BRADFORD COLONY 1 & 2<br />

(BC1&2) NEWS FROM THE BOARD<br />

TRASH PICK-UP SCHEDULE: Just a reminder that you should not put trash<br />

out on curbside until at the earliest 6 PM day before pick-up (i.e. Sunday and<br />

Wednesday night) and trash cans should be removed from curbside the same<br />

day after pick-up. Heavy trash pick-up is on Mondays. Thanksgiving Thursday<br />

is trash pick-up holiday so please do not put trash out until Sunday night<br />

after Thanksgiving. This helps to make our community looks more tidy and<br />

pleasant. Thanks to all residents who adhere to the schedule.<br />

ANNUAL MEETING: Our annual meeting is going to be on Wednesday, November 6,<br />

<strong>2019</strong> at 7 PM, location to be determined and we will put announcement in our app<br />

TownSq when we can confirm availability of location. Please come to the meeting so<br />

we can make quorum for this meeting. We would love to hear your input, questions<br />

and/or comments concerning our community. If you are unable to come in person,<br />

please sign the proxy which you will receive in the mail around mid-<strong>October</strong> and<br />

either mail it back to our manager Maggie McKay or give it to one of the Board<br />

members. We will need to have enough homeowners or proxies to make quorum<br />

for this meeting to happen. It also costs us money every time we mail out notices<br />

and proxies for the meeting tore-convene if initial meeting does not meet quorum.<br />

M.U.D. 102 ALERT: If you have not signed up email alert from M.U.D.102,<br />

please do so now. Please go to HCMUD102.org and sign up. MUD 102 will send<br />

email alerts on drinking water alerts, garbage collection holiday reminders<br />

etc… import news from the district if there is any concerns.<br />

BRADFORD COLONY SECTION 3<br />

(BCS3) MOSQUITO SPRAYING: The HOA has paid to have mosquito<br />

spraying done by Cypress Creek Pest Control in the neighborhood from<br />

April to <strong>October</strong>. This practice was started in the early 2000’s to supplement<br />

supposed spraying by Harris County (which this resident has never seen once<br />

in the past 16 years). The location of our neighborhood next to the bayou<br />

and the abandoned sand pit (which has a constant standing water pond)<br />

makes BCS3 a prime area for mosquito potential. Add in the historical issues<br />

with mosquito borne diseases (e.g. West Nile virus, Zika Virus) and the HOA<br />

feels that it is in the best interest of the residents to have this service. These<br />

sprayings are presently taking place at a twice a week frequency. This service<br />

costs about $2,000 per year and makes up about 12% of the <strong>2019</strong> Budget.<br />

(BCS3) GARAGE SALES: At present, there are no plans to have a neighborhood<br />

wide garage sale for BCS3 this year. But the Bylaws allow for individual residents<br />

to have up to four garage sales per year. If you are interested in having your<br />

own garage sale, please contact any Board member to let them know you are<br />

planning to do this. Thank you for your cooperation as to this issue.<br />

neighborhood, every resident should feel free to contact any Board member<br />

as to any issue or question that you have about BCS3. Contact information for<br />

CHARLESTOWN COLONY<br />

(CHC) NOTES FROM THE BOARD<br />

Yard of the Month:: We have continued to do, “Yard of the Month.” However,<br />

delivering the gift cards has been time consuming and a challenge. If you<br />

won yard of the month and have not received your gift card, please contact<br />

Heather Palomo at 832-418-9020 to claim it.<br />

Due to the lack of advertising within the colonies, Charlestown Colony had<br />

to reduce the amount of articles published in the newsletter. Please see the<br />

back of the Krenek Magazine for upcoming events.<br />

HOA Annual Assessments: If you have not paid the annual HOA dues by now,<br />

it is delinquent!<br />

New Application: https://app.townsq.io:: The management company<br />

is using a new application which is much more robust than the previous<br />

online website. To register for the application, the HOA account number and<br />

an email address is needed. Within the application, HOA dues can be paid,<br />

messages can be sent to the management company, other requests for home<br />

improvement projects etc. can also be done by click or swipe.<br />

Home Renovation Projects: It has been 26 months since Harvey devastated<br />

Houston and for those who are still working on repairs, please be conscious of our<br />

deed restrictions. The Architectural Review form is required to complete exterior<br />

projects such as replacing fences, exterior painting and pretty much any other<br />

exterior project attached to the home that can be viewed from the street. The<br />

Architectural form can be obtained from Principle Management Group Houston<br />

(PMG). We have all endured a lot due to the flood and have probably filled out<br />

enough forms over the last few months to last a life time. However, this form is<br />

just another step in the renovation process and keeping the project on track.<br />

Our deed restrictions have these forms in place to maintain the appearance of<br />

Charlestown Colony. If exterior projects are completed without consent, the<br />

homeowner could be subject to make changes such as repainting the house all<br />

over again which is costly and time consuming. Most of the Architectural Review<br />

forms can be processed within 10 business days, but it could take up to 30 days.<br />

If it is urgent, please indicate that on the form and include a phone number. PMG<br />

may be able to offer a verbal, “yes” to get the project started while the form is<br />

being processed. We will no longer tolerate work being done on the outside of<br />

the houses ie: roofing, paint or any additions without approval from the Board.<br />

If it continues the Board will take action. We all need to work together, every<br />

property owner has a copy of the homeowners association bylaws. In adhering<br />

to these rules all of us keep our property value up.<br />

Annual Dues Payment: Thank you to all who have paid your HOA dues! If HOA<br />

dues have not been paid yet, expect a certified letter soon with penalties. In<br />

order to avoid additional costs and fees, there are several options to make HOA<br />

payments. As of February 1 st , unpaid annual dues are considered delinquent<br />

and subject to late fees and penalties. Our management company has new<br />

policies and procedures in place to collect on past due HOA assessments.<br />

If these have not been paid yet, please make every effort to pay or make a<br />

payment arrangement. The Board worked diligently to maintain our HOA dues<br />

at $330 for <strong>2019</strong> although the neighborhood incurred additional expenses<br />

caused by the flooding. There are several payment options available.<br />

Associations governing documents, ACC applications and more. You can send<br />

messages to the Management Company as well. All you need is your PMG<br />

Houston account number. If you do not have your account number available,<br />

(CC) HOA MEETING: Our meetings are held the second Tuesday of every<br />

month at the MUD #102 Building which is located at 15300 Falmouth Ave.<br />

under the <strong>Colonies</strong> Water Tower. Watch for our meeting notice signs posted<br />

throughout our neighborhood. We encourage you to attend. The meeting<br />

begins at 7 PM. The entrance to the MUD 102 building is about a half block<br />

north of the intersection of Falmouth and Kentwick. Look for the water tower<br />

north of Falmouth and the driveway lined on one side by a black wrought<br />

iron fence.<br />

(CC) GARAGE SALES: Concord Colony residents are not to have more than<br />

two garage sales per year.<br />

(CC) DEED RESTRICTIONS: Please remember that deed restrictions are<br />

strictly enforced and any outside construction or major landscape changes to<br />

your home must be approved by the Architectural Control Committee (ACC)<br />

prior to beginning the project. An application can be obtained by logging into<br />

your account on TownSq at www.townsq.io.<br />

GEORGETOWN COLONY I<br />

(GC1) Obey the Law: Please obey the Stop and Speed signs in our<br />

neighborhood to protect our kids and pets, but most of all, YOU from a fine or<br />

penalty. We have also observed the dump trucks used to transport silt from<br />

the bayou have been ignoring our neighborhood stop signs and school buses<br />

loading /unloading our children. These dump trucks simply drive through<br />

at posted speeds. We encourage neighbors to be careful at stop signs and<br />

be mindful of children loading/unloading from a school bus as these dump<br />

trucks don’t respect the legal need to stop. We have informed the Sheriff’s<br />

office and local patrols of the situation.<br />

(GC1) Trash Receptacles: There has been issues with animals getting into<br />

homeowner’s trash who are using plastic bags, which makes a huge mess.<br />

Homeowners are responsible for picking up the mess in a timely manner.<br />

Future incidents will be submitted to SCS Management to send DVR letter<br />

to homeowner requesting homeowner to act in accordance with GC1 deed<br />

restriction guidelines. To prevent a huge mess or from getting a DVR letter,<br />

please consider using a trash receptacle.<br />

(GC1) No poop signs: The GC1 Board of Directors have endorsed placement<br />

of “No dog poop” signs on lawns. Please be respectful to your neighbors<br />

and pickup your dog poop and take it with you. Keep in mind, that many<br />

neighbors have cameras and you will be caught red handed.<br />

(GC1) Neighborhood improvements: The Board members continue to<br />

discuss ways of improving our neighborhood. The next project is to add a<br />

touch of landscaping, a bench and doggy poop station, near the Little Free<br />

Library.<br />

(GC1) GC1 HOA assessment fees: GC1 HOA annual assessment fees will be<br />

issued in <strong>October</strong> <strong>2019</strong>. Homeowners will have until February 1 st to prepare<br />

payment plans. After February 1 st , a 10% penalty will be charged as a late fee<br />

and the delinquency process will begin. Payments can be made by visiting<br />

www.scsmgmt.com and go to Pay Assessment Online and pay by eCheck or<br />

by credit card (Visa, Master Cards, Discover, Amex).<br />

(GC1) Georgetown I Board meetings: GC1 Board meetings are scheduled the<br />

3 rd Thursday of every month at the MUD Bldg. at 15300 Falmouth Dr. from 6:30<br />

PM to 8 PM by the water tower. All GC1 homeowners are welcome to attend<br />

and see what activities the HOA Board is performing on your behalf. We are<br />

committed to keeping GC1 a safe and enjoyable community to raise our families.<br />

(GC1) Hurricane Season is Here!: Hurricane peak season started in<br />

(YTC) Yard of the Month: There was a glitch in reporting August Yard of the<br />

Month. The winner for the month of August was 15035 Felgate Creek. The winner<br />

for September was 15043 Felgate Creek. Both yards are so nicely groomed and<br />

restful looking. Thanks for keeping our neighborhood one to be proud of. We<br />

would like to encourage all our neighbors to join the efforts of these homeowners<br />

in keeping their yard and home beautiful year-round. Happy planting for fall.<br />

(YTC) National Night Out: We had such a great turn out last year for National<br />

Night Out that we are going to participate again this year. It will be hosted<br />

on <strong>October</strong> 1 st at the park (15003 Yorktown Colony Dr). Enjoy hotdogs, chips<br />

and drinks starting from 6:30-8:30 PM while they last. We will also have fun<br />

activities for the kids. So come out , meet your neighbors and make some<br />

(YTC) Pumpkin Patch <strong>October</strong> 26 th , 11 AM to 1 PM at the park: Come join<br />

us for fun at the park. Pick and paint a pumpkin from the patch. We will<br />

provide music, games, snacks, a great prize for the best costume and - of<br />

course - CANDY! Come out and enjoy all the fun. Volunteers are welcome<br />

and individually wrapped bags of candy are always in need. Please get with<br />

Martha at the party or anytime before. It helps when we all pull together to<br />

make this a success for the kids. Thank you all in advance for the support.<br />

(YTC) HOA Dues Reminder: There will be no increase in 2020 dues<br />

assessments. The annual HOA dues will remain $355 per household. The<br />

2020 dues are due January 1 st and you will be receiving the bill in November.<br />

If you have not paid your <strong>2019</strong> HOA dues, the account has begun accruing<br />

late fees. If you owe the association money, please contact Shannon with the<br />

management company at 713-329-7130 to set up a payment plan.<br />

(YTC) SECURITY CONCERNS: If you hear unusual noises outside your home<br />

late at night, PLEASE do not go outside to investigate. We do not recommend<br />

investigating alone in the dark. Call 911 and let the police check out the problem.<br />

Your life is more important than someone getting into your vehicle or trespassing.<br />

Lock your car doors and remove valuable items. Please file police reports even if<br />

nothing was stolen. This will help show HCSD how serious this problem is.<br />

(YTC) Be Safe: If you see something, say something. Call the sheriff’s<br />

department at 713-221-6000. The officers that patrol our neighborhood are<br />

contracted by us and are here to protect us and our property. They have no<br />

concern of your immigration status, so please call the sheriff’s department.<br />

Lock your car doors and take your valuables out of your car.<br />

(YTC) Deed Restrictions: There are basketball goals around the neighborhood<br />

which are still in violation of the deed restrictions.<br />

2.0 Basketball Goals / Soccer Goals<br />

2.1 The basketball goal backboard, net and post must be maintained in<br />

excellent condition at all times.<br />

2.2 If the backboard is mounted onto the roof by use of a small triangular<br />

metal mounting structure, the structure must be painted to match the<br />

shingle color.<br />

2.3 Backboard must be regulation size and color. Poles must be painted<br />

white, black or a color that blends with the house.<br />

2.4 Must be mounted on garage or placed on the side of the driveway on a<br />

pole. It may be mounted in the backyard if there is adequate space.<br />

2.5 If any complaints are received within one (1) year after installation, the<br />

basketball goal will be subject to immediate removal at the request of the<br />

ACC Committee.<br />

2.6 All portable basketball goals must be properly maintained and positioned<br />

on the side of the driveway when not in use. All portable goals should be<br />

positioned to create the least disturbance to the neighboring properties.<br />

2.7 Under no circumstances can portable basketball goals be left in the street.<br />

2.8 When not in use, all permanent / portable soccer goals must be stored<br />

<strong>2019</strong> Komen Houston Race for the Cure® - <strong>October</strong> 5, <strong>2019</strong>, 6-10 AM.<br />

The race will be held on Allen Parkway, with pre- and post-race activities<br />

taking place at Sam Houston Park, 1000 Bagby Street, Houston, TX 77002.<br />

Admission: $25 early rate, $40 regular rate. The majority of the funds<br />

raised will help fund breast health screening, treatment and education<br />

<strong>2019</strong> Bayou City Art Festival Downtown - <strong>October</strong> 12-13, <strong>2019</strong>, 10 AM-6<br />

and parking. More than 20 rolling gourmet kitchens will converge on Tomball’s<br />

historic railroad depot for an afternoon of great food and music at the annual<br />

Freight Train Food Truck Festival. Scheduled to perform are Galveston’s ultimate<br />

party band, The Mambo Jazz Kings and Folk Family Revival. Visit the Pour Patio,<br />

and activities for the entire family including live music, beer gardens, artist &<br />

will be a kid zone with fun activities for children and the route is stroller and<br />
