than $500,000 over its original
price guide at a traffic-stopping
auction last weekend. The fourbedroom
home with pool and
central atrium was listed with
McGrath Avalon with a price
guide of $2.295 million and sold
within 15 minutes to a Balmain
couple for $2.825 million.

<strong>dwell</strong> there were 15 registered
parties on the day (including four
buyers’ agents) which was “almost
unprecedented in our area”. Ten
of those parties placed bids,
buoyed by a crowd of around 300
locals who turned out to watch the
auction unfold.
Vendor Liane Dobler, head of
operations for Waterbrook Bowral,
says the auctioneer did a terrifi c
job of socially distancing onlookers
and clearing them off the road,
after which “the whole auction
went like clockwork”.
“It was pretty fast and furious,”
she says. “The nice thing was that
there were still four bidders right
up to the end so it was a really
nice compliment to see that much
interest with most people wanting
to live in the property as is rather
than change it.”
Unsworths on the move
Former NSW premier Barrie Unsworth and his wife Pauline have sold their Mona Vale
town home in the boutique Darley Street development Platinum by the Sea.
Selling agent Nik Vuko from Domain Residential says the sale of the house-sized property
with lift access was “above the advertised guide of $2.9 million” and set a block record.
The Unsworths told <strong>dwell</strong> last month they love Mona Vale and won’t be moving far: the couple
have bought a smaller property two streets further north to be closer to their daughter Claire.
Meanwhile, buyers that missed out can take a look at a new Domain Residential listing in the
neighbouring development, Ivory. The three-bedroom garden apartment at 19/25-31 Darley

“There’s a high level of energy

is driven by the level of interest
coming from multiple parties,” he
says.

making waves
The listing of an estate with
potential to be “the best
property in all of Palm Beach”
has generated a flurry of
international inquiry in the
opening days of the campaign.
“We’ve been inundated with
interest,” says listing agent Noel
Nicholson of Ray White Prestige
Palm Beach. “Buyers are located
everywhere: overseas, the eastern
suburbs, locals. There’s nothing like
this that’s really been on the market
before.”
The Mediterranean-style
residence (below right) is built
across two lots totalling 4430
square-metres and claims one
of the peninsula’s fi nest positions
with north-westerly views across
Pittwater to Lion Island and

A trio of street records tumble
A 2020 Bilgola Plateau record has been set with the recent sale
of 26 York Terrace (above) for just shy of $3.4 million. Selling
agent Brett Marsden of Bay.View.Beach Real Estate says it took
only three open homes and 38 inspections to secure a buyer for
the contemporary residence which also claimed a street record.
“We normally need 80 to 90 inspections before we get anything as
concrete as what we did,” he says. “But the people who saw the place
literally fell in love with it.”
Set atop the escarpment with expansive ocean views, the architectdesigned
property attracted a mix of local and out-of-area buyers
including two families who had recently migrated from the UK.
A street record also tumbled in Balgowlah, with 15 Jackson Street
sold in just nine days for $3.805 million. Selling agent Hugo Ortega
from Etch Real Estate says he fi elded more than 300 inquiries on the
character home near North Harbour and negotiated with six parties
for the sale, with the eventual buyer a young family upgrading from
Manly.
Ortega says demand in the area is “ultra high” with buyers from the
upper north shore and eastern suburbs out in force.
“If we could get 10 more listings I think we could sell 10 more
homes this month,” he says.
And in Cromer, Cunninghams’ Matt Nicastri scored a street record
with the sale of 22 Wambiri Place for $2.115 million at an August 15
auction. The 1980s, four-bedder boasts rare, multi-level views across
the district to Long Reef and Dee Why beaches and Narrabeen Lake.
Nicastri says there were four registered bidders on the day,
including buyers from the north shore and Manly, but ultimately a
local family came up trumps.

Sally Tullett fell for Akaroa long before she called
it home. The locals had nicknamed the stately
1950s red brick residence “the castle on Crescent” and
Tullett would drive by and wonder what it looked like
inside. She finally got the chance to feed her curiosity
when the property was listed in 2017 after being held
by the same family for 35 years.
“It was very dated but I could see that it had such
huge potential,” Tullett says. She liked the fact that it
wasn’t the “quintessential beach house” but rather a
house “with soul”.
“I loved that it was unique and had a legacy and a
history,” she says. “I like to imagine what these walls
have seen and heard.”
Three years have passed and Tullett is justifiably
proud of what she’s achieved. In the main

matt black Porter’s paint. An enormous
sandstone fireplace remains the room’s
focal point but there are treasures on
either side. To the north, a dining alcove
captures all-day sunshine and tranquil
views over Pittwater.
To the south, the recently completed
kitchen is a standout. The white, shakerstyle
cabinetry sports solid brass handles and Carrara
marble benchtops. The marble wraps around an
island with cupboards in a restful grey-green. There
are Miele appliances and new windows overlooking a
private, leafy back garden.
Part of the home’s appeal for Tullett and husband
Peter, who have four older children, was the flexible
floorplan. The property has a lovely large, top-floor
master bedroom opening onto a balcony with district
and water views. There’s a second bedroom on this
level as well as a walk-in wardrobe and a bathroom. A
mid-level provides access to a third bedroom. A fourth
bedroom at entry level adjoins a study and sitting

works really well for our family,” Tullett
says.

Tullett has paid plenty of

throughout the house to the

entrance way. There are raw
linen curtains, true sisal flooring,
recessed downlights and Big Ass

Tullett admits she went
“all out” to create her dream
interiors, thinking Akaroa was her
family’s “forever home”. But an
opportunity to buy a macadamia
farm in the Byron hinterland was
too good to pass up.
Tullett grew up on a large
property in the Blue Mountains
and keeps horses with family on
the Central Coast.
“We’ve bought and sold six
times but this is the one I’m
particularly sad about leaving,”
she says. “We’ve modernised it,
but it’s still an emotive home.”

Middle Harbour... the beaches – is it any wonder these locals are invested in a fit and active lifestyle?

Central yet secluded: it was these two essential qualities
that saw interior stylist Kristin Rawson trade Manhattan
for Seaforth in 2011.
“Being here is the perfect, easy-access spot to anywhere
on the northern peninsula but also to the inner city,” she
says. “It’s a very convenient location to have the Northern
Beaches lifestyle but still have access to the city.”
Rawson initially looked for beachside living in
Freshwater and Collaroy but with work requiring regular
trips into the city, she couldn’t reconcile the extra 20-minute commute.
Belle Property Seaforth agent Justine Hallows has lived in Seaforth for
20 years and says it was the suburb’s proximity to the city that lured her
from the eastern suburbs with her young family in tow.
“I came from Rose Bay which was so busy and lacked trees,” she says.
“My kids were two and four at the time and there’s a lot more space here
and it’s actually quicker to the city from here than from the east.”
Hallows says the suburb is a true safe haven for families, something
that Rawson appreciates as she brings up her two children, Billie and
Jackson.
“We spend most afternoons in the backyard or playing in the pool,”
Rawson says. “The kids can ride on their scooters up and down the pathway

and they can ride bikes to school. You see that a lot, the locals
are invested in this lifestyle and they’re fit and active.”
Rawson speaks highly of the award-winning baked
goods at the local bakery Staple, where friendly staff take
coffee orders while you wait in line for artisan sourdough
and pastries, and Hallows is a fan of The Wine Room at the
RSL in Ethel Street where you can pair share plates and
cocktails from Wednesday to Saturday.
Seaforth offers a great selection of restaurants and it’s a
short drive to both Mosman and Manly for more wining and dining options.
Hallows says the free ‘Hop, Skip & Jump’ bus service makes trips
to Manly a breeze and is particularly useful in the school holidays for
delivering teenagers and their surfboards quickly and safely to the beach.
Clarke & Humel agent Jordan Galpin grew up in Seaforth and enjoyed
weekends kayaking on the harbour or riding on bush trails through
Bantry Bay Reserve and down to Manly Dam.
He says people are often surprised at just how central the suburb is.
“It’s a very short drive from the Spit Bridge, only 10 minutes in the car
down to Manly, you’ve got the option to go straight up the Wakehurst
Parkway to the upper north shore, Chatswood and Frenchs Forest and
there’s great public transport into the city.”

with the most expensive
properties located on
Seaforth hill where you can
find water views close to
the village.
Galpin says deep
waterfront homes with
marine facilities also
command top dollar, with
the suburb’s record price
standing at $12.675 for a
Laura Street waterfront that
traded in 2017.

It’s always a treat to discover
original floorboards hiding
beneath faded lino or dated carpet.
You can even afford to smile if
the pine floorboards you inherit
have split, suffered water damage,
or weathered to a tacky orangeyellow
hue thanks to the tung oil
or solvent-based polyurethanes
that have dominated timber floor
finishes in the past.
Because the good news, says
Lucio Alfaro, director of Pittwater
Eco Floor Sanding, is you’ll seldom
come across floorboards that are
so bad they need to be replaced.
Every day Alfaro gets at least
two requests from homeowners
keen to give their pine floors a
makeover.
“‘We just bought a house, we
have these old orangey floors, we
hate it, what can we do about it?’”
Alfaro says it all depends on the
look you’re going for, but there are
a handful of options currently in
high demand.
For those targeting a northern
beaches coastal aesthetic,
limewashing or whitewashing is
a popular choice. It can make a
small room feel larger, or lighten
up a space that’s lacking in natural
light. It can look either rustic
or polished, depending on the
condition of your floorboards
and how carefully the floors are
prepared. The finished effect can
be soft and summery with a clear,
water-based polyurethane top coat
for protection.

in water, modern
technology

limewash. Alfaro
says these products
offer a simpler
application process
that is longer-lasting and more
easily maintained.
Alfaro says if your floor includes
mismatched boards, or too much
colour variation, you can opt for
a solid paint colour, a choice that
can make a dramatic change to a
room.
“We did Wendy Whiteley’s floor
in white and it had quite a big
impact, it’s almost like a gallery,”
says Alfaro. “You can choose any
colour on the palette, with light
grey a popular choice right now.”
But perhaps one of the most
striking finishes currently in
vogue is a dark stain, commonly
referred to as Black Japan.

the desired charcoal colour. A
far easier option is to buy a dark
brown or charcoal-coloured stain
that matches the darkest knots in
your timber boards, which don’t
absorb pigments as well as the
rest of the floor. Depending on
the product used,
you may still be
able to see the
timber grain but
the orangey tones
of the aged pine
will be banished for
good. The result is
a rich, dark finish
that can make a
room feel warmer
and will help other
colours pop.
While pine flooring is common
in older homes, more recent
builds may feature top quality
timber boards that will benefit
from a restoration rather than a
makeover.
“If someone has really good
hardwood flooring like blackbutt
or brushbox, you really only need
to sand it and apply a clear poly to
preserve the natural features of
the wood.”
And Alfaro has some good
maintenance tips: take your shoes
off at the front door, use felt
protectors on furniture feet, use
window coverings to shield your
floors from the western sun and
don’t wash your boards too often
or they’ll wear out too quickly,
cracking and peeling over time.

and investors, often

Northern Beaches
property market. Here
are three currently
available, from the
southern tip to the north...
Top of the hill
Whoever buys this one-bedder
at 305/61 Osborne Rd, Manly
(main pic), will be in very good
company, says agent Luke
Burgess from Belle Property.
“It’s on Eastern Hill, probably the
most exclusive part of Manly, where
properties can sell for up to $18
million,” says Burgess.
Not this unit, though, which has a
price guide of $770,000.
For that, buyers will get a
compact 46.5-square-metre
property with combined living/
dining area providing access to
a balcony from which there are
Sydney Harbour “cameos”.
There’s also a renovated kitchen
with induction cooktop and modern
bathroom.
The 18-unit complex was built
in the 1950s and has been well
maintained with attractive grounds
featuring mature trees.
Agent Burgess says “onebedroom
apartments don’t come up
often in Manly. If you look at any
given time, there’s only a couple on
the market,” he says.
“The buyer demographic is first
home buyers and investors.”
Burgess says it is a great
stepping stone investment for
owner-occupiers. “With the capital
growth you get in Manly, it is a
good option to buy and hold for a
few years before bouncing into the
next one.
“Investors generally get a pretty
good return in Manly. Like at the
moment – I don’t know why – the
rental market has gone bananas.
He says the property would rent
out for around $500 a week. “The
strata levies are the cheapest I’ve
seen at $470 per quarter.”

Get in on the
ground floor

is by far the cheapest of the
three one-bedroom apartments
researched for this story.
The 45-square-metre bolt hole
(below right) is very much entry
level for Narrabeen, a suburb on
the rise, and across the road from
one of Sydney’s best beaches.
Agent Jake McDonall from LJ
Hooker Newport says there has
been good interest in the groundfloor
property, which has a car
space, floating timber floors, a
modern kitchen with Caesarstone
benchtops and breakfast bar.
He says more than 40 groups
have inspected the property, with
six contracts issued and two lowball
offers so far.
It seems investors are particularly
active at this end of the market due
to poor bank returns and doubts
that the stock market can continue to
defy gravity.
“It’s probably one of the cheapest
units on the market relative to
the location – you’re so close to
Narrabeen Beach,” says McDonall.
“You’re looking at rental return
between $450 and $500 a week,
which is really, really strong for that
sort of market, and with a location
like that you’re not going to see it
sitting vacant very long.”
McDonall says first home buyers
are also keen.
Strata levies are $641 a quarter.

“It’s really desirable up there on
the headland and you’re literally
footsteps from the beach,” says
Hammond.
