HOA BOARD MEETINGS
Grand Lakes monthly HOA Board meetings take place every 4 th Monday of the
month at 6:30 PM at the Seven Meadows Clubhouse located at 23610 Seven
Meadows Parkway, Katy, TX 77494. Log on to Townsq App for up to date meeting
information as dates are subject to change. Please check Grandlakeslife.com under
Upcoming Events for HOA Board for meetings date changes as they changed date
or cancelled in 2019 (May, November and December of 2019 were cancelled and

HOA Board meetings each month. Homeowners are encouraged to attend the
monthly meetings to hear important updates or projects that will occur or happen
in Grand lakes. Homeowners can also voice their concerns to their elected HOA
Board Members about deed restrictions, community facilities that are in need of
repair or anything else you would like to see your elected HOA Board members

NEWS AND FEEDBACK FROM HOA BOARD
Grand Lakes is a non-profit corporation organized for
the collection, expenditure and management of the
Maintenance Funds, general overall supervision of the
affairs and well-being of the Development and promotion
of the health, safety and welfare of the residents and
Owners, enforcement or provisions of the Declarations
and such other rights, duties and responsibilities as may
be conferred upon or granted to such representative
organization by Declarant or the Owners. Membership is mandatory and each
owner automatically becomes a member of the Association upon acquiring a home
in the subdivision. The Association is governed by the Declaration of Covenants,
Conditions, Restrictions and Easements. These documents should be read by
every homeowner. The major responsibilities of the Association are to protect
the investment and enhance the value of the property owned by its members,
the homeowners. The Association provides for the physical maintenance and
operation of the common elements and facilities such as landscaped esplanades
and signage. The Association is also responsible for enforcing the legal documents
and may do anything lawful to protect, beautify or benefit the property under
its jurisdiction, such as enforce restrictions. The Association collects an Annual
maintenance charge each year on each lot depending on your community
governing documents. The maintenance charge statement is sent to the owner
of record at least a month prior of the due date and shall be deemed delinquent
and, without notice, shall bear interest at a rate specified in the documents per
annum until paid. The Board, at its option, may impose and collect late charges
on delinquent payments. This Association may bring an action at law against the
owner(s) personally obligated to pay the same or foreclose the lien against the
property.
It is through our office that this assessment is billed and collected. Assessments
cover the cost of the maintenance, repair, replacement, insuring, administration,
management and operation of the association, including without limitation, the
maintenance, repair, replacement and operation of the Common Facilities any
shared utility facilities and the subdivision sign, irrigation water bills and for the
enforcement of this declaration by action at law or in equity. The affairs of the
Association are managed by a Board of Directors and any committees they may
appoint. The Associations officers are elected annually by the Board of Directors.
The Board of Directors are required to determine the policy of the Association
and each of the Directors must use his own discretion and exercise the utmost
care and diligence in the performance of his duties. The Directors do not receive
any compensation for their services. The Architectural Control Committee is
organized to provide and maintain uniformity and harmony in the construction
of improvements to the homes in Grand Lakes. Any improvement, made to the
exterior of your home or property must have prior approval by the committee,
which requires the enclosed ACC Application to be submitted. Please refer to your
governing documents (Covenants) or ACC Guidelines. All lots shall be maintained
in a sanitary, healthful and attractive manner by the owner(s). Weeds and grass
must be cut and lawns edged. Lots shall not be used for storage of materials and/
or equipment other than normal residential requirements or for construction of
improvements as permitted by the Deed Restrictions. No boats, trailers, motor
homes or commercial vehicles may be kept or stored in public view unless prior
written approval by the Board of Directors is obtained. Pets must be leashed when
not confined. Please refer to your governing documents (Covenants) for additional
restrictions.

MUSCOVY DUCKS
• Muscovy Ducks usually live for 7-8 years;
however they can live up to 20 years or
more if they have access to good nutrition
and don’t fall victim to an accident
or predation. • The males can be very
aggressive towards other birds. They are
often observed in fights, using their claws,
wings and beaks. They will chase away
other males and pursue unwilling females in order to forcibly mate with them.
The dominant male may even force himself on other males, particularly when
the females are busy brooding eggs or raising their ducklings. This being said,
they are generally quite friendly with people. • Muscovy’s communicate with one
another by wagging their tails and raising and lowering their heads at one another.
• Unlike other ducks, Muscovy’s don’t swim much as their oil glands are quite
under-developed compared to other duck species. However, they still fly (low flight

BEST TRASH
Attention homeowners of Grand Lakes: Best Trash offers garage
door service pick up! Best Trash will pick up your household
trash only at your garage door. Place your trash out in trash bags
or trash cans (between 30 and 50 gallons in size) and must be
accessible and visible near your garage. We are not able to go behind gates, so
please make sure your garbage is not behind a gate. All other trash, such yard
waste and heavy trash, has to be placed at the curb for collection. All trash needs
to be out by 6 AM on your collection day. This is not a new service or product
offered to Grand Lakes homeowners. We pay extra for this service through our
HOA dues and many homeowners do not take advantage of this service. All heavy
trash and recycle items must be placed at the curb for pick up. Please refer to the

THE GRAND LAKES COVENANTS ARTICLE XI SECTION 4
Whether you have lived in Grand Lakes for twenty years or you are new to the
neighborhood the Grand Lakes has Covenants. The Covenants have not changed
concerning when you can place your trashcans, yard trimmings, bags of grass
clippings or any trash on the curb for Best Trash Pick Up on Monday and Thursday.
Article XI Section 4. Trash and Rubbish Removal of the Grand Lakes Covenants
reads as follow. No trash, rubbish, garbage, manure or debris of any kind shall be
kept or allowed to remain for extended periods on any Lot, except in approved
containers inside a structure or, with respect to Commercial Lots only, in an
enclosed trash dumpster or container that is properly screened from public
view by an opaque fence or other screening device, as approved by the relevant
Architectural Committee. The Owner of each Lot shall remove such trash and
other prohibited matter from his Lot at regular intervals at his expense. During
any hours when such refuse containers on a Residential Lot are outdoors for pick
up by any trash collecting company, all such prohibited matter shall be placed
in sanitary refuse containers with tight fitting lids which shall be maintained in a
clean and attractive condition and, if so required by the Association, in containers
of a uniform type. No trash containers shall be placed outside on any Residential
Lot earlier than 6 AM on the day of pick up. Reasonable amounts of construction
materials and equipment may be stored upon a Lot for reasonable periods of time
during the construction of improvements thereon.
Please do not place your trashcans, yard trimmings, grass clippings or any type of
trash on the curb before 6 AM on Monday and Thursday.

The Green Committee’s purpose is to assist the Board in fostering a culture of
environmental sustainability within the Grand Lakes neighborhood, common

can be found on the Board & Committee Members page.
What we’re currently working on:We are currently working on some revitalization
of the Grand Lakes Community Garden (12 raised beds across from the Barn
Park), ideas to reduce litter and ways to ‘green’ our community events. We look
forward to continuing to utilizing the survey and resident feedback to further
guide us in deciding how best to serve the Grand Lakes community. Want to help

Grand Lakes’ residents are advised to lock up bikes when utilizing community parks
and facilities. Bike racks are installed in various areas throughout the community.

Grand Lakes’ facilities are available at first come first serve basis. These facilities
include, but are not limited to: Tennis Courts, Park areas, Town Square gazebos/
sitting areas, Greenbelts (walk and bike trails), Community lakes, etc. The facilities
CANNOT be reserved for any reason. Contact PMG for further details.
NO POSTING SIGNS AT MAIL BOXES
NO signs and letters are to be posted by on Grand Lakes’ mail box stations. Contacts
listed on the signs will be charged to have the signs removed by a vendor. Contact

EXCEPT FOR MOBILITY ASSISTANCE VEHICLES
For the safety of Grand Lakes residents, do not operate go-carts, motorized
recreational scooters, three or four-wheelers or cars on walking/jogging trails, lake
bridges, sidewalks, park and play areas, greenbelts and all open common grounds.

Grand Lakes has a strict CATCH & RELEASE policy. Only “barb-less” hooks are
allowed to prevent injuring fish that are caught and returned. Please use care
when handling fish and gently return them to the water as quickly as possible.
Trotlines or other non-standard fish-catching tools are forbidden.
GRAND LAKES “LAKES” - USE OF ANY WATERCRAFT AND
SWIMMING ARE PROHIBITED ON COMMUNITY LAKES
This includes kayaking, canoeing or any form of pleasure boating. The use of
remote controlled water toys is okay. Community lakes are for neighborhood
beautification and approved shoreline fishing.

PREVENT EXCESSIVE BARKING!
Dogs left alone all day get lonely, bored and restless. Many find relief in barking.
Some respond noisily to any and all activity. Nothing is as annoying as incessant
barking-even for dog lovers. If your dog is a yapper or a yowler, please consider
some of these bark-abatement ideas to keep the noise down in your area. Your
neighbors will thank you!
• Training. Training not only helps your dog, you’ll be surprised how much it helps
you, too. You may get some insight into why your dog barks so much, or what it is
trying to communicate.
• Citronella collars.
• Confinement. Sometimes simply bringing an outspoken dog indoors or confining
it to a crate cuts down on the disturbance to neighbors.
• For inside dogs, reduce stimulus. Close drapes to help muffle street noise, or leave
a radio on to mask it.
• Companionship. Dogs are pack animals; they need companionship-a cat, bird
or another dog. Consider a mid-day visit from a pet-sitting service or drop your
pooch off at a friend’s place or a day-care facility once or twice a week.

Pick your race, pick your pace and raise funds for teacher grants with
every step. Run or walk with the Katy ISD Education Foundation in the
Katy Half Marathon/5K/1K on Saturday, February 8, 2020 at Katy Mills
Mall to raise funds for the Inspiring Imagination teacher grant program.
The Katy ISD Education Foundation celebrated a spectacular milestone
this year with $1,600,000 awarded in its first seven years of Inspiring
Imagination teacher grants. Reason2Race and its proceeds play a key role
in reaching milestones such as this and will continue to garner support as
the foundation’s grant program expands.

Saturday, February 22 nd at the West Houston Airport (Hanger B-5). Dinner

Slow Cooker Taco Soup
You could make this on National Homemade Soup Day February 4th!
Ingredients:
1 pound ground beef
1 onion, chopped
1 (16 ounce) can chili beans, with liquid
1 (15 ounce) can kidney beans with liquid
1 (15 ounce) can whole kernel corn, with liquid
1 (8 ounce) can tomato sauce
2 cups water
2 (14.5 ounce) cans peeled and diced tomatoes
1 (4 ounce) can diced green chile peppers
1 (1.25 ounce) package taco seasoning mix
A few Optional Toppings:
Corn Chips
Tortillas
Shredded Cheese
Sour Cream
Directions: In a medium skillet, cook the ground beef until browned over medium
heat. Drain, and set aside. Place the ground beef, onion, chili beans, kidney beans,
corn, tomato sauce, water, diced tomatoes, green chile peppers and taco seasoning
mix in a slow cooker. Mix to blend and cook on low setting for 8 hours.

Lighter Chicken Fettuccine Alfredo
Ingredients:
2 large boneless skinless chicken breasts
2 cups low-sodium chicken broth
4 cloves garlic, minced
ground black pepper to taste
2 cups heavy cream
2 egg yolks
salt to taste
1 pound fettuccine
1 sprig chopped fresh parsley
2 cups freshly grated Parmigiano-Reggiano cheese, divided
Directions: Combine chicken breasts and chicken broth in a saucepan
over medium-high heat. Bring to a boil, cover and reduce heat to low;
simmer for 5 minutes. Turn breasts, cover and simmer another 5 minutes.
Remove from heat and let sit with the cover on for 15 minutes.
Remove chicken breasts from the broth and set aside to cool, reserving
the broth in the saucepan. Once the chicken is cool enough to handle,
cut into bite-size slices. Return the chicken broth to medium heat and
cook until reduced to 1 cup. Stir garlic, black pepper and heavy cream
into the reduced broth; bring to a simmer and remove from heat.
Whisk egg yolks in a bowl until smooth. Beat 1 tablespoon of the warm
cream mixture into the eggs until thoroughly incorporated; repeat until
about 1/2 cup of the warm cream mixture is used. Whisk the warm cream
and egg mixture back into the saucepan with the remaining cream
mixture. Cook over medium-low heat, whisking constantly, until the
mixture almost comes to a simmer and thickens, about 5 minutes. Season
with salt and black pepper to taste.
Bring a large pot of lightly salted water to a boil. Cook fettuccine in
boiling water, stirring occasionally, until nearly cooked through, about
7 minutes. Drain.
Stir parsley, 1 cup of Parmigiano-Reggiano and cream mixture into the
pasta. Remove from heat, cover and let sit for a few minutes until thick.
Fold chicken and 1 cup Parmigiano-Reggiano into the pasta mixture to
serve.
