Top results for Avalon Beach A classic beach house at 2 Bangalley Way Avalon Beach (main pic) has sold for more than $500,000 over its original price guide at a traffic-stopping auction last weekend. The fourbedroom home with pool and central atrium was listed with McGrath Avalon with a price guide of $2.295 million and sold within 15 minutes to a Balmain couple for $2.825 million. <strong>dwell</strong>. on the Northern Beaches Listing agent Adrian Venturi told <strong>dwell</strong> there were 15 registered parties on the day (including four buyers’ agents) which was “almost unprecedented in our area”. Ten of those parties placed bids, buoyed by a crowd of around 300 locals who turned out to watch the auction unfold. Vendor Liane Dobler, head of operations for Waterbrook Bowral, says the auctioneer did a terrifi c job of socially distancing onlookers and clearing them off the road, after which “the whole auction went like clockwork”. “It was pretty fast and furious,” she says. “The nice thing was that there were still four bidders right up to the end so it was a really nice compliment to see that much interest with most people wanting to live in the property as is rather than change it.” Unsworths on the move Former NSW premier Barrie Unsworth and his wife Pauline have sold their Mona Vale town home in the boutique Darley Street development Platinum by the Sea. Selling agent Nik Vuko from Domain Residential says the sale of the house-sized property with lift access was “above the advertised guide of $2.9 million” and set a block record. The Unsworths told <strong>dwell</strong> last month they love Mona Vale and won’t be moving far: the couple have bought a smaller property two streets further north to be closer to their daughter Claire. Meanwhile, buyers that missed out can take a look at a new Domain Residential listing in the neighbouring development, Ivory. The three-bedroom garden apartment at 19/25-31 Darley Street comes with huge, open-plan living spaces, a Miele-appointed kitchen, a north-facing sunroom, a media room, a triple garage and established gardens. Fletcher puts the bullish sales down to buyers’ fear of missing out. “There’s a high level of energy surrounding buyers moving towards Avalon and the upper northern beaches and the urgency is driven by the level of interest coming from multiple parties,” he says. New Palm Beach listing making waves The listing of an estate with potential to be “the best property in all of Palm Beach” has generated a flurry of international inquiry in the opening days of the campaign. “We’ve been inundated with interest,” says listing agent Noel Nicholson of Ray White Prestige Palm Beach. “Buyers are located everywhere: overseas, the eastern suburbs, locals. There’s nothing like this that’s really been on the market before.” The Mediterranean-style residence (below right) is built across two lots totalling 4430 square-metres and claims one of the peninsula’s fi nest positions with north-westerly views across Pittwater to Lion Island and Barrenjoey Lighthouse. The main villa spans three levels with lift access and offers fi ve en suite bedrooms and multiple living spaces including a grand central gallery with eight-metre-high ceilings. Northern Beaches Total sales The Stats. A trio of street records tumble A 2020 Bilgola Plateau record has been set with the recent sale of 26 York Terrace (above) for just shy of $3.4 million. Selling agent Brett Marsden of Bay.View.Beach Real Estate says it took only three open homes and 38 inspections to secure a buyer for the contemporary residence which also claimed a street record. “We normally need 80 to 90 inspections before we get anything as concrete as what we did,” he says. “But the people who saw the place literally fell in love with it.” Set atop the escarpment with expansive ocean views, the architectdesigned property attracted a mix of local and out-of-area buyers including two families who had recently migrated from the UK. A street record also tumbled in Balgowlah, with 15 Jackson Street sold in just nine days for $3.805 million. Selling agent Hugo Ortega from Etch Real Estate says he fi elded more than 300 inquiries on the character home near North Harbour and negotiated with six parties for the sale, with the eventual buyer a young family upgrading from Manly. Ortega says demand in the area is “ultra high” with buyers from the upper north shore and eastern suburbs out in force. “If we could get 10 more listings I think we could sell 10 more homes this month,” he says. And in Cromer, Cunninghams’ Matt Nicastri scored a street record with the sale of 22 Wambiri Place for $2.115 million at an August 15 auction. The 1980s, four-bedder boasts rare, multi-level views across the district to Long Reef and Dee Why beaches and Narrabeen Lake. Nicastri says there were four registered bidders on the day, including buyers from the north shore and Manly, but ultimately a local family came up trumps. renowned art dealer Shirley Wagner, the property will be sold by an expression of interest campaign with a price guide of $20 million to $22 million. “The house is solid but it needs some work,” says Nicholson. “You might spend $4 million to $5 million updating it – whoever buys it is going to put their stamp on it.
