In the last few months, the world has changed dramatically. With

increasing uncertainty and a lack of predictability, one thing many are

starting to realize more than ever is the value of having a safe place to

go. A place that is off the grid and away from people but close to the

sustaining force of nature.

Whether it is escaping the scourge of an outbreak or simply getting

away from the noise once the world starts to hum again, those who

adapt the quickest to the changes presented to us will be best

positioned to help themselves and our world.

Perhaps one of the most strategic ways one can exist in light of these

new realities is to get close to the land.

“THE LAND” is a private 43 acre reserve in the Land of Enchantment

(also known as New Mexico) that backs up to 1.5 million acres of

National Forest.

Hosting 5 livable boutique high-design modern vernacular Adobe

homes that overlook the famed Cerro Pedernal. This is a place that

cultivates creativity and innovation, contemplation and expansion,

healing and wellness and, of course, safety and seclusion.

MORE ABOUT THE LAND

THE LAND is a private 43 acre

property nestled in a mountain

valley near Abiquiu, in northern

New Mexico. The land sits tucked

between the famous Cerro

Pedernal mountain and Santa Fe

National Forest, and features epic

views of both mountains and

plains. It is an event space

(retreats, reunions, workshops,

etc) and a vacation rental property.

There are 5 houses, a large

finished barn, horse stables, a

greenhouse, an orchard, and a

yoga platform.

The property is also known as “La

Cienegita”, or “The Little Swamp”.

In many places this might bear a

negative connotation, but in the

high desert of New Mexico it’s a

compliment. Polvadera Creek runs

through the property, and off it an

acequia (irrigation ditch) fed by

natural springs boiling up from

mountain aquifers keeps the flora

green for most of the year. There

are fruit trees throughout the

property, as well as beautiful

native wildflowers.

Animal life on the property is

vibrant. Beavers, Black Bears,

Bullfrogs, Mountain Lions,

Hummingbirds, Coyotes...to name

a few of our neighbors and

visitors. You can fish for Brook

Trout in the creek during certain

seasons.

Moonglades has seemingly endless

potential. As new owners we have

many dreams for the property.

Some - beekeeping, hammocks

sprinkled everywhere - are well

underway; others - bocce court,

fields of lavender, glamping, being

a premier yoga/meditation/art

retreat destination - are on the

horizon.

LOCATION

THE LAND is in beautiful and enchanted Northern New

Mexico. It’s a little over an hour to Santa Fe, an hour

and a half to Taos, two hours to Albuquerque and 5

hours to Telluride, Colorado.

As close as it is to all those amazing places, it lives in

its own private secluded valley. By design, The Land is

just far away enough from everything to feel safe,

secure and untouched. Sitting on the deck of the main

house ‘Papelitos’ at sunset, one cannot see another

house as far as the eye can see.

But drive an hour south and find yourself in the baked

goods section of Whole Foods.

The Land is also 10 minutes away from Lake Abiquiu

which provides swimming, camping, water skiing and

wake boarding and a seemingly unlimited source of

water.

and Pheonix and one-stop flights from almost every

major city in America.

It is one hour drive from Santa Fe Regional Airport

Santa Fe is considered the 3rd largest

art market in the U.S. with an has an

average yearly occupancy rate of 75%.

The property is 20 mns from Ghost

Ranch a popular touristic destination

for the Abiquiu area. Ghost Ranch hosts

been 12-20,000 guests yearly many of

which stay overnight or for extended

periods of time

This part of the country tends to draw

those who have a story to tell, are

interested in art and have a love for the

land.

CLIMATE

New Mexico is 2nd only to Arizona in days of sunshine

per year. The climate is dry and extreme weather

conditions are rare.

In Northern New Mexico, the elevation rises steadily

from around 5,000 feet to 7,000 feet in Santa Fe and

northward. Summers are warm (low 80s°F) and very

pleasant, while winters get quite cold (low 40s°F) and

see plenty of snow in the mountains. Most of the

precipitation falls in the late summer, but overall

northern New Mexico is known for its amazing

weather.

New Mexico has 3 topographic zones. The Rocky

Mountain zone extends through the north central

section of New Mexico. The plains extend from the

eastern border west to the first range of the mountains

that extends from the Sangre de Cristos south to the

Guadalupe Mountains. The intermountain plateau

includes the remainder of the state.

THE LAND meets at the intersection of these three

topographical zones forming an intersectional visual

unification of the land.

It is the 5th largest state in the union. The diverse

landscape includes deeply forested mountains to the

vast desert of White Sands National Monument. In

fact, 6 of the 7 life zones found in the world exist in

New Mexico. These life zones are classified by

vegetation types and vary by altitude and orientation

to the sun.

SUSTAINABILITY

THE LAND will implement first in class sustainability

practices to ensure this sacred land is held with trust

and humility.

All of the buildings are made of the earth using

traditional Adobe techniques, which provide passive

insulation, maintaining cool in the day and retaining

heat for the night. Additionally, we will:

• Use eco-friendly building materials for all future

structures

• Maximize the use of local building materials and

set distance limits on freighted materials

• Eat locally and apply slow-food principles to the

dining experiences and access for our guests

• Efficient use of walls and windows to lower indoor

temperature in the summer and minimize energy

consumption in the winter

• Implement strict waste management protocols,

composting and ongoing monitoring of residual

water treatment.

INTENTION

THE LAND is sacred. It has been here since time

began. Inhabited by Native Americans for many

thousands of years before European exploration, it is

home to part of the Navajo Nation, the Hopi, 19

federally recognized Pueblo communities of Puebloan

peoples, and three different federally recognized

Apache tribes. In prehistoric times, the area was

home to Ancestral Puebloans, Mogollon, and the

modern extant Comanche and Utes inhabited this

land.

It was colonized by the Spanish in 1598 as part of the

Imperial Spanish viceroyalty of New Spain. In 1563, it

was named Nuevo México after the Aztec Valley of

Mexico by Spanish settlers, more than 250 years

before the establishment and naming of the presentday

country of Mexico

The largest Hispanic and Latino groups represented

include the Hispanos of New Mexico, Chicanos, and

Mexicans. It’s surrounded by Ghost Towns that used

to be wild western towns situated on the railroads.

These indigenous, Hispanic, Mexican, Latin, and

American frontier roots are reflected in the

eponymous New Mexican cuisine and the New Mexico

music genre.

THE LAND will be held with deep reverence to the

historical roots and previous inhabitants of the land.

It will be used to participate with the surrounding

Native communities and continue to bring healing

and restorative justice to our nation and be a

powerful force for conciliation and the protection of

people and planet as a whole.

THE LAND already has a 90% occupancy rate all year

long, making it an already well established property.

With our improvements, we plan on boosting that

occupancy rate to 95% in addition to the

construction of camping grounds and rustic cabins.

Furthermore, we will offer property-wide private

buyouts for gatherings and retreats to provide cash

infusions that supplement revenue.

Average booking prices for the entire property would

range between $15-25K per weekend. The current

owners have already hosted numerous retreats and

the property will be insured for groups of 100 or

more. We would expect to do an average of 6

gatherings per year totally $120,000.

The current average rent roll per year on the property

is ~$262,500 through a thriving rental and Airbnb

business.
