minutes to sign up and it helps keep everyone informed on current<br />

events in our area.<br />

against crime and retaining our home values! Report: Park Lights that<br />

are not working properly • Safety issues in common areas • Suspicious<br />

activity • Abandoned Houses • Homes where recovery efforts have not<br />

begun • Other Violations of our Deed Restrictions<br />

Annual Dues Payment: Thank you to all who have paid your HOA dues!<br />

If HOA dues have not been paid yet, expect a certified letter soon with<br />

penalties. In order to avoid additional costs and fees, there are several<br />

options to make HOA payments. As of February 1 st , unpaid annual dues<br />

are considered delinquent and subject to late fees and penalties. Our<br />

management company has new policies and procedures in place to<br />

collect on past due HOA assessments. If these have not been paid yet,<br />

please make every effort to pay or make a payment arrangement. The<br />

Board worked diligently to maintain our HOA dues at $330 for <strong>2019</strong><br />

although the neighborhood incurred additional expenses caused by the<br />

flooding. There are several payment options available.<br />

The entrance to the MUD 102 building is about a half block north of the<br />

intersection of Falmouth and Kentwick. Look for the water tower north of<br />

Falmouth and the driveway lined on one side by a black wrought iron fence.<br />

The winner for the month of July is 6439 Allerton. The yard is so nicely kept;<br />

beautiful lawn. The home owner says his secret for such a lush lawn is to<br />

aeriate the soil and grass. That loosens the dirt enough for the grass roots<br />

to have more to hold onto. Thanks for keeping our neighborhood one to be<br />

proud of. We would like to encourage all our neighbors to join the efforts of<br />

this homeowner in keeping their yard and home beautiful. The Yard of the<br />

Month winner receives a $50 gift card from Home Depot. You have one more<br />

(YTC) END OF SUMMER GARDENING<br />

We’re heading toward the end of summer, but not the warm weather. Any<br />

landscape can be a haven for wildlife if three basic things are provided: food, water<br />

and shelter. The return of hummingbird season is almost here. You may attract<br />

hummers on their return flights home. Nectar mix for hummingbird feeders can<br />

be purchased at most garden supply stores or can be made by boiling one part<br />

sugar in four parts water, replacing the mixture at least once a week. Orioles and<br />

butterflies will make occasional visits to hummingbird feeders, as well.<br />

2.0 Basketball Goals / Soccer Goals<br />

2.1 The basketball goal backboard, net and post must be maintained in<br />

excellent condition at all times.<br />

2.2 If the backboard is mounted onto the roof by use of a small triangular<br />

metal mounting structure, the structure must be painted to match the<br />

shingle color.<br />

2.3 Backboard must be regulation size and color. Poles must be painted<br />

white, black or a color that blends with the house.<br />

2.4 Must be mounted on garage or placed on the side of the driveway on<br />

a pole. It may be mounted in the backyard if there is adequate space.<br />

2.5 If any complaints are received within one (1) year after installation,<br />

the basketball goal will be subject to immediate removal at the request<br />

of the ACC Committee.<br />

2.6 All portable basketball goals must be properly maintained and positioned<br />

on the side of the driveway when not in use. All portable goals should be<br />

positioned to create the least disturbance to the neighboring properties.<br />

2.7 Under no circumstances can portable basketball goals be left in the street.<br />

2.8 When not in use, all permanent / portable soccer goals must be stored<br />

from public view.<br />

If you hear unusual noises outside your home late at night, PLEASE do not<br />

go outside to investigate. We do not recommend investigating alone in the<br />

dark. Call 911 and let the police check out the problem. Your life is more<br />

important than someone getting into your vehicle or trespassing. Lock<br />

your car doors and remove valuable items. Please file police reports even if<br />

nothing was stolen. This will help show HCSD how serious this problem is.<br />

If you see something, say something. Call the sheriff’s department at 713-<br />

221-6000. The officers that patrol our neighborhood are contracted by<br />

us and are here to protect us and our property. They have no concern<br />

of your immigration status, so please call the sheriff’s department. Lock<br />

your car doors and take your valuables out of your car.<br />

This Bridgeland Fun Run/Walk for Heroes will be held October 19, 2018,<br />

at 8 AM at the Lakeland Village Festival Park in Bridgeland in Cypress,<br />

9 TH ANNUAL FAIRFIELD TRIATHLON<br />

Sunday October 27, <strong>2019</strong>, 7 AM start<br />

The triathlon features both a triathlon and a duathlon for participants.<br />

Triathletes will swim 300 meters in North Bradford Lake. Then ride a ten<br />

mile bike course followed by a three mile run along the trails of Fairfield.<br />

Duathletes will start with a one mile run around both Bradford Lakes,<br />

then a ten mile bike followed by the same three mile run course as the<br />

triathletes.<br />

All participants will receive dry fit shirts, finisher medals, age group<br />

Individuals will compete for awards in five-year age groups. The race site<br />

is located in Cypress, Texas in the Fairfield Community. Headquarters is<br />

the Fairfield Athletic Center on Mason Road with the race site just up the<br />

street at the lake.<br />

The event accepts both individual entries and relays. Relays consist<br />

of three athletes with each doing one segment of the race. There is a<br />

minimum age of twelve years of age to compete in the event. The event<br />

is sanctioned by USA Triathlon and will follow their rules and guidelines.<br />
