Minutes of Board of Directors Meeting, February 26, 2020
CALL TO ORDER
The Board of Directors meeting of the Cypress Mill Homeowners
Association Inc. was held on February 26, 2020 at the Cypress Mill
Recreation Center, 14710 Mills Park Lane, Cypress, Texas.
Those in attendance were Larry Ramirez, Jeff Garrett, Stacey Lucas, Beverly
McGaughey. Absent Kevin Tolls. Angela Rivera was also in attendance
(representing Principal Management Group).
With a quorum duly established, President Larry Ramirez, called Cypress
Mill Board of Director’s meeting to order at 6 PM, Larry Ramirez with an
open prayer.
SUMMARY OF EXECUTIVE
Board of Director - President announced the last meeting minutes are
available on the community app TownSq.
CONSTABLE - Review of stats of the community.
APPROVAL OF MINUTES
After reviewing and discussion, Board of Directors, Jeff and Stacey
motioned to accept meeting minutes of January 2020, all approved.
TREASURER’S REPORT
Angela Rivera presented January 2020 Financials. The Financials were
accepted as presented. The following items noted:
• Operating Funds of $532,739.07 and Reserve Funds of $298,511.50 as
of January 2020.
• January 2020 YTD actual expenses are under budget by $9,475.01.

• Homeowner discussed theft in their section of the community as well
how are HOA fees being spent on landscaping.

of Directors approved of removal.

attorney response. Board relied to committee to move forward with
approval
• (00235-4505) Reviewed and discussed attorneys’ response on cease a
deceit expired with no response from homeowner, per Board to move
forward.
• Cypress Mill Park Lane perimeter fences: Postponed.
• Cypresswood pool re-plastering: Postponed.
• Monarch Irrigation quote: Reviewed and discussed first phase. Jeff and
Stacey motioned to except quote for $12,362.74, all in favored. Motion,
Larry and Jeff to use reserve account, all in favor.
• TexServ - Cascade Bend, Grove Estates pocket park light pole repairs
quote: Reviewed and discussed. Beverly and Stacey motioned to except
quote for $1,670, all in favor.
• MUD HILL#1 project pre-cast fencing off Cypresswood and Cypress
Mill Place Blvd proposal: Reviewed and discussed. Kevin and Jeff motion
to except proposal, requesting 10% from the HOA for both location in
total of $47,807.50, all in favored. Motion, Larry and Kevin to use reserve
account, all in favor.
• Abandoned basketball goals: Homeowners are to put a sign trash on
goal for recycle pick up on Mondays.
• Signage on clubhouse: Board of Directors requested a neon OPEN sign
to be placed on window of clubhouse.
• Gift Card: Board of Directors approved Chick Fil-A and Olive Garden.
• Meeting time: Reviewed and discussed management time will be on
Thursday, February 26, 2020, on-site opens at 10:30 AM.

WERE DUE JANUARY 1ST
We encourage each of our homeowners to pay promptly as the cost to
the homeowner for collection begins mounting on February 1, 2020. If
you would like to establish a payment plan you can contact the onsite
community manager on/or after February 3, 2020, at 281-213-3184 and/
or send an email to Angela Rivera at angela.rivera@associa.us. Keep in
mind the terms of the payment plan agreement include a $20 monthly
payment plan fee and your association’s monthly interest. Please pay your
assessments on time to prevent from receiving late fees and/or interest

As soon as possible. For your future reference you can always pay ahead
on your yearly assessments either in full or a little at a time through out

EASTER BUNNY IS COMING TO

Easter event will begin with music, train rides, pony
rides, petting zoo, balloon artist with face painter and
the Easter Bunny. Easter Egg Hunt will start promptly at
10 AM (weather permitting).
This event is open to all Cypress Mill residents and their
families. Parents bring your cameras to take photos
with the Easter Bunny.

The Covenants, Conditions and Restrictions (CC&R’s) as well other legally binding documents,
are provided to homeowners prior to closing on a house. Please read the guidelines before
submitting your Architectural Control Committee application. You can receive a copy online
on TownSq www.cypressmillhoa.com under documents or you can call your community manager
Angela at 281-213-3184 and/or email angela.rivera@associa.us to request a form. All application
can take up to 30 business day before an approval or denial is correspondent to a homeowner.
RESIDENTS OF CYPRESS MILL:
Having your lawn cut either by yourself or a hired landscaper please don’t put out your
grass clippings out on the sidewalk until trash days, Monday or Thursdays. We are getting
complaints of homeowners putting out grass clippings before trash days. We thank you for
your understanding and corporation.
SWEEPING OR BLOWING DEBRIS INTO STORM DRAINS
According to Herman L. Sanders of the Harris County Watershed Protection Group,
“Sweeping grass, leaves, grass clippings, yard waste, etc., into a storm drain is cited as a
civil solid-waste violation of State Municipal Solid Waste rules, Chapter 330.15 (a)(1). Civil
penalties are $50 to $25,000 per day per violation. Criminal penalties, if pursued, are $500
to $100,000 per day per violation.”

Have you noticed a streetlight out? You can report it to CenterPoint
Energy 24 hours a day at 713-207-2222. Choose a language preference
and then select option “4” for street light outages. Please provide the
streetlight’s six digit number located approximately 5 feet up the pole.
Also, it is helpful to give the street name and address.
TEENAGE JOB SEEKERS
If you are between 12 and 18 and would like to be added to the
teenage job seeker’s list, please fill out the form on our website (www.
krenekprinting.com, click submissions and choose Jobseekers) with your
name, birthdate (mo. & yr.), phone number, year you will graduate and
the name of your newsletter/subdivision. Check the list of jobs you want
on your form. Please make sure your email is correct, we send emails
in the summer to make sure all the info is still good and that you want
to stay on the list. If we do not hear back from you after 3 tries, we will

CREATIVE WRITING & ILLUSTRATION SUMMER CAMPS
The iWRITE Organization will host Creative Writing & Illustration Summer
Camps around the Houston area, allowing young writers to bring their
stories to life! iWRITE was founded ten years ago by children’s author,
Melissa Williams Murphy, in order to give students the opportunity to
build their writing skills and boost their creative confidence through all
kinds of writing programs and publishing opportunities. This summer
young writers can learn straight from the pros!
The iWRITE summer camps and workshops will be held in June and July
in the Cypress, Spring Branch and Ft. Bend areas with opportunities for
kids ages 8 to 16 years old. Students will learn character development
skills that can be used in all types of writing, how authors brainstorm and
turn ideas into a story, how illustrators bring characters to life through
art, fun editing techniques and even how to get your work published.

CAMP CORNERSTONE IS THE PLACE TO BE THIS SUMMER
FOR AGES 2 THROUGH COMPLETION OF 4 TH GRADE!
Camp Cornerstone is a week-long camp sponsored by Cornerstone United
Methodist Church and is for children ages 2 through the completion of
4th grade. Children must be 2 by June 1, 2020. Camp hours are 9:30 AM-1
PM. There are 3 sessions throughout the summer and you are invited to
participate in any or all! Registration open. Session I - “Safari” is June 15-
19, 2020; Session II - “Christmas in July” is July 13-17, 2020; Session III
- “Summer Olympics” is August 3-7, 2020. The cost per camp per child is
$125 and is due at the time of registration.

Each day your child will bring a backpack and a lunch as they enjoy each
other and the special things they will do during the week.
