ARCHITECTURAL DESIGN REVIEW 

As promised, we will now be including parts of the Architectural Design 

Review in the Monthly Newsletter to keep our residents more aware of 

them. Following are the guidelines pertaining to Patio Enclosures and 

Decks 

PATIO ENCLOSURES 

A “patio enclosure” is any patio cover, which has exterior walls and/ 

or screens (other than “sun rooms” as defined in these Guidelines). All 

structural components of patio enclosures including roofing materials, 

shall be subject to the Guidelines set forth herein for “patio covers”. This 

section describes additional requirements for walls, screens and frames 

used to enclose a covered patio or deck. 

The standard, type, quality and color of the materials used in the 

construction of a patio enclosure must be harmonious with the standard, 

type, quality and color of the materials used in the construction of the 

main residence. Exterior walls of a patio enclosure shall be constructed 

of brick or siding which is of the same type, quality and color as those of 

the main dwelling on the lot. Aluminum siding is not allowed. No visible 

part of the enclosure may be made of metal other than screens, frames 

and storm doors. Patio enclosure screens must be the same color as 

existing window screens on the main dwelling and must have adequate 

cross-member support to avoid sagging. The exterior color of doors, sills, 

beams, frames or other visible supports must match the exterior colors of 

the main dwelling or the color of existing window frames. 

DECKS 

All decks must be approved by the Committee with respect to location 

and the standard, type, color and quality of the materials used in 

construction. No deck shall be approved for construction on utility 

or drainage easements or in a manner that causes water to flow on an 

adjacent lot. No deck shall be constructed more than three feet (3’) above 

the ground and in no case will a deck be allowed to serve as a patio cover 

or balcony. The location of all decks must comply with all applicable 

building lines.

RESIDENTS: 

It has come to our attention that many residents are leaving their 

grass clippings and shrub clippings out on the curb for days before the 

assigned trash pickup. Our trash days are on Monday and Thursday. 

Either change your scheduled yard mowing to coordinate with the trash 

days OR remove the grass and tree trimmings to the back of your fence 

or in your garage until the evening before trash pick-ups. It is a deed 

violation to leave your grass clippings or tree branches out days early. 

DON’T SWEEP OR BLOW GRASS CLIPPINGS INTO THE STREET GUTTERS. It 

clogs our drainage system. 

DEED RESTRICTION INFORMATION: 

1. Maintenance of fences: Pickets, rails or bars that are broken or peeling 

paint, warped, bent, sagging or which have otherwise deteriorated must 

be promptly repaired or replaced. 

2. Landscape Lighting: Exterior landscape lights shall be permitted with 

the Committee’s approval so long as the lighting is located within flower 

beds, shrubs and/or trees and all of the wiring is buried. All landscape 

lights must be white in color. The Board reserves the right to require the 

removal or modification of lights which it reasonably determines to be 

annoying to neighbors. (i.e. shining in neighbors windows; lights on all 

night; too bright of wattage) 

3. Birdhouses: Birdhouses shall be permitted without the approval of the 

committee subject to: it must be installed in the rear of the lot only; no 

birdhouse shall be larger than two feet in width, two feet in length and 

ten feet in height; the birdhouse can’t be visible from the street in front of 

the lot; the materials and colors must be harmonious with the home and 

other improvements on the lot. 

4. Garage Conversions: No conversions of any kind will be allowed. 

Detached multi-story garages shall not be acceptable. No carports shall 

be acceptable. 

5. Window Coverings: All window coverings (i.e. drapes, blinds, shades, 

etc.) which are visible from the exterior of the residence must be a 

neutral, earth-tone color which must also blend with the exterior color 

of the home. “Temporary” coverings (i.e. sheets, blankets, towels, etc.) 

must be removed within 30 days of closing on the sale of the lot. Paper, 

foil, cardboard or other “non-standard” window covering materials are 

prohibited for temporary OR permanent installations.

Please note the latest addition to our playground. There is now a cover 

over the playground equipment that will better protect those playing on 

the equipment from the weather elements. It is hoped that more families 

will take advantage of this equipment as the weather allows for it. 

HOWDY NEIGHBOR! IMPORTANT NOTE: 

Thank you to those who have cleaned your bronze street number plate 

on your home exterior. PLEASE make sure your house number is visible 

from the street. You might need to lower the shrubs that are blocking the 

visibility of your house numbers. Or polish/clean the plate. This is very 

important because in the event an emergency vehicle needs to find you 

and can’t, it might be critical in time lost.

• To mow and edge your yard on a regular basis during the growing 

season. No grass should be growing onto the driveway, curb or sidewalk. 

• To kill or pull weeds growing in the expansion joints of your driveway, 

sidewalk or in your flower beds. 

• To prune and groom all shrubs and trees on your property. 

• To trim any tree branches that hang low over your sidewalk or into the 

street. 

• To add mulch around trees and in the flower beds at least once a year 

or whenever needed. (if the tree roots are showing, either apply mulch or 

dirt and new sod) 

• To remove mildew or mold from any brick or siding or concrete.

major cracks or you feel is unsafe due to the uneven surface, this is what 

you need to know. If the sidewalk is sinking around SANITARY sewer

BOARD APPROVES BOUNDARY 

CHANGES FOR 2020-2021 

The CFISD Board of Trustees approved the administration’s 

recommendation for the establishment of attendance boundaries for 

Rowe Middle School and rezoning modifications of multiple campus 

attendance boundaries effective for the 2020-2021 school year during 

the regularly scheduled meeting on December 16 th . The approved 

boundary plan provides enrollment relief for Thornton and Anthony 

middle schools for the 2020-2021 school year. Other impacted campuses 

are Hopper and Kahla middle schools, Cypress Park and Cypress Springs 

high schools and Hemmenway, Walker, Wilson and Tipps elementary 

schools. The boundary proposal allows Rowe Middle School, which will 

open in August 2020, to open with sixth, seventh and eighth grades. The 

proposal aligns feeder patterns while amending boundary lines for new 

developments.

Summer programs (ages 4-14) and tryouts for competitive players (ages 

8-14) for boys and girls. We are excited to be offering our Soccer School 

program for boys and girls ages 4+. This unique development program 

is solely focused on developing the child/player through quality soccer 

instruction and character development. This program will be overseen 

and directed by professional coaches. 

Soccer School PLUS program for boys and girls ages 7+. This unique 

development program is solely focused on developing the child/player 

through quality soccer instruction and character development. This 

program will be overseen and directed by professional coaches. The 

soccer school’s aim is to provide a strong foundation for every child to have 

the opportunity to enter into our Pre-Academy or Competitive programs, 

when they are ready. The Competitive program is for players birth years 

of 2011-2006. This program is a step up and requires commitment to 

practice and games. It requires dedication to working on your game, on 

the field and off the field (at practice and away from practice). 

Tryouts or observation by a FC Cypress staff member is required to be 

placed on a Competitive team. Summer programs will be available for

The iWRITE Organization will host Creative Writing & Illustration Summer 

Camps around the Houston area, allowing young writers to bring their 

stories to life! iWRITE was founded ten years ago by children’s author, 

Melissa Williams Murphy, in order to give students the opportunity to 

build their writing skills and boost their creative confidence through all 

kinds of writing programs and publishing opportunities. This summer 

young writers can learn straight from the pros! 

The iWRITE summer camps and workshops will be held in June and July 

in the Cypress, Spring Branch and Ft. Bend areas with opportunities for 

kids ages 8 to 16 years old. Students will learn character development 

skills that can be used in all types of writing, how authors brainstorm and 

turn ideas into a story, how illustrators bring characters to life through 

art, fun editing techniques and even how to get your work published.

CAMP CORNERSTONE IS THE PLACE TO BE THIS SUMMER 

FOR AGES 2 THROUGH COMPLETION OF 4 TH GRADE! 

Camp Cornerstone is a week-long camp sponsored by Cornerstone United 

Methodist Church and is for children ages 2 through the completion of 

4th grade. Children must be 2 by June 1, 2020. Camp hours are 9:30 AM-1 

PM. There are 3 sessions throughout the summer and you are invited to 

participate in any or all! Registration open. Session I - “Safari” is June 15- 

19, 2020; Session II - “Christmas in July” is July 13-17, 2020; Session III 

- “Summer Olympics” is August 3-7, 2020. The cost per camp per child is 

$125 and is due at the time of registration.

Each day your child will bring a backpack and a lunch as they enjoy each 

other and the special things they will do during the week.

The world-famous CAF B-17 Flying Fortress Texas Raiders will be 

headlining the 18 th annual Warbird Weekend April 18 th -19 th at the West 

Houston Airport in Houston, TX. The B-17 Texas Raiders, along with the 

only flying SB2C dive-bomber Helldiver, replica Japanese Zeros from 

the TORA TORA TORA performance unit and the Vietnam era CH-46 “Sea 

Knight” helicopter will all be in attendance. Various WWII warbirds will be 

on display and available for public flights and visiting aircraft will offer 

cockpit tours for the entire weekend.

For the past 18 years, Warbird Weekend has emerged as one of the most 

entertaining annual World War II and 1940s themed events in Houston. 

It is a can’t-miss experience for anyone who enjoys nostalgia, historic 

aircraft and military vehicles and antique cars. Families will also enjoy reenactors 

from the 6 th Cavalry in authentic uniforms with restored ground 

vehicles and an anti-aircraft gun mount from the Battleship Texas. 

Local vocal artist Maria Thorne will perform Big Band standards from 

the 1940s both days. Warbird Weekend is an excellent way to honor the 

heroes of the Greatest Generation and educate all ages about the WWII 

experience and the technology of aviation. 

The admission fee is $20 per car at the gate. Proceeds from the event 

help fund facility operations and the restoration and operation of the
