buyers’ agents) which was “almost<br />

unprecedented in our area”. Ten<br />

of those parties placed bids,<br />

buoyed by a crowd of around 300<br />

locals who turned out to watch <strong>the</strong><br />

aucti<strong>on</strong> unfold.<br />

says <strong>the</strong> aucti<strong>on</strong>eer did a terrifi c<br />

job of socially distancing <strong>on</strong>lookers<br />

after which “<strong>the</strong> whole aucti<strong>on</strong><br />

“It was pretty fast and furious,”<br />

she says. “The nice thing was that<br />

<strong>the</strong>re were still four bidders right<br />

up to <strong>the</strong> end so it was a really<br />

nice compliment to see that much<br />

interest with most people wanting<br />

to live in <strong>the</strong> property as is ra<strong>the</strong>r<br />

Former NSW premier Barrie Unsworth and his wife Pauline have sold <strong>the</strong>ir M<strong>on</strong>a Vale<br />

A trio of street records tumble<br />

A 2020 Bilgola Plateau record has been set with <strong>the</strong> recent sale<br />

of 26 York Terrace (above) for just shy of $3.4 milli<strong>on</strong>. Selling<br />

agent Brett Marsden of Bay.View.Beach Real Estate says it took<br />

<strong>on</strong>ly three open homes and 38 inspecti<strong>on</strong>s to secure a buyer for<br />

<strong>the</strong> c<strong>on</strong>temporary residence which also claimed a street record.<br />

“We normally need 80 to 90 inspecti<strong>on</strong>s before we get anything as<br />

c<strong>on</strong>crete as what we did,” he says. “But <strong>the</strong> people who saw <strong>the</strong> place<br />

literally fell in love with it.”<br />

Set atop <strong>the</strong> escarpment with expansive ocean views, <strong>the</strong> architectdesigned<br />

property attracted a mix of local and out-of-area buyers<br />

including two families who had recently migrated from <strong>the</strong> UK.<br />

A street record also tumbled in Balgowlah, with 15 Jacks<strong>on</strong> Street<br />

sold in just nine days for $3.805 milli<strong>on</strong>. Selling agent Hugo Ortega<br />

from Etch Real Estate says he fi elded more than 300 inquiries <strong>on</strong> <strong>the</strong><br />

character home near North Harbour and negotiated with six parties<br />

for <strong>the</strong> sale, with <strong>the</strong> eventual buyer a young family upgrading from<br />

Manly.<br />

Ortega says demand in <strong>the</strong> area is “ultra high” with buyers from <strong>the</strong><br />

upper north shore and eastern suburbs out in force.<br />

“If we could get 10 more listings I think we could sell 10 more<br />

homes this m<strong>on</strong>th,” he says.<br />

And in Cromer, Cunninghams’ Matt Nicastri scored a street record<br />

with <strong>the</strong> sale of 22 Wambiri Place for $2.115 milli<strong>on</strong> at an August 15<br />

aucti<strong>on</strong>. The 1980s, four-bedder boasts rare, multi-level views across<br />

<strong>the</strong> district to L<strong>on</strong>g Reef and Dee Why beaches and Narrabeen Lake.<br />

Nicastri says <strong>the</strong>re were four registered bidders <strong>on</strong> <strong>the</strong> day,<br />

including buyers from <strong>the</strong> north shore and Manly, but ultimately a<br />

local family came up trumps.<br />

Sally Tullett fell for Akaroa l<strong>on</strong>g before she called<br />

it home. The locals had nicknamed <strong>the</strong> stately<br />

1950s red brick residence “<strong>the</strong> castle <strong>on</strong> Crescent” and<br />

Tullett would drive by and w<strong>on</strong>der what it looked like<br />

inside. She finally got <strong>the</strong> chance to feed her curiosity<br />

when <strong>the</strong> property was listed in 2017 after being held<br />

by <strong>the</strong> same family for 35 years.<br />

“It was very dated but I could see that it had such<br />

huge potential,” Tullett says. She liked <strong>the</strong> fact that it<br />

wasn’t <strong>the</strong> “quintessential beach house” but ra<strong>the</strong>r a<br />

house “with soul”.<br />

“I loved that it was unique and had a legacy and a<br />

history,” she says. “I like to imagine what <strong>the</strong>se walls<br />

have seen and heard.”<br />

Three years have passed and Tullett is justifiably<br />

proud of what she’s achieved. In <strong>the</strong> main<br />

living room, <strong>the</strong> shag pile carpet and pale<br />

salm<strong>on</strong> walls have been replaced with<br />

have seen and<br />

heard...’<br />

extra wide Italian oak floors and striking<br />

matt black Porter’s paint. An enormous<br />

sandst<strong>on</strong>e fireplace remains <strong>the</strong> room’s<br />

focal point but <strong>the</strong>re are treasures <strong>on</strong><br />

ei<strong>the</strong>r side. To <strong>the</strong> north, a dining alcove<br />

captures all-day sunshine and tranquil<br />

views over Pittwater.<br />

To <strong>the</strong> south, <strong>the</strong> recently completed<br />

and water views. There’s a sec<strong>on</strong>d bedroom <strong>on</strong> this<br />

level as well as a walk-in wardrobe and a bathroom. A<br />

mid-level provides access to a third bedroom. A fourth<br />

bedroom at entry level adjoins a study and sitting<br />

room with access to ano<strong>the</strong>r large balc<strong>on</strong>y. On <strong>the</strong><br />

lower level of <strong>the</strong> home, a 50-square-metre retreat is<br />

currently set up as a character-filled fifth<br />

bedroom, with exposed timber beams, a<br />

study alcove with built-in desk and access<br />

to a bathroom in <strong>the</strong> double garage.<br />

“There are lots of different z<strong>on</strong>es which<br />

works really well for our family,” Tullett<br />

says.<br />

Raws<strong>on</strong> initially looked for beachside living in<br />

Freshwater and Collaroy but with work requiring regular<br />

trips into <strong>the</strong> city, she couldn’t rec<strong>on</strong>cile <strong>the</strong> extra 20-minute commute.<br />

Belle Property Seaforth agent Justine Hallows has lived in Seaforth for<br />

20 years and says it was <strong>the</strong> suburb’s proximity to <strong>the</strong> city that lured her<br />

from <strong>the</strong> eastern suburbs with her young family in tow.<br />

“I came from Rose Bay which was so busy and lacked trees,” she says.<br />

“My kids were two and four at <strong>the</strong> time and <strong>the</strong>re’s a lot more space here<br />

and it’s actually quicker to <strong>the</strong> city from here than from <strong>the</strong> east.”<br />

Hallows says <strong>the</strong> suburb is a true safe haven for families, something<br />

that Raws<strong>on</strong> appreciates as she brings up her two children, Billie and<br />

Jacks<strong>on</strong>.<br />

“We spend most afterno<strong>on</strong>s in <strong>the</strong> backyard or playing in <strong>the</strong> pool,”<br />

Raws<strong>on</strong> says. “The kids can ride <strong>on</strong> <strong>the</strong>ir scooters up and down <strong>the</strong> pathway<br />

Seaforth offers a great selecti<strong>on</strong> of restaurants and it’s a<br />

short drive to both Mosman and Manly for more wining and dining opti<strong>on</strong>s.<br />

Hallows says <strong>the</strong> free ‘Hop, Skip & Jump’ bus service makes trips<br />

to Manly a breeze and is particularly useful in <strong>the</strong> school holidays for<br />

delivering teenagers and <strong>the</strong>ir surfboards quickly and safely to <strong>the</strong> beach.<br />

Clarke & Humel agent Jordan Galpin grew up in Seaforth and enjoyed<br />

weekends kayaking <strong>on</strong> <strong>the</strong> harbour or riding <strong>on</strong> bush trails through<br />

Bantry Bay Reserve and down to Manly Dam.<br />

He says people are often surprised at just how central <strong>the</strong> suburb is.<br />

For those targeting a nor<strong>the</strong>rn<br />

beaches coastal aes<strong>the</strong>tic,<br />

limewashing or whitewashing is<br />

a popular choice. It can make a<br />

small room feel larger, or lighten<br />

up a space that’s lacking in natural<br />

light. It can look ei<strong>the</strong>r rustic<br />

or polished, depending <strong>on</strong> <strong>the</strong><br />

c<strong>on</strong>diti<strong>on</strong> of your floorboards<br />

and how carefully <strong>the</strong> floors are<br />

prepared. The finished effect can<br />

be soft and summery with a clear,<br />

water-based polyurethane top coat<br />

can make a dramatic change to a<br />

“We did Wendy Whiteley’s floor<br />

in white and it had quite a big<br />

impact, it’s almost like a gallery,”<br />

says Alfaro. “You can choose any<br />

colour <strong>on</strong> <strong>the</strong> palette, with light<br />

grey a popular choice right now.”<br />

But perhaps <strong>on</strong>e of <strong>the</strong> most<br />

striking finishes currently in<br />

vogue is a dark stain, comm<strong>on</strong>ly<br />

referred to as Black Japan.<br />

Alfaro says an au<strong>the</strong>ntic Black<br />

Japan finish requires burning <strong>the</strong><br />

surface of <strong>the</strong> wood to achieve<br />

and will help o<strong>the</strong>r<br />

colours pop.<br />

While pine flooring is comm<strong>on</strong><br />

in older homes, more recent<br />

builds may feature top quality<br />

timber boards that will benefit<br />

from a restorati<strong>on</strong> ra<strong>the</strong>r than a<br />

makeover.<br />

“If some<strong>on</strong>e has really good<br />

hardwood flooring like blackbutt<br />

or brushbox, you really <strong>on</strong>ly need<br />

to sand it and apply a clear poly to<br />

preserve <strong>the</strong> natural features of<br />

<strong>the</strong> wood.”<br />

And Alfaro has some good<br />

maintenance tips: take your shoes<br />

off at <strong>the</strong> fr<strong>on</strong>t door, use felt<br />

protectors <strong>on</strong> furniture feet, use<br />

window coverings to shield your<br />

floors from <strong>the</strong> western sun and<br />

d<strong>on</strong>’t wash your boards too often<br />

or <strong>the</strong>y’ll wear out too quickly,<br />

door to <strong>the</strong> competitive<br />

Nor<strong>the</strong>rn <strong>Beaches</strong><br />

property market. Here<br />

are three currently<br />

available, from <strong>the</strong><br />

sou<strong>the</strong>rn tip to <strong>the</strong> north...<br />

Top of <strong>the</strong> hill<br />

Whoever buys this <strong>on</strong>e-bedder<br />

at 305/61 Osborne Rd, Manly<br />

(main pic), will be in very good<br />

company, says agent Luke<br />

Burgess from Belle Property.<br />

“It’s <strong>on</strong> Eastern Hill, probably <strong>the</strong><br />

most exclusive part of Manly, where<br />

properties can sell for up to $18<br />

milli<strong>on</strong>,” says Burgess.<br />

Not this unit, though, which has a<br />

price guide of $770,000.<br />

For that, buyers will get a<br />

compact 46.5-square-metre<br />

property with combined living/<br />

often in Manly. If you look at any<br />

given time, <strong>the</strong>re’s <strong>on</strong>ly a couple <strong>on</strong><br />

<strong>the</strong> market,” he says.<br />

“The buyer demographic is first<br />

home buyers and investors.”<br />

Burgess says it is a great<br />

stepping st<strong>on</strong>e investment for<br />

owner-occupiers. “With <strong>the</strong> capital<br />

growth you get in Manly, it is a<br />

good opti<strong>on</strong> to buy and hold for a<br />

few years before bouncing into <strong>the</strong><br />

next <strong>on</strong>e.<br />

“Investors generally get a pretty<br />

good return in Manly. Like at <strong>the</strong><br />

moment – I d<strong>on</strong>’t know why – <strong>the</strong><br />

rental market has g<strong>on</strong>e bananas.<br />

He says <strong>the</strong> property would rent<br />

out for around $500 a week. “The<br />

strata levies are <strong>the</strong> cheapest I’ve<br />

seen at $470 per quarter.”<br />

<strong>the</strong> rise, and across <strong>the</strong> road from<br />

<strong>on</strong>e of Sydney’s best beaches.<br />

active at this end of <strong>the</strong> market due<br />

to poor bank returns and doubts<br />

that <strong>the</strong> stock market can c<strong>on</strong>tinue to<br />

defy gravity.<br />

“It’s probably <strong>on</strong>e of <strong>the</strong> cheapest<br />

units <strong>on</strong> <strong>the</strong> market relative to<br />

<strong>the</strong> locati<strong>on</strong> – you’re so close to<br />

Narrabeen Beach,” says McD<strong>on</strong>all.<br />

“You’re looking at rental return<br />

between $450 and $500 a week,<br />

which is really, really str<strong>on</strong>g for that<br />

sort of market, and with a locati<strong>on</strong><br />

like that you’re not going to see it<br />

sitting vacant very l<strong>on</strong>g.”<br />

footsteps from <strong>the</strong> beach,” says<br />

Hamm<strong>on</strong>d.<br />

“For locals it’s absolutely prime<br />

real estate.”<br />

This is reflected in <strong>the</strong> bullish<br />

bidding guide of $795,000 for<br />

<strong>the</strong> 46.5-square-metre property,<br />

which has been used as a beach<br />

escape by <strong>the</strong> present owners.<br />

Hamm<strong>on</strong>d estimates it would<br />

rent for $650 <strong>on</strong> <strong>the</strong> l<strong>on</strong>g-term<br />

market or up to $300 a night <strong>on</strong><br />

short-term rental platforms.<br />

“It’s got everything you want<br />

and nothing you d<strong>on</strong>’t,” she says.<br />
