Ed Says – It’s Ticking Along Nicely!
I get asked almost daily how the market is in the South-West
and I can honestly say its ticking along nicely in the current
market.
Sure, it’s not booming like a few years ago, but there are
ample and very genuine qualified buyers looking for a range
of properties whether they are residential, acreage, prestige or
investment properties.
The banks have also relaxed their lending, so more buyers are
getting the funding they need without having to jump through
as many hoops.
Our current days on the market are very reasonable and our
success rate with auctions is still very strong, and I believe the
market will stay this way for the next four to five years.
We still have extremely strong interest for land in the South-
West Growth Precinct and our agents are in constant contact
with owners in these areas, offering support and advice on the
best time to sell. Many sales are done without signs even going
up or properties being advertised on the market, as we have a
very large database of buyers we also work alongside to help
find the right property for. Some of these buyers we have been
working with for several years, and in recent months we’ve
helped several cashed up individuals and larger organisations
secure properties “off market”.
There are many ways to buy and sell property, but my alltime
favourite is still an auction. Read on about why I love
the auction method so much and get some top tips on buying
at auction. We’ve also got some very handy information for
property owners on the new laws that come into play. If you

Finally, as infrastructure works on the future Badgerys Creek
Airport continues to unfold, there is a real sense of excitement
building around the enormous benefits for the community out
here including better roads, exciting new communities, schools
and of course jobs. Driving to our main office in Bringelly every
week, we see something new happening all the time and I for
one can’t wait for the day the first aeroplane takes off from the
Nancy-Bird Walton Airport.

Changes to Residential Tenancy Laws
Changes to the Residential Tenancy Laws come into effect on 23rd March 2020.
The purpose of the changes is to assist landlords in managing their properties whilst also improving the
leasing experience for tenants. According to Fair Trading NSW, some of the key changes landlords need
to be aware of include:
New smoke alarm obligations for
landlords
All landlords will be required to ensure that all
smoke alarms in their property are in working order.
A landlord who is self-managing the servicing of
their smoke alarms will be required to:
• Conduct annual checks
• Repair or replace an alarm that is not working
within 2 days of being notified
• Replace removable batteries as specified by
the manufacturer, or otherwise annually
• Replace all smoke alarms within 10 years of the
manufactured date or as per the manufacturer.
Water efficiency measures
In order to charge tenants water usage, a
residential property must be separately metered
and meet water efficiency measures. All toilets
and taps must be checked at the commencement
of each new tenancy. This change will apply
to both new and existing agreements. As of
March 2025, all toilets must be dual flush with
a minimum 3-star rating in accordance with the
Commonwealth Water Efficiency Labelling and
Standards (WELS) scheme.
Changes of a ‘minor nature’
New regulations include a list of alterations,
fixtures, additions and renovations that are deemed
minor in nature, which Fair Trading believe would
be unreasonable for a landlord to disapprove of.
Tenants will however still be required to obtain the
landlord’s written consent to the change.
New material facts
In addition to the current material facts, a landlord
or agent will need to disclose if the property:
• Has been used for the manufacture of a
prohibited drug or plant within the last 2 years
• If in a strata scheme where major repairs will
be carried out on common property within the
agreement
• If the property is part of a building whereby
notice of intention to issue a fire safety order or
notice of intention to issue a building product
rectification order has occurred for external
combustible cladding.
Remedies for tenants for
breaches to information
disclosure requirements
If a landlord fails to comply with any of the
information disclosure obligations, a tenant will be
able to end their tenancy agreement by providing
14 days’ notice. A tenant can also apply to the
Tribunal for an order to end their tenancy. The
Tribunal will also have the discretion to order
the landlord to compensate the tenant for any
costs incurred as a result of ending the tenancy
agreement.
New rectification order process
NSW Fair Trading will now have new powers to
resolve disputes between tenants and landlords
over maintenance, repairs and property damage
through the use of rectification orders.
These are just some of the changes
coming into effect on 23 March 2020.

Wayne Robertson, Senior Mortgage Broker at Right Layne Property & Finance,
says “when it comes to buying at an auction, there are several key things to
have organised before you put your hand up to bid.”
“If you’ve found a home you want, before you go to the auction, attend a few
auctions as an observer. This will make you feel more comfortable when the
big day comes”, says Wayne.
“Do your research on the market you are buying in. Request a property
report for the property and surrounding area from your broker to get a better
understanding on what prices are like, and what the possible purchase price
may be. You may also be able to get an independent valuation done on the
property prior to auction.”
“Also have your finances in order in time for the auction with a pre-approval. If you are borrowing to
purchase, ensure the pre-approval is a fully assessed pre-approval, that is subject to the property valuation
only.”
On the day of the Auction, Wayne says arrive early and be confident with your body language when you
bid – but don’t get carried away and go over your budget.
“You may consider getting a trusted person to bid on your behalf (i.e. a family member) to ensure you don’t
let your emotions get the better of you on the day,” he says.
If you are the successful bidder at auction, generally you will need to sign the contract and provide a
deposit (in most cases this is 10% of the purchase price). So be prepared to have a cheque, deposit bond
or the ability to make an electronic transfer on the day.

Styling Trends to Avoid!
Trends come and go through the years and following trends can sometimes date your home. You
need to find the perfect balance of updating your home and following key trends that suit your
overall space yet still last the test of time. We’ve compiled a list of trends we are happy to see the
back of:
Wall Decals
Those overly popular Live, Love, Laugh are
decor pieces we’d prefer to not see any more.
They are out, and we don’t expect them to make
a comeback any time soon.
Feature Walls
We hate to say it, but painted feature walls are
out and have been for a while. It’s better to
commit to one wall colour throughout your whole
home rather than have multiple paint colours.
Fast Fashion
Too often we find that people tend to buy cheap
trending homewares (a lot of them too!) because
they’re a “bargain”. Quality over quantity is a
good rule of thumb to follow when purchasing
decor pieces.
Lighting
Pendant lights aligned in three’s above your
island bench, is becoming very predictable. Try
selecting one large feature pendant or hang two
pendants at different heights.
Furniture Packages
It’s important to keep the style of your home
consistent through each room, however every
furniture piece doesn’t have to match like
furniture packages. Select a few common
traits within your furniture and homewares pieces
to ensure everything remains consistent within
your space, whether that be distressed wooden
surfaces or black metal details.
