ANNUAL DUES AND LATE FEES<br />

We want to thank those who have already paid the annual assessment<br />

dues and for those who have not, a late fee and interest will be added to<br />

your outstanding balance every month the balance is not paid off. Dropping<br />

off your payment at the PMG office does not expedite the posting of the<br />

payment. PMG office can only take your check and mail it for you - late fees<br />

+ interest still apply. If you would like to arrange for a payment plan, please<br />

contact our management company rep Maggie McKay at 713-329-7146<br />

immediately. If you have already signed up in TownSq, you can log in to the<br />

app and check your balance. I encourage everyone check their balance just<br />

in case there is an error, you can contact our manager and resolve the error as<br />

soon as you know of it.<br />

We have moved our monthly meetings to 2 nd Tuesday instead of on<br />

(BCS3) GARAGE SALES<br />

At present, there are no plans to have a neighborhood wide garage sale for<br />

BCS3 this year. But the Bylaws allow for individual residents to have up to four<br />

garage sales per year. If you are interested in having your own garage sale,<br />

please contact any Board member to let them know you are planning to do<br />

this. Thank you for your cooperation as to this issue.<br />

(CHC) NOTES FROM THE BOARD<br />

Happy Saint Patty’s Day & Spring Break! A Word from the Board: There is no<br />

increase in HOA dues for <strong>2020</strong>!<br />

Thefts: Did you see something? Thefts, thieves and mischief! Really,<br />

ridiculous! In January: The Christmas Wreaths were stolen from the front of<br />

the subdivision! In December: Stolen Christmas Display! The snow man, rain<br />

deer and sled were all stolen. Lights: The lights in the park have also been<br />

stolen. Thefts hurt all of us and take money from our pockets.<br />

Yard of the Month: Congratulations to 5727 Charlestown Colony Drive. We<br />

have continued to do, “Yard of the Month.” However, delivering the gift cards<br />

has been time consuming and a real challenge. If you won yard of the month<br />

and have not received your gift card, please contact Heather Palomo at 832-<br />

418-9020 to claim it. We haven’t heard from anyone.<br />

Please Stop Parking in Front of the Charlestown Colony Park!<br />

From Our Board: It is dangerous for our children to play in the park with cars<br />

parked in front of it. Trailers are a deed restriction violation.<br />

New Application: https://app.townsq.io: The management company<br />

is using a new application which is much more robust than the previous<br />

online website. To register for the application, the HOA account number and<br />

an email address is needed. Within the application, HOA dues can be paid,<br />

messages can be sent to the management company, other requests for home<br />

improvement projects etc. can also be done by click or swipe.<br />

Thank you to all who have paid your HOA dues! Since the Board has not<br />

increased the HOA dues for <strong>2020</strong>, there should be no excuse for paying<br />

delinquent! February 1 st , unpaid annual dues are considered delinquent and<br />

subject to late fees and penalties. Our management company has new policies<br />

and procedures in place to collect on past due HOA assessments. If these<br />

have not been paid yet, please make every effort to pay or make a payment<br />

arrangement. The Board worked diligently to maintain our HOA dues at<br />

Our meetings are held the second Tuesday of every month at the MUD<br />

#102 Building which is located at 15300 Falmouth Ave. under the <strong>Colonies</strong><br />

Water Tower. Watch for our meeting notice signs posted throughout our<br />

neighborhood. We encourage you to attend. The meeting begins at 7 PM.<br />

The entrance to the MUD 102 building is about a half block north of the<br />

intersection of Falmouth and Kentwick. Look for the water tower north of<br />

Falmouth and the driveway lined on one side by a black wrought iron fence.<br />

(CC) GARAGE SALES<br />

Concord Colony residents are not to have more than two garage sales per year.<br />

GEORGETOWN COLONY I<br />

(GC1) WHIPWORMS IN SUBDIVISION<br />

GC1 has been affected with whipworms due to the inconsiderate pet owners<br />

that do not clean up after their dogs. The treatment is very expensive. All<br />

pet owners that walk their dogs SHOULD BE MADE aware of this issue and<br />

clean up after their own pets. The eggs hatch and burrow into the grass and<br />

ground. It’s a nightmare to get rid of. Humans can get this from the grass also.<br />

Google whipworms for more information.<br />

(GC1) GC1 HOA ASSESSMENT FEES<br />

Thank you to everyone who is current on their assessment fee. HOA fees<br />

were due by February 1 st . After this date, incurring penalties will start. GEO1<br />

is aggressively pursuing collection from delinquent homeowners. The<br />

Board of Directors has effectively managed to keep our HOA assessment<br />

fees consistent without an increase while providing improvements to our<br />

community with your continued support and on-time payment of the annual<br />

HOA assessment fees. Payments can be made by visiting www.scsmgmt.com<br />

and go to Pay Assessment Online and pay by eCheck or by credit card (Visa,<br />

Master Cards, Discover, Amex). Homeowners who wish to setup installment<br />

payments or discuss their delinquent accounts can contact Rita Haban at SCS<br />

(GC1) HOME IMPROVEMENTS<br />

Springtime Spruce-ups? Please submit an Architectural Review and Approval<br />

Form for those home improvement projects impacting the appearance of<br />

your home as seen from street view. Examples include new roof, exterior<br />

paint, fence, outdoor home additions, landscaping, etc. All forms will be<br />

reviewed by the HOA Board of Directors to ensure the improvements comply<br />

with GEO1 bylaws and deed restrictions at the monthly meeting.<br />

(GC1) SPRINGTIME YARD TREATMENT<br />

Early February is time to treat your yard to a pre-emergence herbicide (Ace<br />

Hardware sells the NitroPhos Barricade Pre-emergence Herbicide) to eliminate<br />

those sticker burs, cloverleaf, thistle, etc... from appearing in Springtime.<br />

(GC1) GEORGETOWN I BOARD MEETINGS<br />

GC1 Board meetings will resume every 3 rd Thursday of the month. Next<br />

meeting is <strong>March</strong> 19 th at the MUD Bldg. at 15300 Falmouth Dr. from 6:30 PM<br />

to 8 PM by the water tower. All GC1 homeowners are welcome to attend.<br />

Topics include community project updates, financial status, architectural<br />

improvements, contract commitments/renewals, old and new business<br />

ANNUAL SUPERINTENDENT’S FUN RUN<br />

AND FESTIVAL SET FOR MARCH 21 ST<br />

Filled with exciting live performances, two course layouts for running<br />

or walking, children’s activities and other family-friendly entertainment,<br />

the seventh annual CFISD Superintendent’s Fun Run and Festival is<br />

scheduled for <strong>March</strong> 21 st from 8 to 11 AM at the Berry Center (8877 Barker<br />

Cypress Road) and Towne Lake community. Underwritten by Memorial<br />

Hermann Cypress Hospital, the community event will again include a<br />

5K run through Towne Lake and Lone Star College-CyFair and a 1-mile<br />

family-friendly walk/run through Cy-Fair FCU Stadium. The fun run will<br />

also include vendor booths, food trucks, live entertainment and activities<br />

for children. Proceeds from the Superintendent’s Fun Run and Festival<br />

benefit the Cy-Fair Educational Foundation (CFEF), which awards student<br />

scholarships and staff development grants. The festival is open to the<br />

public and free of charge throughout the duration. Patrons can browse<br />

vendor booths and food trucks while also enjoying live performances<br />

The Shield Bearer Running for Hearts 5K Family Fun Run and Walk will take<br />

place on April 18, <strong>2020</strong>, from 7 AM to 11 AM, at Windwood Church at 10555<br />

Spring Cypress Road in Houston, Texas. This family friendly event will<br />

feature a 5K trail style run, a 1-mile family walk, games for the kids, t-shirts,<br />

SPRING BREAK/SUMMER CAMPS<br />

CAMP CORNERSTONE IS THE PLACE TO BE THIS SUMMER<br />

FOR AGES 2 THROUGH COMPLETION OF 4 TH GRADE!<br />

Camp Cornerstone is a week-long camp sponsored by Cornerstone United<br />

Methodist Church and is for children ages 2 through the completion of 4th<br />

grade. Children must be 2 by June 1, <strong>2020</strong>. Camp hours are 9:30 AM-1 PM. There<br />

are 3 sessions throughout the summer and you are invited to participate in<br />

any or all! Registration opens up <strong>March</strong> 23 rd . Session I - “Safari” is June 15-19,<br />

<strong>2020</strong>; Session II - “Christmas in July” is July 13-17, <strong>2020</strong>; Session III - “Summer<br />

Olympics” is August 3-7, <strong>2020</strong>. The cost per camp per child is $125 and is<br />

due at the time of registration. To download a form from the Cornerstone<br />

website, go to www.cornerstoneumc.org and click on “Ministries” and then<br />

select “Preschool.” You will see a tab for Camp Cornerstone. Print the form<br />

and have it filled out before you arrive, saving yourself time! Before each<br />

camp session begins, you will hear from your child’s teacher so you can learn<br />

more about the camp and they will answer questions about the week-long<br />

fun. Each day your child will bring a backpack and a lunch as they enjoy each<br />

other and the special things they will do during the week. We look forward<br />

to having your child at camp this summer! It’s a great time for everyone and<br />

you don’t want to miss any of it! Registration will continue through May 1,<br />

<strong>2020</strong> or until camp classes are full. Once camp classes are full, a waiting list<br />

will be started. Please call the preschool office at 281-859-1612 if you have<br />

any questions. The preschool office hours are: Monday-Friday, 9 AM-1 PM.<br />

MESSIAH: A LUTHERAN FAITH COMMUNITY CAMP HOPE GALACTIC<br />

ADVENTURE ENCOUNTER THE UNEXPECTED WITH JESUS<br />

Camp Hope is our three week day camp for children ages 5 years-old through<br />

6 th grade. It is an adult-mentored, student-led ministry. Each day children will<br />

hear a new bible story, learn what it means to their life by eating a snack,<br />

playing a game and experiencing the story through the arts, STEM and<br />

worship. Camp Hope is a day camp that is passionate about growing leaders.<br />

This is one of the reasons that Camp Hope is one of the BEST ways to develop<br />

youth leaders. It’s a vital part of what Camp Hope is all about! Parents are<br />
