Ambient Lighting<br />

Adding a floor lamp or table lamp in your living<br />

area is a great way to make a house feel like a<br />

home. Perfect to be used day and night, they<br />

provide a much softer glow than a typical ceiling<br />

light. We always recommend using warm white<br />

light globes as they really soften the mood <strong>with</strong>in<br />

the home.<br />

If you’re like many of us and can’t keep a cactus<br />

alive, then faux plants are the way to go! When<br />

buying faux plants, it’s a worthwhile investment<br />

to purchase high quality, real looking plants.<br />

Remember, quality over quantity.<br />

Rugs<br />

There’s nothing like introducing a rug to make<br />

a space feel warm and welcoming in an instant.<br />

We absolutely love jute rugs for their durability<br />

(great for not looking dirty, particularly <strong>with</strong> pets),<br />

and they work beautifully in a range of homes.<br />

Alternatively, a woolen rug is luxurious underfoot<br />

and there are a variety of styles and patterns<br />

to choose from. We usually recommend opting<br />

for a simple pattern, sometimes less is more.<br />

Remember, the larger the rug, the larger the room<br />

will look!<br />

Sheer Curtains<br />

This would have to be one of our favourite ways<br />

to make a home feel light and airy. We love how<br />

they gently move in the breeze, how they soften<br />

sunlight coming into your home, and how they<br />

also provide a small amount of privacy. We love<br />

white or off white in colour, as it works perfectly<br />

<strong>with</strong> most houses. For an inexpensive option,<br />

consider the sheer curtains from Ikea, they’re<br />

approximately $70.00 for a pair – you won’t be<br />

disappointed!<br />

Greenery<br />

Fresh or faux, the options <strong>with</strong> greenery are<br />

endless! If you’ve got a green thumb, real plants<br />

really do look beautiful! A large Travellers Palm,<br />

Fiddle Leaf Fig or freshly cut Dollar Gum in a vase<br />

is a lovely way to add freshness into your home.


Mirrors<br />

We love a good mirror to brighten a space! We<br />

recommend placing a mirror <strong>with</strong>in a room to<br />

reflect a pleasant view outside. For a timeless look,<br />

opt for a simple frame that isn’t too decorative.<br />

Whatever you do, don’t place a mirror directly<br />

opposite the front door, it pushes away all the<br />

good energy that’s entering the home.<br />

Festive Shortbread<br />

A delicious family-favourite the kids can make <strong>with</strong> you!<br />

Ingredients<br />

125g butter, softened<br />

150g caster sugar<br />

1 egg<br />

300g plain flour<br />

1 x packet of lollipops<br />

Method<br />

1. Line two baking trays <strong>with</strong> baking paper.<br />

2. Pre-heat oven to 180 ⁰C.<br />

3. Beat sugar and butter in a bowl using an<br />

electric mixer until creamy. Add egg and beat<br />

lightly. Stir in flour and mix well.<br />

4. Turn mixture onto a floured surface and<br />

knead until smooth. Wrap in plastic wrap and<br />

place in fridge for approx. 15 minutes.<br />

5. Remove the wrappers from lollipops.<br />

Separate colours, place into separate bags<br />

and use a rolling pin to finely crush.<br />

6. Remove dough from the fridge, roll out<br />

onto a lightly floured surface to approx. 3 mm<br />

thick. Use a Christmas cookie cutter and cut<br />

out desired shapes.<br />

7. Place shapes on lined trays then use a<br />

small knife or smaller cookie cutter to cut out<br />

small shapes inside the cookie shapes. Bake<br />

for approx. 7 minutes or until lightly brown.<br />

8. Remove and fill each shape <strong>with</strong> a<br />

sprinkle of crushed lollies. Bake for a further<br />

2 minutes or until crushed lollies melt and<br />

biscuit is golden brown. Remove from oven.<br />

Set aside on trays to cool.<br />

Hot Tips for Tenants!<br />

The warm weather is here and while you may be relishing the long hot days, it’s also a great<br />

opportunity to keep a list of “to-dos” on your fridge to help ensure you have a stress-free summer<br />

as a tenant! Here’s 2 hot tips:<br />

1. If you’re leasing a rural property <strong>with</strong> tank<br />

water, did you know it’s your responsibility to<br />

top up the tank? Drought conditions means less<br />

rainwater in tanks, so put a note in your calendar<br />

to regularly check your water tank levels. If you<br />

see your levels are getting low, book a water<br />

delivery truck well in advance so you don’t run<br />

dry!<br />

2. Drought conditions and ongoing<br />

development in the Macarthur area has seen an<br />

increase in native wildlife moving through some<br />

suburbs, including snakes. To help keep snakes<br />

away from a property you are leasing: Keep<br />

your lawns regularly mown and your gardens<br />

well-maintained and free of weeds. Ensure your<br />

property is free of rubbish and rats/mice. If you<br />

do spot a snake on your property, stay calm and<br />

don’t provoke it. All native snakes in NSW are<br />

protected under the National Parks & Wildlife Act<br />

and only licensed snake collectors can remove<br />

snakes from a private property.<br />

Ladder to Success!<br />

One of our longest serving staff members has just completed seven years <strong>with</strong> the <strong>United</strong> Team,<br />

and she is only 22! Belinda Caprin started out in our former Casula office in 2012, working on<br />

reception every Saturday as a Junior Administration Assistant. Over the years, she has diligently<br />

worked up the ranks into her dream job – a full time Property Manager! Congratulations Belinda!<br />

Q: What was your first role at <strong>United</strong> Realty?<br />

A: I started working at the Casula office on<br />

Saturdays <strong>with</strong> <strong>United</strong> at the end of 2012 when<br />

I was 14. I folded letters, created key tags,<br />

did filing, general office cleaning and helped<br />

the agents <strong>with</strong> anything they needed. Once I<br />

graduated from year 12, I started working full<br />

time between The Oaks and Bringelly offices.<br />

Q: What have your roles been at <strong>United</strong> over<br />

the years?<br />

A: Junior Administration roles, then I worked up<br />

to the Database Marketing Coordinator role and<br />

Private Treaty Files Coordinator. I have always<br />

wanted to work in Property Management, so I<br />

worked my way into the Property Management<br />

Team on a part time basis and moved into<br />

Property Management full time in 2019.<br />

Q: What’s the advantage of having worked<br />

for one company for so many years?<br />

A: I feel as though I have a very good<br />

understanding of how the whole office works in<br />

every aspect as I have<br />

been trained in most<br />

job roles.<br />

Q: Do you own<br />
