MODIFICATION REQUESTS<br />

As a reminder, any exterior modification to your home (fence replacement,<br />

new swimming pool, children’s playset… etc. as a few examples), needs<br />

to be approved by the <strong>Grayson</strong> <strong>Lakes</strong> Architecture Review Committee<br />

(ARC) prior to initiating the modification. For reference to guidelines<br />

outlining <strong>Grayson</strong> <strong>Lakes</strong> standards, review Exbibit E of the Declaration<br />

of Covenants, Conditions and Restrictions for <strong>Grayson</strong> <strong>Lakes</strong>, commonly<br />

referred to as our CCRs.<br />

To begin the review process, submit a completed Architectural<br />

Modification Request Form found on the <strong>Grayson</strong> <strong>Lakes</strong> Living<br />

Website. Once completed, submit to Sandra@Crest-Management.<br />

com. Submissions must be received 5 days prior to the date of the<br />

regularly scheduled ARC meetings to be placed on that month’s agenda.<br />

Submissions that are on the meeting agenda will be reviewed the night<br />

of the meeting. All other submissions will be reviewed within 30 days of<br />

confirmed receipt. The regularly scheduled ARC meetings are held on the<br />

(2 nd ) Thursday of each month (Except December).<br />

WOODEN FENCES<br />

As referenced above, there are specific guidelines for making exterior<br />

modifications to homes in our community. As the community ages there<br />

are several items to be fixed, repaired and/or replaced. Prior to modifying<br />

your fence please complete the Architectural Modification Request<br />

Form and submit for approval. Note that specifically for wooden fences<br />

within the community, the CCRs provide guidance. The items that create<br />

confusion, are fence height and rot boards. It is acceptable to have a<br />

rot board installed when replacing a wooden fence; however, the total<br />

height of the fence must be 6 feet. Several replacements recently have<br />

forgotten to trim pickets to account for rot board height, resulting in<br />

fences that are out of compliance. An additional issue recently has been<br />

the use of pine instead of cedar pickets.<br />

ROOFING SHINGLES AND PLAY SETS<br />

If you are one of the many residents that have chosen to replace<br />

your existing roof or install a new child’s play set recently, you have<br />

undoubtedly recognized that meeting the requirements specified in the<br />

CCRs are no longer feasible through purchasing commercially available<br />

products. Through the help a of handful of dedicated residents, the<br />

existing CCRs on covering these topics have been modified to reflect<br />

the current industry standards with the goal of allowing our residents<br />

choices of readily available products on the market. Therefore, if you<br />

were provided a copy of the CCRs when purchasing your home and are<br />

referencing Exhibit E from that document, please consider referencing<br />

the online version for the latest information.<br />

FRONT YARD TREE REQUIREMENT<br />

The <strong>Grayson</strong> <strong>Lakes</strong> CCRs require five (5) trees in each front yard. While this<br />

requirement worked will as the community was maturing, we recognize<br />

that while there is sufficient room in some yards, there is not in others.<br />

Therefore, the <strong>Grayson</strong> <strong>Lakes</strong> Board of Directors, working closing with the<br />

Architecture Review Committee, is looking to modify the CCRs to better<br />

meet the needs of our residents while continuing to maintain aesthetic<br />

requirements with variable frontage lengths of front yards. Our goal is to<br />

have the new guidelines drafted before end of <strong>2020</strong>. As a resident, if you<br />

have any comments, suggestions or would like to provide your thoughts<br />

on this matter, please forward those to Karen@Crest-Management.com<br />

so they can be considered prior finalizing the document.<br />

COVID-19 AND GRAYSON LAKES<br />

Your GL Board of Directors continues to monitor guidance provided by<br />

the Centers for Disease Control and Prevention (CDC), The Office of the<br />

Governor of the State of Texas and the Fort Bend County Judge/Health<br />

Department as we plan community meetings, assess use of amenities<br />

and plan events. At the time this article was submitted for publication,<br />

the amenities here in our community are open and available for use by<br />

our residents and their guests. As advised by the Governor, the pool and<br />

clubhouse occupancy 50% of the Fire Marshal stated capacity. In addition,<br />

use of these amenities are only available to residents that have signed<br />

the GL Waiver and have had their pool access cards reactivated. As most<br />

of you recognize, guidance and requirements have changed frequently<br />

through this pandemic, so please consult www.graysonlakesliving.com<br />

for the most up to date information.<br />

EVENTS COMMITTEE<br />

If you have a knack for organizing social events and would like to help<br />

make <strong>Grayson</strong> <strong>Lakes</strong> a closer community, the Events Committee needs<br />

you. At this point GL hosts several events throughout the year, including<br />

Easter Celebration, Fourth of July Parade, Boat Parade, Holiday Celebration<br />

and yard sales. The events have been championed by a handful of people<br />

FENCE REPAIRS AND IMPROVEMENTS<br />

Thank you to John Jordan and the Adhoc Fence Committee for<br />

preparing a plan for community fence replacement. This has been a<br />

huge undertaking as <strong>Grayson</strong> <strong>Lakes</strong> has various types of fencing. The<br />

Board would also like to thank Lanny Hitchcock for his time championing<br />

the maintenance and replacement of metal fencing throughout the<br />

community. Also, a big thank you to David Thomas for monitoring the<br />

FenceCrete repair process on the weekends.<br />

Fencing will continue to be repaired and / or replaced in the upcoming<br />

years as the annual budget allows.<br />

Lock all entrances to your residence and vehicles, including windows and doors<br />

leading to the garage. • Park your vehicles in your garage if you can. • Secure all<br />

valuables, including guns, laptops and tablets. If items can’t be secured, ensure<br />

that the items are at least hidden from view, both from windows and doors<br />

in your residence and in your vehicles. • Record the serial number and take<br />

pictures if possible, of all valuables. • Set your alarm, even if you are in the house<br />

and don’t intend to leave for a while. • Report any suspicious activity to the Ft.<br />

HOW DO WE LOOK?<br />

Curb appeal has a big impact on your property value, even if your home is<br />

not for sale. Buyers evaluate the neighborhood, not just one house. Stand<br />

back from your house and take a close look to see if it needs a mini-makeover.<br />

Think about security as well. Has your shrubbery become overgrown covering<br />

windows or blocking the sidewalk? Do low-hanging limbs obscure the front?<br />

Does the lawn have brown areas or weeds? Is the siding mildewed or paint<br />

peeling? You may want to ask a friend’s opinion, it is easy to overlook things<br />

we see every day. Make plans now to spruce up your property.<br />

GRAYSON LAKES BOARD MEETINGS OPEN TO ALL<br />

Meetings of the <strong>Grayson</strong> <strong>Lakes</strong> Board of Directors are held the third Wednesday<br />

of every month except <strong>September</strong>. The meetings are held in the <strong>Grayson</strong> <strong>Lakes</strong><br />

Clubhouse and start at 6:30 PM. Residents wishing to observe need only show<br />

up. Residents wishing to speak are asked to inform the Management Company at<br />

Karen@crest-management.com requesting to be placed on the agenda. Please<br />

do this no later than 8 days before the meeting since agendas are prepared a<br />

week in advance. If you will indicate the nature of your business beforehand,<br />

it will give the Management Company and your Board a chance to prepare for<br />

questions that might come up. Please be advised, it is your Board’s practice to<br />

limit initial comments from residents to 5 minutes, so plan accordingly.<br />

Animals that are not properly restrained pose a threat to all our residents.<br />

While you may know your pet is friendly, an animal running at someone who<br />

is walking by is very scary for that person. Many children are afraid of animals<br />

and become frightened, which could result in the child getting hurt trying to<br />

avoid the animal. Although most dog bites occur on the property where the<br />

dog lives, unrestrained or free-roaming dogs do pose a threat to the public. In<br />

addition, unrestrained animals are at increased risk of being bitten by rabiesinfected<br />

to give your study session direction, but it also<br />

helps keep you on track and reflect on how to<br />

HOW TO STUDY AT HOME<br />

(WITHOUT GETTING DISTRACTED)<br />

Studying at home has its perks: it’s a comfortable, low-pressure environment. However, there<br />

are a few reasons it can be difficult to study at home; with so many distractions, it’s easy to<br />

procrastinate-when you do start, it’s easy to get off track.<br />

At home, procrastination and distraction can prevent you from accomplishing what you<br />

need to get done. Watching TV, taking a nap, scrolling through social media or other activities<br />

(maybe even cleaning your room!), are big productivity killers that take you away from your<br />

goal of studying for or completing that assignment.<br />

Fortunately, there are a few tricks you can use to help you be more productive. Here are 8<br />

ways to help you stay focused and get more done when studying at home.<br />

2. GET A GOOD NIGHT’S SLEEP: Students of all<br />

ages should get at least eight hours of sleep<br />

every school night. It’s the best way to ensure<br />

that the brain is refreshed and ready to process<br />

all of the information learned during the day. It<br />

may be tempting to stay up late to cram, but it’s<br />

more beneficial to get enough rest. A full night’s<br />

sleep is especially important the night before a<br />

test-a good night’s sleep makes you more alert<br />

and improves memory for test material, leading<br />

to better test results.<br />

3. STUDY AT THE RIGHT TIME: Every student<br />

has his or her own daily highs and lows. Some<br />

prefer the morning. Take advantage of the time of the day you feel most<br />

productive and don’t try to force yourself to study when your brainpower<br />

isn’t at its peak. Try to study when you are most alert, so you are able to<br />

process and retain the information that you are studying.<br />

4. HAVE A DESIGNATED STUDY AREA: Whether it’s the kitchen table or<br />

the desk in your bedroom, create an area to study that is a designated<br />

study zone. Try to reserve your bed for sleeping and avoid studying in it<br />

(it can be all too easy to take a nap!). Most importantly, keep your study<br />

space clean and organized so you can put more time into studying (and<br />

less trying to find a pen that works).<br />

5. EAT PROPERLY: Don’t forget to eat! Your body (and your brain) needs<br />

fuel to help stay in top form. Plus, it’s difficult to focus when your stomach<br />

is growling. Have healthy snacks while you study, but make sure they’re<br />

prepared in advance so you don’t spend too much time away from your<br />

work. More time away means more opportunity to be distracted!<br />

6. CREATE A TIMETABLE: Creating a timetable helps organize your time,<br />

schedules your breaks and is especially useful when you have multiple<br />

subjects to study. Write your schedule down so you can remember it<br />

and refer to it often. Set reasonable limits for how much time you spend<br />

studying each day and break your study session up into manageable<br />

chunks of time.<br />

7. USE A TIMER: Use a timer to help keep track of time and to make sure<br />

you stick to the timetable you created. Setting a timer helps keeps you<br />

focused on the task at hand, committed to working until the timer goes<br />

off and helps keep you on track to cover all the material you need to.<br />

Above all else, it helps keep your break time effective and guilt-free<br />

(because you’ve earned it!).<br />

MAKE THE MOST OF YOUR STUDY TIME<br />

Although it seems convenient, studying at home can be difficultprocrastination<br />

and distraction can happen easily. But with a little bit of<br />

planning and organization, it can be an effective (and comfortable) place<br />

ALZHEIMER’S ASSOCIATION INVITES<br />

KATY/WEST HOUSTON RESIDENTS TO<br />

JOIN <strong>2020</strong> WALK TO END ALZHEIMER’S®​<br />

Participants will Raise Critically Needed Awareness and Funds for<br />

Alzheimer’s Care, Support and Research. ​The Alzheimer’s Association®​<br />

is inviting​Katy, Fulshear, Cypress, Richmond and other West Houston<br />

area ​residents to join the fight to end Alzheimer’s by participating in<br />

the Alzheimer’s Association Walk to End Alzheimer’s.​​The Walk will take<br />

place on Saturday, <strong>September</strong> 26, <strong>2020</strong>,​​The Katy/West Houston Walk<br />

to End Alzheimer’s continues, but instead of hosting a large gathering,<br />

the Alzheimer’s Association is encouraging participants to walk as<br />

individuals or in small groups on sidewalks, tracks and trails across Katy,<br />

West Houston, Fulshear, Richmond and surrounding areas.<br />

Time-honored components of the Walk to End Alzheimer’s are being<br />

replicated. On walk day, an Opening Ceremony will feature local speakers<br />

and a presentation of Promise Flowers to honor the personal reasons<br />

participants join together to fight Alzheimer’s and all other dementia, all<br />

delivered to participants’ smartphones, tablets and computers. A small<br />

group of Alzheimer’s Association staff and volunteers will create the iconic<br />

Promise Garden in a “view only” format on Walk day on commercial Blvd<br />

along the original walk route to honor all those impacted by Alzheimer’s.<br />

To enhance the participant experience leading up to the event and on<br />

Walk day, new features are being added to the Walk to End Alzhemer’s<br />

mobile app to create an opportunity for the community to connect.<br />

Participants can use the app and new “Walk Mainstage’’ to track their<br />

steps and distance, follow a virtual Walk path, manage their Facebook<br />

fundraisers and access information and resources from the Association<br />

and Walk sponsors to help individuals and families affected by the<br />

disease. A new audio track is available to encourage participants along<br />

the way and to congratulate them upon completion of their Walk.<br />
