MINUTES OF BOARD OF DIRECTORS MEETING – SEPT. 23, <strong>2020</strong><br />
CALL TO ORDER<br />
The Board of Directors meeting of the <strong>Cypress</strong> <strong>Mill</strong> Homeowners<br />
Association Inc. was held on September 23, <strong>2020</strong> at the <strong>Cypress</strong> <strong>Mill</strong><br />
Recreation Center, 14710 <strong>Mill</strong>s Park Lane, <strong>Cypress</strong>, Texas. Those in<br />
attendance were Jeff Garrett, Stacey Lucas, Beverly McGaughey and<br />
Kevin Tolls. Angela Rivera was also in attendance (representing Associa<br />
Principal Management Group). With a quorum duly established, President<br />
Jeff Garret, called <strong>Cypress</strong> <strong>Mill</strong> Board of Director’s meeting to order at 6<br />
PM, Jeff Garrett opened with an invocation.<br />
SUMMARY OF EXECUTIVE<br />
The Board of Directors - The president; announced the August meeting<br />
minutes are available on the community app TownSq.<br />
CONSTABLE - Lt. Rogers updated the Board and homeowners on activity<br />
in and around <strong>Cypress</strong> <strong>Mill</strong> community<br />
APPROVAL OF MINUTES<br />
After reviewing and discussing, the Board of Directors, Beverly and Stacey<br />
motioned to accept the meeting minutes of August 26, <strong>2020</strong>, all in favor.<br />
TREASURER’S REPORT<br />
Angela Rivera presented August <strong>2020</strong> financials. The financials were<br />
accepted as presented. The following items noted:<br />
• Operating Funds of $198,988.84 and Reserve Funds of $240,709.80 as<br />
of August <strong>2020</strong>.<br />
• August <strong>2020</strong> YTD actual expenses are over budget by $25,137.25.<br />
OLD/NEW BUSINESS<br />
The announcement of the new pool company - Aquatic Management of<br />
Houston.<br />
HOMEOWNERS FORUM<br />
Homeowners present discussed the following items:<br />
• The 2021 HOA assessment; consider not to increase.<br />
• The new fence off <strong>Cypress</strong> <strong>Mill</strong> Park Lane; the owner gave a compliment.<br />
• The irrigation leaks off; <strong>Cypress</strong>wood near the bridge, Palos Park and<br />
<strong>Cypress</strong> Rosehill; the MUD will be re-inspecting.<br />
• The hardi-plank fence off <strong>Cypress</strong>wood; the owner stated to consider<br />
power washing and repair.<br />
ADJOURN TO EXECUTIVE SESSION | RECONVENE FROM EXECUTIVE<br />
SESSION<br />
The following items with were discussed and noted actions approved<br />
during the executive session: Motions were made and seconded and<br />
passed unanimously to:<br />

• To except; the proposal at $5,400 per year from I-Tech for security| access<br />
maintenance and service. A motion was made 1 st by Stacey and 2 nd by<br />
Kevin, all in favor.<br />
• To except; the proposal from Aquatic Management for chlorine tabs at<br />
$1098. A motion was made 1 st by Beverly and 2 nd by Stacey, all in favor.<br />
• To except; the proposal to replace the baby pool motor at $636. A<br />
motion was made 1 st by Larry and 2 nd by Kevin, all in favor.<br />
• To except; the proposal to renew HOA insurance from AIAI Insurance at<br />
$34, 681. A motion was made 1 st by Beverly and 2 nd by Stacey, all in favor.<br />
ADJOURNMENT<br />
There being no further business to come before the Board, the regular<br />
business session of the meeting was adjourned at 7:30 PM.<br />
Next meeting will be held on Wednesday, October 28, <strong>2020</strong> at 6 PM.<br />

The following items with were discussed and noted actions approved<br />
during the special meeting.<br />

• Zodega Landscaping; discussed the scope of the community to give a<br />
proposal.<br />
• Silversand Services; discussed the scope of the community to give a<br />
proposal.<br />

• A quote from Alvarez Services was reviewed and a motion was made 1 st<br />
by Beverly and 2 nd by Larry, all in favor. Expect, the quote to repair/replace<br />
3 irrigation zone valves on <strong>Cypress</strong> <strong>Mill</strong> Park, 2 zones on <strong>Cypress</strong> Walk and<br />
1 zone on <strong>Cypress</strong>wood at $1080.<br />

MAINTENANCE SCHEDULE<br />
By doing some simple preventative maintenance, you can extend the life<br />
of your home and minimize costly repairs.<br />
Painting - It is important to put a good coat of paint on your home which<br />
may mean painting every three to five years on an average, depending<br />
on the quality of the paint. Painting obviously improves the appearance<br />
of your home and protects your wood or hardiplank from the elements<br />
reducing rot. Don’t forget your ACC application along with paint color<br />
samples, which must be processed and approved first!<br />
Power washing - Take a walk around your property. If you see green or<br />
black mildew on your home and driveway, you can power wash the<br />
mildew off your gutters, home exterior, driveway and sidewalk. This small<br />
step of maintenance can keep your property looking well maintained.<br />
Gutters - Gutters need to be cleaned out on a regular basis. This time of<br />
year they fill up with pine needles and leaves. If the gutters are full of<br />
leaves and pine needles, they will not drain properly and will need to be<br />
cleaned. The extra weight will cause the gutter nails to become loose and<br />
the gutter will sag or fall from your home. Gutters are important as they<br />
protect the fascia boards.<br />
Landscaping - Trees, shrubs and seasonal flowers add a great deal to<br />
the value of your home and the community. Remember that over time<br />
trees and shrubs can become overgrown and unsightly. Please keep<br />
your landscaping well-trimmed and yard edged so that it enhances your<br />
<strong>December</strong> <strong>2020</strong> | <strong>Cypress</strong> <strong>Mill</strong>
home and does not interfere with the street.<br />

Have you noticed a streetlight out? You can report it to CenterPoint<br />
Energy 24 hours a day at 713-207-2222. Choose a language preference<br />
and then select option “4” for street light outages. Please provide the<br />
streetlight’s six digit number located approximately 5 feet up the pole.<br />
Also, it is helpful to give the street name and address.<br />
TEENAGE JOB SEEKERS<br />
If you are between 12 and 18 and would like to be added to the<br />
teenage job seeker’s list, please fill out the form on our website (www.<br />
krenekprinting.com, click submissions and choose Jobseekers) with your<br />
name, birthdate (mo. & yr.), phone number, year you will graduate and<br />
the name of your newsletter/subdivision.<br />
Check the list of jobs you want on your form. Please make sure your email<br />
is correct, we send emails in the summer to make sure all the info is still<br />
good and that you want to stay on the list. If we do not hear back from<br />
you after 3 tries, we will remove you from the list until we do. Must have<br />

You could make this on National Pie Day <strong>December</strong> 1st or National<br />
Pumpkin Pie Day on <strong>December</strong> 25th!<br />
4 ounces cream cheese, softened<br />
1 tablespoon milk<br />
1 tablespoon white sugar<br />
1 1/2 cups frozen whipped topping, thawed<br />
1 (9 inch) prepared graham cracker crust<br />
1 cup cold milk<br />
2 (3.5 ounce) packages instant vanilla pudding mix<br />
1 (15 ounce) can solid pack pumpkin puree<br />
1 teaspoon ground cinnamon<br />
1/2 teaspoon ground ginger<br />
1/4 teaspoon ground cloves<br />
DIRECTIONS:<br />
In a large bowl, whisk together cream cheese, 1 tablespoon of<br />
milk and sugar until smooth. Gently stir in whipped topping.<br />
Spread into bottom of crust.<br />
Pour 1 cup of milk into large bowl and thoroughly mix in pudding<br />
mix, pumpkin, cinnamon, ginger and cloves. When thickened,<br />
spread over cream cheese layer. Refrigerate 4 hours or until set.<br />

INGREDIENTS:<br />
1 (8 ounce) container frozen whipped topping, thawed<br />
2 1/2 cups shredded coconut<br />
1/2 cup chopped walnuts<br />
1 (8 ounce) can fruit cocktail, drained<br />
1 (8 ounce) can pineapple chunks, drained<br />
1 (11 ounce) can mandarin oranges, drained<br />
3 cups miniature marshmallows<br />
1 (10 ounce) jar maraschino cherries, drained (optional)<br />
1 teaspoon ground nutmeg<br />
1 teaspoon ground cinnamon<br />
DIRECTIONS:<br />
In a large bowl, combine the whipped topping, coconut, chopped nuts,<br />
fruit cocktail, pineapple, mandarin oranges, marshmallows, cherries,<br />
nutmeg and cinnamon. Mix together well and refrigerate for 30 to 45<br />
minutes.<br />
