TRAFFIC RULES IN OUR SUBDIVISION
ARE BEING ENFORCED
Please park within 18” from the curb, do not park straight into the curbs
within the cul-d-sac sections, park facing with the traffic flow and always
stop completely at stop signs.
POOL ACCESS
Please contact Paragon Property Management Office to activate
existing cards and obtain new wristbands OR obtain new cards and new
wristbands, phone 210-580-4230.
POOL
The pool hours will stay the same. Pool hours are Tuesday-Sunday 6 AM-
10 PM. These hours will be enforced. There are cameras at the pool and
officers will be sent out if necessary. Remember, no smoking, cussing,
rough housing, pets, unaccompanied children under 14 at the pool. The
rules are posted at the pool for your reference. Our pool contractor has
informed us that he will be giving the pool a heavy dose of chlorine/
chemicals on Friday mornings in order to support the weekend crowds.
We suggest that you DO NOT swim before 9 AM on Fridays in order to
avoid any skin irritation. Thank you for your cooperation in this matter.
You MUST be current on your HOA dues or be on a payment plan to
gain access to the pool. There will be a $20 convenience fee for the
management company to get you an activated pool card. You should
be able to pay this fee over the phone with a credit card. You will need
to turn in your old access card to a Paragon Property employee or pay
a $10 charge for a new card. You can pick up your card from Paragon
Property or wait for delivery (could be up to 2 weeks). You will need to
sign paperwork and give them your old card in order to get an activated
card and 2018 bands. If you are a new renter to the community, please
call Paragon Property at 210-580-4230 to fill out a Renter’s Information
Form so that you will be in the system and able to get pool cards/bands.
DÉCOR OF THE SEASON:
Copperbrook is happy to announce we will be awarding trophies 4
times throughout the year now! Best Spring yard will be judged on April
15 th or later. Best Summer yard will be judged on July 15 th or later. Best
Halloween yard will be judged on October 31 st and best Christmas yard
will be judged on December 25 th . So, keep those yards looking great so
you can earn bragging rights!
CRIME ALERT:
Residents need to know that there has been a marked increase in crime
in our community and surrounding areas, including recent car burglaries
and a burglary/assault in March 2018. Harris County MUD 130 pays for
the contract officers for our community. They are being extra vigilant
and are aware of the increase in activity in recent months. Copperbrook
appreciates our officer’s efforts, but we as residents MUST do our part as
well. Upon speaking to one of our contract deputies at the December
Board meeting, he indicated that the flood lights above the garage that
are motion activated, are a great deterrent and a great way to alert officers
to movement when they are making their rounds at night. We would like
to encourage neighbors to protect each other’s lives and property by
watching for and reporting suspicious activities... the residents become
the “eyes” of the patrolling deputies. If you see something, SAY something!
The object is to prevent a crime from happening by having a deputy
check out even the slightest irregularity in your street’s normal routine.
Our deputies would prefer to spend 10 minutes checking out a call rather
than follow up on a crime that has already been committed. Please don’t
hesitate to call 911 when you see anything suspicious. And PLEASE lock
your cars and remove all valuables! If you would like to learn more about

This is a free app so homeowners can communicate instantly with one
another. This app can be used to request referrals from other homeowners
such as plumber, landscaper or a fence company. You can also post lost or
found pets, report suspicious vehicle or person in the neighborhood. All you
need to do is download the app and enter the information they request.
The information that is requested is the same information you can already

RENOVATIONS
We are aware that on occasion homeowners receive letters from
the management company that are considered unwarranted by the
homeowner. If you plan to do a small renovation or do major cleaning
and you know that you may have something unsightly in your driveway/
front yard for a short period of time, please call Paragon Property and
make them aware of your activities so that she can make a note on your
account in order to avoid a letter being sent out.
If you are planning a major renovation to the exterior of your home by
painting your house, replacing your fence or adding storage to your
yard, remember to contact our neighborhood’s Architectural Review
Committee. You can call Paragon Property (our management company)
to inquire about the proper forms needed to make your submission and
they will gladly email the forms to you. We hope to have these forms
available for download on the community website soon. The Architectural
Review Committee will review the request to make sure the request
meets the neighborhoods deed restrictions. The committee’s approval
must be granted before making such changes to the facades of the home
such as paint colors, roof colors and burglar bars (which are prohibited
on the front doors or any windows). Also, sheds and canopies should not
be visible from the street. If you submit a request to the Architectural
Review Committee and it gets denied, please call Paragon Property (our
management company) to inquire as to why your project was denied.
It may be as simple as additional information is needed (ex: paint color,
pictures, lot survey). If you are thinking about a project you are invited to
attend the monthly HOA meeting to get any questions answered prior
to submission. If you need a copy of the deed restrictions, please email

COMMITTEE INFORMATION
If you’re thinking about getting more involved in our community, joining
a committee is a great start! Feel free to attend a monthly meeting to
learn more about these opportunities. The Copperbrook HOA is looking
for volunteers for the following committees:
AIR CONDITIONING & HEATING SPECIALISTS
EVENTS COMMITTEE: The events committee oversees the newly
organized welcoming committee, which will be providing welcome
baskets to new homeowners. The event committee is also responsible for
decorating the monuments at Christmastime organizing the bi-annual
garage sales and hosting the neighborhood events such as National
Night Out and Snow Day at the Park.
NEIGHBORHOOD WATCH COMMITTEE: The Copperbrook
neighborhood watch committee NEEDS volunteers who are willing
to drive around at different time to help keep an eye on things. The
HOA would like to add more volunteers to provide greater coverage
throughout the 24 hour day. If you would like to volunteer, please call
Milton Turner at 281-859-6044. We could really use more patrols from 10
PM to 6 AM. Volunteers can select their time and will be requested to
drive down each street and report any suspicious activity to the police
and to inform the neighborhood watch committee chair of any activity
observed. You will be issued a decal to place on your vehicle so as to
identify you as part of the Crime Watch if requested.
PARK AND YARD COMMITTEE: The park and yard committee check the
park and pool areas to report any maintenance that needs to be done
and also helps select the yard of the season.

CYPRESS FALLS BAND FUNDRAISER
The Cypress Falls Golden Eagle Marching Band lined our
neighborhood with nearly 700 US flags recently through their Flags
with Pride fundraiser. For an annual fee of $40, band volunteers
will deliver a 3’x5’ flag on a 10’ pole and place it in front of your
home on six patriotic holidays throughout the year: Presidents
Day, Memorial Day, Independence Day, Labor Day, Patriots Day
(9/11) and Veterans Day. The band is now taking orders for 2021
flag service and is running a special promotion: new customers
that sign up by November 5 th will get a flag for Veterans Day 2020
included for free! Homes must be in the Cypress Falls High School

HOUSTON OPEN BIRDIES FOR CHARITY®
What is Birdies for Charity®? Birdies for Charity® is a fundraising program
designed to give local charities the opportunity to generate contributions
through the Houston Open. 100% of your donation goes directly to the
charity of your choice. The Houston Open will also award the top three
donation-collecting charities and one randomly drawn charity with an
additional bonus. In 2019, the Houston Open distributed $615,000 to
local nonprofits.
How can I participate in Birdies for Charity®? There are two ways to donate
to the Birdies for Charity program:
1. Make a pledge of one cent or more for every “Birdie” made by the PGA
Tour Pros during the Houston Open. If 1,500 birdies are made during the
2020 event, here are the totals for some typical pledge amounts:
• 1 cent pledge = $15 total pledge
• 3 cent pledge = $45 total pledge
• 10 cent pledge = $150 total pledge
• $1 pledge = $1,500 total pledge
The minimum birdie pledge is $.01 and the maximum pledge is $1. The
last day to submit a pledge is Sunday, November 8, 2020. Last year, 1,244
birdies were made at the Houston Open. FYI we are playing at a new
course this year.
2. Make a flat donation not tied to birdies. For flat donations, the minimum is

Grand Prize: You are eligible to enter our “Guess the Birdie” contest when
you donate or make a pledge to one of our local charities. Guess the total

33ND ANNUAL B. F. ADAM GOLF CLASSIC
POSTPONED TO NOVEMBER
In the midst of the COVID-19 pandemic, Cy-Fair Educational Foundation
(CFEF) trustees graded 1200+ scholarship applications and met via Zoom
to award more than $635,000 in scholarships. For Cypress-Fairbanks ISD
graduating seniors planning to attend Lone Star College full-time in the
fall, our application is open now through May 11, 2020. This summer, the
Foundation will award $72,000 from the Edwin C. Schroeder Endowment
Fund. The Foundation looks forward to recognizing our 2020 scholarship
recipients this August.

With the Stay Home - Work Safe Mandate through the end of April, the
Foundation has decided to postpone the B. F. Adam Golf Classic until
the COVID-19 risk is minimal within our community for the safety of our
288 golfers and over 100 volunteers, trustees and staff, who help make
this event a tremendous success, as well as the staff at BlackHorse Golf
Club. Our 33 rd annual B. F. Adam Golf Class has been moved to Monday,
November 16, 2020.
Celebrating 50 years as a non-profit raising money to fund scholarships
for Cypress-Fairbanks ISD high school graduates, the Cy-Fair Educational
Foundation is looking forward to our exciting Fall lineup of events.

able to participate in an online raffle and silent auction curated by Silent
Auction Chairs Vanessa and Jeremy Goebel. During the luncheon, Kids’
Meals will recognize volunteers who stepped up and devoted their time
to help the Kids’ Meals program grow 135 percent overnight to feed more
than 7,500 children a day at the peak of the pandemic earlier this year. Kids’
Meals invites everyone to support the mission to end childhood hunger
by purchasing individual tickets, underwrite tables and host their own

EVERGREENS - CUB SCOUT PACK 70 FUNDRAISER
Pack 70 is part of Boy Scouts of America in the Sam Houston Area Council
and is sponsored by The Church Without Walls. The Pack is active units
with monthly activities that include camping trips, pinewood derby,
fishing, hiking, district pushmobile races and several community service
projects. We teach the core values of scouting and our goal is to provide
an opportunity for scouts and their parents to participate in fun activities
with other scouting families. Boys between the ages of 5 and 11, in grades
Kindergarten thru 5th can join Cub Scouts throughout the school year
Each year Cub Scout Pack 70 needs to raise funds to support the activities

curbside pick-up (These may vary slightly from branch to branch). When you
arrive at the library, follow the instructions you were provided over the phone.
You may be asked to show your library card or other form of ID for verification.
Note: Library staff will not be able to take your returns during curbside
pick-up, please put them in the book drop. For your safety and that of HCPL

have parents who served in Iraq or Afghanistan alone. All
of us share in the responsibility of caring for our military
families and veterans. These families have stepped up to
the plate at great personal cost and the toll that multiple
and extended deployments take can be very high. Stress
levels sky rocket and spouses and children can struggle
when service members are gone for prolonged periods
and some may even have a difficult time adjusting when
the service member returns. All of these families deserve
some recognition and our appreciation.

The month of November is Military Family Month. This provides us all the opportunity
to celebrate the sacrifices and contributions that service members’ families have made

Thanksgiving Turkey
There are plenty of alternative Thanksgiving meals that
will give you that holiday feeling. Here are some ideas:
• Pork Roast: Adding apples and cinnamon will ensure
that no one misses the turkey when you serve this dish. It
smells and tastes like holiday heaven.
• Roasted Chicken: A roasted chicken certainly qualifies as
a solid turkey replacement.
• Thanksgiving Jambalaya: You can substitute any meat
here: turkey breast slices, chicken, shrimp.
• Baked Cod or Microwaved Salmon: Who says you can’t
serve fish on Thanksgiving!
• Eggplant Parmesan: Both vegetarians and nonvegetarians
alike will love you for this.
• Leg of Lamb: A great alternative that will everyone,
especially if you add exotic spices and seasonings.
• Beef Stew: Hearty and plentiful; your house will be filled

BEAT THE
HOLIDAY WEIGHT
Mashed potatoes, homemade apple pie, stuffing, hot
dinner rolls with melted butter, creamed corn, green
bean casserole, salad with all the fixins’ and of course
the main dish - the BIRD. All of this equals at least
2,000+ calories. What is a holiday food enthusiast
to do? Yes, you CAN avoid the holiday weight gain!
Here’s how:
• Drink H2O before you eat: chances are, you are
thirsty before any and every meal; drink a full glass
of water to quench your thirst first, then notice you
will feel fuller.
• Rainbow plate: make sure your plate has color - fresh/
not creamed items, broiled or grilled vegetables,
protein, carbohydrate and again, water.
• On the side: those side dishes - mashed potatoes,
casseroles, stuffing, dressing, etc. are SIDES not main
dishes; make sure to keep these portions small.
• NO to salad dressing: hooray there is a salad! BUT
- that tasty dressing (ranch, thousand island, French,
Russian, balsamic vinaigrette, etc.) will reverse the
purpose of the ruffage; instead, make your own
dressing at home and bring it with you or simply ask
for olive oil, salt & pepper and maybe a hint of lemon.
• Walk it off: finished eating? Go for a WALK; football
can wait (yes, even the college games), because your
body deserves better.
